All right, Short term shopping. We're gonna look at some houses today. I love it. I love shopping. I do it all the time. I did it when I didn't have any money and couldn't even afford to buy stuff and now I do it when I have no business buying another damn house at this point this year, you know, but you just get hooked on it. So today we're gonna do some higher dollar stuff, luxury, if you will, in Texas with Stacy. And it's great to see you. How you doing?
[00:00:57] Speaker B: Yeah, I'm doing great. Glad to be here.
All right, so share some of these properties. They're pretty cool.
[00:01:04] Speaker A: Absolutely, absolutely. So what, what are we going to look at today? In what areas? You know, geographically.
[00:01:11] Speaker B: Yeah, so I brought a little bit of a variety. So I've got a couple in Fredericksburg, Texas, a couple in Wimberley, one in New, actually two in New Braunfels and one even in as far as Kingsland, which is a lake area. So, Tom, we're going to look at a pretty broad area, so lots of options and diversity in the market.
[00:01:31] Speaker A: Price points. What price points will we look at today?
[00:01:34] Speaker B: So we are looking at a million plus. A million to over 2 million.
[00:01:38] Speaker A: Beautiful. All right. All right, well, I'm ready. I'm ready. Let's just jump in, let's look at, take a look at these bad boys and see what you got for sale in the Texas market.
[00:01:48] Speaker B: Okay, this sounds good.
[00:01:51] Speaker A: All right, there we go.
[00:01:52] Speaker B: So you're gonna love this first one.
Yeah. It was built in 1905.
It is walking distance to Main street in Fredericksburg and it has been completely redesigned by a short term rental designer. So it is super cool.
This is actually probably my favorite property on the market right now. It's got a great backyard area and she made it very, she designed it very balanced, you know, so men will enjoy staying there too, not just the girls. Groups like this kind of has a whiskey lounge type of vibe.
[00:02:30] Speaker A: You know, it's interesting.
Interesting you bring that up. Until you just said that, I never, I never thought about it. But a lot of times the designers do tend to go a little too female. I never even thought of that.
[00:02:43] Speaker B: Yeah, yeah, We've got a couple in the area that are just pink wall to wall Barbie, Barbie dream house type of property. And so I appreciate that, and that does very well here.
But I appreciate that this one's a little more balanced and can appeal to, you know, guys as well as girls. Because this one sleeps.
I think it sleeps 16 if I'm not mistaken. So it's a big house.
It's five bedrooms and actually it's six bedrooms. Cause there's a apartment over the garage that's completely finished out. So it's its own separate space. But it's very well done. But just lots of personality. Like, you know, Fredericksburg guests are looking for lots of color drenching, you know, really bold colors. Fun wallpaper, I love it.
[00:03:36] Speaker A: Wallpaper, I think it's very well done. This, this charcoal is a super high color. That charcoal with like a teeny tiny bit of.
[00:03:42] Speaker B: It's done a great. Yeah. And then you've got a great pool. Which really for a luxury property you have to have a pool in this market.
Because people aren't going to pay top dollar without a pool.
[00:03:54] Speaker A: Is it common just to not see a pool?
[00:03:56] Speaker B: That's a great one at this price? Yeah, it is. At this price point. I always advise my clients, you know, it really needs to have a pool to be a top performer. Um, you don't want to pay that kind of price tag without a pool because it doesn't make any sense. Or put, you know, if I do have clients who plan on just putting a pool in themselves, which you know, you totally can do. It's just a kind of a long process and it's a big chunk of change up front to do that.
[00:04:27] Speaker A: How long has this been on the market?
[00:04:29] Speaker B: This one is fairly new to the market. It has been on just 32 days.
So an average days on market in Fredericksburg right Now is about 120 days.
We've got 12 months of inventory. So it's. Things are sitting for a while and at this point, price point, it's higher.
You know, the time on market is even higher than that. But it's a, it's a great property. Comes completely turnkey. Like I said it. You're literally like two blocks from Main Street. So very walkable to everything.
