All right. We are Short Term shopping in the Blue Ridge Mountains north, north of Atlanta, ga.
One of my favorite dudes.
One of the tallest, tallest dudes I know.

[00:00:43] Speaker B: Oh, going well, man. Couldn't, couldn't. We couldn't ask for any better. It's been raining, but now we got beautiful weather. It's almost 75 degrees.
Pollen everywhere. But other than that, man, it's better than I deserve.
[00:00:55] Speaker A: Yeah, springtime and I'm thinking about washing the houses, but it's pointless right now. You got to wait another week or two, but.
[00:01:01] Speaker B: That's right. Make sure you have your cleaning crew. A.
A leaf blower.
[00:01:06] Speaker A: Yeah.
Keeps it clean and the car wash comes in handy.
[00:01:10] Speaker B: That's true.
[00:01:11] Speaker A: But we're gonna do some shopping. Let's jump right in, man. I want to do. I want to see what's for sale. I'm, I'm, I'm shopping right now on 30A and I enjoy it and then I get sick of it and then I jump right back in 20 minutes later, you know. So yeah, it's just an ongoing situation, but let's do some Georgia shopping, man. Let's share screen and see what you got.
[00:01:31] Speaker B: Sure. First I'll open up and say market's pretty soft right there. And what I call that probably 550 to 750 range, you know, you can get. There's a ton of kind of bang for your buck. There's also a lot of things that are available. I don't know why, but most people are wanting that sub 500,000 or that above 800 but right there in the middle. I mean it's tough if you're trying to sell, but it's great if you're a buyer. I can tell you you can get a lot of bang for your buck right now in that, like I said, 550 to 750 range. So I'm going to start kind of on the low end with some stuff and then we'll kind of work our way up. So yes, first I'm going to start out with is 515Amy Creek. This is the only listing that I'm going to show that's actually mine now. We've got it listed at 450. It is. It's a great little property. You Know, it's pushing. You know, it's 25 years old. Ish. But you got what I call a really, you know, borderline $1 million view. For half a million dollars.
It is a three, two smaller cabin. You got a little bit of a drive to go up there, but it's still very workable. And. And notice these photos are a little bit older. This house has actually been restained top to bottom, and a lot of. A lot of work's been done to the outside of it since we had it listed.
The only downside, I'll say is there's a little bit of a drive out there. I wouldn't call it. It's not 4x4 required by any stretch, and it never gets steep, but you got about a mile and a half of a dirt road, and if you're tolerant of that, this is a great property for you. Again, it's two levels. It's a three two, got a big view, not a huge lot, but you own what I call. You own the view. You know, you kind of own out in front of you. It's a. It's a skinny little lot, enough parking to get two or three cars in there.
Just a. A cool little place. I wouldn't, you know, it doesn't have a ton of, like, luxury, you know, finishes. But if you want an honest 3:2 with a really big view, that's move in ready. They're selling it, the whole kit and caboodle here at 450. Man. It's hard for me to not say this isn't a pretty good deal. Okay, so 515, your listing?
Yes, and it's the only one I'm going to show. But I wanted people to see. I mean, this is.
I mean, that is the view. You're in the hot tub. You can see the mountains.
Hard to beat.
[00:03:52] Speaker A: How long has it been for sale?
[00:03:54] Speaker B: For a while. We've had it under contract a couple times. And the problem is people get up there and they don't like to drive. We accepted some blind offers we shouldn't have. It's always been. All of them have been people from Florida. And you would think their local agent would say, hey, look, you got a mile and a half dirt road drive to get there.
But they don't. And unfortunately, yeah, that's really the only reason. I mean, that's. It's. It's a solid house, man. It would be a great opportunity for somebody especially kind of at.
At this price point. I mean, 450 to me is a little bit Of a no brainer. And the people that own it now, they rent it, but they don't treat it like a business. You know, it's, it's kind of a toy for them.
But it's still really good opportunity. So let's, let's move to another one here.
This is a three, another three, two, smaller one, you know, 1300 square feet. This one's, this one's labeled Blue Ridge. But technically it's in cherry log.
