We've basically put together a list of all the nicest, highest dollar, if you will, properties that are for sale or recently for sale anyway, in the Gulf Shores market with none other than Jonathan. Everybody loves him. He's the greatest. Been on the show before and been with the short term shop for a long time. He's a founding, founding agent for the Short term shop. And Jonathan, how you doing, buddy? [00:00:33] Speaker B: I'm doing great, Luke. Thanks again for having me. Always enjoy, enjoy being here. [00:00:37] Speaker A: My pleasure, my pleasure. Well, without further ado, I know we can get. I can talk a lot and I want to start showing these properties sooner than later. So if you, if you're ready to go, let's do this. [00:00:48] Speaker B: Awesome. I'll go ahead and start sharing here. Let me get the right screen up. [00:00:52] Speaker A: Oh, luxury condo. [00:00:54] Speaker B: So I'm starting out, I'm trying to keep it geographically going from Perdido to Fort Morgan. So that's the way I'm trying to do it a little bit. So there, there's going to be a mix of condos and houses. So this one right here, this is in the Phoenix Key, which is right on the. It's in Orange beach but on the Perdido Key side. [00:01:14] Speaker A: And wait a minute, you got a location. Let's see it on a map. [00:01:19] Speaker B: See here? Yeah, let me go back here. So on the map. [00:01:23] Speaker A: Map doesn't want to work. [00:01:26] Speaker B: So it's right there. Whoops. Close to the floor. Bama. [00:01:33] Speaker A: Oh, Flor Bama. Okay, cool. [00:01:34] Speaker B: Yes, in that area around there. [00:01:36] Speaker A: And that he died recently. The guy that started the Flor Bama. Did you hear about that? [00:01:41] Speaker B: Oh, you know what, I didn't even hear about that. [00:01:43] Speaker A: Yeah, the guy that founded it passed away, I think just a couple weeks ago. [00:01:48] Speaker B: Oh, man, I didn't even know that. Well, he definitely created a long lasting establishment, that's for sure. [00:01:54] Speaker A: Yep. All right, that's good enough on location. Go ahead. [00:01:57] Speaker B: Okay, so this one is, is a new construction. It's slated to be done towards the end of the year or possibly into 2027. But this is going to be one of the most luxurious condos ever built here. And it's a Phoenix condo, which is important for me to mention because the way Brett Robinson builds these new construction condos is they, they have a pretty unique way of doing it. They, they don't get funding for it. They get contracts and then build it from there. And they've Kind of perfected the, the way of doing this and it's, you know, always works really well for the people that get in kind of early because they increase the pricing and you know, it's one strategy that some people buy them on the first phase and then as they go throughout they either have equity built in or reassign the contract. So that's kind of the Brett Robinson model and, but anyway, very well established developer here and I'm sure you've heard of the Phoenixes there. There's probably 20 something of them now. And this is just the newest and most luxurious one I've seen. I mean you can see the, the decks are just incredible. It's going to have lazy rivers. Let me see if I can get to the. Oh, you can see that a little bit. There's not a ton of pictures on here because this is a rendering. But there's going to be an insane lazy river that's suspended with views and just going to be an incredible complex when it's done. This is a five bedroom and they do have four bedroom, four bedrooms and they go up to six bedrooms in this complex. But, but a lot of square footage, over 3,000 square feet. So just a very big nice condo. [00:03:37] Speaker A: Is this common? Can I find something like this that's not brand new or is this like a new concept? [00:03:43] Speaker B: So you can find condos with lazy rivers. You can find condos that are big but this one is, is kind of unique in, in the fact that it's large. You don't see that many five bedrooms, especially six bedroom condos. So it's, it's got some unique qualities. The floor to ceiling windows throughout. I mean it's, it's unique. The decks are going to be a little bigger than usual. There's one that I'm going to get to in a minute called Turquoise Place as well established and that is one of the more most luxurious ones that's been here for a while. But this one does look, has, have a little differences than the others especially with the suspended lazy river. I've never seen that on a complex here before. [00:04:28] Speaker A: All right, I like it. That's really cool. Seems a bit on the revolutionary side there as far as like being modern and up to date. And I'm actually kind of surprised at the HOA. $2,800 a month. That seems fairly reasonable for a four million dollar condo. [00:04:48] Speaker B: Yeah, they, I mean the, they really just covered the amenities and the amenities are great but being new the insurance is going to be lower. They factored that into the hoa, too. So, you know, there's a lot of. The reason they're able to keep that low