[00:00:40] Speaker A: I'm just wonderful and it's always great to be in your presence. So thank you for that. We're going to focus on expense. More expensive stuff. [00:00:48] Speaker B: We're going to. [00:00:48] Speaker A: Not too expensive, right? I think you said somewhere in the millions. We'll start and work our way up from there. But we're going to stick specifically in Panama City beach today. Is that right? [00:00:57] Speaker B: That's right. I want people to know that PCB has affordable luxury closer to the beach than anywhere else on the Emerald coast. And I want people to know about it. And there's also places that are super close to the 30A area but without 30A prices. So. [00:01:13] Speaker A: All right, all right, I love it. Let's do. And you're born and raised by the way. [00:01:16] Speaker B: Born and raised in Panama City. I grew up thinking everybody had a beach like this. [00:01:22] Speaker A: No, definitely do not. But yeah, go ahead. Let's share screen and start looking at some houses and condos. I don't know what you have. Maybe both. [00:01:30] Speaker B: I'm just doing single families because starting at the million price point for luxury, I don't, I'm sure there are condos for a million dollars but I don't think you need to spend a million dollars on a condo. And so this is not that. Okay, so. And that's my email address January at the short term shop.com but I want to talk about why Panama City beach because you know, we, we definitely have an MTV Spring Break reputation from a long time ago and I just want people to know that we're not that. And you know, people say, well, you know, when I came to Panama City beach on spring break, I'm like, yeah, you should have bought property back then when you came on spring break. But we're super family friendly. We are bigger than the rest of the beaches. We have 27 miles of beach as opposed to Destin which has 7 and 30A area which has 30 or excuse me, 24. But we know that on 30A there's a lot of private ownership there of the beach. And so you know, it's great if you have one of those homes but beach Access is a little different than in PCB. And in PCB we have over 100 public beach access points with even more kind of unofficial or just, you know, open public beach access areas. I actually videoed every single public beach access point this spring and I have it on my, on my website. So if people want to say, what does beach access number 88 look like? I have a video of it. Um, we have a huge pier park, which is our shopping, dining, Entertainment District. Over 120 shops, restaurants, movie theater. We have an outdoor amphitheater. A little, it's like a grassy park. I shouldn't, I shouldn't oversell the amphitheater part, but concerts and food truck festivals and all kinds of those things. Really all the kind of stuff that you get on 30A but with more space and better prices. And we're still investing in ourselves. You know, we got a topgolf last year. Dolly parton put a $60 million pirate themed dinner theater here. They're talking about a surf park that should break ground next year and hopefully be done in 2028. We've got multiple sports park, a water park, just all kinds of things going on in Panama City Beach. So I don't want people to overlook that when they're thinking. And here's a map of pcb. In the top left corner you can see Carillon Beach. That's the far western end. And then down at the bottom right corner we have the St. Andrew State Park. So this is the 27 miles of Panama City beach here. And you know, we've got everything from stuff built in the 40s and 50s to brand new construction. I'm going to show you mostly new stuff, but this is our area. Same white sand, same blue green water as Destin and 30A, just better prices, but still luxury. And here's what I really want to highlight too. So here's if you really love 30A, but you don't, you know, you can't get in at 30A prices. Look how close we are to 30A. So if you're on the western end of PCB, you know, Laguna Beach, Sunnyside, down by Carillon, you're just going over the bridge at Lake Powell and there's Camp Helen State park and there's rosemary right there. So you can be there in, you know, five or six minutes. And, and most people who come here drive here. They drive their own cars or they'll have a rental car. So, you know, it's nothing to go over there for the day or, or you know, hang out have dinner, whatever. But the prices are super good here. So here's what you can get for a million to a million and a half in pcb. I will say without shame. This is one of my listings right here at the top. 7403 Sunset Avenue. This is a four bedroom with a bonus room. This, this particular property is on a corner lot, private pool, just listed for just over a million dollars. It is walkable to the beach, which is. Has a park right next to it. Rick Seltzer Park. You can park your car if you wanted to drive. It's got restrooms and lifeguards and all that kind of stuff. And also Riviera. And I don't know if you want to in a little bit drive some Zillow stuff about this or if you want to look around like you normally do. Luke. But can we click on that link [00:05:37] Speaker A: and, and does that. Yeah. And just look at some