[00:00:48] Speaker A: Absolutely. I just played tennis at your tennis place and I got my, I'm sorry, I got my, my rear end whooped because it is like 3,000 degrees.

[00:01:00] Speaker A: Yeah. And it was awesome. And I was the only local there and everybody was like all so happy and excited and I'm like, I have to get to work.
[00:01:07] Speaker B: Yeah, they're on vacation. That's right.
[00:01:10] Speaker A: All right, cool. Well, we're going to look at some stuff, you know, probably all the way from Destin to wherever. Where are we going today? We're going to do pcb. Not that far down.
[00:01:19] Speaker B: We're going to do the coast. I'm going to start in Destin and we're going to end on Front Beach Road west. Pcb.
[00:01:24] Speaker A: Sweet. All right, well let's, let's take it away.
[00:01:27] Speaker B: Okay, little intro.
My heart is in Crystal beach in Destin. 12 years ago when my husband and I moved here, it's the first place we invested in a short term. Crystal beach is one of my favorite places to send people for a lot of reasons. I mean the entry point is, you know, as low as a million for a single family home, private pool, less than three blocks to the beach. But you're surrounded by multi million dollar real estate. I think the appreciation is solid there. And so we're going to kick it off in Crystal beach with a couple of my favorite listings right now. So I'm going to screen share and show you which.
[00:02:09] Speaker A: Hold on a second. I failed to let you introduce yourself, tell us your name and where you're from and what you do.
[00:02:15] Speaker B: Yeah, yeah. My name is Jess Foy and I am one of the Emerald coast agents on the short term shop team.
And so like I just briefly mentioned, my husband and I have been here buying, building and selling short terms for 12 years and we have loved the business we've been in, all facets of it. We've owned, we've self managed, we built a short term management company that we sold and then as of late we're kind of building and selling.
And so that, that's what we do. So I get to help people do the very thing that we're doing as well, which is great. So.
Yeah, absolutely.
[00:02:56] Speaker A: And you and I own houses across the street from each other in this neighborhood.
[00:02:59] Speaker B: Yep. I always use that as a selling point. There's Luke and Avery's house.
[00:03:03] Speaker A: Well, luckily it's looking pretty good these days, so.
[00:03:06] Speaker B: That's right.
[00:03:07] Speaker A: Yeah, it's a, it's a nice one to, to show off, but anyway, go ahead.
[00:03:11] Speaker B: Yeah. Okay, so I'm gonna pull up my notes real quick, y'. All. So we are, you know, luxury.
I'm sure different teams and brokerages have different thresholds for that. I'm going to call luxury. Today I'm at two and a half million and above.
The ones I'm going to start with, I would say probably make the most sense for our people who are specifically looking for a healthy return.
So we're going to start on Shira street in Crystal Beach.
This property is, is really close to the Beach. It's an eight bedroom, 10 bath. It was built in 2019. This is actually one of my listings.
Great size pool spa. You could heat the pool.
This is like a perfect model of what a successful short term would be like here.
There's room for experience.
I mean, room to even add experience, quite honestly, but it is optimized. Well, there's a couple things that we've talked about maybe adding some, some more games and things like that. But overall square footage, again, it's newer construction.
So it's going to, it's going to rent well. And it does rent well.
You know, this eight bedroom model of a home in Crystal Beach.
We have confirmed income, you know, in a 275 range for a house like this. So this is a great option. You know, it's, it's kind of rinse and repeat as far as the bedrooms.
The main draw here, very walkable to the beach, private pool, spa. And then you've got a lot of, a lot of bedrooms to fit a lot of people, a lot of bunk beds. All the things.
One of the things I love about Crystal beach, which I hear from my clients, there's, they say, but they don't know what they're quite saying, you know, because there's not a lot of beach parking. Crystal beach feels not as traffic heavy as maybe San Virgomar where there's a lot of beach parking at the accesses and there's a lot of condos. And so Crystal beach is really walkable.
The occupancy is still there, but it's less dense. And the feeling of you're just in like crowds of people just by the way it's laid out and the. How Crystal beach sits with walkable beach accesses.
