[00:00:00] Speaker A: Brought to you by the short term shop.
It's short term shopping.
Short term shopping. We are in North Carolina with another metal head, Mr. J. The Viking. How you doing, buddy?
[00:00:18] Speaker B: Doing pretty good, Luke. Every day is a good day, man. As long as you look at it
[00:00:22] Speaker A: that way, it's a gift. Every day is literally a gift.
[00:00:25] Speaker B: Absolutely.
[00:00:26] Speaker A: Especially with the kids and just life is great. And holidays are here coming up.
[00:00:34] Speaker B: It's a busy time.
[00:00:35] Speaker A: But anyway, how do we get a hold of you? What's your story?
[00:00:39] Speaker B: You can email
[email protected] My number's somewhere.
You can call me. Email me.
I started with the short term shop now about five years ago.
It's been that long. And I first met Julie when she was here and that's how I got connected with the shop. And the rest is history.
But I do the western North Carolina and the high country up here.
Just took over that about two years ago on the high country, but because we used to have somebody up there, but it's not too far for me. I can do it.
[00:01:14] Speaker A: All right, cool. And what's. What's going on in the market right now? Are people buying, Are people not buying? Are people selling prices? All that stuff, like a little recap that basically.
[00:01:25] Speaker B: Oh yeah, you know, not much has changed since last time we did one of these. We still got plenty of inventory.
Now, you know, quality inventory might be another story, but, you know, we're pretty famous for having those low prices, you know, for people that are interested in acquiring a property and you know, doing the fixing up on it and then forcing equity into it.
I've seen it. I have a couple clients that do that and I've seen some good success stories on those.
But, you know, lots of, lots of sellers right now, not enough buyers. So you pretty much still have pick of the, you know, whatever you want, you know, if. And you know, I don't usually you put things under contract for asking price, so we just make some offers and see which seller is going to work with us on it. So.
Yeah.
[00:02:23] Speaker A: Yeah. So I actually ran into a neighbor, just guy. You know, I've lived in this, this house for like seven years and I've never, I don't think I've ever talked to this guy.
But he ran, I ran into him. I actually had to ask him who he was, to be honest. And he said, he said, man, this is a terrible. Just we were talking about real estate or whatever the neighborhood. He's like, this is a terrible time to, to buy real estate. And I thought to myself, dude, when the neighbor, just a random regular dude, drives by and says it's a terrible time to buy real estate, that's probably the perfect time. The perfect time, because random, regular old neighbor is not. Not thinking about buying, you know, so.
[00:03:08] Speaker B: Well, you know, it's like, I always tell people, too, you know, like, do you want to get something now, start making money? Do you want to look back in five years and be like, damn, I wish I had gotten that house now it's like a hundred thousand more, you know, because real estate usually only appreciates, so, you know, anytime's a good time to buy for investments.
[00:03:27] Speaker A: All right, well, let's take a look at what we have to offer today. What kind of stuff we're going to look at. Let's do this.
[00:03:32] Speaker B: So I've got. I got a spread, you know, pretty big spread here in western North Carolina. About two hours of mountains.
So we got a little bit of everything across that there. Let me share my screen.
Not working.
[00:03:47] Speaker A: That'll work. Oh, that's cool.
[00:03:49] Speaker B: Yeah, it's a little red, but this is a place out in Bryson City. It's, you know, it's on the higher side. Four bedrooms can kind of more justify that price. And like I said earlier, you know, negotiations are common up here, concessions are common up here. So, you know, we'll get it.
We'll do an offer where you're comfortable at. So, you know, it's a not a bad little place here. It's pretty close to downtown. It's got its, you know, seclusion.
Got a great view.
[00:04:23] Speaker A: It's pretty big.
Oh, it's got a view.
[00:04:27] Speaker B: Yeah. 3,200 square feet for, you know, 600 on the inside. It's got the cabin look stone.
If you want me to scroll slower, let me know.
[00:04:43] Speaker A: Just got, you know, it's got that typical brown box feel to it, so it needs a little bit of artwork or something, but other than that.
[00:04:50] Speaker B: Yeah.
[00:04:50] Speaker A: And remind me, the H Vac situation, you guys are very, very common with no central H Vac. Is that right?
[00:04:57] Speaker B: So the older houses up here, you know, I would say anything built prior to, like, the. The, you know, late 80s probably doesn't have an eight track in it just because back then you didn't need it. Like, I mean, hell, even right now, I don't even turn my AC on until.
So they just weren't needed. So what a lot of people will end up doing, because we do get a lot of traffic from Florida, and y' all like it really cold.
So those mini splits work just fine up here to keep the house. And I think they, you know, some regards. They're a little more inexpensive than a full H Vac. And then, you know, trying to find ductwork, place to put ductwork for these houses that weren't built for it. So those do pretty good.
[00:05:43] Speaker A: Okay.
[00:05:44] Speaker B: More than adequate, but that's that one.
[00:05:50] Speaker A: All right, hold on. This is a little bit of a neighborhood. At least there's one neighbor there.
Oh, there we go. There we go. There's a swimming pool.
[00:05:57] Speaker B: Got the aerial here.
Yeah, the house is over here.
Got a little bit of neighbor now. That's not very common up here. You don't see swimming pools very often. And if you do, they're. They're not like this one looks cemented.
Just the ground moves too much for a cement pool up here. Yeah, you have to have an above ground or a liner pull because you know that ground shifts. Crack, boom, done.
And then the liner pools.
It just takes one dog to get in that pool and rip your liner. So they're just more of a pain in the ass here.
[00:06:32] Speaker A: My first rental. Pool. Rental. Rental with a pool was a liner. And I hated that thing. It was just at one time, the. The guests took an umbrella and put it in there and they were. I guess they were standing on it or something because they. When they left, there was like 16 holes about the size of an umbrella pole, you know, so we ended up ripping it out and doing a normal Florida gunite pool. But yeah, my.
[00:06:57] Speaker B: My mom has a liner pool and she had just got the liner fixed and her dog runs and jumps in and it ripped it. And I was like, well, that was three grand you just threw away.
[00:07:05] Speaker A: Yeah.
[00:07:06] Speaker B: So they're just more of a pain in the butt up.
[00:07:09] Speaker A: Yeah. And some areas are great because they are definitely less expensive and you can replace it as needed and etc.