pictures. [00:05:41] Speaker B: Yes, that'd be great there. Yes. [00:05:44] Speaker A: All right, cool. And we're right at a million, so definitely doable. And 25. [00:05:49] Speaker B: Right. This was brand new in 2024 and she's owned it for two years. I think maybe it was built at the end of 23. But see how close this is to the beach? This is the Rick Seltzer park right here. Um, lots of parking right there. Or you could just walk. I mean, it's two blocks and it's a corner lot. Really nice, private heated pool, game room. You know, you could turn the garage into a game room. All those kind of, kind of things. Really, really nice finishes. Super close to beach access. Okay, let's see now. How do I get back to my, my, my slideshow? Here we go. Here we go. Right here. Okay. And then I also have this listing, which is this. [00:06:33] Speaker A: That was your listing the last. [00:06:34] Speaker B: Yeah, that was my listing. [00:06:37] Speaker A: Any action? How long has it been listed? [00:06:40] Speaker B: Too long. But that's the market here. But that's good for people watching because this is a buyer's market and people are willing to make some, some deals and you know, if things have been on the market. But then things typically anyway, because they're over a million dollars, they stay on the market longer than lower priced properties. But this listing has lake views and gulf views and a community pool. So this is lovely inside, decorated really well. This is the west end of 30A. This is Riviera Drive. And this is Front Beach Road. And then you've got beach access right here where you can just walk to it. Or if you had a golf cart and you wanted to do that. You could too. And this is the community pool, which is never busy. So that's really nice there. This is a five bedroom, four and a half, sleeps 14 people. Again, lovely finishes and obviously short term rentable for sure. So let's see. And I, I know everybody can't just read all this, but I wanted to just show you this is in decreasing order from, from higher price to lower priced. I mean, I've got 24 properties with pools that are under a million and a half. You know, up to six bedrooms, four baths. [00:07:53] Speaker A: And then so, and this is the entire market as of the recording of this podcast. What has a private pool? This is awesome. A private pool under 1.5. [00:08:04] Speaker B: Yes, exactly. This isn't even everything. There's, let's see, what did I say? 24 properties with private pools or with a pool. Private or community. But most of them have private pools. [00:08:14] Speaker A: I gotcha. [00:08:15] Speaker B: One of my listings had, that I just showed you, has a community pool, but up to 3, 100 square feet. And I'm talking, and I, I put over here in the, this far right column has the year it was built. So you can see a lot of things built in the late 2000s, couple of older things, but the price points are good. The square footage is really great. And you can see days on market. Look, I mean, days on market. Yeah. 937. I don't know, I don't know what to tell you about that. But you know, 100, 200, 300, 400 days on market. Crazy. [00:08:47] Speaker A: Mm. [00:08:47] Speaker B: Let's, let's scoop up some deals. Yeah, here's what a million and a half to two and a half million can get you. Again, this is an actual photo of a listing here. We've got 21 of these properties in this, in this price range now you can get six to seven bedrooms, four to six baths, and up to 4,100 square feet. So we're getting a little bit bigger, we're getting a little bit, you know, more square footage and, and whatever. So here's this listing. Beautiful. [00:09:18] Speaker A: And 4,200 square foot. It's a big ass house. [00:09:22] Speaker B: Yes. This is a 5, 5. And it's under 1.8. And this is the list price, folks. We're not paying retail here, so, you know, really lovely decorations. Good. Look at that. [00:09:34] Speaker A: You got two different color kitchens in the same kitchen. [00:09:37] Speaker B: That's cool. [00:09:38] Speaker A: That's really cool. [00:09:40] Speaker B: It's pretty gravy. [00:09:41] Speaker A: Custom, like custom everything really, with the tray ceiling. [00:09:44] Speaker B: Right. Look at that seat. [00:09:45] Speaker A: This is definitely luxury. I Would say this is, you know, this is getting up there for sure. [00:09:50] Speaker B: Yes. And a private pool and everything. [00:09:52] Speaker A: So the island has a different top than the, the cabinets, which is really cool. I like that. Yeah, that ribbed furniture is so cool. And it's easy to hide blemishes too by the way, if you're going to rent. If you're going to rent it. [00:10:05] Speaker B: Right. And here's the same thing. These are just in decreasing order from price so you can get a picture. But look, you've got six and seven bedrooms. You know, a lot of recent construction, some brand new construction. Some of these are even. I've got, I'm going to show you in a minute some waterfront stuff. Front Beach Road. By the way, here's my little insider tip. If the address on Front Beach Road ends in an even number, it's across the street from the beach. But if it ends in an odd number, it's on the sand. So that is. But all of this is