partially is due to the newer construction and lower insurance, too. [00:05:03] Speaker A: Okay, cool. I like it. [00:05:06] Speaker B: All right, so that's. [00:05:07] Speaker A: Now, hold on. Can I see dolphins from the living room? [00:05:10] Speaker B: Oh, yeah, you definitely can. [00:05:14] Speaker A: That would be so cool. [00:05:15] Speaker B: So they're all. Not to sidetrack too much, but I see dolphins at least once a week on showings. They're everywhere around here. I love dolphins. I'm a. I'm like a kid when it comes to those, but I see them all the time around here. All right, awesome. So that's the female Phoenix Key. Now this one we're switching a little bit up to. This is a little different. So this is in the Osprey Landing, which is a community. Let me see on the. I wish I could pull this up. I don't know why the map's acting weird, but you can see it's. [00:05:47] Speaker A: Try again. It might work. Click it one time. Hopefully we get lucky. There we go. [00:05:51] Speaker B: Okay, this is better. Okay, so you can see right here. You've got the bay right here. Now, this is unique because it's right here on Cotton Bayou, and you're not very far from Robinson Island. And each. Which I'll get to in a second, each house comes with a deeded boat slip. So this is if you want a place to store your boat. And if you like, I mean, of course you can get to the beach. It's not too far of a walk. But the big allure and attraction to this place is the deeded boat storage. And also, you're just right here close to Robinson island, which is where a lot of people just bring their boats, and you just whip right up to the island and hang out and have fun. You can go eat at Cobalt's right there. It's just a really cool area where a lot of the locals hang out. So that's the biggest, biggest selling point for this community here. [00:06:47] Speaker A: Also new. [00:06:49] Speaker B: This is new construction. Well, 2022, actually, there are some new construction projects in here, but this one is a resale. [00:06:56] Speaker A: I got you. Is there a boat launch of some sort? [00:06:59] Speaker B: Yeah, let me. Let me get to that really quickly. That's the house itself. It's nice house. And then you have some views of the bay. And then you can see where you walk to this boat storage, which is a nice boat storage facility. It's got an elevator in here, too. A lot of pictures. Big closets [00:07:21] Speaker A: all clean and crisp and new. Mm, looks like original paint job. Okay, there you go. Community pool. [00:07:30] Speaker B: That's right. Got a community pool there. [00:07:33] Speaker A: So not necessarily like super high luxury, but also 800 bucks HOA. And that does that. Is that going to include this boat area? [00:07:43] Speaker B: That's right. That does include the boat slip and the. And the pool maintenance. [00:07:48] Speaker A: Oh. So if I'm a boat type of guy and I want this, actually seems like it would probably make a pretty good rental too. [00:07:55] Speaker B: Yeah, they do. They do pretty well, for sure. Like, especially if you're gearing it towards people who want to bring their boats, that. That's the kind of unique angle. You can play with this. [00:08:04] Speaker A: If I wanted to leave my own boat there and not tell the, you know, like, the guests don't need to know about the boat slip, but I could still rent a house. Right. Even. And just like, you know that the house kind of pays for the boat slip, basically. [00:08:18] Speaker B: Yeah, you definitely could do that. Now, you would see a hit by not advertising those amenities, because that's the big draw there, the boat slip and having boat access. But. But yes, you definitely could do that. And people do that. I mean, there's very many people I know that have bought these and have none of my clients, but that have bought these and then rented it out and just kept their own boat there. And just for frame of reference, like, I'm paying for a little tritoon that I have. I'm paying 500 bucks a month in storage. So. So this with the pool and all, the HOA is definitely not a bad, bad price. [00:08:52] Speaker A: Do. Do. Do you see a lot of folks bring a boat on vacation? [00:08:55] Speaker B: They. Well, it's a. It's a niche. I wouldn't say nearly. There are quite a few people, like, with our. We own an RV park and some houses on the bay in Fort Morgan, and we get pretty frequent calls about if they can bring boats. Now, we don't. We don't typically allow boats because we don't have a boat launch there, but I kind of wish we did. That'd be some. Some more good revenue. [00:09:16] Speaker A: Well, how do you work that? Like, if they want to bring a boat to the park, do you say, well, we don't really have anywhere to put it, and there's no. You can't put it in the water. Or do you say, you know, you could put it as long as you keep it behind your truck? Like, is there a system there? I'm curious. [00:09:29] Speaker B: Yeah, we do so well if there's enough room, because during the summer, our parking can get Limited. And we just kind of play it to see how packed the park is. But there's