Everybody's heard of cherry Log, kind of, this is a classic kind of cabin that you would find in cherry Log. A lot of these kind of three twos built like this true log. You see the, the, you know, the, the wood over here dovetailing. So this is a true log home. Little more desirable, you know, a little more rugged I think. You know, I think we can agree that true logs, they, I tell people true logs will take care of you if you take care of them. You know, they're, they're great. Very sturdy, very hardy builds. And this one's pretty simple. Got a little hot tub down low on the slab.
Whole home, generator maybe not the big view. You know, you're kind of a wooded view. But again for less than, you know, less than I would say 600,000, you're probably not going to get a big view outside of the Amy Creek property.
You know, the previous owners, they went in, they whitewashed this or whatever you want, painted it white, you know, love it or take it, but you know, small intimate cabin. They did some kitchen upgrades in cherry Log. Surrounded by a lot of little, you know, a lot of rentals in the area are very rental friendly.
Just a nice little cabin community.
So I really like this one at 439.23. Good to go.
This is an interesting one.
They just price cut this one so I had to kind of put it well a couple months ago. This one is interesting. When it came around, it sold years ago and it got into a bidding war and my people didn't get it.
But it's really cool. The people who owned it a few years ago, they, they went in and they kind of knew what they were doing. You know, they created a pretty cool vibe in here.
It is a 3 3, almost 2, 600 square foot. Classic design. Again, not a big view, but it's got big bedrooms, hot tub, fire pit area, you know, everything need a little bit of a yard space.
You know, there used to be right here next to the hot tub. They had little putting green things up here which I thought made it Pretty attractive.
I guess they got rid of that. They probably just needed new ones and didn't replace it. Actually, right here is where they had little putting green set up and it made it very picturesque.
The one thing I would say that makes this unique and I tell everybody, hey, get something that is unique. This one does. Let me see if I can find it. This one does have a sauna.
[00:07:15] Speaker A: Oh, okay. I'm looking at the two tone. Go back up a little more. A little more. A little more on the exterior.
[00:07:21] Speaker B: Okay.
[00:07:21] Speaker A: Yeah.
Siding. I got you. He's got shake on the top and then board and batten.
[00:07:27] Speaker B: Yep.
[00:07:28] Speaker A: And they painted the board batten. Okay, got it. That's cool.
[00:07:32] Speaker B: Nice. Again, it's got a good little, you know, a good little game room.
You know, for 2600 square feet, pretty good. Here's another little shot of the game room.
You know, honest little place to hang out. I think they did a good job decorating. They got the big bean bag stuff. You know, this is the. They got a little, a little workout nook, if you want to call it that.
And there is the sauna. Not the greatest picture, but they do have a sauna.
I've never sweated in it, so I don't know how well it works. But there's a sauna. I'm sure anybody can get it, you know, if there's any issues, can get it going. Here's a little putting deal, little bedroom.
I mean, great spot, easy to get to.
Just. Just needs a good owner. You know, it's one of those houses that just needs a good owner. This one's, I would say this one's 95% of the way there. You know, put your own automation in it and maybe a little more wall decor. And there may be some polishing to be done here and there, but for the most part I'm going to say, I'm going to call it. Move in. Ready? They got one of the little cheap ice baths here. You know, take it or leave it.
But again, cool little spot.
650 tons of amenities. Fully furnished, no HOA. 3 acres. So you got a little bit of privacy.
So there's that one that's in Blue Ridge. That's a little more kind of Blue Ridge proper. 300, 305, 13. Typically, I'm not gonna say always typically is a kind of a more of a sought after zip, if you will.
Moving on to this one, just right under 700,000. Three, three.
A little bit of a newer build acre and a half. No HOA.
Less than 20 years old, you know, pretty good views.
It is a little boring from the outside. Luke, I think you would agree with me. You know, something, you know, a metal sign or something here to tell people whose cabin you're at, you know, or signage would go a long way. Some landscaping right here would definitely liven it up. I think this thing needs a lot of decor throughout. I think the furniture is fine. Furniture is doable, but it does scream of I'm a rental instead of I'm a home. And I think people want to know they're, you know, go into a home, it's a little more sexy, I think.
Luke, I think we've may have talked about this. I think in this whole business there's a little bit of people like this voyeur. The voyeurism of going into somebody's house.