[00:07:15] Speaker B: But you know, up here you just go jump in a creek somewhere. There's water everywhere. So, you know, if you need to cool down while you're hiking, just.
[00:07:23] Speaker A: Would you say this is a good price? We're already moved on. That's okay. We'll move on. 12 Indian Trace Road. Okay, good looking.
[00:07:30] Speaker B: This is right in Maggie Valley.
It's kind of right on the main road, the Soco road. But the thing about this one is that's really awesome. And I do have to say that this does not come furnished. This is the story on this one is a lady bought it for her kids to come up and visit. And now selling It. But that ceiling fan is awesome. I love steampunk and that ceiling fan. Just like. I'm like, I need to get one. But no view on this one. And it is kind of in a little bit of a neighborhood. But the awesome part about this one is it's right on the river, right on a creek. Jonathan Creek, actually. And the creek noise is high enough to where it blocks out the sound from the main road, so that is an awesome plus. And if you're on the main road, you'll get a lot of the biker traffic because they do like several motorcycle conventions down in Mangie Valley every year. And those people with the motorcycles, they're not going to want to go up the mountain with their motorcycle. So having something right off the strip, you'll get that traffic for sure.
But fully remodeled place. I don't think it's ever really been lived in.
But see if I get that creek. Yeah, there's the creek down there.
[00:08:48] Speaker A: This was a little cute.
[00:08:50] Speaker B: So you got the back deck and you can see the creek down in there. They got a shot. Yep.
And this picture is a bad picture.
[00:08:57] Speaker A: It's.
[00:08:57] Speaker B: I guess when they did it, we were kind of in drought. But this thing flows pretty good.
No view, but it's got the water feature. And that back porch is absolutely awesome. You get your hot tub back there.
Kind of almost looks like it didn't win because they got that heater thing out there.
But yeah, no, this is a good one. I've showed this one a couple times. It's. It's definitely a good, good one.
[00:09:26] Speaker A: So when you showed it, how did that go? They. They showed interest or they weren't. You know, they. How did it go?
[00:09:31] Speaker B: Well, a couple times I did show it. They really liked it. They did, but we just found something that they liked better, so I got you.
[00:09:38] Speaker A: Okay, what. So what's the location on this thing here at a scale at 1 to 10?
[00:09:43] Speaker B: Oh, this on location for Maui Valley is the 10 right here. It's like right. Not like right in the middle of all the action. Okay, so you're about 15 minutes from the casino. You're eight.
Well, five to eight minutes from the ski slopes, you're two minutes from the festival grounds. And then about 10, 15 minutes. Lake June, Alaska in downtown Waynesville.
[00:10:06] Speaker A: So what festival?
[00:10:08] Speaker B: They have a festival ground here. They do all kinds of festivals. They have like. They do the motorcycle festivals. Like I was saying, like, there's at least like three a year. They've had Jeep festivals. They do.
You know, those little slingshots those little mountain cruising three wheeler things that you can rent everywhere. They'll do a convention on that. They had a Viking convention one year too. I thought that was pretty awesome.
And ice sculpture festival in the wintertime, like just whatever they feel like doing. There's a schedule for the, the festivals down here and they're, you know, in the summertime you can guarantee that there's. They're mostly every weekend they're doing one up here and year round. So Maggie's a great place. It's small, so the, the good thing about Maggie Valley is you pretty much buy anywhere in there and you're going to be close enough to everything.
[00:10:59] Speaker A: So I like it. What's the price history on this, what they buy it for?
[00:11:04] Speaker B: So the price history on this one, they bought it at 360, but they completely redid the inside. Like if you saw the old pictures, it's old. It looks like grandma's cottage, you know, in the mountains. So.
But yeah, they did do a lot of work.
You know, like new countertops. Everything in here kind of went through the whole thing.
Used to be old for mica countertops, But. Yeah, that's kind of like what you can see up here. I mean it's. This one's been on the market quite a bit, quite a long time. But not really a long time, 166 days. But you know, I expect it to eventually sell around what it's listed for.
So you can see like coming in, getting something cheaper and flipping it.
You can do.
You can put some equity into it though right now is a hard time to sell. So if you want to list right now, I would just fix it up and rent it out until the market kind of shifts a little bit. But stuff can stay on the market like six months to a year. So it's not that there's anything wrong with the house. It's just, you know, there's just not enough buyers and the buyers that are out there do have their pick of anything they want. So you have to look better than your neighbor.
[00:12:24] Speaker A: Yeah, got it. Okay, cool. All right, here we go. Green Oaks Road. That's a hell of a scenery there.
[00:12:33] Speaker B: Yeah, yeah, this is. Bryson City is beautiful. Like especially up in the Arca region. There's lots of great views up in that area and it's convenient to like. Like I 74 runs all the way through and then you can hit I 74 up to 40. So getting through these markets is pretty. At least there's a highway there. You know, it's not A bunch of like tale of the dragon back roads. If you've ever been on the tail of the dragon.
[00:12:57] Speaker A: That's.
[00:12:58] Speaker B: That's brutal.
But I actually have this one scheduled to go see soon.
But yeah, it's nice little place.
It is only a two bedroom but I think you know the square footage is 1200 on it. But it does, does have land that comes with it. So options, Location, location is pretty good. It's, it's. I have a 20 minute roll. Usually you want to stay within 20 minutes of the action.
Unless you just have something extremely awesome about your place. You know some amenities that just make it where you actually kind of want to hang out there all the time.
Then you can bend that rule a little bit. But this is, it's pretty close to downt.
This has that base full, this little big basement down here that has potential do stuff with that.
Yeah. See how the just open down there. Just waiting, waiting for something in there. But like I said, it's two bedroom. But with that, you know you have the potential of making that bigger.
[00:14:09] Speaker A: Which this one's, you know, it's a little bit smaller. About the same price as the last one. So we got 420 for just a two bedroom.
[00:14:17] Speaker B: So this is actually a little bit bigger if you count this isn't counting the basement square footage because it's not finished. So it's you know, quite, quite a bit more. If you were to finish that basement up the square footage because it has to be heated up here, it doesn't have to be cooled, just has to be heated in North Carolina to be able to be counted in the square footage. So.