plenty of times that we allow a couple of few people to bring boats and parking in our excess storage. Then there is one guest that's been coming for years that actually puts their boat in on the Fort Morgan pier or the Fort Morgan boat launch and then takes the boat over to our area. Like, they. They don't actually bring it. They can't bring it from our RV park onto the land, but they just park it out there, and they'll just go out there and swim to their boat and use it when they want to. So we. We can get pretty creative, but we just don't have a. A launch for it. [00:10:12] Speaker A: Okay, cool. I like this. The. The pool's beautiful. I. I feel like this, you know, may not be like the cash flow king of the universe, but for the right candidate, this is probably a really good fit for a boat person that wants to be able to rent it, you know, because sometimes you start getting into those, like, $10 million houses, and it's like, do I really want to rent my $10 million house? But something like this, I think, you know, you probably would be in that rental ball game, right? Yeah. [00:10:36] Speaker B: Just to be frank, in my opinion, at this price point, this is more of a lifestyle purchase for somebody who likes the boating amenities and can rent it to offset some of the expenses. But there's many others that I personally would recommend over for pure cash flow at this price point. [00:10:51] Speaker A: Love it. All right, what's next? [00:10:52] Speaker B: All right, and then now this is the one I was mentioning. This. It's been established for. For a long time here. It's 2005 when it was built. Now this is Turquoise Place. So if anybody's visited Orange beach, they've seen Turquoise Place. I mean, it's probably the most. The biggest landmark we have for a complex or building here. It's just big turquoise buildings, which is where, you know, the Turquoise Place is the name of it. It's all glass here. Just a luxury complex. There's many listings here. They can go up higher than this. Now, depend in some of these condos just to kind of clear. Clear it up. Why some of the price points are so different, and some of the units may be exactly the same size. It depends on where it's located within as well. Some of these have a. An east. East corner unit or west corner. And depending on any given building, there might be another complex outside obstructing some of the view. Some of them, like one I'm going to get to in a minute. The east side has just sprawling views of the Gulf State Park. On the east side, where the west side is looking at a building. So you might see a pretty significant price difference because the views are just much more spectacular. So that's one of the reasons you'll see pricing so different. When you, when you're scratching your head and you can't figure it out, you're like, these are both go front units. That's sometimes the case is where the property is located within each building. But Turquoise Place is, you know, been well established as one of the highest. I mean, this one, you know, might can use a little bit of updating as far as the complex itself is one of the most luxury complexes. You can see a hot tub on the balcony. [00:12:32] Speaker A: Oh, man. How'd they get that thing up there? [00:12:36] Speaker B: Well, they, they all are. They used to all have them on the balcony. So I think they just had a crane or I don't really know. [00:12:43] Speaker A: Yeah, they probably craned them when they were building it. [00:12:46] Speaker B: That's right. [00:12:46] Speaker A: Yeah. And, but yeah, that's because, you know, we're used to those things in the mountains and man, they're so heavy. It makes me a little nervous, but having that out there. But I'm sure they built it like [00:12:56] Speaker B: that, so yeah, they reinforced them with that in mind. That's how they intended. And I thought this was really cool to view from the bedroom. [00:13:02] Speaker A: Oh, that's beautiful. Now if the tub goes out and you don't want it out there anymore, you could always, you know, take a sawzall to it and one piece at [00:13:12] Speaker B: a time and they, they may have a big serve. I don't really know how they do it, but I know people have had them replaced. So that's a good question. To find out exactly the process of that. [00:13:22] Speaker A: It had to be a crane. You know, it's an interesting fact that hot tubs don't really weigh that much when they're empty. You can. If you're in a pinch and the tub is empty, that's actually a new hot tub. That's. That's definitely been replaced. But if you're in a pinch and you need to move that thing from one side of this balcony to the other, you can. Maybe not super easy with one person, but two people could push that thing. If it's empty now, if it's full, you're screwed. [00:13:47] Speaker B: Yeah. Great views from there. That's, that's one of the unique parts is the hot tub on the balconies with, with this complex, you got a grill, a huge, huge balconies. Then you got the indoor pools, which at this, you know, this level of luxury condo, you definitely are going to expect a nice