[00:00:00] Speaker A: Brought to you by the Short Term Shop.
It's Short Term Shopping.
Short Term Shopping. We're in Arizona, home of no natural disasters, and we're going to do properties under 2 million today with Leslie. How are you?
[00:00:21] Speaker B: I'm doing well, thank you. How are you guys hanging in there?
[00:00:24] Speaker A: We're doing great. Life is wonderful.
We're starting to. Christmas is getting closer and I'm very excited. I love it.
Halloween, et cetera. But the holidays are getting closer and the children are just delightful. And I'm very, very grateful for everything in my life. So thank you for asking and tell us a little bit about you. You sell houses, is that true?
[00:00:48] Speaker B: That is 100% correct. I sell houses. I sell lovely houses in the state of Arizona, all over Sedona, Flagstaff, Scottsdale. We'll be focusing on Scottsdale today because it's always just lovely to see Scottsdale properties threw in a couple of Phoenix. I mean, literally so many areas in my market, and I help investors buy in every single one of them.
[00:01:13] Speaker A: Wonderful. And how do we get a hold of you?
[00:01:16] Speaker B: Well,
[email protected] is a great start.
I've had Avery tag me on, you know, Instagram posts. So I've gotten DMs, but usually, Leslie, shorttermshop.com, is like the best way to reach me.
[00:01:30] Speaker A: Well, what's the Instagram?
[00:01:33] Speaker B: It's long. Leslie Carvajal, Realtor.
[00:01:36] Speaker A: Okay, wonderful.
[00:01:37] Speaker B: I like the Instagram Realtor. Yes.
[00:01:41] Speaker A: But you're with the Short Term shop. I am, and we're going to look at some houses.
How many houses are we going to look at? Give or take?
[00:01:49] Speaker B: I have 10.
[00:01:50] Speaker A: 10.
[00:01:50] Speaker B: And most. Most are in Phoenix. I did throw a couple of Scarlet Scottsdale or. I'm sorry, most are in Scottsdale and I threw a couple of Phoenix. I don't know what I'm thinking. Yeah.
[00:02:00] Speaker A: Okay. All right. Well, I'm ready when you are. If you'd like to share screen and jump right in.
[00:02:05] Speaker B: Yes.
All right. I've had my eye on this one only because it's kind of come up on a lot of searches for clients that want to stay below a million. And I think this is a great.
This first one here is a great area of Scottsdale. It's in the magic zip code, which I've spoken about before many of times. Why it's, you know, the most desirable area of Scottsdale or one of them.
Personally, I love 85254, which is probably why I just said it that way. But all of Scottsdale is a great opportunity to invest in. I just happen to love sizes of lots and just the look of the properties in North Scottsdale a little bit more personally.
But this one has some great features. It's a larger lot size. 10,000 square feet, four bedrooms, two bath, and back to the pictures, nice curb appeal block house.
So, you know, heating and cooling with the insulation does really well for each of those seasons.
You know, vaulted ceilings, which is always nice when you walk in. I guarantee it probably feels larger than it actually is due to the vaulting of the ceilings, formal dining, white shaker cabinets. You know, it's got some updates throughout. The flooring looks updated as well.
Little beverage bar. Always nice.
[00:03:39] Speaker A: It's definitely way up to date. You. You. You're ready to rock Here, Turn the key and go.
[00:03:43] Speaker B: Yeah.
[00:03:44] Speaker A: And this. I mean, I'm no expert on your market, but I'm used to bigger price tags, it seems.
[00:03:51] Speaker B: Yeah.
[00:03:52] Speaker A: I mean, where are we in the wheelhouse here? Would you say this is a fair price for this house or are we going to negotiate?
[00:03:57] Speaker B: Yeah, I mean, it did have a price reduction recently, I think just the other day it was at 899, I want to say. So they did reduce price.
I think it's a fair price, but there's always room for negotiating. I say let's try.
I'm never going to steer clear of a client that wants to, you know, try for the best price possible.
I love that this has an outdoor shower. It just kind of eliminates a lot of the in and out sometimes, or at least the attempt is there.
The pool is really the feature of the backyard, but it does have space to add on to it, which I thought was really nice.
There's a lot of dead space with the landscape rocks, so you can kind of redevelop, add some additional amenities.
And I think it would be a good opportunity on this one, especially for the price, especially it being in 85254.
[00:04:50] Speaker A: What did they pay for it?
[00:04:52] Speaker B: They paid 784.
[00:04:55] Speaker A: 24. So two months, two years.
[00:04:58] Speaker B: Yes.
[00:04:59] Speaker A: Okay.