[00:14:40] Speaker A: But yeah, okay. It does look like a crawl space to me though. You know what I mean? Like right here. Yeah. Isn't that like cinder block crawl. No, it's framed. Okay.
[00:14:50] Speaker B: Yeah, it's framed. It's framed in. I think that other picture.
Was.
[00:14:59] Speaker A: Wait a minute. That might be a separate structure. This is the basement.
Okay, go back, hold on now we're. Now see we're doing some investigating here. Look, go back to that framed out, unfinished.
[00:15:13] Speaker B: Yeah.
[00:15:13] Speaker A: And go to the look. Isn't that the house in the pit in the window?
[00:15:16] Speaker B: Yeah, that looks like it. This might be. Yeah. Adu.
[00:15:20] Speaker A: Yeah.
[00:15:21] Speaker B: Okay.
[00:15:22] Speaker A: Okay. That's cool too though.
[00:15:24] Speaker B: I didn't see that.
[00:15:25] Speaker A: Yeah.
[00:15:25] Speaker B: And some of the. I have some multi units on the docket today too that are. They do.
[00:15:31] Speaker A: Well, it's interesting we don't have an exterior picture of this thing though, whatever that is.
[00:15:36] Speaker B: Yeah.
See if they got one.
The inside looks pretty decent.
[00:15:46] Speaker A: Yeah.
[00:15:46] Speaker B: There's the front there and the front There it is. There it is.
Yeah, it's free.
It's not finished. That's where you put the mother in law.
[00:15:56] Speaker A: Right.
[00:15:58] Speaker B: So. But yeah, it does have quite a bit of it to almost three acres. So that's why the, you know, for two bedroom, the price is a little higher. It's got more acreage and usable acreage, too. That's a big thing up here. I can sell you land all day long. It's just on the side of a mountain, 90 degrees, so.
All right, moving on.
This one's awesome. I like this one.
This is down in Hayesville. Hayesville is a little farther.
It's kind of its own different place because it's about 30, 40 minutes to Bryson City. But the one that makes this is awesome is. It's right on the lake.
This has just been remodeled, and it's not.
It's not on lakefront, but I mean, you can see where it's at. Like over here somewhere. To walk down the lake takes you like a minute.
[00:16:58] Speaker A: What's the lake called?
[00:16:59] Speaker B: Lake Santilla or Chatug.
Sorry. Yep.
House is here. There's a path going through here to the lake, so that's cool. Yeah.
[00:17:13] Speaker A: We're fishing on that lake.
[00:17:14] Speaker B: Oh, yeah, yeah. There's fishing all up in here with
[00:17:17] Speaker A: the mountains in the background.
[00:17:20] Speaker B: Yes. It's awesome.
I've been told we have some of the best fly fishing in the country, so I don't. I'm not a fisherman, but I'll. I'll take your word for it if you are.
So we do. We do stock our rivers and stuff with trout up here. So.
Yeah. No, this has just been remodeled. This is virtually staged, by the way.
It is not furnished, but it is.
It is nice, though. The remodel is really good.
Now, I don't typically recommend Hayesville. You kind of have to be where this is at in Hayesville. You know what?
[00:18:06] Speaker A: Why is that too far away?
[00:18:08] Speaker B: Well, most of Hayesville is kind of like middle of nowhere, so you have to be close to the amenities. And this is pretty close to Blue Ridge, Georgia, as well, so.
But yeah, completely redone.
I saw the four pictures of this, and it was rough. They did a really good job.
[00:18:33] Speaker A: Okay. I like this. I like the location. I like the fishing aspect.
[00:18:38] Speaker B: Oh, yeah.
Let's get you a fishing house, Luke.
[00:18:41] Speaker A: I'm tight.
All right, let's go.
[00:18:43] Speaker B: Let's do it. You can buy this one.
[00:18:47] Speaker A: They did get a good job on it. I'd want to see it in real life, see what's doing. Oh, the bunk beds are cool. The kids love that.
[00:18:53] Speaker B: Yeah, they do.
I saw one in Lake Lure earlier this year that had the built in bunk beds and you tunneled through and. Yeah, kids eat that up.
[00:19:04] Speaker A: Although that might not be real. It says virtually staged, so it's not.
[00:19:09] Speaker B: But the cubbies and stuff are there, I think.
[00:19:11] Speaker A: Yeah, I would assume those would have to be there.
Nice tile. Okay, cool. I like it. Got a garage.
[00:19:19] Speaker B: Good garage. Yeah. Turn that into a game room.
But all in all, I think they did pretty good with that one.
[00:19:31] Speaker A: What do you think the price on that? Oh, that's right down the street. That's cool.
[00:19:35] Speaker B: It's about. It's com. It's competitive for its area.
You know, you're going to pay a little bit more for lake properties, so just like you would with a view that, you know, just views and water features like that, they just add a.
At a premium to your price.
Now, if it wasn't near the lake, it'd probably be worth a lot less.
But yeah, good little place there on the lake and they got that little island out there in the middle too. People out there.
[00:20:09] Speaker A: Yeah. So I'd put this on my list of things I want to see in real life and just kind of see what's doing there on a remodel and.
[00:20:15] Speaker B: Absolutely.
[00:20:15] Speaker A: And fill out the neighborhood and all that kind of stuff.
[00:20:18] Speaker B: Yeah, I'm gonna plan that. May probably next week take a trip out there to, you know, do a video of it.
All right, moving on.
Here's. This one is Haiti Hidden Falls. This one's in Maggie Valley as well.
Great view.
This one had to.
I picked this one because of the view and its location. Like I said earlier, when we're looking at Maggie Valley, usually doesn't matter where it's at because it's such a small town. And Soco Road is the main road all the way through Maggie Valley into Cherokee. So, you know, just back up off that road and you're good to go. I always like the. The door on this one.
I have toured this one before, but that door was always really cool.
This one is a current rental and it was hard to get in. This one, it's usually booked, so
[00:21:29] Speaker A: you
[00:21:29] Speaker B: got the view off the patio there.
[00:21:33] Speaker A: Yeah, I'm a sucker for that.
[00:21:39] Speaker B: This is on the good side. There's two sides of the road. On this side of the road, they have, I think, a little bit better views.
On the other side of the road, they're Good, but not like that.
But yeah, it was a good experience. We, you know, again, same scenario. It's one we looked at, but they found one they liked better.