indoor pool, which it does have that nice workout. I mean just pretty much any amenity that you would want. [00:14:10] Speaker A: Yeah, I'd say it's a pretty good competition for that new construction. The first one we looked at. Now it does have one and a half less bath. The HOA is a little lower. So some things to consider there, I guess. You know, for me this would boil down to which building did I like better? You know, this is one of those ones where I'd want to see it in real life. [00:14:28] Speaker B: Exactly. There's a tennis court. I know we're talking tennis a little bit. [00:14:31] Speaker A: Oh yeah, love the tennis. [00:14:33] Speaker B: Love the tennis complexes here. Do have tennis courts in the lazy river button green. Okay, so that's. [00:14:41] Speaker A: Yeah, this is definitely getting up there in the luxury lane here. I think so, yeah. Oh, look at the big slide and all that. That's cool. That's so the kids would love that. [00:14:50] Speaker B: Oh yeah, it's got a little cafe. [00:14:54] Speaker A: You sit at that bar and pound a few and tell the bartender you're an owner and you know. [00:15:02] Speaker B: Yep, that's right. It's. I mean it's an incredible complex. Okay, so now we have the bluffs. So this. Now we're switching to another house. That's. Show you some details here. This is a newer community. It's not the newest, but it's 2022. This is right by Coastal, which is a newer restaurant in the area which has some a place for locals only to use. But then it's also a very popular go side restauran. So you can walk to the Coastal easily from here or to Coastal I should say. But the one thing reason the price is high on this is that you do pay a premium for Orange Beach Gulf front houses. There's not a lot of Gulf Front or really no Gulf Front lots that I know of that you can buy to build houses in Orange Beach. And then the demand for the houses is so high. Mostly condos. I mean. Yeah, mostly condo complexes in Orange Beach. So that's why you'll see much more availability for condos and Gulf Shores and Fort Morgan than you will in Orange Beach. And you'll see the prices much higher in Orange beach too. It's just a very desirable place to. [00:16:08] Speaker A: I missed the price tag on this one. What was it? [00:16:10] Speaker B: This one is 4, 4 5. [00:16:13] Speaker A: 4.5. How many square feet. [00:16:16] Speaker B: This one is 30. Right. Right around 3500. [00:16:21] Speaker A: Okay. And is this. What's the beach situation like? Because if this was over by me here on 38, you know, it would be some sort of deeded beach situation. So is the beach in front of this all public? Is it open to interpretation? [00:16:34] Speaker B: No, it's not like the Florida, which I'm no expert on that. You know far more about that obviously than I do. But the, the beaches here, you. You basically own up until the ccl, which is a line you can't build past, which is actually likely before this crosswalk is even made. The. The doom walks are an exception that you can get made to get to extend past that line that this is not. And then this is protected here, but that's another story. The dunes. Wildlife is very prevalent here. Protected dunes, protected habitats, things like that. But as far as ownership, this is public ownership on the beach itself. [00:17:12] Speaker A: Okay, good. I mean, that's where. That's where it should be. [00:17:14] Speaker B: Right. And this, I mean, this is. There's others that are available in Orange beach that are higher prices than this, believe it or not, that are similar, that are new construction. But to me, with the location by Coastal, you know, the quality of build is. Is great. These, these are just very, very nice houses. And they have little, miniature little small pools which I'll show design pretty well. And then. Oh yeah, like that's nice. You can just walk out from the tub to the nice not huge decks up here and see Coastal via that way. And then there's a little small pool area under here. So really the premium on this one, it's a nice house for sure, is location. The interior ones in the dunes that aren't gold front are priced in the above two, five too. [00:18:11] Speaker A: Okay, I like this one a lot. Definitely going to be a front runner for me. How old is it? It's new, right? [00:18:17] Speaker B: This one. 20, 2022. [00:18:19] Speaker A: Okay. There was a lot of building going on in 20, 20, 22. All right, I like that one a lot. I'm gonna, I'm gonna write that down. I'm gonna make a note there. What was the. Bluffton. Bluffton, all right. [00:18:29] Speaker B: Yes, in the bluffs. It's in the bluffs in Orange Beach. [00:18:32] Speaker A: All right, I like it. What's next? [00:18:33] Speaker B: All right, so now, front runner. Okay, now we've got another new construction. Now this one is a little bit bananas to me. It's just going to be the coolest complex here, in my opinion. Now this is slated for 2028. I'm sure they're going to adjust these HOA dues. It doesn't make sense for what it offers to me at 1332amonth. This one right here is a five bedroom unit and these are renderings because