Sold in 23 also. All right, interesting. Okay. It's a bit of an interesting backstory there, but they got a little bit of wiggle room, which is uncommon for when they, you know, they've only owned it for two years post covet. A lot of times there's negative equity going on there, so seems like they're in a good situation, but it's a. What? It's just a situation where we're gonna. We gotta figure out, you know, do they really want to sell it, basically.
[00:05:27] Speaker B: Exactly. And I always say we just never know, but it's, it's worth a shot.
You know, sometimes I get told to kick rocks, but most of the time I can get a response, and that's my goal. So I always say, let's try this one. I've been to this next one. It's in Old Town Scottsdale. So a little bit different feel, different vibe, definitely different build ages. The, the one previously was a 1984 build and Old Town Scottsdale, 1960. That's the biggest difference. When I'm speaking to clients, I get connected with me that really aren't familiar with North First South.
That's one of the things that I mentioned. Well, Old Town is just like, you know, its nickname. It's older build properties, you know, really great bones a lot of the times. But you will get 50s, 60s, 70s, 80s, and some newer builds in Old Town, but a lot of them are remodeled sometimes, usually taken down to the studs and remodeled. So, I mean, you're getting newer features, a lot of the plumbing, a lot of the electrical, all of the older, like, higher ticketed items, a lot of the times are redone to some capacity. So it's, there's not a wrong choice. It's really about com. I always say it's about comfortability. Some people are like, I don't want an old house. I don't want to deal with it. So they come to find that Old Town usually isn't for them. And then we'll look kind of more in the north.
It all just depends. But I, I, I believe that Old Town is desirable for a lot of its own reasons. And specifically, it's then the hustle and bustle of everything in Scottsdale. Walking, lots of, lots of walking, riding, bike trails, lots of dog parks and, you know, lakes. The golfing is in that area. It's like same as north, but you've got a lot of the restaurants and you kind of like the historical shopping areas and boutiques, and it's really just like an out and about. Everyone loves to just kind of be around that space.
Nightlife is there, you know, the really nice restaurants. So that's the desirability for that site as well.
I think it just comes down to preference. When we're looking at properties, it's really hard to come by for like five bedrooms. This happens to have a fifth bedroom. So I always say that's something worth considering because in Old Town, those are hard to come by. And then once you get to five bedrooms, Revenue potential hikes up backyard is a little bit smaller on this one, but they have a lot going on. And it's an active rental. It's been hard to get into.
I have been able to get into it, but they have a lot of bookings, so I mean, they're not.
I haven't heard that they're like extremely, extremely motivated because they're still getting the bookings coming in. But there is some motivation to sell. Only because I've had, you know, the agent reach out to me and ask about feedback and ask if know I have any additional buyers that are interested.
[00:08:28] Speaker A: Yeah, that you made. That's the most interesting thing you said is the relationship with the agents. That's huge.
It's huge.
[00:08:36] Speaker B: Yes. I definitely try to build connections with, especially ones that I see their names on a lot of the properties that my clients would be interested in.
And specifically in Sedona, that has worked in my favor plenty of times. So Sedona is one of those markets where it's very nichy and I'm so, so grateful that I've been able to make great connections and I'm, I'm building that. There's a lot of agents here in Scottsdale, but I've worked with a lot of the same ones. So that's always a nice, you know, opportunity when I get calls, when they have properties becoming available or just about to hit the market. So I get heads up a lot on properties like this.
[00:09:20] Speaker A: Well, because you're good. He's good to work with and your clients are good to work with and.
Hey, man.
[00:09:25] Speaker B: And that's a lot of the feedback, thankfully.
[00:09:29] Speaker A: Yeah. Maybe we just know what we're doing around here.
[00:09:31] Speaker B: Yes.
[00:09:32] Speaker A: So am I. Am I under the impression that I am in the 900 range on a house like this? Give or take?
[00:09:40] Speaker B: Yep. Spot on. 900.
[00:09:42] Speaker A: If I, if I were a seller that was ready to sell, maybe I'll list it at 875, something like that. I mean, I guess what I'm getting at is. I don't know that I noticed a whole lot of difference here between the, the first two houses.
And one of them is 40 grand cheaper. You know, I mean, obviously they're different, but they're about the same size. They both have a pool.
Would I just go with the cheaper one between 48th and Virginia or is one of them have a better location?
[00:10:16] Speaker B: I.
I mean, they're actually both in really great locations, respectfully, for each side that they're on. So. So I don't think it's Location, I believe it would come down to what someone personally prefers to invest in. 1960s, that looks updated with a fifth bedroom and a mini split and, you know, a backyard that's already done and ready to go versus, you know, the 4:2 in a, you know, 1984 build.
And, you know, also very much updated, but need some backyard amenities to kind of revamp a little bit more of the features.