Yeah. And then the view from the bedroom. When you wake up, look outside.
[00:22:08] Speaker A: Nice location.
[00:22:11] Speaker B: Great.
Same as that Indian 12, Indian trace one. It's there. It's right in the heart. So this one's kind of closer to the ski slopes, though.
So you're about like two minutes from there.
Cataloochee.
Yep. Another great view.
Get out there and barbecue.
Saw. Somebody had a barbecue incident recently on STS Plus.
[00:22:43] Speaker A: Yeah. Wasn't that in North Carolina?
That was in Poconos.
[00:22:46] Speaker B: Poconos. Yeah. Yeah, yeah, That's.
We didn't do it. Yeah, well, it didn't.
It didn't do itself.
[00:22:54] Speaker A: Yeah, that's why I'm grill free, man. You know, I probably am losing guests over it, but it's one less thing to think about. Now. I do occasionally still have guests to bring their own, and then they leave it.
Or they'll buy like a Walmart, you know, a little Walmart grill and leave it there.
[00:23:09] Speaker B: Yeah. And that's why when there's, you know, fireplace. There's very common up here, fireplaces. And I'm like, yeah, it just takes one here, hold my beer. To burn your house down. I would convert that to gas logs.
You know, people just like the aesthetic. Most people don't like building the fire because it's, you know, if you don't know how to build a fire, it's. It can be difficult to get it started. So, you know, wouldn't you just like to flip a switch and have a fire?
[00:23:32] Speaker A: Yes, I would like that.
[00:23:34] Speaker B: Exactly. So this is also close to a golf course, the Maggie Valley Country Club.
And I believe.
I believe that's public course, but if not, there's a public course down the road too, and up near Lake Junaluska. It's a pretty decent course, you know, not bad.
See what else we got here.
Soaring Eagle. 235 Soaring Eagle. This one's four bed.
Might be priced a little high. You know, it's been on the market 340 days, so kind of good indication that that might be. But the view on this is. It's fantastic.
I have toured this one before, too. It is a great place.
So we're an eagle, but yeah, it's got the, like the. You're seeing the box look inside the. The wood.
Kind of more of a.
In my opinion, more of a modern rustic.
Not all places up here, cabins.
And up here it's not as bad like some people, a lot of guests don't really care as long as you know, I say just make it rustic looking inside even if it's a modern home. And it just, they do just as well. So you know, doesn't necessarily have to be a cabin up here to do well.
They got the game room downstairs.
Yeah, this one had that weird loft.
Let me see if I can find it. It's in the main bedroom.
Yeah, up there.
It's weird like you have to have a ladder to get up there but there's two storage spots up there. Like I'm guessing that's probably where you'd store your Christmas decorations.
Or if you're Luke, you have them up all year round.
[00:25:39] Speaker A: Ye, I got a tree up already. It's no big deal.
[00:25:43] Speaker B: No, I figured you did. Like it's.
It's not even Halloween yet. That's when you put it up. You're supposed to one of them.
[00:25:50] Speaker A: I'll put up five or six but I got one up
[00:25:56] Speaker B: so. Pretty decent place. It's in a good spot. The location's great. It's pretty close to downtown in Bryson City. It's a huge plus to be close to downtown but also be close to like the, the naturey stuff like the 9th outdoor center which is down the road. We call it the kn but that's where you're going to go for like tubing, fishing. There's restaurant down there, there's a outdoorsy store down there.
Just a great little hub. A lot of people come and visit that area. There's you know, some lodgings there. But the most, for the most part the lodgings are all like down that strip and they're short term rentals.
So there's horseback riding down there too.
And you know you're not too far from downtown. You know knock is only about 15ish minutes from downtown.
[00:26:44] Speaker A: See I like this one. I like the layout, I like the design. It is getting pricey though, right? 800 is, is that you know, out of line or.
[00:26:54] Speaker B: I think it's a little high because it price really determines bedroom count up here. Like if you're going to spend a million dollars up here, it at least has to be 5 bedroom or else it's not going to make sense because the bigger houses, they're the one, they do really well because it's a very family oriented up here. So you have a lot of families come up here and visit for the holidays and trips and stuff and you know they come together, pitch in by the big house and everybody stays there, you know, instead of the smaller ones, now the smaller ones do well, too. But, you know, I would say up here, the bigger the better. If you can go the bigger the better or the smallest, you can go one bedroom.
Those will catch all the couples coming up here. And there's not a huge amount of one bedrooms up here.
So, you know, it's going to cash flow. It's just not going to be on a grand of scale as something that's like five bedrooms. They both cash flow. It's just they're different brackets.
[00:27:51] Speaker A: I see. So how long has this been for sale?
[00:27:54] Speaker B: Almost a year. Huh. So that tells you kind of right there.
[00:27:59] Speaker A: So then you look probably the price, and then I'm like, what'd they pay for it? Do they have any wiggle room? Do they not?
[00:28:04] Speaker B: You know, let's see what they pay for.
[00:28:10] Speaker A: Too far. Too far.
[00:28:12] Speaker B: I got excited.
[00:28:13] Speaker A: You've gone too far.
There you go.
Sold in 2017 for 360. Yeah, they got a lot of wiggle room.
Up just one? Yep, up one right there. Price change. So it's been been for sale for almost a year.
[00:28:33] Speaker B: I'm not sure what it looked like.
[00:28:34] Speaker A: I've come down 100 grand, but they only paid 360. Yeah, we don't know what it looked like. That's true.
So.
[00:28:42] Speaker B: But that's the thing. That's one thing, you know, you. If you're looking at this, the show, and you're like, oh, that's a really awesome house, I'd like to know some more about it. You know, that's what that where I come in. I'm gonna do a deep dive into it. I'm gonna go through tackle history, give you, you know, see what it looked like beforehand, and I'm gonna help you make the best offer. You know, if in this market, you know, like I said, if they're not willing to work with you, just move on to the next.
[00:29:04] Speaker A: Exactly. And that's maybe why it's been for sale for a year. But you don't know because when a house goes for sale, like when this thing first went for sale, they probably turned down a bunch of stuff, and now they're probably over it and like, oh, okay. I guess we're just not going to get that much. Oh, yeah, they're not there.
[00:29:18] Speaker B: They probably went back and be like, hey, are you still interested in buying it? And they're like, we found something.