And I think sometimes when you don't put the decor in there, you lose some of that allure.
Again.
Got a good view. Got a big view out of it. You know, a big view for less than 700,000, I think, you know, is about.
About what you're going to get here. But very kind of standard finishes. I love a fiberglass tub. Luke, I. I don't know about you, but the fact that they clean up so easily and if they do get damaged, easy to fix, easy to replace, and they're easy to clean.
Game room. Again, this could be a pretty cool place, but man, does it look generic. You know what I mean? Not to mention this eyesore of a chair, but, you know, nothing. It just looks like somebody. I tell everybody, your. Your cabin's not going to be successful as a rental where. Where you can tell the homeowners just used it as a place to store decor and random stuff that they didn't want in their primary. And that's what this one kind of feels like. It's a bunch of mismatched stuff and decor that really doesn't speak to anybody. I mean, there's not a single thing on the wall here except for a tv. Again, good size, good sized bedrooms.
You know, classic, classic cabin. Look, they got the hot tub down low, the little round one, metal roof, easy to rock and roll.
Again, a little bit of a drive up to this one, but not too bad.
Not too bad.
Again, less than 700,000. Big view, no HOA acre and a half checks. A lot of boxes. This one's ready to go. You know, I pulled this one up. This is a three. Three. That's a little bit older. Let me pull it up.
[00:11:41] Speaker A: Hold on. I Want to see some price histories maybe? Well, let's start with this one.
No, you're crushing it. You don't even need me, bro.
Scroll down. Let's see some price history.
[00:11:53] Speaker B: So they for sale? They started it at 750, and they're at 680 right now.
Different list. Agent. Right here. I can tell you, just because it was listed with north northeast Georgia, now somebody from the city picked it up in here. So little high, I can tell you. I've sold neighboring properties here at around this price a few years ago. I think the price here is getting close to where it needs to be. But, hey, I always want to get a discount for my clients.
You know, something like this. I would. I would come in, I'd offer 640, and ask them for 15k in closing cost.
You know, see how low they'll go.
But I do love this area. Foxfire.
Easy to get it.
[00:12:42] Speaker A: I like the way this one looks. This is definitely appealing to me as far as, like, the, you know, aesthetics of it.
[00:12:48] Speaker B: Yeah.
[00:12:49] Speaker A: The style. Yeah.
[00:12:50] Speaker B: Tons of space on the outside.
[00:12:53] Speaker A: It's a little more expensive. This is 100 grand more or 200 grand more than some of those other three bedrooms.
[00:12:58] Speaker B: It is. Yep. But this one is, you know, less than, you know. Right. At 8, 9 minutes from downtown and the square, you know, this one and this one's paved all the way in.
So I tell people in Blue Ridge, you end up paying, you know, for.
You pay a little bit of a premium for really good parking and easy to get to and close to town, because I know we've all been to the little cabins, especially new construction, where, man, there's not enough room on that driveway. As my grandma would tell you to cuss a cat out. You know, you barely get a car and a half in there, and it can be a little daunting. But this one's got great little, you know, parking infrastructure around it.
Classic cabin. You know, big pool table down in the bottom area. Gonna have a pretty solid view.
You know, this is probably more indicative of what the view is. You know, you could probably see this one's Foxfire. So you're facing back toward the. I bet it's facing east. So you're looking still at Georgia. I'd say sometimes we can see Tennessee, North Carolina, but not from this one. But what you're getting here is. Is proximity to town, you know, and as you said, Luke, the. The design of it a little more desirable, for sure.
And paved all the way in, minus your driveway.
So hot. Tub on the slab down low. I know you don't get the view, but you also get kind of the, the ease of ownership of having the hot tub on the slab, you know? You know, yeah, I've got one.
[00:14:29] Speaker A: I've got one like that and it's, it's. You just don't even have to think about it.
[00:14:34] Speaker B: That's right. That's right. You don't have to worry about boards and wood rod or anything bizarre, you know.
So good to go. I like this one. Classic stack stone fireplace.
And again in Blue Ridge. I want people to go know you're going to get 99% of what you see on the photography as long as it looks like a rental. You know, I tell everybody, you know, there may be some personal items here. Who knows?