[00:10:54] Speaker A: Is the H Vac on the roof normal? I see two of them in that picture. Yeah.
[00:10:58] Speaker B: So Old Town. Yes.
[00:11:01] Speaker A: Why did they do that?
[00:11:02] Speaker B: It was just during the time they were built, because normally you'll see them kind of on the side of the properties, but yeah, it's not uncommon. And I actually hear that a lot. Yeah.
[00:11:15] Speaker A: It's interesting where I've, you know, where I am, if you have the H Vac on the roof, it's because somebody might steal it.
[00:11:22] Speaker B: Oh.
I mean, maybe that was a thought process.
[00:11:25] Speaker A: I doubt it, though. These are very nice areas, aren't they?
[00:11:28] Speaker B: Yeah, they are.
[00:11:29] Speaker A: Yeah.
[00:11:31] Speaker B: Yeah.
[00:11:32] Speaker A: Okay, cool. Virginia. All right, let's go to here a chapel.
[00:11:36] Speaker B: Yeah. So this one.
[00:11:37] Speaker A: That's not even. I totally butchered it.
Sorry.
[00:11:41] Speaker B: It's okay. This one's also an active short term rental.
So with the short term rentals too, when they come furnished, sometimes the price is kind of bit elevated. So kind of keeping that in mind when we're making our, you know, offers, a lot of the times things can be negotiated. So this one's a five bedroom, three bath. But the one thing that I, I noticed about this one is it says the casita isn't permitted. So I feel like that might be a deterrent for some people. Some people don't care.
Other people very much do. And so this one's been on the market for a bit.
I don't see anything outside of that kind of, you know, remark that would make me think that it should be sitting for as long as it has.
So I'm thinking maybe that's the reason why it's been sitting for a bit. Just the fact that the casita isn't permitted.
But this is kind of normal, you know, old town Scottsdale with like the lower ceilings, no real vaulting.
And some people don't mind, other people do not. Like the fact that the ceilings are, you know, 10, 10ft high or something, whatever they are.
So this one looks like it's designed for bachelorette, like a bachelorette house.
[00:13:07] Speaker A: Oh, is that the hair?
[00:13:10] Speaker B: Yeah. The little vanity?
Yeah.
[00:13:12] Speaker A: Cool. Yeah.
[00:13:20] Speaker B: So it's got some updating throughout, which that's the common theme I'm seeing is a lot of the. A lot of the properties worth looking into have some of the updating that is most desirable. I feel like updated properties here do way, way better.
[00:13:37] Speaker A: I've noticed several of these little sheds in the backyard. What's up with those?
[00:13:41] Speaker B: So that is.
That is, I think, the casita. I want to get into it. The other. Yeah. See, so it has, like, a little kitchenette.
So this is the fifth. They have a little wall unit here for heating and cooling.
This is the unpermitted extra structure.
Looks like it might have the laundry in there as well.
Okay. So, yeah, main house has four bedrooms. And then. And then the structure outside is. Is the. Is the fifth.
So four bedrooms, two bathroom in the main house and then a bathroom and bedroom outside, which.
[00:14:31] Speaker A: But it is a shed. Right? I mean, that's like.
Obviously they've made it look nice and everything, but they brought that in on the back of a truck.
[00:14:39] Speaker B: Yeah, it looks like it's. Yeah.
[00:14:42] Speaker A: Do we have pictures of the inside of that? Is. And this is the second one. Now, that's pretty common.
[00:14:48] Speaker B: Yeah. These are the. This is the inside of that guest, Nicole.
[00:14:51] Speaker A: I see. Okay. Yeah. It's very nice.
[00:14:54] Speaker B: Yeah.
[00:14:55] Speaker A: Mm.
So far, I'm going with that first one.
If the. If the location checks out, that one seems to me like the best deal so far. This one is cute, though. It's got all this stuff going for it. I get that they put some effort into it.
[00:15:11] Speaker B: Yes.
So keeping in Old Town, but a little bit higher price range in Old Town. This is still, you know, that same area, but quite different property in terms of, you know.
[00:15:30] Speaker A: Oh, my. Okay.
Yeah. This is. Again, we've just seen the kitchen, but we're already just not playing around here.
[00:15:39] Speaker B: Price jumps. Yeah, but not by much in comparison. I mean, the chaparral was 1.15. This one's 1.325. I mean, it's just about double, but, I mean, it is way more updated. This one has vaulting, which is really hard to come by, actually, unless you're taking it down to the studs and remodeling it completely.
It's vaulted ceilings, so that's something worth noting in Old Town.
Large laundry.
Primary looks large.
[00:16:22] Speaker A: This is nice. Very nice.