[00:05:39] Speaker A: Yes, I agree with all that. And this is in Destin, just to be perfectly clear. And it's my, my first experience with rental real estate in Destin also. And it's a, it really is a great little rental neighborhood, but it's not, you know, the houses are in great shape. It's an older neighborhood for the area, but it's, it's got really everything going for it. And the beaches are, are unbelievable. Can I see the map? Let's see exactly where. I'm not familiar with this exact street.
[00:06:03] Speaker B: This is kind of the further end of Crystal Beach. So opposite of just further down where we are right here.
So at the very end of Luke, it kind of meets it and it's right in front of the shore.
Crystal Beach Park. Yeah.
[00:06:18] Speaker A: And the beach entrances are right there on Woodward and Hutchinson, I think.
So you're, you know, you're two blocks, three blocks from the beach. And there's also a golf cart parking right there, which is fantastic. They added that a couple of years ago right there on. I think that's on Woodward.
So if you've got, you know, most of these houses come with carts and this, this one would want to have a cart. And then you can, if you get up early enough, you can snag one of those golf, those golf cart spots and then you're, you're set up for the whole day. That's an ideal day on this beach for me. You know, I like it.
[00:06:50] Speaker B: Yeah, that's right.
[00:06:51] Speaker A: I'm going to the beach, dude. I'm there. You know, I hate to use the D word. I like the D word. But I, I want to, I want to sit there for hours and. Yeah, do it. You know, I don't want to get all Sandy for 45 minutes.
[00:07:04] Speaker B: Yeah, yeah.
[00:07:05] Speaker A: That's my style.
[00:07:06] Speaker B: That's right.
[00:07:06] Speaker A: Anyway, so there you go. That's perfect picture.
[00:07:08] Speaker B: Yep.
[00:07:10] Speaker A: Okay. So the beach actually on this. They have one on this street. Okay.
[00:07:13] Speaker B: They pretty much have one on most streets. But yeah, there's. There's one in between the park there.
So. Yeah, great access, great option.
This would be like, you know, a perfect model of what we would say a successful short term would be like
[00:07:29] Speaker A: in Destiny, the owner, the seller is the only owner. They bought it new?
[00:07:36] Speaker B: No, they bought it resale.
[00:07:37] Speaker A: Okay. So it's been sold twice since it was built. Which was what, 21 or something?
[00:07:43] Speaker B: 20. 19.
[00:07:44] Speaker A: Oh, 19. Okay. All right, cool.
How long, how many days on market for this one? As at the recording of this show?
[00:07:51] Speaker B: Yeah, this one is 96 days on market.
Okay.
[00:07:57] Speaker A: All right.
[00:07:58] Speaker B: And it's really price. It's. It's right in there. You know, we've got.
There's two pending sales in Crystal beach right now. Eight bedrooms. One is right around two seven.
Also an eight bedroom a couple years newer. And then the other one is two in the 28 range. And it's, it's closer to the beach, but same, same bedroom count and all of that. So it's right in there with, with the comps.
[00:08:23] Speaker A: Okay.
Have you had any offers?
[00:08:26] Speaker B: No offers.
[00:08:27] Speaker A: Zero offers. Showings?
[00:08:30] Speaker B: Yes. Lots of showings when it's not rented. Lots of showings. Yeah.
[00:08:34] Speaker A: Yeah. This is, this is an ideal house for, you know, somebody lives in Alabama and maybe a doctor or something like that and looking for a beach house.
[00:08:43] Speaker B: Yeah.
[00:08:44] Speaker A: Because it's got a rent like crazy. It's a great. You got the tax advantage. Of course, we talk about.
We're not qualified to talk about cost seg and, and, and things like that, but we do have a whole playlist on our YouTube channel for tax advantages of rental real estate. And this would be an ideal can all of these today that we're talking about today would be ideal candidates for that.
[00:09:06] Speaker B: Yeah.
[00:09:07] Speaker A: So. Okay, great.
[00:09:08] Speaker B: Great. Awesome.
Okay, so the next option that I have, this one, I've actually already shown it three times. It's new construction, brand new.