this is again a 2028 build. This is going to be Caribbean seaside. This is going to be in a similar area to where we just were looking at by coastal. This is going to be insane. So you've got like a lazy river with the bar, a pull up bar to the lazy river. You. It's going to have amenities that nothing here has really. It's going to have insanely huge decks. This is, you're going to have your own private pools. You've got deck pools with. Well, some of them will have private pools, some of the pen houses. But the, this is the rooftop. I'm sorry with a pool and that's private. [00:19:36] Speaker A: No way. [00:19:37] Speaker B: No, this isn't. This is adults only from what I'm being told. Rooftop area with a rooftop bar, rooftop spa. Like it's, it's going to be so unique with, with that multiple pools. I mean there's, there's slides and pools everywhere which if you've heard of the Caribbean here, they have a great amount of amenities. That's a great complex in itself but it's, you know, it's been around for a long time and it's on the right there by overlooking where the Robinson island area is. This is Caribbean seaside. So this is going to be on the Gulf side and they're really doing it up. This is the same developer that developed Turquoise Place as well as the previous Creed, which Turquoise Place is one of the ones that we just looked at. So you've got these, you know, the nice kitchens that are. I mean everything is just luxury in, in Creep Seaside again, It's slated for 2028. This is pretty early on. I mean the bathrooms even got killer views. They just really put a lot of thought into this as you would expect with this developer and it's going to be incredible. So that's creeps. He said now I have a ton more details. There's a lot of different plans if anybody. This is just an overview. Feel free to email me. I've got a whole packet and everything and can give you a ton more details on all this too. [00:20:49] Speaker A: Okay. I like it, I like it. [00:20:52] Speaker B: How do we email you, Jonathan, at the short term shop? J O N A T H A N All right. [00:20:58] Speaker A: Love it. All right, what's next? [00:21:00] Speaker B: All right, now we're going on to this is an established complex. This is Phoenix Gulf Shores too. A lot of these are Phoenixes, but Phoenix builds a great high end complex. So this is four beds, four bath. Now you notice this is significantly smaller than some of the other units we've seen that are over 3,000 square feet. But I still consider it a nice luxury complex. So this is in Gulf Shores and is the only one, I believe, with a lazy river. The only complex in Gulf Shores. Lower hoa dues and some of those, but again, much lower square footage. And this, this is the newest that has been built of the Phoenix buildings. And again that we've just switched and moved on into Gulf Shores. And east beach is where this is located. So closer to the hangout for frame of reference. Now this is a four bedroom. So you can see this is an east corner unit. So you see kind of what I was meaning earlier in this building was what I was referencing. You've got to the east side, you've got these sprawling views of the Gulf State park because there's no buildings there on the other side. I mean the views are still great, but not nearly as nice as this because they have a view of the building. Another building, and this one does have great amenities too. I'll get to Gulf State park views and then. Amenities. There's a lot of pictures on this one. So there's some of the amenities. As you can see, nice lazy river slide which is, you know, obviously great for the kids. And I mean, I like lazy rivers too, so not just kids. All right, so that's the Phoenix Gulf shores too. Okay, now we're gonna get away from condos for a minute. Now this is one of the lowest priced ones I have on here, but I still think it's a great, a great property. The this is a new construction. Again, this is on in east beach, right where we were. Just some of the specs on it. It's a six bed, four bath, 2827 square feet. So not a ton of square footage, but they did a lot with the space and I think they, they really designed it well. So this one is. Hopefully I can show you how close we are to the beach from this. You can, but I think it's nicely done. This isn't Gulf front like many of the others we've talked about, but it's a very short walk to the beach. You do have neighbors around you. So the house itself is luxury. The location itself is. So you're getting a very luxury house. But the location isn't as luxury as many of the others we've talked about, which is a part of the reason for the big difference in price point. But you can see the house is nice. There's a huge pool for a private pool for this one that's heated. You've got built in bunk rooms here. [00:23:54] Speaker A: Yeah, I like the finishes on this one. A lot of times you see these newer builds and I mean even with the super high end luxury stuff, it starts to get cookie cutter. You know, it's like, oh, we got to have the gold and we got to have the this, that and the other and the