walkable to the beach for sure. Okay, here's what two and a half to three and a half million can get you. I've got 13 properties in this area with a pool. We're still doing six to seven bedrooms, four to six baths. Now we're up to 4,700 square feet. Here's one. This is across the street from the sand on Gulf Drive. This is in a neighborhood called Hadley's Beach. And this is a brand new construction neighborhood. It's just beautiful. All the houses are different. They're like semi custom homes and we definitely have some on the sand as well. I toured one recently with a client in person that was listed for about 2.7. Right across the street from the sand. I should have put that link up because it's so groovy. It's also on Gulf Drive, but again, furnished, private pools. You know, this has six beds and probably six and a half baths. There we go on. [00:11:33] Speaker A: That one was on the water or. [00:11:34] Speaker B: No, that's right across the street. It's on Gulf Drive. Yeah, Gulf Drive. I've got a couple clients with condos in this neighborhood. But this is a single family development right here on pcb. On the east end of pcb. So the east end. I love the east end of pcb. That's where I grew up going to the beach. My favorite restaurant over there is Schooners Taken. Clients there told people about it. So here are, you know, some of the listings. I think this is all of the listings that are in the two and a half to three and a Half million dollar range. Again, we have some kind of high days on market, some newer days on market. And this spans the gamut from east end of the beach to west end of the beach. The surf drive where you know, Patrick Andres loves him. Some surf drive. [00:12:21] Speaker A: Yeah, he talks about it constantly. [00:12:23] Speaker B: It is, he owns a couple houses there, so it's great. Here's a, here's a beachfront front Beach Road for 3.125 right here. This is an odd numbered front beach road home. And we've got what, five bedrooms, five and a half baths for 26, 36 square feet. Built in 20, 22. You can't get beachfront and destin for that. You can't get beachfront in 30. You can't even look at the beach in 30A for that. But you can drive over there and enjoy 30A and enjoy your dinner, but you don't have to to pay those prices. You know, come to PCB and let's do luxury over here. All right, now we're talking above three and a half million. This is serious luxury. And we've got 10 to 12 bedrooms, 10 to 12 baths. This is obviously on the sand. This is the, the property here for this listing. And I mean we do have a listing that goes up to $13 million. I, I, I don't, I haven't yet had the pleasure of having any short trip shop clients with that kind of budget. But I would love to, but you don't have to spend that kind of money either. This is, this is a $6 million house. It's eight bedrooms and eight baths. But we can get you beachfront. And I'm going to show you some listings or some, some addresses for some waterfront Gulf front properties. And a lot of these, you know, like this is an extra little kitchenette area upstairs. You know, you're going to have multiple living spaces, multiple hangout spaces or I guess this is downstairs by the pool and then the main living is upstairs. But you got indoor outdoor living here. You know, you are on the sand with your private pool. But again, you don't even have to spend 6 million to get that kind of luxury here. And then this is Gulf front, so Gulf front, Panama City Beach. Beautiful, beautiful. And you know, our beaches are very, very public. So you, you can enjoy the beach all up and down here. You're not restricted to where you can put your tent up. I mean, obviously don't go on people's porches. They don't, they don't take kindly to that. But, but these, these, the beaches are very deep. There's a lot of room for people to be there. And you know, it's, it's just really nice and open. So here are some Gulf front homes and I put this in order from lowest price to highest price. These are all of the Gulf front with a pool starting at 2.875. That's the surf drive one that we were just talking about. But then we've got several in the $3 million range and then we've got a couple in the 4 million to 5 million dollar range. So if you're looking for luxury and you want to spend, you know, $3 million and be as close to the beach as possible, you should definitely be in Panama City beach because all of these are on the Gulf. Not across the street from the Gulf. On the Gulf. What you got to say about that? [00:15:10] Speaker A: I love it. I love it. Let's do, do you have more, do you have links? Do you want to show or you want me to. [00:15:18] Speaker B: Yeah, I think I thought you could just do some, some Zillow searching or how you like to share. [00:15:23] Speaker A: Absolutely, we can do that for sure. [00:15:25] Speaker B: Yeah. And if anybody wants to give me a shout about, you know, running them a custom search for whatever your parameters are, I'm happy to do that. [00:15:32] Speaker A: Okay, love that. Now let's pull up some of those addresses. Let's go back to that if you don't mind. Go back to your go front list and if. Do you have a house numbers and addresses on there? [00:15:44] Speaker