Papa may have shot this moose with the, with the actual antlers facing the wrong direction.
He may have got that in, in Alaska, who knows? But I tell everybody you're going to get 99 of what you see.
[00:15:14] Speaker A: Wait a minute. Are you trying to say that they maybe didn't realize the antlers are the wrong direction?
[00:15:19] Speaker B: I know. Well, it wouldn't fit. I think this is one of those, like, you see what I'm saying? They, they should be turned back the other way. I think this is something like. You get it? Like Amazon or something like that. I've seen this a couple times.
[00:15:35] Speaker A: Oh, okay. I got you. It's almost like a joke.
[00:15:38] Speaker B: No, I just think it's a fake decor.
[00:15:41] Speaker A: I got you. Okay.
[00:15:42] Speaker B: You know, anyway, classic cabin. Let's go to our next one.
Here we go. 288 Windy Valley. This is new construction. I wanted to throw up some new construction and say, hey, you don't have to spend a million dollars on new construction here. Granted, this is not furnished. It's at the end of a neighborhood that I absolutely love. That we'll see a few. A few in a little bit.
[00:16:05] Speaker A: This is newer.
[00:16:06] Speaker B: Yes, this is newer. This is only eight, nine minutes from downtown.
Super easy to own in here. Again. I believe this house may even be on county water instead of. Well, it tells you how close it is. It's at the end of another subdivision that does really well. It's got some great rentals.
Again, kind of more of a pastoral view, but it's a, you know, a big, you know, good sized cabin. Again, unfurnished.
[00:16:36] Speaker A: This is for some, it's brand new.
[00:16:38] Speaker B: Brand new. Brand spanky.
[00:16:39] Speaker A: Somebody who wants the easy button.
[00:16:42] Speaker B: That's right.
[00:16:44] Speaker A: Creative type that wants to decorate, put stuff on the walls. And enjoys all that aspect and doesn't really want stuff that's going to fall apart that much.
Yeah, yeah, but again, you do, you know, you pay, you pay for that. Sure.
[00:16:59] Speaker B: You know, you got your, you know, custom tile and, you know, just a newer look. And I, I tell everybody you said the word easy button.
You know, at least in Blue Ridge, this new kind of modern construction, it's the, the quickest way to kind of get your, to get cred on your listing. You know, if you want a ton of five star reviews really quickly you want to ramp up how much money you can make. New construction seems to ramp up really quickly because it's just what everybody wants.
And this is a pretty, you know, a solid opportunity.
Need some, you know, need some landscaping.
I'm sure you have, you know, plenty of ideas. But you know, good parking, easy to get into. I love this area here, Luke. I mean, you could go do whatever you wanted here. You could have all sorts of entertainment. Not just cooking and chairs, but, you know, port swings, obviously. The television up there.
[00:17:57] Speaker A: Yeah. This might make up for no view.
[00:18:00] Speaker B: Sure. I mean this is, I'm gonna guess that's probably 30 by 30. You know, maybe you, you know, probably pushing between 700 and 900. You know, let's call it 800 square feet right here. Could be so slabs down here. So if you wanted to put a hot tub there, I don't necessarily think I would, but you kind of get the modern design.
You know.
One thing I like about new construction to Luke, as you can see right here is a, a poured concrete retention wall. You know, we've all seen retention walls that are made out of chris oak or, you know, the landscaping timbers or, you know, you name it railroad.
[00:18:45] Speaker A: Why is that there? It's on a slope.
[00:18:47] Speaker B: Yeah. Slightly downhill. Yep. So your bot. Your, your, your basement's going to be slightly lower than your main.
[00:18:53] Speaker A: Oh, I see, I see. Yeah. You almost can't tell from that picture, but you can barely. Yeah, on.
[00:18:57] Speaker B: It's fairly flat, but. Yeah.
And the single sloped roof. I mean that's what everybody wants now. You know, that's, that's the style.
Good deck, good porch. So go to the next one.
A little different, you know, older cabin here, but it is on the water.
Stanley car. This is a little bit of a drive out to this one, but I wanted to show some creek water that, you know, was a four bedroom. That just doesn't blow the doors off the pricing.
So. 753 to 2700 square feet. This is south of the lake a little bit. You probably got about a 20 minute drive to town.
But I think. And it is a little bit of a reno but I think the. I think they did a pretty good job of making it pretty sexy. I love, I love the original wood color. I love then the darker wood and then what they did with the lights I really think makes it pop.