They just got co. Like, like a week or two ago. And so this one is on. It's in Kokomo Cove, which is a little hoa that you could still consider it Crystal Beach. It's probably not technically Crystal beach, but anyone would say, oh yeah, it's in Crystal Beach. So this one has private deeded beach access. It's just one street, runs into Crystal Beach. But this is unique in that they put a pickleball cord in, which I haven't seen that much in our area.
So new construction, eight bedroom.
They've got multiple living spaces.
And then as you can see, they just tried to add some experience. So it's. I mean, it's. It's new and shiny, that's for sure. We went into it and, you know, the, the furnishings are minimal.
It needs. I don't think they did like much art and things like that. You'll see it's a, it's a little bit Bare. But I mean that's a pretty easy fix to, you know, so throw it. So you'll see the street there. Just go right down. There's a gate there for, for Kokomo Cove which is. This is Sunfish is the street.
But the, the HOA would be called Kokomo Cove.
So the spa is built into the deck which has a, you know, runoff into the pool.
Also just a great model for, for short terms that do well here. And then you throw in private beach and you know, this one's listed at 2599. It's a, it's a good price point. I've got buyers swarming around it.
There's a couple things that they would do differently with it and so that's kind of, we're working through that. But nonetheless, the square footage, the bedroom count and the amenities of the house are solid.
[00:11:14] Speaker A: It's brand new.
[00:11:16] Speaker B: Brand new.
[00:11:17] Speaker A: Yeah.
[00:11:17] Speaker B: No one's rent. It's not even on a rental program.
[00:11:20] Speaker A: So can we assume that the builder is going to be pretty stiff on the price or could you?
[00:11:26] Speaker B: Well, it's not a builder sale. It just got built. But it is not a builder that is selling it. It's an investor.
[00:11:32] Speaker A: I see. So. So the investor hired the builder.
[00:11:36] Speaker B: Yeah, that's right.
[00:11:37] Speaker A: Okay.
[00:11:37] Speaker B: Yeah.
So I think again this is priced pretty well given the comps I just mentioned. The other eight bedrooms that are actually pending above this sale price. Granted they are in Crystal beach, like proper and you know, the, there may be some things that like their pools are larger and things like that, but you, you get a feel for, you know, the house and so I mean selections are, are good. Like again, I would probably add some art. It doesn't look like they, they put a lot of that up. But solid option.
[00:12:17] Speaker A: 60% of wall space should be covered in art according to some thing I read.
[00:12:24] Speaker B: I like that. I like that.
That's good.
[00:12:27] Speaker A: I don't do that. To me, that's a little too much. But I, I do keep that in mind because I tend to keep my houses like this. Like I just don't want to deal with people breaking stuff, you know.
[00:12:36] Speaker B: Yep.
[00:12:36] Speaker A: And then I'm like 60, 60. So you know.
[00:12:39] Speaker B: Yep.
[00:12:40] Speaker A: Get one here and there.
[00:12:41] Speaker B: Yeah. This is a third floor flex space. They've got pool table, another living area and then a bunch of built in custom bunks in the back. There's a full, well, kitchenette.
[00:12:51] Speaker A: That's cool. Put the kids upstairs.
[00:12:54] Speaker B: That's right.
[00:12:55] Speaker A: Huh.
It's been, it's been well thought out.
[00:12:58] Speaker B: Yeah.
[00:13:01] Speaker A: All right. I like it.
[00:13:03] Speaker B: It's a good option. And I would say, too, yes, there's.
There's deeded access, which is great. But for anyone buying in Crystal beach, and I tell everyone this, the county, it's like a $26 million project. The. The new beach access at Tarpon, which. I have a picture here. I mean, it is very spacious. It is bathrooms, showers, like the most expensive beach access in Destin. Shirley. And it is going to do a lot for Crystal Beach.
I drove by it the other day. It looks like it's going to be ready probably, I would say, towards the end of summer. But it's this whole space right here, and it is. It's great. It's like Crystal beach needs this.
[00:13:44] Speaker A: So they bought. The county bought the structures, and they're getting rid of them.
[00:13:48] Speaker B: They're gone. They're. They're. The parking lot's already there. You can see it's. It's fully, like, ready to go. They're just like, this is what we need.