[00:29:22] Speaker A: I had one on a contract under contract probably six months ago, and the seller backed out because they, I don't know, some weird thing where they were trying to like find a different. It was a beach house and they wanted a different beach house and they couldn't find like the one they wanted or whatever. So they said, never mind, we're not going to sell it to you, even though we had the contract and blah, blah, blah.
So now they're coming back to us again because they still, you know, they're ready and they want it. They want us to take it at the same price we added six months ago. And we're just like, not. No. First of all, I've already bought something since then.
[00:29:57] Speaker B: Yeah.
[00:29:58] Speaker A: And you know, my circumstances have changed. I'm not really.
I don't even know that I'm in the mood to buy a house right now, you know, and yeah, absolutely, I would take it, but it's going to be less than what it was last time. And that's your fault.
[00:30:11] Speaker B: Yeah. You should have done it when it was. People get. They get greedy.
[00:30:15] Speaker A: I like the Cedarwood. That's a good name. Yeah, it's like Bushwood.
[00:30:20] Speaker B: So this one's. This is one of my listings. This is actually a boutique motel, but the reason why I have it on here is, is to show you all. But operates like individual short term rentals.
So there's 19 units on here and one single family home.
And this is in Hendersonville, North Carolina.
You know, Hendersonville is not typically my first pick for short term rentals, but little boutique motels like this do really good because Hendersonville is kind of a bridge area between other places. So this is, this has had all new landscaping, all new roofs. You can see the roofs are brand new on it, paint jobs on the outsides.
All the rooms have been remodeled. I mean, there might still be a little bit of room here, but you know, it does pretty well. Like last year it was around 4, 450 is what it grossed.
But that was due to like, you know, some helene overage. Like 24 and 25 are a weird year up here because of Helene, you know, hitting in October of 24 and then kind of affect 25 start. But I had this listed previously. But a lot of improvements have been done on this to get it to, you know, make it nice.
Location's great. It's kind of near downtown Hendersonville.
[00:31:47] Speaker A: This is the kind of thing that this could be somebody's job. Like you could buy this and, you know, live there. Not maybe not the property, but somewhere around and just go there every day. And this could be a new Career. Career for somebody.
[00:32:00] Speaker B: Yeah. And you know, with a little, little bit of extra work on it.
The inside of the main building needs to be. Something needs to be done with it. It's kind of just like a holding space right now, but, you know, put like a big dinner table and rented out as a venue or something for people that want to, you know, have a party or something, you know, I don't know.
[00:32:20] Speaker A: But what was the guilt as you think? Didn't think the main building was a restaurant or something at one point.
[00:32:26] Speaker B: So. No, the main building on this one used to be the old caretaker suite. So, you know, you would have.
I'll get to the front desk here and I can kind of show you what that looks like.
So this is the side of the main building there.
[00:32:39] Speaker A: Got a new roof.
[00:32:40] Speaker B: All of them are new roofs. They just had those roofs put on like a couple months ago.
You should have seen them before.
Shuffleboard.
Where that. In this area right here. This used to be a swimming pool, but it was all filled in. It's funny because you can still see like the, the depth meters on the side right here.
So this is the lobby. This is what the original front lobby used to look like.
Well, it's where people would come in
[00:33:08] Speaker A: and how many cases, how many rooms is the whole.
[00:33:10] Speaker B: 19.
[00:33:11] Speaker A: 19.
[00:33:11] Speaker B: 19 units. And then one of those is a single family house.
So.
But that single family house was built after the fact because this was built in the 50s.
Yeah.
[00:33:24] Speaker A: I love the couch.
[00:33:25] Speaker B: Yes, Pretty unique.
But then that single family was built as the caretaker suite because it used to be in this building.
And right now they just use it for their cleaners, laundry and all that stuff, so.
But they have full laundry and cleaning staff as well, so.
But the reason why it acts as a short term rental, you book these on their direct booking site or on Airbnb, vrbo. And then you just. They're all, all the doors are electronically coded, so you don't. There's nobody physically at the front desk ever.
[00:34:00] Speaker A: But I would do that if it was me. I'm gonna move in. You know, I'm like, if I was the kind of person that, you know, was looking for, like I said, a career change and I'm making, you know, 200 grand a year or something. I don't know what this thing's gonna make. I'm not saying it's going to make 200 grand, but.
[00:34:15] Speaker B: Oh, it's already done more than that.
[00:34:17] Speaker A: Yeah, but see what I'm saying, like, you know, you've seen the TV show Schitt's Creek, I would imagine.
That's what I'm talking about. Let's move into this.
[00:34:25] Speaker B: The Rosebud Motel.
[00:34:26] Speaker A: I could really see this being a good life for somebody if the numbers are. I don't know. I'm not talking numbers right now, but just in general. Like, if you were really wanting to get into this real estate thing, something like this, you know, it's the right size for, like, a mom and pop.
Yep.
[00:34:40] Speaker B: And this is the. This is the single family house that's on it.
[00:34:46] Speaker A: And that's what I would do. I would live there and run the place.
[00:34:51] Speaker B: Yep, absolutely. Some of the rooms. Rooms are all remodeled.
[00:34:55] Speaker A: Be a good retirement gig for somebody. This one's actually maybe a little nice to be living in. You could rent this.
[00:35:01] Speaker B: This is a. This is just a room. It's one of the rooms. Yeah, this.
That might be the single family room. Yeah, these are the two rooms on the single family.
[00:35:12] Speaker A: What's the purchase price on this?
[00:35:13] Speaker B: 2.3
[00:35:17] Speaker A: and 19 units.
Okay, so you're at.
[00:35:25] Speaker B: And yeah, if anybody that sees this as interested, you do have sign the NDA, but I can release financial information if you need to.
They had a really good September.
Like, they blew it out of the water in September.
[00:35:39] Speaker A: 120 a unit, basically here.
All right. Now you got me pulling my calculator out, so.
[00:35:49] Speaker B: But, yeah, all of these are rented that. Nobody's actually staying in the. In the single family house. It's. They rent that one as well, so.
But I know when I've toured this and had to do things here, I've always had to. Like, there's at least one unit open, but most of them are always.
And there's two cottages up here, too. So some of them have kitchenettes.
This one actually has a full kitchen on this cottage unit here. You can see the kitchen in the background there.