[00:19:49] Speaker B: I think that kitchen pops, you know with the. All the. All the new lighting. You know this Luke.
You know, updated light. Light fixtures go a long way.
You know, especially on a 25 year old cabin.
Good outdoor space, really tall bed.
But decent sized bedrooms. They redid the bathrooms in another good sized bedroom or good enough to get a. You know, you can get a king bed in there.

Great looking tub.
[00:20:23] Speaker A: So yeah, this is pretty much ready to go. What's the price history here? Because they clearly flipped it.
[00:20:29] Speaker B: Well, I say that. Luke, let's look at this picture together. I wanted to show you something here.
They got a printer and I mean maybe they got a printer and a Dyson here. I almost think somebody lives here.
[00:20:43] Speaker A: I would guess so.
[00:20:45] Speaker B: You know, I couldn't make up my mind. I see some photos right there.
[00:20:47] Speaker A: Or it's the second home that they don't rent now.
[00:20:50] Speaker B: That's true. Now the one downside I would say and I don't want to make it a. Let me see. Is you know, here in some of the living space they kind of made it a little more. I like to use the word industrial.

[00:21:00] Speaker B: You know, they haven't put a. No drop ceiling or anything and just kind of painted it black.

[00:21:07] Speaker B: No, I think they're just painted black.

To kind of go off that. Let me get back down. Yeah. To go with that kind of color blocking that they do with the gray and the white. But yeah, you can tell it's wood. They just sprayed it black.

Price history outside. Let's go to living space here.

[00:21:48] Speaker A: So we don't know what they paid for it. You know, at least not based on Zillow. We don't know what they paid for it. You could find that if somebody was interested.

But I think a pretty fair property, you know, four bed at the price for some water. You know, if you want to own creek frontage, you know, and again, this isn't a place where you can go in and catch trophy trout. But, you know, for somebody that wants this additional ambiance, it definitely adds to the experience. You know, this is a what we would call a noisy creek. You know, it's not just a. A, A.
What's the word? Like a natural spring or anything like that.
All right, well, newer property, you know, to 20, 21. Oh, almost three acres.
Decent view. Got some landscaping here. You know, for somebody that wants a little more modern cabin. You got wood burning, fireplace, you know, outside, plenty of room, you know, and just kind of has that more modern classic cabin feel.
I call this the. Again, I call this the modern classic cabin. As opposed to the. The ones with the single sloped roof.
Nice granite. I think it's a pretty picturesque cabin.
Good living space, nice little loft. Again, big wide deck, hang out, port swing.
I don't think that's a king bed, but I don't think you'd have any problems getting a king bed.

[00:23:25] Speaker B: You think it is? It didn't look square enough to me, but it could be.
[00:23:30] Speaker A: I could be? Well, yeah, it's hard to say, but I would say it is. Okay,

[00:23:39] Speaker A: Yeah, it is the same bed.
[00:23:40] Speaker B: Yep, same. Bet you may have talked me into it. It could.
[00:23:43] Speaker A: I think it is. It's hard to tell. There's. The windows are making the perception a little weird. But anyway, that's a nice too. That soaker tub's new.
[00:23:50] Speaker B: Yep. Oh, this whole. I mean, this weird cabin's five years old.
[00:23:54] Speaker A: The hexagon tile on the floor, this got all the cool hip stuff. Oh, this is. That's right. It's a 21 build.

Well, I love the arcade ping pong table up here. You know, this one checks a lot of boxes.