[00:04:59] Speaker A: This, this is a home where the price history is maybe not that relevant because they clearly did spend a.
Probably a pretty decent amount of money rehabbing this thing. So the price history is going to be a little bit funky, I would guess.
[00:05:14] Speaker B: Yeah, absolutely. This was, it was a short term rental previously, but it didn't look anything like this. So I would not anticipate it would have been performing that well. And I actually think the, the person who remodeled this, I think she put the pool in. So I don't believe it had a pool previously.
Um, so yeah, it's, it's. The historical data is pretty much worthless on this property, but projected data would be really strong.
[00:05:44] Speaker A: Would you consider this a deal, you know, for your market, or am I paying for this thing to be awesome?
[00:05:51] Speaker B: You're paying for this thing to be awesome. And the location, because it is a primo location, I would say it's priced a little bit high. You know, I think because of the buyer's market that we, we were in, you could absolutely negotiate the price down on this.
But I don't think it's a bad deal. You know, I don't think it's unheard of at that price, but I do think there's negotiation room.
[00:06:17] Speaker A: I'm gonna ask that same question a different way. Do you think. And you almost answered it. Came real close. But do you think it'll sell for what they're asking? What do you think it will? Let me ask it again. What do you think it will trade for?
[00:06:29] Speaker B: I think it'll probably sell for about once. 1.65.
[00:06:33] Speaker A: All right.
[00:06:34] Speaker B: If I had to be cool.
[00:06:36] Speaker A: I like it.
Should we move on to the next one?
[00:06:40] Speaker B: Yes.
[00:06:41] Speaker A: That's going to be my front runner for sure. It's going to be hard to beat that one, I think. But as far as like how beautiful
[00:06:46] Speaker B: and functional it is, Yeah, I should have saved the. Saved the best for last because this one is my favorite.
This next one is actually an off market property that is also phenomenal.
So this is a six bedroom house in New Braunfels. And so the thing about New Braunfels, this is outside of city limits, so perfect location. Very close to Canyon Lake. It actually has views of Canyon Lake.
But in New Braunfels you cannot short term rent in city limits. They do not allow it without a conditional use permit.
So a lot of people don't even try to get short term rentals there. So competition's pretty slim.
So especially with this size of property, we don't see a lot of these.
And this is a phenomenal property. It's on five acres, has views for mile.
It's. It's off market at 2.2 million.
And you can't really see in this picture, but Canyon Lake is right back here in the background.
Very cool. Great for like, you know, work getaways, weddings.
[00:08:03] Speaker A: The two most beautiful people in Texas hanging out in the swimming pool.
[00:08:06] Speaker B: I know.
[00:08:07] Speaker A: And there they are again.
[00:08:09] Speaker B: The five most beautiful.
[00:08:10] Speaker A: Five most beautiful.
[00:08:11] Speaker B: Yeah. So it's got a lot of great outdoor spaces. You get whiskey and it's like it has a chef's kitchen.
Very, very cool. This is a high performing property.
I think it's on track to do 300k this year. And that's with a property manager. Outdoor pizza oven. In. In your own pizza chef.
[00:08:33] Speaker A: Yeah, he. Yeah, that. He looks like he can make a really good pizza.
[00:08:37] Speaker B: You could add that as an experience for people.
[00:08:40] Speaker A: All right, go back to the.
Let's look at the. The price tag and all that stuff. I actually didn't catch the list.
[00:08:46] Speaker B: So this is off market. So it's 2.2 million is what they're. That's why I've got the Airbnb listing up.
So 2.2 million.
Six bedrooms, seven baths. And each.
Each bedroom is almost like a boutique hotel. They all have their own separate bedrooms and bathrooms, and then the living spaces are shared.
So it's great for like a big group or a small wedding. And every room has, you know, its own coffee bar and little mini fridge.
So it really is like a boutique hotel experience.
[00:09:28] Speaker A: So when you say off market, like, why any. I mean, you may not know, and you and I know that it probably doesn't matter, but why, you know, like, how do you know about it? Why is it not on the mls, et cetera.