There it is.
Little kitchen in there.
But, you know, they're priced differently according to, like, size and stuff.
But then they stay pretty rented.
People seem to really like it. And now that the outside's done up, the landscaping's done, the new roofs are put on, it looks so much better outside. I just wanted to throw that in there.
[00:36:45] Speaker A: Interesting.
This thing's got some sort of a history, I would have guessed, and what they paid and all that kind of stuff. But, you know, that's for you to dig into if this is something you're interested in. But, yeah, I could see this. I could see myself even in a different life, you know.
[00:37:03] Speaker B: Yeah, actually, I think you know, the seller.
[00:37:05] Speaker A: So I could live here and.
And run this thing in a different world.
[00:37:12] Speaker B: Yeah, it's definitely. It's got the. The capability of doing that. So either you live in the. The single family or you fix up the caretaker suite that's in the main building.
I don't have any pictures of that currently, but I can get them if anybody's interested. It's just. It's just storage, so.
I got some videos for it too, if anybody's interested. But yeah.
Good. It's a good spot. It's a good deal.
[00:37:39] Speaker A: All right. Interesting. What was the address on that thing?
[00:37:42] Speaker B: Fifth. I'm sorry? 1510 Greenville Highway, Hendersonville.
[00:37:48] Speaker A: What's it called? Greenwood.
[00:37:49] Speaker B: Greenville. Greenville Highway.
[00:37:51] Speaker A: Building.
[00:37:51] Speaker B: Oh, Cedarwood.
[00:37:52] Speaker A: Cedarwood.
[00:37:53] Speaker B: All right, Cedarwood In.
[00:37:55] Speaker A: Interesting.
[00:37:56] Speaker B: Also, if anybody's interested in boutique motels as a whole, I have an off market one too.
[00:38:02] Speaker A: Okay, cool.
[00:38:03] Speaker B: Hit me up. Hit me up and I'll get you info.
That one's 32 units, so.
[00:38:08] Speaker A: Okay.
All right. Is that an ashtray on that table there?
[00:38:14] Speaker B: That's an alarm clock.
[00:38:15] Speaker A: Oh, it's an alarm clock. I zoomed in. Okay.
[00:38:17] Speaker B: All these are no smoking.
I think most places are nowadays.
Now don't let the numbers throw you off because they don't start at one here. It starts at like 11 for whatever reason.
But yeah, no, good little. Good little boutique motel if that's, you know, where, you know, if that's what you're into. You know, we find this stuff all the time at the short term shop.
[00:38:46] Speaker A: Yeah, it's cool.
[00:38:48] Speaker B: Oh, yeah, and by the way, there's a. If you can see back there in the right corner, that's a big workshop back there for your maintenance guy. Like huge. It's.
I don't have a direct picture of it, but it's a good storage place. Good having a maintenance man on site or whatever, you know. You've got that back there.
[00:39:05] Speaker A: Yeah. This is Shed's Creek right here. I like it. It's cool.
[00:39:08] Speaker B: Rosebud Motel.
[00:39:09] Speaker A: Yep.
[00:39:10] Speaker B: Rename it.
[00:39:12] Speaker A: All right, what else we got?
[00:39:14] Speaker B: All right, we got.
This is another. This is one of my listings. I just listed it. It's 193 Shadow Lane. This is in Waynesville. Now this one is like five minutes from downtown Waynesville. And you know, you're probably about 15, 20 minutes from Maggie Valley at this point. Maybe 30. I don't know. I haven't timed it from here, but yeah, pretty close to the action. Downtown Waynesville. Very cute breweries down there. Lots of good places. To eat. Just don't blink because it's small.
But you know, Waynesville is a great town. I actually live in Waynesville and you got like June, Alaska and Waynesville, you know, pretty much Maggie Valley. I say it's part of, it's not part of Waynesville because they are actually separate cities. But they're so close together, those two combined. We're called the Gateway to the Smokies. And we got a big sign arch over the main dragon in Waynes in downtown Waynesville that says Gateway to the Smokies.
So I know we call this the North Carolina Smokies. We have a little bit of the Smokies, but they're not useful Smokies.
We just let you get into the Smokies.
[00:40:26] Speaker A: I see,
[00:40:28] Speaker B: you know, we have the Smoky Mountains in North Carolina. That's just. There's no like amenities really in the Smokies part of the North Carolina. It's, you know, there's hiking trails and stuff, but that's about it. The majority of the Smokies are over in Tennessee.
[00:40:44] Speaker A: Got it.
[00:40:45] Speaker B: But no, this is a decent little one. It's got some little view. You're going to be. That view is going to open up in the wintertime. You have a better view there.
But.
It's a three bedroom, two bath, two and a two and a half bath.
No three bath.
So underneath this is the full base. It's a full length of the house. Basement. It's unfinished, but that's where the laundry and stuff is. Storage room. Right now it has actually has an old school furnace down there. It does not, it doesn't function. It's just, you know, it just never got taken out. But if you notice in all these rooms they have the, the, the splits, the mini splits.
And that's perfect for this size house. Like there's no heating and cooling issues. Like right there, there's the mini split above the bed.
So you got two rooms downstairs and you got this room upstairs.
That's it on the pictures for that. This is a current rental.
Stays rented somewhat often but. And it's got a cool name like I'd love to live on Shadowland.
So.
All right.
Any questions on that one?
[00:42:17] Speaker A: Yeah, what do you think of the price again? I hate to beat that horse, but you know, is it reasonable?
Is it, you know, I'll say it's,
[00:42:26] Speaker B: it's, it's around reasonable. Yeah.
It just depends up here from area to area and quality.
But 424, about 400 something is about average purchase price up Here, so.
But like I said, you know, just because it says has that tag on it.
[00:42:44] Speaker A: Right, right again, the deal is like if you like it, you offer whatever the hell you want. Really, in this market, they're going to take you, but who cares?
[00:42:54] Speaker B: Yeah, just go into the next one. That's why I always tell people, let's make a list of your top three. And one of those should stick to the ceiling.
So.
But it is priced pretty, right? Pretty accordingly. I know what he paid for it. So.
Yeah, that's, that's one of my listings, by the way. If you like it, reach out to me.
[00:43:16] Speaker A: Oh, really? Okay.