[00:13:57] Speaker A: We need this. This is. If you want to make. Excuse me, Mr. County man or lady, if you want to make money, you have to have beach. These people are bringing lots of money with them. And of course, we have the problems in Walton county, too. But this is great. Making strides, Massive stride in the right direction.
[00:14:17] Speaker B: Agreed, agreed. I'm. I'm very thankful for this. And it's just such a selling point for resale, but then for marketability for your rentals coming to Destiny in general.
Yeah.
[00:14:27] Speaker A: You know, and, you know. Yeah, because you had. You had to shift down at 30A. That happened, you know, like Covid. Early Covid. And then now everybody's talking crap about Seaside and Sea Grove because of the beach, and it's so busy down there. And now they're going to shift back to Destin because of this.
[00:14:43] Speaker B: Yeah, yeah, yeah, that's right. That's right. We don't.
Yeah. I mean it. There's challenges throughout, but, yeah, this is a solid move for Destin.
[00:14:52] Speaker A: Love it.
[00:14:52] Speaker B: Yes, I'm very thankful.
All right, hold on one second. Okay.

We are. Oh, my.
[00:15:09] Speaker A: I saw 15 million in there. That's going to be fun.
[00:15:12] Speaker B: Yeah, we're gonna have a little fun with this luxury division.
[00:15:14] Speaker A: Ahead of myself. Go ahead.
[00:15:16] Speaker B: All right, I'm gonna move. I'm on the wrong one. Hold on.
Okay, so now we're there. I wanted to do a single family in Crystal beach on the Gulf. You know, obviously, biggest income driver for our market is the Gulf. I mean, so anytime you're on.
On the beach, I mean, you're. You're just gonna see, you know, the best return the best adr, all the things. So this is a unique property. It's a. It's a. It's a salty little cottage on the beach. And it's a four bed, four bath, 2300 square feet, listed at 4 million 4 1/2 million.
And the inside, it's just eclectic. It's got some character. Not your average beach furnishings, but I was. It's just something to look at that's a little different. I like the shack, cottage feel that it has. It's weathered like that is Crystal beach to me, so it's endearing.
But this is what 4 1/2 million in crystal beach on the Gulf will get you. And I thought this is something to look at.
So it's. They've surprised.
[00:16:25] Speaker A: I don't know this house. I don't think I know this house.
[00:16:28] Speaker B: Well, it's not been on. Let me see. This is the.
[00:16:31] Speaker A: But just driving by and things.
[00:16:33] Speaker B: Yeah, I know. It actually has been on for a while. So let me get that pink fridge. Just something. Yeah, it's like artsy and kind of eclectic and
[00:16:44] Speaker A: looks like maybe it was not rented.
[00:16:46] Speaker B: Not rented? Yeah, I mean, they do have a bunch of desks set up. So I'm not sure of the story of this one, but I just thought it's some. Again, it's something to look at inside. I have not been inside this one. I haven't had anybody. Yeah, this would be a fun showing for sure.
[00:17:06] Speaker A: When was this built?
[00:17:08] Speaker B: Let's see.

[00:17:16] Speaker A: Yeah, I think they've done a very good job with it. It's. It's kept the integrity of the build date, but also it's. It's updated nicely. Like the railing on the stairs and the.
Yeah, the rounded on the bottom stair there. That's really cool.
Yeah, they got the modern shower, but it's tasteful.
[00:17:37] Speaker B: Yep.
[00:17:39] Speaker A: It's been well taken care of.
[00:17:41] Speaker B: Agreed. Agreed.
Yeah, this is. I just think that's a fun. That's a fun option if you want, you know, you're not getting under 5 million on the golf.
I mean, there's a couple in Miramar, but 38 and on. I mean, you won't touch it at this price. So I'm like, this is something to show. If someone's like, I want Gulf run, this could be an option.
[00:18:05] Speaker A: What is something like this? Gross. I mean, realistically, how many bedrooms is it?
[00:18:09] Speaker B: Well, it's four. It's four bedrooms. And because it's not on a program, there wasn't a bunch of air DNA information on it.