[00:24:07] Speaker B: NBA jam, the four player ones. I tell people that's what you need. The four player, one turtle.
[00:24:12] Speaker A: Yeah, this thing's ready to go. This is for the easy button. If you're looking for an easy button. Something to use with your family. This is a no brainer here. I mean, obviously you gotta run your own numbers, but.
Yeah, this one probably a queen.
[00:24:24] Speaker B: Yeah, yeah, that. That was a queen. I'm gonna go through here a little bit quicker. Nice little. You know, you got drop ceiling down here, But I think, I think it's. Well, yeah, it depends, you know, 50, 50. But I say it's well executed. You know, down here I would like to see, you know, they. They've got the game loft, so there's not a ton of games here, but.
Oh, it looks like a little kitchenette down here.
A pretty good space, you know, another bedroom.
I wouldn't argue with this one. You know, somebody. You could talk me into this one pretty easily.
So that's that one. This one is in Epworth. Again, little, Little Further Drive, 20, 25 minutes from downtown.
Haven't been right directly to this property, but I bet the drive's not too bad.
All right, this is one I wanted to pull up.
This is a good property. This is in a very rented area where there's a lot of successful renters in there. I've sold a lot of properties here in this windy valley. The new construction that I showed earlier, that was empty. This one's. This one's in the. You have to drive past this house to get to that other one.
Three or four. You know, this one's easy because county water, which is one of the few sub. You know, one of the few subdivisions that you're going to have that not only do you have county water, but you also have blazing, you know, as good an Internet as you can have. All the utilities in here are easy button.
You know, it is on septic, but that's all right. Now, this one is close to Ada Street. It is. It is the first house in the subdivision, and it was actually the last one built. But you got. They've got a pickleball court there. They just.
[00:26:20] Speaker A: Community private.
[00:26:22] Speaker B: This is it. This belongs to the house.
[00:26:24] Speaker A: Oh, that's cool.
[00:26:25] Speaker B: Private. Private pickleball court.
[00:26:28] Speaker A: Now, I'm always. I'm always talking crap about the pickleball, but that is really cool.
[00:26:32] Speaker B: And, you know, I think if you went out, you did some.
Some string lights and, you know, you could really. In a. In a.
What do you call it, like a bench. I think you could really get this one a little bit.
[00:26:44] Speaker A: Gonna lose a lot of pickleballs down that hill.
[00:26:47] Speaker B: Yeah, for sure. And we don't have a lot of pickleball courts here. You know, I tell people, like, you know, it's.
You know, you're less than 1%, you know, not even 1% of 1%. So I know in maybe some areas, maybe Scottsdale and the Smokies, everybody has a pickleball court, but not here, not here.
So again, modern. Modern cabin, modern finishes. I think they've done a good job.
There is wallpaper here. They kind of went in. They created a vibe with this thing for sure.
They did some accent colors.
There's some wallpaper. I'll show you. I love Luke. I've never seen this anywhere else. I love that.
I know it looks cheesy, but that plastic antler chandelier.
I think it looks pretty dang cool.
I've never seen one. And they call this cabin. It goes by the Velvet Antler or something like that. So the. The current homeowners.
There it is, the Velvet Antler. They've got this access deer the floor.
[00:27:50] Speaker A: Awesome.
[00:27:52] Speaker B: Yeah. This one's ready to go. I don't think they manage it that well. I'll be honest with you. I went in it.
I think their cleaning crew is okay. You know, I would kind of turn the screws on the. On the cleaner. The cleaner. It wasn't that good. This pickleball court was real dirty when I went to it. Not. It didn't look that good. And I just think they. They haven't hired the right cleaners.
But super cute. Again, wallpaper. You got to like the wallpaper, you know, not the most expensive bed frame, but I think it kind of fits, you know.
And these. These cabins. Not a big view. Again. Not a big view, but that's why it's.
And they're going to take less than 775. I'm. I've thrown a few offers for a few clients at this. And we're getting close.
We're getting close.
But it's already got a. Got ping pong and you know, you got some entertainment down here would put a microwave, a little more signage here gets a little boring on one of the walls.
But if you want new construction that's kind of ready to rock and roll, this will do it, you know. This will definitely do it. I don't. I think there's pretty good value here, you know.

I'm not, I'm not mad at this one at all. Little two car garage.
You know, aesthetics. The exterior isn't like the sexiest shape, you know. But again, people are coming here for this. You know, they're coming here for the, you know, they're coming here for the hot tub in the pool and all that.
I like it. To me, if you want. If you want something that everybody else doesn't have, this is the one.

I think most people don't want to mess with a pool.

I still think this was a kind of a cute house. This one's in LJ4 3 with A, you know, with Kind of creek side. Next to you again, somebody wants a little different ambiance. There you go. True log. This one's a true log house. As you can tell by the, you know, the.
The logs dovetailing each other in the corners.
Little outside hangout. I love the, you know, the beams that you see throughout here. Love the architecture in this one Tiny kitchen. Small kitchen. But I tell everybody, nobody, you know, as much as we think our. Our cabin is place where people are going to come and do Christmas dinner and they're, you know, Thanksgiving turkey is really not true. You know, they're going out and eat. They may pick up some steaks and throw them on the. On the grill, but for the most part, the kitchens don't get used.