[00:16:25] Speaker B: Very nice.
And the backyard is actually still very spacious. It's got a decent sized pool.
I mean, right now they have the artificial turf, so very minimal. But there's so much that can be added to the backyard. Looks like there may.
I mean, you definitely from the aerial view have some mountain backdrop, but from the backyard, I'm wondering if they have any.
There may not be picture views from the backyard, but it looks like at least you're in the area of potential mountain views.
And that's it. But I mean, it's just a nicely done inside property.
[00:17:05] Speaker A: Quite a bit more expensive here. But this is very, very nice. They did a good job on this. Spent some money on the updates for sure.
[00:17:15] Speaker B: Absolutely. I wanted to kind of show a comparison though, which is why I tried to find two similar in price. And this is like ident where we're in Old Town but venturing into north and very similar. I mean the color scheme slightly, slightly different, but the look of the updates, which is kind of what's popular in the area in, in north Scottsdale.
Great location.
I think this one's also 4.
Yeah, this one's a 4 3.
But vaulted ceilings, LED lights. I mean they've done some really nice updating features to this property.
Light and bright,
[00:18:15] Speaker A: Very nice pictures stink.
[00:18:17] Speaker B: Yeah, I know, I, I noticed that immediately. But the, the pool, like very large size pool, but all of this. And when I see things like this, when I speak with clients, I'm like, oh, the possibilities, you know, because here it's all about what can we bring.
You know, I use a lot of amenity. Stacking is what I refer to it as, because it really does make a difference in this market. I mean, the more things that you have to do outside side. And it's wild because people are like, you're a desert. It's hot. Yes. But people love actually our weather. That's why they come.
So the more things that you have for outdoor, you know, hanging out or outdoor activities, the better.
I know not in every market. You know, pickleball does well here in this market, it's all the rave. It still is. It has been for, you know, a couple years already. But like if there was a potential to be able to add it and yeah, it's pricey, but it really does make a difference on, you know, the revenue projections by far, like tenfold almost.
And then if you're, if you have the pool, well, you have to have the pool. But if you have the pool that's heated plus a hot tub and yes, both, I'm telling you, both, it really does make a difference.
You know, we all love the thought of fire pits and sitting outside by the fire and so do sudo guests.
Does it get cold enough to use?
Probably not to our standards. But like they're still used like, it's still an amenity that you want that's like fairly cheap. So, I mean, you want all of these things. You want to be able to, like, draw people in. And when you have a yard space to be able to accommodate, it really does help.
Oh, it's got a built in kitchen even. So it's got a lot going on.
I mean, I feel like in this area, you can do a little putting green around. You don't even need to remove the palm if you didn't want to probably do it around here.
You know, the.
What's now. I can't think of it. Shuffle. Shuffle board and bocce ball and all of that.
A lot of people build them into the landscaping. So not just the actual boards that you can buy, although those will suffice, but the ones that are built into landscaping also kind of adds a little bit more of a thoughtful touch and just feels a little bit more, you know, intentional.
So, yeah, lots of opportunities, which. I really like this property.
[00:20:57] Speaker A: I do, I like it. The pool's cool.
[00:20:59] Speaker B: Yeah.
[00:21:02] Speaker A: Got a lot going on here.
[00:21:04] Speaker B: Yeah.
But yeah, one of my faves.
[00:21:07] Speaker A: I put this on the list. I need to see that one in real life. I like it.
[00:21:09] Speaker B: Yeah, I like it too.
This one's a Phoenix one. This one's kind of like in the. Well, it says specifically camelback corridor, but you know, the Biltmore, Arcadia, camelback corridor. All great Phoenix areas, if you're investing in Phoenix. I wanted to throw in a luxury run because you can find potential properties that are, you know, sevens eights below a million.
But when you can see luxury in the camelback corridor, I mean, it really does make a difference.
Very nice. You know, curb appeal indoors.
It looks like they've. They've reconfigured some of the entryways into the arches, which is kind of a new thing right now. I feel like they're becoming more popular. The archways,
[00:22:05] Speaker A: Furniture is great.
[00:22:06] Speaker B: Yeah.
[00:22:06] Speaker A: The colors are great.
Checker floor.
There's designers, there's design. Somebody like, they paid somebody to, to. To choose all these things in there.
[00:22:16] Speaker B: This, this is. This bathroom. I'm like, oh, my gosh. When I saw the pictures, I loved it. It was beautifully done.
[00:22:27] Speaker A: When was this house built?
[00:22:29] Speaker B: This one is built in 1956.
[00:22:33] Speaker A: Oh, my. What just a lovely job they've done here.
[00:22:36] Speaker B: Yes. Yeah. Everything was updated, though, in 2026, so, you know, completely redone.