And I would also say, I mean to my Gulf front people, you know, there is an element of it's a lifestyle more than you're looking to cash flow. It. Yeah, you know, it's expensive to be on the Golf. I mean insurance and things like that. I mean it's, you're gonna pay for that.
Which is why lifestyle is typically the number one driver, you know. So you can look at the last two we just looked at, you know, 2.6 range. Those should be doing, you know, 275 all day long.
This is a four bed on the Golf for four and a half million. And I would think it could excee 200 just because of the ADR, but it would be, you know, performance based. And you know, I think all things considered, I, I see this one as a lifestyle buy for sure.
[00:19:08] Speaker A: Oh, 100%. You're not buying Gulf front to hit the lottery. You make a billion dollars. It's not happening. It's not, it's not what this is. But yeah, I bet you 200 easy. I would say easy.
[00:19:19] Speaker B: Yeah, yeah. Agreed, Agreed.
Okay, so this next one, I wanted to honestly, this property is wild and you look at it. I can't wait to show you what I found on this property.
I would like to know what the vision behind it was. But nonetheless, this is in a gated community called Destiny by the Sea. And so it is just a private, nice HOA community.
And this is a five bed, five bath, 6.975.
What's interesting to me is it sold at 3, 4, 5 in 24. And then they did a little reno, do a little renovation and upped it quite a bit into this is what they did.
[00:20:08] Speaker A: Oh, oh my. Where is this going?
Bachelorette all day.
[00:20:14] Speaker B: Yeah, it's the Pink palace, also waterfront.
Yeah.
[00:20:23] Speaker A: Oh my.
[00:20:27] Speaker B: So wild. I mean that is like just. Anyways it came up, it was on the Gulf. I was like, this is so interesting.
[00:20:35] Speaker A: So it doubled the price is, you
[00:20:37] Speaker B: know, literally double the price.
[00:20:39] Speaker A: Yeah, that might be a bit much,
[00:20:40] Speaker B: but yeah, yeah, I mean it's on the Gulf for sure. It's definitely.
They're banking on a lot of bad coming through there and maybe that's what they're just hoping to appeal to. But it, they call it the Barbie house.
But this neighborhood is awesome. I mean there's some beautiful properties in here.
[00:21:05] Speaker A: Interesting. I see where they're going with it.
It's probably not something I'm going to put on my list, but I see where they're going with it.
[00:21:14] Speaker B: Yeah, for sure, for sure. It was just sometimes it's. It's fun to look at unique stuff. It's wild. And obviously they doubled the price, which is.
I don't know what the basis is for that, but.
[00:21:28] Speaker A: Yeah. What did it look like before? You know what I mean? Because it looks to me like they probably didn't change those floor tiles out, huh?
[00:21:34] Speaker B: That's right. That's right. Yeah. Yeah, for sure.
So anyways, that. That was just kind of like a fun.
A fun little option.
Okay. So moving into Miramar Beach. Miramar Beach. You know, when I explained the coast to people, to me, Destin and Miramar are pretty close. Kind of one in the same, you know, solid entry points, 65% plus occupancy.
You'll get far more for your money than you will and, you know, on 30A.
So it tends to make sense for a lot of buyers.
This one, 31 Bachelor's button, I actually toured this week, and this is a builder sale, and it is a beautiful property. The finishes inside are. Are just stunning. And it's a 7, 7 3, 700 square feet.
I like the use of new colors. Like, again, we see a lot of light, white, bright coastal.
I like this property because it's. It's got some moody colors, some. Some darker hues. Like, it's just. It's something to look at that's new. Great outdoor experience.
He turfed the backyard, Pool, spa, fire pit, really nice outdoor kitchen. Like, there's just a lot to. To look at here, so. And. And to do.
Beautiful house for sure.
This is garages.
[00:23:10] Speaker A: Talked about the garages real quick. That's not common.
[00:23:13] Speaker B: Yeah, yeah, it's true. It's true. There. It's not common. And they.
I believe they epoxied this one. I'll have to confirm that when we get there, but yeah, I mean, you can store the golf cart, bikes, a small car. There was actually a small car in it when we went and looked at it. So it helps with parking. There's. There's adequate parking, like, I mean, per the county code, but it, it always helps to have, you know, a little extra.