And I think this one's decorated very nicely.

[00:33:58] Speaker A: I would say so, yes. Now. Now, we don't know. It may not be included in that 25, 80 square feet, though.
I bet it is to ask.

You know, if that's the ambiance you want. And a lot of people like it. The fact that it's, you know, you don't even really have to walk to it. It's, you know, right on the property and easy to get to, you know, and a little bit this one has more of a pastoral view, but still a pretty view, you know, again, if you want some creek right next to your living space, I mean, that would be great to have the fire pit going, Hot dogs going, Babbling brook going, you know, Quite the vibe. They already got the string lights there.

[00:35:24] Speaker A: Oh, my.
[00:35:25] Speaker B: Somebody's primary. Probably the farmer that owns all this cattle pasture.

This house broke my heart. I offered on this thing so many times. It sold a couple times.
Let me go to price history.
And.
I mean, they had this thing at 910 back in this zone is when I didn't get it. I don't even know what happened.
But this house, at one point in time, was the Lord of the Rings house in and was making piles of money.
[00:36:15] Speaker A: You mean it was themed.
[00:36:17] Speaker B: It was themed Lord of the Rings and was making a pile of money. It looks like a regular. It's got the. You see the fancy door on it? I think that has some sort of Lord of the Rings theme on the door. I can't remember. I've got a video of it when it was in its original form, so.
[00:36:33] Speaker A: But there was a huge price drop when it actually sold.
[00:36:37] Speaker B: I don't. It. It turned over several times.
I don't. I don't actually know the nitty gritty history of it, but I know the previous owner that had it, like, in the early 2000s was making a pile of money. All this furniture is new in the last two or three years.
It's all very normal upstairs. Now the Lord of the Rings stuff is gone. Okay. Unfortunately, I do have a video of it when it was kind of decked out. The main living space is what I would say pretty normal.
Would look just like a nice decorated cabin. And I will say this builder uses really good materials that kind of stand the test of time. Like, to me, I love the textured wall with the white and then the dark wood and then little darker trim with the lighter colored ceiling. You know, there's a lot of the finishes in this cabin. Are, are really nice.
It feels custom. You know, everything throughout the house feels very custom.
Outdoor kitchen space, outdoor fireplace.
Again, I think all the houses down this road kind of have a custom feel now as you go down into the basement.
This was done like the Green Dragon in Lord of the Rings in the. The very first movie. The bar in Brie, if you will, with these real heavy timbers. It was all decorated. But this is. It's still super cool when you go in there.
Big, like I said, these big logs, big materials. The pictures really don't do it justice.

[00:38:16] Speaker B: They unthemed it. There were thrones down here, all sorts of Lord of the Rings stuff all over the place.
And it was super, super cool.

But this thing was making piles of money as it was now. And there's also a.
That's. That's a weird shot from under a bunk bed.
Now there is a little garage with the living space so you could do game room, something else kind of a bonus area. These photos aren't really in a great order, but a great house. And one thing they don't really show you is if you go down, if you go from down here, eventually you run into Big Creek.
Big Creek at the base of this property.
So really cool. Really well built cabin, easy to get to, easy parking structure. You're 10 minutes from. From Mercy or not even 10 minutes from downtown. Super easy to get to.
So 9:30 Power Dam Road.
Stepping up a little bit.
We got a 5:3. Now this is a 5:3, but it's small. 20, almost less than 2300 square feet.
But there's a lot to like with this cabin.
I love the living space with the vaulted ceiling throughout, you know, granite. There has been some updates in here.
A little bit of a drive out to this cabin, but still, you know, very doable. Still would be a great rental.
You know, big, big bedroom here. You know, big bed bedroom. I call it, you know, a king bed bedroom here, jetted tub.
Take it or leave it. Another big bedroom. You can see you got.
You got good view out of the. That's probably the master, the upstairs master.
Again, another big bedroom. This is going to be in the basement area.
Washer, dryer. I love this pad out here with the, you know, the fireplace. You could do whatever here, man. I mean, plenty of room. Luke, you just.
They've obviously got a basketball goal somewhere right in here.