I mean, just. Even the mudroom, like, just, just look at this dog shower. I just thought it was like, you know, when People bring. And everyone's different. When they think in the world.
[00:22:55] Speaker A: You're kidding.
[00:22:57] Speaker B: When they think about pet friendly, you know, some people are on the fence. Some people are like, absolutely. Like, wouldn't. Wouldn't not be pet friendly. But I think that paying extra attention to something like this, like, for your pets, for the. For the people that treat their pets like. Like their children. And sometimes that's how it happens. To be like, this is just extra thoughtfulness. I don't know, I feel like. I feel like a guest could appreciate that if they were. If they had their animal with them.
[00:23:27] Speaker A: It's fabulous. But I don't know my cleaner's gonna like that.
[00:23:30] Speaker B: That too. I mean, it's definitely a different.
A different perspective. I just think, like, that is, you know, and this one has a casita, which I'm like.
But yeah, I just. The little touches is kind of what makes me want. What made me want to kind of showcase this one.
[00:23:49] Speaker A: This almost looks maybe like a flip. When did they purch?
[00:23:53] Speaker B: Yeah, I believe you are correct.
[00:23:58] Speaker A: It just looks too nice for somebody to have owned it for a long time.
[00:24:04] Speaker B: Yeah. Looks like it was purchased in 2025.
[00:24:07] Speaker A: Yes. By an LLC. Yes. It's a flip.
[00:24:10] Speaker B: Yeah.
[00:24:11] Speaker A: But they've done a marvelous job.
[00:24:13] Speaker B: Yeah.
Another Phoenix, similar in price, six bedroom, five bath. This. This previous one was the five bedroom plus because of that casita with the three bath. So, you know, similar ish in size with the 25k difference.
This one has a larger backyard, and this one's kind of in the Arcadia area, which is, you know, similar area to Camelback corridor mountain views, which is really nice. And then they have a lot going on in the backyard for entertainment, which is always a good idea. Which is also why I wanted to showcase this one, because inside it's nicely done. You know, nice curb appeal, good location for the Phoenix area.
But the backyard, even with what it has going on, can be expanded on as well.
Oh, yeah, I like that.
[00:25:19] Speaker A: Go back 1, 2.
Like that. Look at that.
[00:25:24] Speaker B: Yeah. And they have the fans to kind of circulate the air because we all know if you're sitting outside, you. You do want the air to be circulated. So, I mean, thoughtfulness went into the backyard set up here.
[00:25:37] Speaker A: Yeah, I like this a lot. This is cool.
[00:25:40] Speaker B: And just the way it's positioned on the lot, I mean, there's just so much space, and they've utilized a lot of it in great ways.
[00:25:48] Speaker A: You know, at their core, a lot of these. These are kind of similar, right? Like, same.
They're single level, they.
Are these all. How many bedrooms are we looking at for Most of these? 4. 3.
[00:25:59] Speaker B: 4 is kind of where it lands. Yeah.
When we can find things at 5 and above.
Definitely worth looking into running numbers on, figuring it, figuring out if it makes sense because those are the ones that tend to like draw in a little bit more revenue potential. Not all the time because there's a lot of factors that play a part in and even just that statement, but. But five bedroom pluses, they're really hard to come by, especially if we're sticking below a million or even the $2 million mark.
[00:26:40] Speaker A: Again, here's the hard question. What is something like this gross if you're a rock star?
[00:26:47] Speaker B: I mean, I think it, it should do at minimum, you know, in the 150s. And you know, if you're a rock star and you're on top of your, you know, your management and just on top of everything, you have the right amenities. I mean, I do believe that you can, you can reach, you know, even two hundreds. I'm gonna say it like, I do believe I've seen properties do that and more. I have a client who, you know, he invested a lot in his backyard and the projections were showing like 274 for $2.75 million property. Or it was 2.5. We closed at 2.5, but he put in 250k and he, his first year made just under 500k in revenue on a house, on a house in Scottsdale.
And what he did was, I mean, it came with a really nice pool, travertine tile, came with a built in kitchen, came with a pergola and like a little built in fire pit. The rest was really just dirt. He had a concrete pad, so he added a hot tub. And he brought in pickleball, he brought in bocce, you know, golf, putting green. He brought in so many different things to kind of fill in the gaps. And he did just, I saw the numbers, it was like 490, something just shy of 500 his first year. And he was fine with the 274 that was projected. So I'm like winning, you know what I mean? Like, it's definitely possible, but you have to be like on your A game, you got to know what your budget is to add on these amenities and you don't have to do them all, but you just got to do it well. I always say execution is second to management. You know, management is number one factor on why someone does well or not execution of like your property, you Know what you're doing, how you're doing it, how it looks in comparison to, you know, I talk a lot about the enemy method. I'm like, definitely look at your surrounding, you know, properties that are, that are your enemies because that's how you're going to be able to stand out. Standing out is, is a big part in this market, I'm sure everywhere. But yeah, here specifically.