[00:09:45] Speaker B: Yeah, so it was listed a few years ago.
I had it listed a few years ago.
The Entire property is 12 acres, and so the price tag was much higher. And there's a lot of developable space and the rest of the, you know, in the whole 12 acres. So the owner, you know, we had it on the market for a while, and it was during, I think, 2023 when, you know, the market had really softened quite a bit, and so it just didn't. It wasn't moving. So he took it off the market, decided to. He actually remodeled one building, added a whole other bedroom suite with deck and everything like that.
And so now he's subdividing the land to make it, you know, a better price tag for somebody, for an investor looking to pick something up like this. And he's going to keep 7 acres to develop himself and then sell the 5 acres with the existing rental on it.
So he's in the middle of subdividing it now. That should be done next month.
[00:10:57] Speaker A: I see, I see.
[00:10:58] Speaker B: Yeah. Then we should get it listed.
[00:11:00] Speaker A: All right. And we're able to get the price tag down because he's going to sell that Land separately.
[00:11:05] Speaker B: Correct.
[00:11:06] Speaker A: But if somebody wanted the land, they
[00:11:08] Speaker B: absolutely could get it. Then the price would probably be about 3.3 or so.
[00:11:14] Speaker A: Where would you put the location on this thing? I'm not familiar with this area. Where are we at? On a scale of 1 to 10,
[00:11:19] Speaker B: this is a great location. So you are probably about 15 minutes from New Braunfels. And. And there's a ton of things that are always happening in New Braunfels. And you are also probably about 10 minutes from Canyon Lake. So it's very centrally located. You know, Wimberley is not far. San Marcos is not far.
So everything is pretty close by.
But you feel like you are at a retreat out in the woods, you know, out in the hill country.
[00:11:51] Speaker A: Cool. I like it. Yeah.
[00:11:54] Speaker B: Let's see more rooms, but yeah. The. The pool. I'm just looking for a picture of the pool. The pool, like all the stones. There's a waterfall in the pool. And all of the stones were imported from the hill country and built this magnificent waterfall. The waterfall has a remote control that you can control the flow of the water coming out.
So this is the hot tub. This is the upper level of the pool. There's a hot tub up there, and then the pools down below.
I don't know. So this waterfall here is remote controlled. And so it can be like a raging waterfall or it can be like a slow drip if you just want a little, you know, soft noise in the background. It's very, very cool. Very well done.

[00:12:43] Speaker B: That is a luxury.
[00:12:45] Speaker A: I'm a little insecure here. I'm like, man, I'm just not attractive enough to hang out in this pool.
[00:12:49] Speaker B: I know. We're spying on. We're spying on the people there.
[00:12:53] Speaker A: Yeah.
[00:12:53] Speaker B: Again, great outdoor space. This. This deck has amazing views. You can see Kenya and, like, from that deck.
[00:13:00] Speaker A: Love it.
I don't like the people in the pictures, obviously, with all these stupid jokes.
No, to each their own.
[00:13:10] Speaker B: I'm not a fan either. This is the new suite they just added.
Um, again, fantastic views that are there.
That very, very cool property. Okay, so the next one, we're going back to Fredericksburg, actually, Stonewall, which is about 20 minutes or so outside of Fredericksburg. This place, super cool. Very, very, like, streamlined, modern, I would say.
But it's on 10 acres, and so there's development opportunity out there if you wanted to, you know, add some adus, a little compound. Even though you could even build another full size house if you wanted to.
Very, very, very cool property. It's a little bit Far from Fredericksburg.
But the quality and the kind of luxury of this property. And in my opinion, this picture doesn't really do a whole lot for it, but it's just very sleek. They have done an amazing job.
I don't think the pictures really do it justice because it's really a beautiful, well done property.
[00:14:20] Speaker A: Would you call this.
[00:14:20] Speaker B: And this is the type of property where. No, it kind of looks like a barndominium, doesn't it? So I don't really love that first picture. It's not, it's not. It's. It's a stick built home.