[00:43:18] Speaker B: Where's it at? This is another one of my listings. I like this one a lot. It's had a lot of traffic on it because this one is actually so up here. Let me say preface by saying, you know, a seller's more than willing to share their rental history with you up here. But most of the time when I look at them, they're not good. They're, they're. They could be barely doing average up here. So take it with a grain of salt when you look at that. Because not every host is created equally. And when you buy a new house, you are effectively starting fresh. You got a tablet rasa house and.
But this one actually is doing really well. They, you know, for 350, this is completely redone. Everything conveys furnished.
Everything you see in the pictures comes with the house.
They did 60,000 last year gross and they're on track to do it again this year.
And they're 89% booked so far this year. 89% occupancy rate. So it is ABS. It's doing really well.
And 60 is pretty good for something this size. It's not a very big house, so.
And
[00:44:33] Speaker A: I like the octagon though.
[00:44:34] Speaker B: Yeah, it's. It's one of those really neat round houses.
Hot tub. It's called Valley Breeze.
So I don't know if you can see this in the picture right here, these end tables. They are actually dog kennels.
They built the kennels into the furniture so you can crate your dog at night.
I do, I know it's a topic of debate and anything, but up here you almost have to be pet friendly to stay competitive. So, you know, if you have 20 stays with 20 pets and you charge a pet deposit and one pet screws something up, then you know you've probably made a profit, you know, after fixing with that last pet screwed up. But anyway, pretty cool. Yeah.
[00:45:19] Speaker A: I like an octagon I'm always a sucker for something interesting. A frames.
[00:45:24] Speaker B: Oh, yeah. I always try to put at least one of those on these for you.
Like that last time with that one with the bridge across to the front door.
[00:45:32] Speaker A: Yes, I really like that one. I remember that one. This is some tiny kitchen there, huh? Yeah, but it's cool. Yeah.
[00:45:40] Speaker B: It's a small house. It's not considered a tiny home, but it is small. I mean, it's only 870 square feet, but, you know, like I told you, smaller homes, they can do really well.
[00:45:51] Speaker A: Yeah. They're easier to rent in general. Right.
[00:45:54] Speaker B: So, you know, I feel like 60,000 on something like this is doing pretty well because the seller bought it a few years ago and they're, you know, they're just. I think they're wanting to move their investment money to something bigger. So, you know, that's what happens. If you're doing well, you can 1031 into something to make you more money.
[00:46:17] Speaker A: Yep. Yep. And it ends up being more work.
[00:46:20] Speaker B: Yeah.
[00:46:21] Speaker A: Lot of times you're like, why is he still. He's cashing in. But it's like, dude, I mean, it's going to be a lot of work for this guy to move this into something else, you know. So that's real estate. That's what we do. Yeah.
[00:46:32] Speaker B: And you got the kids room here that they've done up with the foosball and then that obviously the other room is the other sleeping area. Now, they used to have two beds like this in both these rooms, but they did it up with the kids room and I think they started. But it started being more of a hit doing it that way instead of having just two bland rooms. Because I guess if you're. If you have adults, you know, I guess you could sleep on those bunk beds if you need to.
[00:46:55] Speaker A: And how are we doing on location?
[00:46:57] Speaker B: It's pretty great. It's kind of right at the front of Maggie where Maggie and Waynesville meet.
But it's. Location's awesome. It's not that far. This will get biker traffic and festival traffic, people staying here. So it's not way up the mountain. Doesn't have a view. But, you know, their fire pit is amazing. It's nice and you can. In the wintertime, you can see that there's a. You can see the mountains in the background.
I just used that picture because I thought it was really nice.
[00:47:33] Speaker A: Well, yeah, like it impressive with the white caps and all that.
[00:47:36] Speaker B: Yeah, yeah, I really like that one.
But they got like this little creek. It's not really a creek. It's more of like a drain off from the top of the mountain. But when it's. It looks like a little creek. And when it starts raining, you know, you'll. That creek will pick up. There's little tiny bridges across it over here that just kind of go into the Laurel.
I don't know.
Be careful. You might go into Narnia if you go across there.
So.
Good little place like it. This is another one of my listings out in Murphy. This one is like 15 minutes from downtown Blue Ridge, Georgia.
Probably the only reason why Yak isn't selling it is because he's not licensed here. So that's how close to Blue Ridge this one is.
And on the price, I know this is priced exactly right because I sold the other two next door to it that same. Same price.
So this is.
Bring this up. And these are nice. They are built in 21.
This one's fully furnished as well.
That's pretty good.
You know, you get the. This area, you're going to have access to downtown Blue Ridge, Georgia.
You have access. There's another casino out in Murphy for the Cherokee Casino.
You got that out there. Murphy's beautiful, beautiful area.
You're in the mountains, so I'm sure hiking and all that jazz is anywhere you go, just go down the road, you'll find a hiking trail, but not like a. Not a bad place.
[00:49:20] Speaker A: What's the price? Oh, 355.
[00:49:22] Speaker B: 355 on this. And it's completely furnished.
[00:49:25] Speaker A: This is your listing?
[00:49:26] Speaker B: Yep.
[00:49:27] Speaker A: How long has it been? You know, how. How long's it been for sale?
[00:49:30] Speaker B: This one has been on the market for under 48 days.
[00:49:35] Speaker A: And. Any offers? Any, you know, any action?
[00:49:39] Speaker B: Yes, had a couple offers. It's just, you know, there's a.
He knows what he wants for it.
[00:49:46] Speaker A: I got you. It wasn't. It wasn't what he was looking for.
[00:49:49] Speaker B: Right?
[00:49:49] Speaker A: I got you.
[00:49:51] Speaker B: But, yeah, I mean, I don't know. God. You know Brad Bircham, right?
[00:49:56] Speaker A: Yeah.
[00:49:57] Speaker B: So he had one of these cabins. That's one of the cabins I've sold next door to this one.
So I know what these are worth. I've sold like two of them already in the same layout, everything. So when we priced it, you know, that's kind of where we priced it at.
[00:50:11] Speaker A: So I got you 150 days, though. You know what I mean? I'm sitting there like, well, maybe I do get rid of it, you know?