[00:29:05] Speaker A: Yeah, old school. Old school. I'm telling you, everything's changed. I'm AI all the time now and I love it and it's been just wonderful to, to witness all of this and sometimes I'm like, oh my God, what did we do without this?
But when it comes to analyzing, you know, like you get checking out your neighbors, the enemy method, the comparison model, whatever you want to call it, it's the best, period.
[00:29:30] Speaker B: I agree. I use my personal example. I, when I was looking for my second property, which we closed on last year, that's what I was doing. I, you know, I had a lot of people like, don't invest there. That's not like no one goes there. And I'm like, nope. Like I did my research.
I was in it, like enemy method. I was really in it. I wanted to see what everyone else's look like. I wanted to see what they were doing. I was only focused on the high performing properties.
And I mean, I know you, I always say take air DNA or whatever platform you choose to use for data.
I use air DNA, take it with a grain of salt. Like you do want to see the numbers, understand them, you want to make sure that it makes sense. But I, I look at the maps, I look at the comparables. That's what I'm looking at. I'm looking to see what they're doing. And you know, what it projected for that property I achieved in six months. We went live towards the middle of July and from July until the end of December. What it said it would do in a year, I did in six months. So I mean, you can be successful if you do your homework. I think that's the most important thing. 100% wouldn't know about enemy method if it wasn't for you, Luke.
[00:30:49] Speaker A: Oh, thank you. Yes. I was just first one to be there. But you know, here's the thing. If you're techie and you want to be modern and hip and cool, that's great too. But you can enemy method with AI. I mean, just hook your claw watt extension up to price labs and air DNA and your chrome extension and, and say, hey, go Find the neighbors for 1, 2, 3 Main street and give me a giant report of what you think those neighbors are making versus what I can make and how many bedrooms and all this stuff. And you can do that. It's the same. It's the same principles. We've just gotten more sophisticated with it.
[00:31:25] Speaker B: Yeah, yeah.
It is definitely doing your homework and, you know, just doing all of the things that you know will help you make the right choices.
[00:31:37] Speaker A: This is a good. These are, these are decent photos. Maybe a little too filtered for me, actually. Maybe a little too much.
[00:31:44] Speaker B: Definitely. Look, I've been to this one as well.
[00:31:46] Speaker A: Okay.
[00:31:47] Speaker B: It definitely looks a little different in person, but yeah, great photos. I mean, these are the kinds of photos you want on your, on your listing. This is a little bit more.
[00:31:56] Speaker A: Right, but that's a high dollar. Garage door. I mean, just that garage door.
[00:32:01] Speaker B: This is a nice property. So it's in, it's in far South Scottsdale.
You know, it's close to the Papago Mountains in the Phoenix Zoo. And then you've got, you know, Scottsdale Fashion square up the street. So. Good area. This. I pulled this one because I've been there, so I've seen it in person. It's a five bedroom in Old Town. Hard to come by, but I pulled this one because it's so different. It's unique.
Yeah. The industrial kind of look that is throughout and it's intentional and I don't know why, but yeah,
[00:32:38] Speaker A: it's cool.
[00:32:40] Speaker B: It is. So it's different, right? It makes it cool.
[00:32:43] Speaker A: You know why I like this?
I'm going to know right away if the roof's leaking.
[00:32:49] Speaker B: There you go.
[00:32:49] Speaker A: I mean, I'm joking obviously, but. But yeah, as a property manager, you know, sometimes you don't find a roof leak until it's a pain in the ass and then you got Sheetrock to fix and everything else. From a, from a logistical standpoint, this thing is brilliant. And I like the. I always, I've always liked those industrial style ducks running through the middle like that. I think they look cool.
But. Yeah. Wow. This is. I did not expect this.
[00:33:16] Speaker B: Yeah. So kind of even. I mean, you can't see them really unless you're in person, but you could see all of the canned light. Like, it's just interesting.
[00:33:28] Speaker A: How did they do the insulation up there? It's obviously that black.
[00:33:34] Speaker B: I don't know.
[00:33:35] Speaker A: I don't know. This is very.
[00:33:37] Speaker B: I would be, you know, if I should ever be so lucky to get this one under contract, I would be interested in hearing the inspector, you know, the inspector kind of talk about all of that because.
[00:33:49] Speaker A: Yeah, I mean, what is that? There's a spray foam that they've painted black. Or is it.