B: Yes, I do. [00:15:45] Speaker A: Let me just look at three or four of those. [00:15:47] Speaker B: I'll, I'll read you the addresses so that you can drive the bus on the Zillow. [00:15:53] Speaker A: All right, Love it, love it, love it. All right, give me an address or two there, maybe the Gulf front stuff. [00:15:58] Speaker B: Okay, let's look at 17647 Front Beach Road. 17647 Front Beach. [00:16:09] Speaker A: Sweet. All right. All right, let's see. Let's look at location here. On the water. [00:16:16] Speaker B: On the water. [00:16:18] Speaker A: Where are we as far as PCB is concerned as far as like, you know, left to right scale of 1 to 10. Yeah. [00:16:25] Speaker B: So up 79 right there is how you get to the airport. So it's super convenient. It's, you know, way up that street. But you're on the west end of PCB. I say anything west of 79, I'll call the west end of PCB. You're pretty close to Pier park if you just keep going toward the east a little bit. Yeah, I just keep shoving it up a little bit. That's all right. So this is the, the, the West End. And if you go, go the other way, script the other way, roll the other way, you're not very far from Pier Park. [00:16:56] Speaker A: There it is. [00:16:57] Speaker B: Yeah, Pier park right there. So that's all the shopping, dining. That's the, that's the topgolf. And yeah, you're right there. I. Could you walk it? I probably wouldn't, but you. I guess you could if you were industrious about it. But. Frank Brown Park 2, I just want to point out is the, is one of our, our sports parks. We have a lot of business from teams, adult teams, you know, everybody from little kids to adults come here for big sports tournaments. And the people who rent these bigger houses too, on the water you'll get some good Thanksgiving business, some good Christmas business, even into the wintertime, you know, with, with families traveling together or just spending the, you know, a family reunion weekend at the beach or something like that. So, you know, you, you, your, your business, your occupancy will be lower than a condo, but your revenue will be much higher because your properties are bigger and they're on. But I tell you, there's some people that I have that have beachfront properties and they make a killing and they do well all year long. I mean, even the months that you think wouldn't be people booking, they are. [00:18:03] Speaker A: So yeah, we have, if you have little kids, this park is undeniable. It's awesome. I mean like top notch. Probably one of the, probably one of the best parks I've ever taken the kids to. To be honest. It's, it's a really ridiculous park. And they have a lot of events there as well. I've been to Thunder Beach. [00:18:22] Speaker B: Yes, Thunder Beach. [00:18:24] Speaker A: All right, I'm just gonna street view this. It's one of these here on the Sands. Got some townhouses across the street, condo [00:18:35] Speaker B: there and that's public beach access next to it. So right there. But of course you'd have your own beach access. [00:18:41] Speaker A: Number 72. [00:18:42] Speaker B: Right. [00:18:43] Speaker A: All right. [00:18:44] Speaker B: And the numbers go up the further west you go. So it goes from Access 1 on the Far east to Access 96 on the Far West. So we're about three quarters of the way down the beach here. [00:18:57] Speaker A: Okay, got it. 3.12 for this thing. And we're the one on the end. Porch or pool in the porch. [00:19:09] Speaker B: Let's look at, let's look at, Let me. I'm going to pull up a little bit of a less expensive one. Let's look at 5928 Golf Drive. This is the one that I toured the other day with a client. 5928 Golf Drive. [00:19:29] Speaker A: Hold on. Hold that thought. Let's see. They. When Was this built? 22. Okay. So somebody bought it. We don't know when. We don't know when they bought it, but they originally listed this in March and have come down 300,000 and change. [00:19:51] Speaker B: Right. [00:19:51] Speaker A: Since they listed it. But it was pretty. I mean, we're seeing that, Right? That's not, like, unheard of. [00:19:56] Speaker B: No. I just put a house under contract last night for $195,000. Under what the people paid for it. [00:20:03] Speaker A: Pay under what they paid for it. [00:20:05] Speaker B: Under what they paid for it five years ago almost to the day. Five years ago. [00:20:09] Speaker A: Oh, we don't, like. [00:20:10] Speaker B: They paid 155, and my buyer got it for 138. [00:20:16] Speaker A: We don't like hearing that for sure. But that's reality, you know? I mean, this Covid. That's reality right now. All right, go again. [00:20:23] Speaker B: Good for buyers. [00:20:25] Speaker A: It's good for the buyers. Yeah. Sellers. I mean, again, if you're a seller, you kind of need to know what you're getting yourself into right now, but. All right, go ahead. [00:20:33] Speaker B: 5928 Gulf Drive. Okay. I love the light fixtures in this house, and the rooms all have personality. [00:20:43] Speaker A: So you've got the blue ceiling. Are you seeing. Are you starting to see that? [00:20:50] Speaker B: I do see some ceiling finishes. I don't think it's the Hank blue like you see in Louisiana and all that, but. [00:20:55] Speaker