I love this poured slab. I love this area.
Not really taking advantage of it. You got a whole home generator there.
Needs a little landscape in here. Probably just a, you know, needs a weed whacker. And I would do a little more than two folding chairs.

You know, I think this one has a lot to like. I like the lot. I like this concrete.

[00:41:32] Speaker A: Yeah, well, with the pavers and the. The fireplace and everything, that's going to be pricey.
[00:41:37] Speaker B: I mean, that's.
That could be 25 grand just worth of concrete right here.
[00:41:41] Speaker A: Say 20. Yeah. Yeah.
[00:41:44] Speaker B: I mean, I. I like this one. Metal roof.
Just got to get this kind of tamed. This.
This grass and stuff down there, but, you know, great property. I love it. Hot tub. Imagine sitting in the hot tub, enjoying the view, you know, Couldn't ask for much better.
It is a five bedroom. I think they're probably calling like a little.

[00:42:11] Speaker B: A little room, you know, a bedroom. But, you know, there's no bedroom police. I tell everybody, you just got to meet everybody's expectations. I know people say, oh, it's got to have an ingress egress and a window in a closet or whatever, but you know how it is. Some people count. A bunk room. I'm doing my air quotes there as a bedroom, but let's just say it's got five sleep. Places to sleep. That's what I tell people.

[00:42:35] Speaker B: This was one I was just at. This is gonna be the last one I got.
[00:42:37] Speaker A: I was gonna say, man, you just crushed in a whole hour here. I'm like, sorry. No, it's great. I. I love it. You could flying through, but.

[00:42:46] Speaker A: I need to go get a sandwich.
[00:42:48] Speaker B: Me and you both, brother. Me and you both. So this one's a little different.
This one has a little bit of a mountain view, but this is a primary. Okay. This one's not going to come fully furnished, but it's. It feels. I was just in it the other day. Feels a lot bigger than three 100 square feet. And it has eight acres in a really cool eight acres at that. It's got two little creeks on it, so we'll kind of go through it. It's kind of more of a farmhouse Cabin, tons of park, and they've asphalted the road and everything all the way in.
You never have your. Your tire never hits gravel. Coming to this one.
Oh, and multi level outdoor. You know, this top.
The. The. The top deck is 360° and this other one is 270.
Roof is.
Roof is almost new.
Hot water heaters are almost new.
H vac systems are almost new. Same people that built it the first time still live in it and take care of it.
Got a little more residential feel. You know, it'd be up to. Up to the person to go in and kind of do some accident walls. But I'm saying less than 700,000. You get 8 acres plus creek and some really good. We'll get to the.
The. The. The house is cute. The house is fine. You know, it's going to look more kind of normal. I would probably.

[00:44:12] Speaker B: Yeah, normal house. But I think with some accent walls you could, you know, because it's kind of got the wood outside.
This is one of those. Luke, you're saying pick something a little bit different. This is one I'd throw at you to do something a little different if somebody wanted to go in and kind of.
This is. It isn't a project by any stretch because the house is meticulously maintained.

[00:44:35] Speaker B: It is. Now it's got a second kitchen in the basement. I was thinking you could turn that into a bathroom. That way you could have a five, four.
Okay. But it's got plenty. Every bedroom is big. This house could sleep 16 people if you wanted to. Easy, easy. Because the bedrooms are used. I don't think the square footage count is right.
But every one of these bedrooms, for the most part, if it doesn't have a king in it, you could put three bunk beds in it. And all the bathrooms are big.
It's just got a lot, lot of living space with it.
And here's your driveway. You go up, you got all this road frontage that's nice and flat where you can hang out and just have kids can run around and play soccer, do whatever they want to. It's got a big front yard. You've got a great creek that runs at the bottom of the property. And actually there's two creeks that kind of converge in the property. There's little areas. I got a little burn bucket here, but there's little places where you could go in and throw a tent up if you wanted to or. Or even drive from the road up to these little kind of clearing areas in the Eight acres where you could go and kind of hang out. So you can kind of see this thin line right here. Here's the main road. The house is up the driveway. But here's the creek that runs at the bottom. But flat area. You could have picnics out here. You could kind of create your own little resort if you wanted to at this place. So that's it.