So I love the bunk color. Like, again, most everything you see is just white. They just added some flare to this house that made it show extremely well.
[00:23:53] Speaker A: Wallpaper on the ceiling.
[00:23:54] Speaker B: It's probably paint, actually, but that one was wallpaper. I. I actually touched it because I was like, gosh, that's so cool.
[00:24:01] Speaker A: It is. I like it. Yeah.
Bring wallpaper back. I, it's coming back and I love it.
[00:24:07] Speaker B: Yep. Agreed. Agreed. This kitchen, it is so spacious. But again the darker. I love it.
[00:24:16] Speaker A: This is a showstopper. How much is this thing?
[00:24:19] Speaker B: This one is 2, 7, 6, 9.
[00:24:23] Speaker A: And how far from the. Can I see the whole map?
[00:24:26] Speaker B: Yep.
So it's about a, it's about a seven minute walk to the beach. It's right on. So right here is Holiday Road and then this is the beach access which is, we call it Pompano Joe's. That's a restaurant that sits there on the access. But it's, it's not far. I mean, you know, like we put golf carts at all of our properties.
You need a golf cart and it's an easy, easy ride right to the public beach.
[00:24:57] Speaker A: It's public beach right there at the end of the Holiday. Or you go down to the Pompanos.
[00:25:00] Speaker B: You gotta, you gotta go to Pompanos. Yeah, I gotcha.
Yep.
Yeah, but it's beautiful house.
[00:25:09] Speaker A: Now that kitchen is killer.
[00:25:13] Speaker B: It is grand.
I mean when you, when you walk into the room, it's just so spacious. It's, it's pretty awesome. They furnished it well. It's, you know, it should, it should make somebody a good bit of money. They're doing a, a year one 250 rental guarantee.
So obviously that's. If you're self managing you're not going to want to go that route. But you know, I'm sure that would still stand for year two, year three.
[00:25:42] Speaker A: The person selling it is also has property management or they like partnered with something.
[00:25:47] Speaker B: No, they part. Exactly. They partnered with a guy who knows and it stands by what he knows he can get on this house and that's like a minimum that he's saying I will absolutely get this. Yeah, great option. I mean for Miramar Beach. Seven bedrooms, brand new construction, which is always friendly for a cost seg. So that was, that's a great option. I love that house.
Okay, I want to take y' all into Miramar beach one more time. We're gonna go to 3:30 Tangamar.
I love this street in Miramar because when you come past, when you, when you get past scenic, you know, scenic can, it's, it's, there's a lot going on. It can be a little busy. When you come past scenic, there's a few roads that run into the Gulf but there's no through traffic and so it's quiet.
The, the beach Access there is far less dense and Tangamar is one of those streets. So there's a few of them that run parallel to each other. This is one of them. This is a.
An HOA of its own. This is a nine bed, eight bath built in 2010. 5,700 square feet on the Gulf in Miramar Beach.
It's a beautiful option.
Again, the beach down here is different because it is so quiet.
I've got some games and it's experience set up, you know.
[00:27:25] Speaker A: Wait, what's next door? Is that state park next door?
[00:27:28] Speaker B: Let me see on the map.
[00:27:32] Speaker A: Oh, no, it's Casting Lake. It was definitely an empty lot of some sort.
[00:27:36] Speaker B: Yep. So we actually owned a lot on Casting Lake and there was. There's. There's just a good bit of vacant land in there and then you have. Yeah. Sand trap on one side.
Camping on the Gulf. Yeah. Okay. Yeah.
Needs a little color on the inside for sure.
Maybe a little bit of a refresh. But six point, you know, something on the Gulf in Miramar.
[00:28:05] Speaker A: Yeah, it's cool. It's a couple things. Got some, you know, for sure. Hours are a little standard issue.
[00:28:09] Speaker B: Yep, Yep. Nothing a designer or someone couldn't fix.
Yep.
[00:28:17] Speaker A: How long has this been on the market?
[00:28:19] Speaker B: This one has been on for 359 days. So someone just go in with a low offer and let's lock this up.