A: Yeah. Because you have to have it. They call it. Well, Sherwin Williams is port ceiling blue. [00:21:02] Speaker B: That's pretty generic. [00:21:03] Speaker A: Yeah. Because I just did a house. We go. We're in New Orleans often, and. And we just painted our house there. And it had to be the port ceiling blue, which is haint blue, which is. By the way, that's not a real color. I googled and Google everything I found [00:21:19] Speaker B: from being haunted. [00:21:20] Speaker A: Yeah. But they say they actually do it for the wasps. Because the wasps. Wasps. Well, they think it's the sky. [00:21:28] Speaker B: Yeah. [00:21:28] Speaker A: So they fly up into it, then hit it, and then they leave. Yeah. Who knows whether any of that's true, but all the houses have that. This. This is not that color, though, by the way. This is definitely more beachy. [00:21:41] Speaker B: Yeah. [00:21:42] Speaker A: But anyway, this is. Yeah. Look at this thing, man. Look at that hood. Beautiful range. [00:21:48] Speaker B: Gorgeous. I love everything in this house. [00:21:52] Speaker A: Yeah. This is top of the line everything. And this is actually cheaper than the one we just looked at. [00:21:56] Speaker B: Yes. Under 3 million, they just dropped it $210,000. And I'll tell you, there's still going to be room on the price and, or, or you can probably get a really good amount of seller credit because a lot of times they want to keep the price point high. If it's a new build, you know, they want to keep the price point high as a comp. But you can get some seller credit on the back end that will, you know, help you pay down closing costs or buy your rate down. There's a, there's a fun bunk room in this house. I hope you get to the. [00:22:31] Speaker A: I like everything about this. [00:22:33] Speaker B: It's so great. Everything. Look at the light fixtures. They're just cute. There's a, there's two bunk rooms in this house. There's one on the bottom floor and one on the middle floor. Or I guess it's just two stories, but. Yeah, look at this cute little bunk room here. Look at the light fixture. It's like string lights, but it is a light fixture itself. [00:22:53] Speaker A: So definitely a labor of love on this thing. When they were building it, there was like. [00:22:57] Speaker B: Yeah, no cookie cutter stuff. No cookie cutter stuff here. Upstairs living area, private pool, Little water features there. Flowing water by the pool, Little bubblers right there. [00:23:14] Speaker A: So wait, we're across from the water. [00:23:16] Speaker B: Just directly across. And there's, there's two. I mean, for now, until they build a house there, you can just walk straight over. But there's two beach accesses, one at either end of the street. It's just a, like a block and a half long. So you're not. There's the other. There's a little hidden bedroom back there too. There's the other bunk room. [00:23:30] Speaker A: That is so cool. [00:23:31] Speaker B: So, so cute. And they've got it really maximizing heads and beds. So, you know, I tell people, don't focus necessarily on the number of bedrooms because just because it says five bedrooms doesn't mean it can't sleep 20 people because there may be additional sleeping space, sleeper sofas, living rooms with bunks, you know, bunk rooms with four spaces for four people. So don't, don't just focus on, well, this is only a five bedroom or only a four bedroom. You gotta look a little closer. [00:24:00] Speaker A: I mean, even the driveway is on. [00:24:02] Speaker B: Yes. Nice touches here. And they're not, you know, they're, they look like beach houses, but they're not cookie cutter beach houses. So they're, they're really. They each have a personality. [00:24:17] Speaker A: No price history. Is it brand new? [00:24:18] Speaker B: Brand new is brand new. Brand new. It is Being rented. They were cleaning it when I was there, but I think the developer owns it and so they're renting it in the short term. [00:24:31] Speaker A: Very cool. Very cool. All right, what else do you have? [00:24:33] Speaker B: Okay, let's try. Let's try. 4116 Ocean Street. This is also one of my listings. 4116 Ocean Street. This Is a six bedroom, four bath. It's an older property, but here's why I love the older properties too. Most of this house is on one level. There's only two bedrooms upstairs. So there's. This is the back end of the house that you're looking at right here. But there's a private pool with a jacuzzi, nice big deck area. This is literally one house and one block over from the sand. Not even a block a street. So Ocean street is also. Yeah, there you go. Beach access right there. So there's the house. There's one house on the corner and then there's beach access. 