[00:33:54] Speaker B: There's nothing that I noticed while I was there to indicate like any of that was insulation, but I'm. I'm sure it has to be.
[00:34:03] Speaker A: Well, absolutely has to. Yeah. And as in Arizona, there's nowhere the H Vac wouldn't be able to keep up. So it's interesting.
Yeah, I like this.
[00:34:13] Speaker B: Yeah, this one.
[00:34:14] Speaker A: I'm surprised. I like it.
[00:34:17] Speaker B: It's just a really cool property because it's so different and it doesn't look like the others, which I'm like, you know what?
You gotta appreciate the efforts here.
This whole garage has been, you know, kind of.
It's redone in, you know, in an entertainment space. It has a mini split already.
And then you go through this room and this is a whole separate bedroom. So, I mean, it's a five bedroom property.
Even. The. Even the backyard space, actually now, seeing the rippling, you're probably right. That probably was insulation.
From the inside.
[00:34:57] Speaker A: It's hard to tell. I need a better picture that I can zoom in, zoom in on. But yeah, that's. It's got insulation and then something covering it.
Yeah, but that back porch wouldn't necessarily. That definitely this, what you got going on there is different because that doesn't need insulation.
So it's an interesting concept.
Clearly some sort of architect was involved with this.
You know, not just a spec home.
[00:35:25] Speaker B: Right.
[00:35:26] Speaker A: The pool's different too. I like the pool.
[00:35:28] Speaker B: Yeah. Built in hot tub. It's got a bubbler, but, you know, it's a smaller size backyard. So it also kind of has to be the right fit. It's an active Airbnb and it does rent. I got in, you know, after it went live. So I was. I was lucky enough to get in. I have a video of it, but it's active, so it's. It's rented really well.
Another old town.
Larger, you know, larger purchase price.
[00:35:58] Speaker A: Okay, here we are at. What do we got?
Okay.
All right.
[00:36:03] Speaker B: Yeah, this one's a five, four and it's over. It's just shy of 13,000 square foot lot, so pretty large.
[00:36:11] Speaker A: 4826. There we go. Okay.
What's the price history on this thing? Let's dive right into that before we even look.
[00:36:24] Speaker B: What does that mean?
You learn something new?
Looks like.
Yeah. Weird, right?
[00:36:34] Speaker A: That's a little weird. Yeah.
[00:36:37] Speaker B: So maybe. So it's the same person, same Person.
[00:36:41] Speaker A: Yeah.
[00:36:41] Speaker B: It was purchased in 2019 for 8.49 and they just kind of did it.
[00:36:46] Speaker A: Changed the name on title.
[00:36:47] Speaker B: Yeah. Okay.
[00:36:48] Speaker A: Three times.
[00:36:49] Speaker B: Yeah.
Back and forth.
Yeah.
[00:36:52] Speaker A: Warranty deed, quick claim deed.
Interesting, interesting. 805 capital. So in 2017, somebody probably flipped it. Then this person bought it. They've had it for a while though. Okay.
What does all that mean? That's for you to decide. Yeah. It's up to you whether you even care about that stuff, you know.
All right, let's take a look at the pictures here on the old 8.
[00:37:19] Speaker B: 48, 26 for one point, just shy of 1.8. I mean, the decor doesn't stick out to me.
It's very gray.
[00:37:34] Speaker A: That is a hefty price tag. Where does that come from? Square footage.
[00:37:39] Speaker B: I mean, the only thing I can think of is the 5, 4. But let's. Not that. I don't want that. I want to go back to here.
I just want to do a quick comp.
I mean, there's one next door at 1.9, one at 2.
It's the area.
[00:38:00] Speaker A: Okay.
[00:38:01] Speaker B: Yeah.
Okay.
[00:38:06] Speaker A: Location, location.
It is big too, though.
[00:38:10] Speaker B: It is large. Yeah.
It's got some older updates. You can tell that it's been updated, but maybe, you know, years back. It's got a putting green, it's got the pool built in. Kitchen, Fire pit,
[00:38:40] Speaker A: Cul de sac.
[00:38:41] Speaker B: Yeah.
Mountain views from the way it's directed. Those are likely the Camelback mountain.
So that's nice.
And that's it on that one. I just wanted to see an old town Scottsdale property that was like higher
[00:39:05] Speaker A: price paying for a location there.
[00:39:07] Speaker B: Yeah.
[00:39:08] Speaker A: Very large house.
[00:39:09] Speaker B: This is similar, but this one's. This one's very different in. In the remodel.
[00:39:14] Speaker A: 68th Street.
[00:39:17] Speaker B: 68th Street. 1.955, which I love. A bathroom for every bedroom, but this one has a potential. Looks like bedroom plus. So six. So potentially a six.