white, white, white, white, white. But. And this one is golden white. But for whatever reason, it's catching my eye, you know, like, I'm like, man, that's a really nice kitchen. [00:24:13] Speaker B: Yeah, I think they did. I think they designed it well. And even the pool, like one thing I pay attention to these little details because they matter to me. Like a lot of in ground pools here they don't have. This one has a wall. It's hard to tell from this angle, but it's built up a little bit because the in ground pools can over, you know, have issues with sand. This one's a little farther back, but that still could have some issues with that. And the way this is built up with a wall around, it is much less susceptible for that. It's got a little elevation around it too. So. And you can see where the beach access is. This is a good view of that. So you literally walk out and there it is. And then the hangout is right over there and you've got restaurants and stuff around. So. So for this price point, I think this is a. A very nice option. [00:25:00] Speaker A: All right, cool. Yeah, that's. And that's rental friendly. We could definitely rent the hell out of that thing. [00:25:04] Speaker B: Oh, yes. Yeah, that is one I would recommend for a rental for sure. [00:25:06] Speaker A: Now we're not going to sit here and talk numbers and say that it's going to be the greatest deal, life changing thing of. Maybe it will be. I don't know. That's for you to decide. But definitely in the. In a rental. In the rental ballgame with something like that one. And this one too looks like maybe. Is this a little closer to the water? [00:25:21] Speaker B: Yeah, this one is not. And just speaking on the rentals too, that's such. We don't talk numbers like you said. But one important thing to keep in mind is that the rental is going to do is you preach this all the time as well as it's managed. And that's. I have Selected some people who I think are the best managers in the area that I can connect you with to give projections and give realistic history. And one reason I say that is this house right here, the rental history on it is, is not, you know, I don't want to say terrible or anything like that. It's not bad. But I have a manager who has a projection that's about 75% higher on this one. And the reason he's projecting that and he has a lot of proof is he has a house. Several houses that he managed that are not to this caliber that are outperforming it numbers wise. So that' very important to be connected with the right people. Even if you're just using the second home and just wanting to use it some, it's still great to have somebody who'll maintain it well and hit the the best performance possible. So that's just something a little thing I wanted to say there because it's just something I see all the time. But this one's an eight bed, nine and a half bath, 4,500 square feet. So this I'm excited to show this one because it's pretty cool. But it's 2021 gold fortified which means it's built to a standard that's going to lower your the most hurricane proof standard. Well, not the the most but it's built to help hurricane proof it. And it's got impact glass windows. The way the roof is done is to the to the fortified standards as well. So your overall insurance is lower for the area. Now the house itself is pretty cool and very unique. This what I like about it is that it's very unique. So you've got a pool here and as you're talking about location, this is a prime location. It's a one row back from the beach in West Beach. And you've got the public access right there which to me is phenomenal because you will. Nothing can be built right there. So the views that you have from the pool and there's two pools actually there's this pool and then a plunge pool. But you can see the inside a little bit is set up well for a lot of people. I mean it's an eight bedroom, got a little nook there. Then a ton of seating in the kitchen. They commercial ice maker, all this stuff. Bunk rooms with TVs. I mean it's set up well to me already for the most part. But an elevator. But the part, this is an exciting part about that I like. It's got a really cool and you can see even from the pool table room you got views out of there. It's got little nooks for kids. Then you've got, you got pool tables and gaming stuff right there with bunks right by. So that's in a movie theater. This is all on the same floor. So they got pretty much an entertainment floor with bunks for kids, which I think would be very attractive if you marketed it the right way. But a cool nine seater, I think theater. Now this part is the most unique part about it. Even the theater and all that and the multiple pools is cool. But this is a rooftop, which I would add more, you know, stuff up here. But this is a rooftop deck. There's not really anywhere in this area that has this. And this is done well track stacking and everything. And you just have sprawling views from all up here, which I, I love views. And I just thought this. I was walking around this deck the other day showing it and I'm like man, this is just a, a really cool feature. And