19 right there. So this house has. Sleeps 14 people. And they also. The seller was great about having enough room for people to eat together. You know, that's one thing that people like to do when they're in a big house. Not every meal is going to be together, but they've got this table, they've got the bar area, and then they have another table which was right out of the view there of that pig. Well, you can see it in the. In the picture to the bottom. Right. So in the front of this house, it looks like it's a smaller house, but it is very expansive. It has two bunk rooms and it goes way into the back. And then upstairs there's even a little extra kitchenette. So. And this is listed for 185. Right now. I like to pay attention to, you know, multi generations. A lot of times you've got grandma and grandpa and their grown kids and then their kids traveling together. And, you know, the older people don't want to climb up three flights of stairs if there's no elevator to go to their bedroom. So this house is nice because so much of it is on one level and the laundry's on the bottom level. You know, everybody. It's very accessible to the majority of people staying here. And then you just walk out the back to the pool. There's not a bunch of stairs to navigate. That's a big laundry room, too. [00:26:44] Speaker A: Yeah, it's got a vibe for sure. This looks like maybe it was added on. [00:26:47] Speaker B: Yes, but they maximize and they, they did this before the seller bought It So he did not do this, but he just maximized it and made, made good space out of it. So yeah, several of the bedrooms could be like family bedrooms also. By the way, let me just tell you that he's doing $185,000 in gross revenue on this house. Um, so. And probably will do more this year. Last year he did about 175. 180. This year he's doing over 185 gross revenue on the sales. [00:27:21] Speaker A: Does he have wiggle room? [00:27:46] Speaker A: Vinyl siding, which is both easy and it's easy. [00:27:52] Speaker B: Yeah, easy to clean. [00:27:55] Speaker A: Okay, cool. What else? [00:27:56] Speaker B: Let's see, what else? [00:27:57] Speaker A: Oh, I want you right there. Look at you. You're famous. [00:28:03] Speaker B: Let me see. I have some addresses for, Let me see. Pompano. Okay. 21511 pompano. P o m p a n o. 21511 pompano. Yeah. So this house is brand new construction. It does not come furnished. But I, I have it on good authority you could get a decent seller credit to, to manage that. But you kind of see the bathroom in this house. [00:28:28] Speaker A: There's this. [00:28:29] Speaker B: Yes. There's like a, a shower. I, I, I did a walkthrough video of this house. [00:28:34] Speaker A: Not too far from the beach. [00:28:36] Speaker B: Not too far from the beach. On the nice end, yet quiet west end. The bathroom in the master downstairs. Yes. [00:28:45] Speaker A: Oh, my. [00:28:45] Speaker B: I got it. And I went, oh. I mean, it makes me feel like I could sing opera or something in it. It's gorgeous. It's humongous and gorgeous. The finishes are beautiful here. They have an extra upstairs bonus room that you could either make a great game space or put some bunks up there or both. Brand new shower. [00:29:06] Speaker A: I'm not gonna lie. [00:29:07] Speaker B: That's a shower, isn't it? There was a, there was one next to it, next door to it that is the same floor plan, but I think these finishes are better. My good friend Amy has this listed and I would love to sell it to somebody. Private pool room for a hot tub. If you wanted to add a separate hot tub in the back, the garage can, you can either put a golf cart in there or if you wanted to, you know, make it a little game room. You know, people haven't really figured that out too much in pcb that if there's a garage and you don't need it for parking, then make it into a great hangout space. You know, people in the Smokies, they got that nailed. But people down here don't think of it as much. You would think that they would, but they don't. Everything about this house is nice. There's extra storage there. That's a half bath with the dual door open right there. [00:29:55] Speaker A: The kitchen, this railing here is all custom. Yes. [00:29:59] Speaker B: Very nice. [00:30:01] Speaker A: That shelves underneath here. [00:30:03] Speaker B: Right. The living room is very large. You know, you've got the kitchen there, but it goes, you know, into the dining and the living space and right out to the pool. Love the ceiling treatment. Love the light fixtures. There is a bedroom. There's two bedrooms downstairs and then two bedrooms and a bonus room upstairs. So you've got, you know, if people have mobility issues and they don't want to climb the stairs, you've got two. Two spaces for them downstairs. There's the bonus room up there. And you get to furnish it the way you want it. So. And we definitely have people, designers and people who can help you with that if you're not good at that. Although I'll tell you, if you know your way around some chat GPT, you can get some good designs and then just have somebody execute them. I just posted. I sent an email to my clients and said, here's the before and here's the after. So, you know, don't. Don't talk to me about rental history on property that has terrible design and ugly furniture and. [00:31:04] Speaker A: No, I agree. [00:31:05] Speaker B: Everything is run down. Let's. Let's see what you can make out of this. [00:31:08] Speaker A: You gotta be good with it, though. I mean, I hear you. I got a little story. We just. I just painted a house and I did a chat GPT everything. And then I looked at it and I was like, damn it, that is way more white. I was looking for a creamy color. And then I went back to it and I was like, you told me these color. I was looking for something creepy. It was like, well, I could understand why that would look white in the direct sunlight. Blah, blah, blah, blah, blah. I was like, well, now I got to repaint the trim. Thanks a lot. But it wasn't its fault. Yeah, it was my fault. I should have verified it on an actual, you know, Google image or something. But anyway. All right, what else do we have? [00:31:44] Speaker B: Let's see. Let's See what else we can look at. Oh, let's see. Let's see something on Lagoon Drive. South Lagoon Drive. Let's try. I got two different ones. Let's try. 7320 South Lagoon. This has a dock. This is on the water, but on the lagoon. [00:32:09] Speaker A: Is it a full octagon? 