[00:28:28] Speaker A: Yeah, absolutely. When did the seller buy it?
[00:28:32] Speaker B: Let's see.
Sold in 2018.
That's quite the price jump.
Sure. There's a story there. I'd like to know it.
[00:28:40] Speaker A: It's Covid. Well, no, that's pre Covid.

We grew up vacationing in the outer Banks, and everyone has cedar shake, and it's all weathered and different colors, and it's such a beautiful building material. Everyone uses hearty shake here, which is, you know, that's fine. It is more durable. But I love cedar shake, so this house just has a. A special place in my heart.
It is beautiful.
They have been marketing it heavily, and

It's under construction. It's not finished yet. They're saying 20. 26. It'll be finished sometime this year, but. Price per square foot. $6,223 a square foot.

It's beautiful. I mean, obviously, quintessential Alice with.

Yeah. In other words, like 39 or. Versus 29.

[00:32:29] Speaker B: I mean, and you know, you can, you can all but touch your neighbor's house, which is also wild to be spending that much. But people don't care. And they love Alice. They love the, just the intention and the style and the exclusivity. I mean, this is the 1%ers of the 1 percenters out here. And these builds are taking five years, I'm told. Like the price per square foot just keeps jumping as it gets closer to co.
So it's, it's wild. But I'm like, this is, this is something to look at. $32 million, six bedroom. Yeah. So if anybody wants a showing, let me know. I just need a pre approval.

So moving further down the map into Inlet beach, this one I threw on here because it's a five bed, six bath in Inlet on the Gulf. You know, Inlet is a great option whether you're on the Gulf or you're further inland. But still south of 98. It's a great option for people that, you know, are maybe not wanting to pay Rosemary or, you know, Alice prices. It's still expensive, but you can get a little more for your money. And Inlet. And so this house is, is a beautiful option. It's, you know, right on the Gulf, very coastal, kind of your traditional short term that we would see around here.
Beautiful, beautiful views. Yeah, the views just insane.
Good option. So that's Inlet and there's so many good options in it. Like I'm saying, not ever. Even the ones off of the Gulf, there's great options here. And you are so close to Rosemary.
So I like to show people Inlet that are wanting that feel, but maybe you don't want to pay Rosemary prices. Yeah. So that is Emerald Cove Lane and then the last one, you know, we're going to move a little bit further east, but it's West Panama City Beach.
You know, a lot of people have a heart for west pcb. It could be people. You know, we have so many generational vacationers here, especially with Destin. You know, they've been coming for 20, 30 years now. Their kids have kids and they're bringing their grandkids. And it's just this beautiful story and that is Destin. You hear that so often.
What I've heard recently is I have some people looking at West PCB because they miss what, 30A used to be.
And they miss when it was a little bit quieter and not as occupied, which we love occupancy because that's great for income. But there are people who are lifestyle driven and they don't want the noise of 30A. And they're looking at West PCB because so much of it is being developed. And the west end has a beautiful views for a lot of reasons. There's a park in front that I am told cannot ever be built on. But you have to confirm that yourself. And it's just the price for this is 4.69 bedrooms on the Gulf. Like if you were to put nine bedrooms on the Gulf, we just saw it. I mean, that was 15 million. So it's.
Get more for your money. You're in Bay county, which. Bay county has awesome beach access, like 97 walkovers.
But this is a good option. And so much of West PCB is being developed.
You just see it as you go on the other streets off of the Gulf. I mean, you just see the development, you know, like, it's like I feel like the first five houses have been bought up, either torn down or. Or redeveloped. And it just keeps happening. There's so much energy in West PCB for investors.

[00:36:29] Speaker B: This one has been on for a long time.
Look at that. Cumulatively. 835 days.

How much? In other words, what can my. What can my offer be? You know, I want your. Your opinion on.

So I don't think that you're Getting this under 4.5 just by what I've been told.
But I would say above that range could probably land it. And I mean, it is nine bedrooms on the Golf.
You know, he. He was verified income over 400. So I mean, you know, it's. It's doing well for. Even if it's a. Even if it is a lifestyle buy, you know?