that's a better view of the pool. And then they have the. Well, I think that's the pool itself. I don't even know if they're showing this. Oh, there it is. And then there's a swim spa on the back end. So you've got multiple pools. And this is a swim spa here. And. And yeah, pretty, pretty cool and unique. Unique house. Okay, so now, so that's a really cool house right there. Now I'm gonna go on to this house right here. So I'm again, this is actually another lower price one that I have now. This one is a, a lot different than the other ones, but I wanted to show a few different areas. So this is a six bedroom, another large house and this one's on the lagoon. So on the lagoon you got 3,000 square feet here. So since this one's on the lagoon, you don't have the same access to Robinson island and stuff that I was showing you on some of those earlier. But this one is a, is a lagoon front house. You do have to me this is, you know, a good price for this house. It's a new newer gold fortified house. And then you have a hot tub in the deck. [00:30:04] Speaker A: Seems like a lot of house for 1.6. [00:30:09] Speaker B: It is. [00:30:09] Speaker A: Yeah. Is it a good price? [00:30:11] Speaker B: It is. I mean it's lagoon front. So as I was saying earlier, like you don't have on the lagoon is, is desirable but you don't have the same access to like the islands and, and stuff that you bay access so even though lagoon is a great body of water, I would consider it not as desirable as some of the bayfront ones and of course not as much as Gulf front. But it's definitely good value for new construction or newer construction on the lagoon in this area. And it's a short walk to the. You can't really tell from here, but it's not a very far walk from the beach access either. And I like the lagoon. You can definitely get boats out there, but it's not. Again, you just can't really access the, the islands and the Gulf. There's a community tennis court. Okay, now we're going to go on to this one I wanted to show mainly because it's in Laguna Key, which is one of the luxury communities on the wet far west end of Gulf Shores. So it doesn't really, it doesn't connect to Fort Morgan. It ends at this community. I mean you can technically get in a kayak and go up here and get to Fort Morgan that way, but you can't drive to Fort Morgan. So this has a lot of. Where most of the houses here you see are like raised beach style with kind of metal roofs. Similar, similar style. These all have clay roofs. It's a gated community. Kind of a unique vibe to this community. Got hiking trails throughout here and you've got a nice community pool. This one has a private pool also decks around the whole house. Now this one isn't brand new, it's 2004, so you know, would need a few things done, updates and everything. But it's, it's a big house, right under 5,000 square feet and it's in a very nice area. You see, you got water views. The, the master's huge here. [00:32:14] Speaker A: Listed by Lance Nile. I like that name. It's a good name. [00:32:18] Speaker B: Yeah. Nice guy too. [00:32:20] Speaker A: You know him? [00:32:21] Speaker B: I do, yeah. [00:32:21] Speaker A: Yeah. Okay, cool. Let's look at the price history because I see a hundred thousand dollar drop on it already. So what's. What like where did they start it at? [00:32:29] Speaker B: Let's check it out. Okay, so they, they last sold for right under two in 2023. [00:32:41] Speaker A: So yeah, a little bit of wiggle room. Looks like they already dropped it to, you know, after they pay all the fees and the closing costs and everything. The realtor phase is about what they paid for it, which is to be expected for in two, two to three years. [00:32:53] Speaker B: Right? Yeah. And this one I wouldn't. It's funny, as luxury as it is, it's a big house. I wouldn't necessarily at this price Point this isn't one I would say is the best your investment but it's a very luxury community and very nice. Now this, this room is pretty cool up here. It's carpeted but you've got a cool upstairs room where you can fit a lot of kids and, and stuff too. Game area if you wanted to make it that way. So pretty. And then this is a golf cartable community also even though you're just literally about two minute walk to the beach, it's still cool that you can golf cart around it views. So that's, this is just an example of what's available in Laguna Key which is a very nice. [00:33:36] Speaker A: It's a whole lot of house for 2 million bucks. It's maybe not the best. Is it maybe not the best rental option or would it rent pretty okay. [00:33:43] Speaker B: Yeah, it's interesting. I've been trying to really figure out why Laguna Key doesn't hit the numbers that some of the others do. Because around west beach, even as you get pretty far west, I have a lot of clients do very, very well. But like this one I think the history on is 200k and it's with a very good manager. I wouldn't really expect many people to do better than that. But a six bedroom like this, you know I've seen in Fort Morgan for example, I have a client that's got a second tier in Fort