1, 2, 3, 4. [00:32:12] Speaker B: I don't know. I haven't been in this house. But [00:32:19] Speaker A: this is very interesting. Hold on, I gotta dig a little deeper. 1989 on the water. [00:32:24] Speaker B: This was definitely somebody's primary residence at one point. And yeah, look at that pre remodel. [00:32:32] Speaker A: Let's see. Yes. Can we get a. That's February. So it looks like, oh, now I lost it. Looks like, oh, now I lost it again. Looks like this now. Which is just a paint job. They didn't change anything. Better fence. [00:32:51] Speaker B: It might have done. [00:32:52] Speaker A: Might even be the same fence. [00:32:53] Speaker B: Yeah, yeah. [00:32:55] Speaker A: They just fixed the siding and painted it. All right, hold on. I'm digging deeper on. This is cool. Hold on. I got to figure out what's going on here. Okay. [00:33:04] Speaker B: This is on the east end of Panama City beach. And like I said, one of my favorite areas of PCB. There's nothing I don't love about PCB be though. [00:33:12] Speaker A: It looks like same ownership for 15 years or whatever. 14 years. 13. [00:33:18] Speaker B: This neighborhood has a. A good mix of primary residence, but it is mostly short term rentals. So looks like they did a. A really nice reno job. And so it does not come furnished. But take a look at the outdoor space when you get there. [00:33:35] Speaker A: There you go. Yeah. [00:33:36] Speaker B: Right. Now, would I necessarily recommend having a boat for. For guests? No, I would not. But it's nice to market to people who do have watercraft. We have obviously a big fishing industry here, so people who would like to bring their watercraft, whether it's jet Skis or boats, they can definitely launch nearby and then they can dock for the week or the weekend or however long they're here and they can that. This lagoon has bay and gulf access, deep water access. So yeah, under 1.3. And also it's not that far to the beach. Definitely a good golf cart ride. I don't know that I would walk to the beach from here, but it's not far. So if you want to look at the. Look at it on the map. [00:34:24] Speaker A: This is a sport fisherman's dream here. This is really cool. And you pull your boat up there and just go hammer them all weekend. [00:34:31] Speaker B: And as you take part in the billfish tournament, you could take part in. You Know any of our. Our fishing rodeos that we have, or you can just be here for pleasure [00:34:41] Speaker A: and make friends with your neighbor with the putting green. [00:34:45] Speaker B: Right. Well, they want to be friends with you because you have a pool. [00:34:48] Speaker A: That's true. Yeah. I like the octagon too. I like things that are interesting, you know, unique. [00:34:53] Speaker B: Yes. [00:34:53] Speaker A: And it's original. It was built like that in 1989. So, yes, definitely a very cool option. I do see this renting. I don't know again, you said it's close enough from the beach, but I think this is a rentable property here for sure. It's got a lot of character. [00:35:14] Speaker B: There's a lot of houses on this south lagoon. That's the waterfront right here. That rental properties. Yes. [00:35:21] Speaker A: We give a full time golf cart, whether it's rented or whatever. However you want to handle that, which is. I rent them and they do get expensive to rent, but then I don't have to worry about flat tires or any of that nonsense. And then you golf cart right down there to the beach and you're good to go. I think this is. This is. This is not everybody's beach weekend here, this house, but this is for the. The right person is going to just like eat this thing up. [00:35:45] Speaker B: Yeah. There's the lagoon. [00:35:46] Speaker A: Yeah, this is my favorite so far. I like this one. [00:35:50] Speaker B: All right, I'll. I'll write it up for you. Okay. [00:35:53] Speaker A: That's pompano. No, lagoon. [00:35:56] Speaker B: Yeah, South Lagoon. [00:35:57] Speaker A: I like it a lot. They did a pretty good job. I mean, all they did was fix the siding and a paint job. [00:36:03] Speaker B: I like the modern black and white, though, on the outside, you know, and inside it's a very neutral palette. So you can jazz it up with a bunch of colors if you like that, or you can go neutral if you want. [00:36:12] Speaker A: Those are going to be new windows. They probably didn't even have black windows in 1980. [00:36:16] Speaker B: Probably not, right? [00:36:18] Speaker