A six bedroom opportunity.
What I like about.
[00:39:33] Speaker A: Hold on. Is this our last property.
[00:39:35] Speaker B: This is the last one.
[00:39:36] Speaker A: Oh, look at that.
It looks cool. I like it.
Interesting architecture once again. I'm sorry, what was the build date, the year?
[00:39:45] Speaker B: This one, 2020. So much newer.
[00:39:49] Speaker A: Much newer. Modern square, mid century.
That's a. That's a high dollar. Front door.
[00:39:59] Speaker B: Backyard is smaller scaled, but I don't care.
[00:40:03] Speaker A: Look at that stone wall. That's beautiful.
[00:40:05] Speaker B: Yeah, nicely done.
[00:40:06] Speaker A: Oh, that's. That's. That's foliage on the wall there. And that's not stone. I've zoomed in. It looks. It's Some sort of
[00:40:16] Speaker B: greenery.
[00:40:17] Speaker A: Greenery.
[00:40:17] Speaker B: Yeah.
[00:40:19] Speaker A: I'm no landscaper.
Okay. This is cool. Look at this.
I hate to say, you know, but over the last one, which was about the same price. This one. All day. All day on this one.
Got the green velvet bar stools and the whole. The whole bed.
[00:40:40] Speaker B: So you do get some. Yeah, Camelback mountain views.
[00:40:44] Speaker A: Mountain view from the master.
[00:40:45] Speaker B: Yeah.
[00:40:48] Speaker A: Mm. Everything is new enough that it doesn't need updated.
Sometimes you gotta be careful with those 20, 20, 20, 19, 21 bills because the gray can get out of control.
[00:40:58] Speaker B: But yeah.
[00:40:59] Speaker A: Not here.
[00:41:01] Speaker B: Here is an H VAC on the floor.
[00:41:04] Speaker A: There you go.
[00:41:05] Speaker B: Because it was built in 2020
[00:41:08] Speaker A: where it's. Where it belongs.
[00:41:11] Speaker B: Yes, but, yeah, I mean, it's a. It's a smaller backyard, but it's nicely done. It's a. It's in a great area.
The price is reflected at probably, you know, the location specific. Yeah. Indian school.
[00:41:27] Speaker A: Good school district.
[00:41:29] Speaker B: Yeah.
[00:41:29] Speaker A: Okay.
Mm. That's not cheap.
Two car garage. We got a five bed and four and a half.
[00:41:39] Speaker B: Yes.
[00:41:40] Speaker A: Okay. And 3,500 square feet. It's a big one.
[00:41:43] Speaker B: Yeah.
[00:41:43] Speaker A: All right. I like that. That's my favorite one. But just to recap here, I think if I'm gonna look.
I really like the first one. Which one was that again? Remind me. The first one.
[00:41:54] Speaker B: Yeah, the first one. I mean, 859. Just under 860, but it's got a
[00:42:00] Speaker A: lot going for it.
[00:42:01] Speaker B: There's not a lot going for it.
[00:42:03] Speaker A: It's very nicely done. Doesn't really need much of anything.
You know, I mean, it's. Hey, is it brand new?
You know, like that. That modern one? No, but it's also not. Not 1.9.
[00:42:15] Speaker B: Yeah.
And that's. That's just something to kind of keep in mind anytime anyone might be interested in this market specifically, like, I feel a lot of people get discouraged. Oh, my gosh. I don't have, you know, multimillion dollars to invest. You don't have to. I mean, there's properties under, you know, a million that we can find. Sometimes it takes a little bit of time to find the right one.
But I feel like we should. Next time, Luke, if you'll. If you'll have me look into some of the other areas that I also help clients buy in, like Tempe and, you know, Mesa. Other great areas that have a much less price tag. And usually that's. That's what we discuss when I'm on the phone. So, I mean, it does come up in conversation. But you know, it helps to kind of see properties, you know, prior to maybe a conversation just to get a little familiar. So, yeah, I would love 100.
[00:43:10] Speaker A: Right. So my, you bookended me on this one. The first one and the last one are my two favorites and they also happen to be the least expensive and the most expensive.
And I don't know that that's ever happened before. It's not common. But I think this one is definitely worth a look for, for straight up investor and then that that modern newer build, the 1.9 would be a fabulous second home option for somebody.
But. All right, Leslie, I enjoyed it.
We'll do it again soon, Leslie, @theshorttermshop.com.
what else? That's it. We're good.
[00:43:48] Speaker B: Yes.
[00:43:50] Speaker A: All right. Well, thank you for your time and we'll see you next Thursday on short term shopping.
[00:43:59] Speaker B: See ya.