Morgan that's got a, that's not as nice as this one and he did 275k last year. So. So I don't really understand why this one is. While Laguna Key doesn't hit the same numbers now, the Gulf front's a different story. They're just priced really high in Laguna Key. They do hit really good numbers but they're also 5 and 6 million dollars compared to getting one for lower prices in other areas. But, but anyway it's, that's about what to Expect is about 200k. [00:34:42] Speaker A: It's an impressive house, you know, for the dollar. It's, it's got a lot of square footage and beautiful front porch and the whole thing. It does need some updates but interesting option for sure. All right then what do we have next? [00:34:57] Speaker B: Okay, so now we've got the. This is a really interesting one. This is going to be one of the. This is a cool house. Like I've never seen one like that. This here. So in this house is in Kiva Dunes. So Kiva Dunes is in Fort Morgan. It's a very nice golf course. You have a, what they call the beach club. There not to be confused with the beach club complex. But it's got a cool like gulf side pool. This is a zero entry pool with a bar that they'll serve you drinks and everything too. So. And then of course a nice golf course. And this house itself is, is in that community and it is, it is just a little bit wild. It's crazy house. So. So this one they built, as you can see here, they got a special permit to build under this dune, this tunnel. So as you enter this house, you're going under a dune in this tunnel that the builder built. So it's a very unique design. Probably the only tunnel that has ever been that I've ever seen be built like this in this area. So then you can see here the pool is just uniquely done. There's glass everywhere for views. Of course this is go front which we're going to show the inside in a second. But just an incredibly uniquely designed house. [00:36:18] Speaker A: Yeah, this is like, I mean, really one of a kind deal here. This almost reminds me of, I don't know, like New Mexico has like, you know, really interesting architecture kind of thing. Even though this is nothing like that. But definitely a standout house here. [00:36:36] Speaker B: Yeah. But it definitely is not what we see typically. [00:36:40] Speaker A: I'll write this thing down. Kiva. I like that, that, that walkway on the front poo front porch too. That was really cool. [00:36:46] Speaker B: Yeah, definitely. Just an incredible, thoughtfully designed house. [00:36:51] Speaker A: Yeah. The white, I mean what is that white concrete on the floors? It's hard to. Hard to tell. [00:36:58] Speaker B: I don't really know what that is there. I definitely going to walk it. [00:37:03] Speaker A: Yeah. [00:37:03] Speaker B: The bedroom just looking right out. [00:37:05] Speaker A: So this looks like it's definitely unoccupied. It looks like it's almost been unoccupied for quite a while. So maybe a deal to be made is why I bring that up. [00:37:16] Speaker B: Yeah, definitely could be. Definitely could be. [00:37:18] Speaker A: What's the price history on this thing? [00:37:20] Speaker B: Let's check it out. [00:37:21] Speaker A: And what's the location on a scale of 1 to 10? [00:37:24] Speaker B: It's, I mean it's a great location. Well, if you want to be in the golf course community, that's the thing about Kiva Dunes is you have the beach and then you also have the golf course amenity. So if you're, if you have a family that may be one person likes to golf and the other likes the beach, you have that and it's just got great amenities. Even this is go front. So this isn't as well. The cart is still good for taking you to the clubhouse and everything. But you can call this a service that will come, a trolley that'll come pick you up from your house and take you to the clubhouse. Take you. So if you have kids that can't drive, you know, you can. They can call up the trolley and take them to the pools and stuff like that too. [00:38:07] Speaker A: You can. [00:38:07] Speaker B: So it is a. This is a gated community. I mean, Kiev is a very nice luxury area in Fort Morgan. [00:38:13] Speaker A: I love it. I love it. Well, listen, I got to wrap it up here, but hold on, wait. I do want to see price history on this one because this one is really piquing my interest. It's. It's so unique. How long has it been sitting here? [00:38:27] Speaker B: Let me look on the days on market too. So the. This is price show. [00:38:32] Speaker A: Yeah, There you go. See what that says. Oh, they paid. Oh, they've owned it for 10 years or 13 in theory, but who knows if that's right? [00:38:41] Speaker B: Right. [00:38:43] Speaker A: And they listed it in over a year ago. Okay. I bet you got some wiggle room here. [00:38:49] Speaker B: But I bet so. I bet so. [00:38:52] Speaker A: It's just, you know, it's maybe not for everybody, but I don't see why it wouldn't be for everybody. It looks to me like a. A good kind of combination of beach house, but unique. [00:39:04] Speaker B: I agree. Definitely unique for sure. [00:39:06] Speaker A: It's not too unique though, right?