A: Unless they were aluminum, but I doubt it. Those don't. Those two, they're too thick to be aluminum. I would guess those are new. All right, that's great. What else you got? We got time for a couple more. [00:36:30] Speaker B: All right, let's see what else we have. Let's look at something else on the lower end too. Just because I know, you know, multiple millions aren't everybody's dream. Oh, you gotta show. 3910 Wasp Street 3910 Wasp. The pool is crazy on this house. This house is listed for just under 1.2. It's almost 2, 600 square feet. It's a four bedroom, three bath. Now you got all this cool stuff going on. I did not expect this. They bought it. Oh, man. They've only owned it for a year. [00:37:13] Speaker B: Well, I don't know what they did because it was for sale for a while, and I showed it a couple of times and it needed a bunch of work. So maybe they did the work inside the house already. I don't know. And then they put it back on the market, but. [00:37:26] Speaker A: Yeah, you can't trust these. These. Internet. January can look up an exact price history, but. Yeah, so this could be off, but. All right, let's look at this thing. Yeah. [00:37:36] Speaker B: So this is on two lots. [00:37:38] Speaker A: Has to be. [00:37:39] Speaker B: The house is in the front, and then the back lot is this crazy [00:37:42] Speaker A: pool party in the rear. Yes. [00:37:44] Speaker B: And there's even more yard space for, like, a little putting green or. I don't even. [00:37:50] Speaker A: So it kind of curves around like this. [00:37:52] Speaker B: Yes. And you see, the beach access is very close right there. [00:37:55] Speaker A: Okay, this thing is way too interesting. Let's see what's going on here. Let's check out those fish. Oh, my. I mean, how could you not want to rent this house? I want to rent it. Haven't seen the inside yet, though. Let's see. Okay, now we got some. [00:38:42] Speaker A: Okay, but we gotta. We got a H Vac going out the window here, too, so that's something we gotta look into. All right. It's getting weird, but I want that damn fish pool. [00:38:52] Speaker B: I know. I mean, look, you can change furniture and flooring and paint and all that kind of stuff, but that pool craziness, the. [00:39:02] Speaker A: Yeah, sorry, I'm getting distracted by. [00:39:05] Speaker B: I had. I had a buyer that really, really, really wanted it, but it was stretching the top of her budget, so she. She ended up making a different choice. But I did show it. It's been a couple years since I'VE shown it. [00:39:16] Speaker A: Oh, really? You think it's been for sale for that long? Or somebody bought it and sell it? [00:39:19] Speaker B: I think it was for sale and then somebody bought it and then it's for sale again, I say. [00:39:28] Speaker A: Fish pool is dynamite. [00:39:30] Speaker B: I think it has, like a little lazy river kind of of motor in it, too. I'm not. I'm not sure if that's true or if I just made that up, but, [00:39:38] Speaker A: like, going around this back and look, there's. [00:39:39] Speaker B: There's little stools there so you can. [00:39:41] Speaker A: It's like, oh, you got bar stools in the pool. It's totally like a resort. [00:39:45] Speaker B: Yes, Yes. I mean, who cares what the inside looks like? Everybody's gonna be outside. [00:39:49] Speaker A: Yeah. For real. I mean, to a certain extent, it's like, dude, I gotta have this. [00:39:53] Speaker B: Yeah. Plenty of parking. [00:39:54] Speaker A: Put this fish pool in, this guy should still be in business, you know, like, if I need a pool, I'm calling this dude. [00:40:02] Speaker B: Right? [00:40:02] Speaker A: Or lady. [00:40:03] Speaker B: Yeah. [00:40:04] Speaker A: Yeah. So the other lot was like the next street over. [00:40:07] Speaker B: Yeah. So you can park in the front or you. You need to park, right? I mean, it's got plenty of parking, dude. And. And now that you can see the. The overhead view, you know, you still have some yard space there. You can, you know, have a fire pit or, you know, put some hammocks out or. [00:40:23] Speaker A: Oh, this has so much potential. If you could get the right deal on this. I don't know what I have any. I don't even know what they're asking. That's not my job right now. It's where you don't have to. We don't have time all day to sit around, do these numbers, but. 4, 3 and a half, 2,500. If you could get the right deal on this thing. This is. Again, it's going to need work. How much work are we talking here? 100 grand? [00:40:45] Speaker B: Depends on what you want to do. [00:40:46] Speaker A: You know, probably get it done like. Like really well for under a hundred, I would say, but I think so. I don't know. That H Vac downstairs, maybe it never really had H Vac downstairs or wherever that window, that floor unit was. But anyway, wow. Lots of potential on that. I could see. [00:41:07] Speaker B: I'm not gonna see one of those on 30A. [00:41:09] Speaker A: I can. No, you're not. But I. I could see this being a big, giant pain in somebody's ass for several months, and then come springtime, it's ready to rock. [00:41:17] Speaker B: Yeah. [00:41:17] Speaker A: You get this drop ceiling. I wonder if there's no ducks down here.