[00:50:18] Speaker B: Yeah, it's not. I mean, that's coming up on the, like, broader end of things. But I mean stuff does sit like you really have to want to tell people, you know, when they want me to list their house, I'm like, look, I gotta be realistic with you. This could happen. You know, I'm gonna do my best to get it sold for you. But you know, this is. There's just so much we got to be better than that. The one next door, you know, we got to be the first pick.
And people just have too. You know, they have pick of everything. So that round home, that one's getting a lot of.
A lot of attention.
[00:50:53] Speaker A: That's unique. It's cool.
[00:50:54] Speaker B: Yeah. And there's some of those up here. There's not. There's not very many round homes like that up here. But I think those tend to go pretty quick up here just because they're so unique and people love them. Like guests love them. You know, they.
Anywhere, you know, like kids. You know, I remember coming up here as a kid. You know, it's just a magical place, you know, as a kid and you know, having something like that where you can go explore and. And it's not your norm. It's. It's really great.
But. All right.
[00:51:22] Speaker A: So for 355 we can have this. Two. Two.
[00:51:25] Speaker B: Yeah.
[00:51:26] Speaker A: Okay, cool.
[00:51:27] Speaker B: That's good. I think that's all I've got on here.
[00:51:31] Speaker A: Oh, we went through them all.
[00:51:32] Speaker B: Oh wait, here we go. We have one more.
[00:51:33] Speaker A: Oh, look at that.
[00:51:35] Speaker B: Now I've toured this one. This one's. I like this one a lot.
It is a two bed, but it is really close to the river.
Hiawassee River. I think that's Hiawassee.
You can pretty much. It's grown up back there. But I think there's a path somewhere to get you down to the river. But this one was.
I think the garage was converted into a room. This big room you'll see in a second.
Very well maintained. It's secluded, private. It's got a little bit of a view.
It's got a little bit of that modern rustic cabin feel.
Granite countertops or. Plus I love those.
See, where is it? Yeah. Here's the garage. It looks like this whole thing was converted. So it's like a TV room and stuff. I mean, you know, you could. I could see you putting some pool tables in there. And you know, there's plenty of extra room and that for some more amenities.
But it's a pretty good place. And I got a video of it that I can send you all.
[00:52:51] Speaker A: That's cool. Yeah. 475 for a two. Two.
Yeah.
Got a view.
[00:52:58] Speaker B: Yep.
[00:53:00] Speaker A: Trees down there and make that view bigger.
[00:53:02] Speaker B: Yeah, you could.
Or at least like raise the canopy up if you don't want to cut trees down.
It's got a little outbuild in here.
It's more of like a maintenance shed.
Your lawn mowers in there.
But you can see how close it is to the river.
And it's up high enough that it's not gonna flood.
[00:53:26] Speaker A: Is that. Is that a thing? Is there.
[00:53:28] Speaker B: Are there floods in certain places? Like Canton. Canton always floods. It's like east of Waynesville, so you got Waynesville. Canton. Waynesville. Clyde Canton. Candler or Lester Candler, Asheville. We have tons of little cities up here.
But during Helene, I mean, that whole area was underwater down there. Bryson didn't really get hit by Helene. Neither did Maggie Valley or West Waynesville. But everything below Lake Tunaluska and the dam at all, it does flood down through there. So that's another good thing of having an agent that knows the area. You'd be like, I love this house. I was like, well, the next big storm is going to float away, so having somebody that knows that is crucial. But this one's up high. This doesn't flood. I haven't really ever seen it flood, so.
[00:54:25] Speaker A: All right, I like that one. I like the Octagon.
And I didn't write it down, but I like the second one, whichever one that one was.
[00:54:33] Speaker B: So the Indian trace, maybe.
[00:54:37] Speaker A: And then the hotel's cool, too. Again, I think that hotels and somebody's new careers. Schitt's Creek. Yeah, again, you got to run the numbers. I don't know the numbers on it. That's your. That's your job.
[00:54:48] Speaker B: Yeah, and I will, listener.
[00:54:50] Speaker A: That's your job.
[00:54:50] Speaker B: But I'll help you with it. It as best I can. But I won't do them for you.
[00:54:54] Speaker A: Right.
[00:54:55] Speaker B: Because, you know, you gotta. It's business. You need to learn how to do that anyway.
[00:55:00] Speaker A: Absolutely. All right, well, what else do we need to know?
[00:55:04] Speaker B: Yeah, just reach out to me, Jay. The ShortTermshop.com and you should. You send me an email. I can hook you up with my phone number.
We can have a chat, schedule a call, and we'll talk about the area.
Yeah.
[00:55:19] Speaker A: Love it.
[00:55:20] Speaker B: Pretty. Well, it's easy.
[00:55:21] Speaker A: I'm going with the Octagon. At the end of the day, I think I'm gonna go with the interesting. The. The. You know.
[00:55:26] Speaker B: Yeah, it's. Yeah, it is. Actually. I think I'm gonna get an offer on it today. Maybe. I don't know. Hopefully.
[00:55:32] Speaker A: All right, well, maybe it'll be gone.
[00:55:34] Speaker B: Yeah.
[00:55:34] Speaker A: This comes out.
[00:55:35] Speaker B: I don't celebrate until I get that in my hand, you know?
[00:55:38] Speaker A: Yeah. Especially in this market. Yeah. But hey, man, a lot of product out there. Nobody's making offers. And like I said, you know, according to my neighbor, who said, this is a terrible time to buy a house.
[00:55:47] Speaker B: House.
[00:55:48] Speaker A: I'm like, dude, let's go.
[00:55:50] Speaker B: It's a good time to buy.
[00:55:51] Speaker A: Perfect time. When average Joe neighbor saying, don't buy a house, it's like, well, my wheel starts spinning. All right, buddy. I appreciate you, Jay. Great to see you.
Yeah.
[00:56:03] Speaker B: And just so you know, we close the house, take you out ax throwing.
[00:56:06] Speaker A: Ax throwing? Yeah.
[00:56:08] Speaker B: Yeah, let's do this. Or if you can't do axes, we'll just go eat. Because I like to do that, too.
[00:56:13] Speaker A: Yeah, absolutely. What are we gonna. We're gonna eat bar food. We're gonna. Oh, man.
[00:56:18] Speaker B: Best. Best barbecue you ever have in your life.
[00:56:20] Speaker A: Oh, barbecue. Oh, love barbecue. All right, cool. You're gonna love. All right, well, thank you. We'll see you next time.