But like, this is the type of property that you would offer experiences for, like have a personal chef come in or, you know, have some cooking classes or you know, a masseuse come in. It's gorgeous. Like, this backsplash is a solid piece of stone. It's really beautiful. The picture, like I said, the pictures don't really capture it to its full beauty. It's very nice.
[00:14:57] Speaker A: And this is an Airbnb listing again? No.
Oh, no, it's not.
[00:15:01] Speaker B: No, this is. This is a Redfin.
[00:15:03] Speaker A: Okay, Got it.
[00:15:04] Speaker B: Yeah.
[00:15:04] Speaker A: What's the price tag?
[00:15:05] Speaker B: This one is 1.8.
So it's a little bit high in.
[00:15:10] Speaker A: Yeah. When was it built? How long has it been on the market? All that kind of stuff?
[00:15:14] Speaker B: Yeah, it's been on the market. Let me see.
So it was built 2019 and it's been on the market 97 days.
[00:15:23] Speaker A: Okay, so it probably has the original owner.
[00:15:25] Speaker B: Yep, the owners there built it and they put this outside bathtub.
[00:15:31] Speaker A: That's cool. I like that a lot.
And what about this location? Again, I don't know this location. Where are we at here on a scale of 1 to 10?
[00:15:39] Speaker B: Yeah, so it's. It's about 25 minutes or so from Fredericksburg. So it's a little bit far out.
The. That's why if you were to be this far out, you really have to offer like some experiences.
[00:15:52] Speaker A: Okay.
20 minutes out, that kind of thing basically is what you're saying.
[00:15:57] Speaker B: Yeah. So I would, you know, if you were going to buy this place, it really needs to offer things that will make people want to stay that far out.
Like I said, the luxury experiences. And I think it would do really well if you. If you had those things. It's close to the 290 Wine Trail, so the wineries and everything are pretty close. But Fredericksburg itself is a little bit further out than I normally recommend.
But this is such a phenomenal property. You know, I think it could do really well. And then next property.
[00:16:30] Speaker A: Yeah, that one's pretty. I like it. I like to be out in the middle of nowhere, so that one would work for me. But what do we got next? Let's. Oh, here we go. We're moving on to the pink.
[00:16:39] Speaker B: Yeah, this is the lazy Lavender. And it's kind of an iconic little compound in Wimberley that it has five units that are all, you know, can be rented together or separately.
It's a great location. Wimberley also does not allow short term rentals within city limits. So this one is outside of city limits and just has a lot of, a lot of character and charm going on. It has been on the market for 83 days, actually. I think it's been on longer than that. I think it came off the market for a little while and came back on.
And it's almost two and a half acres, but super cool, you know, compound with multiple places to stay.
You know, it's got that fun short term rental wow factor that people really like the personality.
[00:17:33] Speaker A: We're, we're renting these units separately. I would assume you can.
[00:17:37] Speaker B: Yes, you can rent them. I think primarily they're being rented separately. You can rent them all together. That is an option, I believe.
But more than likely people are renting them separately or renting a couple, you know, for a few people to get away together.
[00:17:55] Speaker A: 2 million. So, I mean, let's see the map. There is five units, you said?
[00:18:00] Speaker B: Yes, it's five units.
[00:18:02] Speaker A: So that's 400 grand per house.
And this is starting to get a little bit borderline. Like, you know, you're, you're gonna need some help out there, you know, like somebody that can go out there and do things occasionally, maybe.
[00:18:16] Speaker B: Right? Yeah, yeah.
[00:18:18] Speaker A: Whether it's a handyman or just somebody.
[00:18:22] Speaker B: Yeah. And we've got the good news in this area is we've got a great vendor list.
I've got some phenomenal handymen in this area.
One of them who kind of keeps an eye on the properties that he services. He'll go out and put eyes on them and make sure everything is running smoothly. And so that definitely is an option in this market.
[00:18:47] Speaker A: This thing's super cool. What's the, what's the, you know, purchase history, etc?
What'd they buy it for? I mean, it's clearly been rehabbed and, and like, you know, flipped into this Airbnb situation, which.
[00:18:58] Speaker B: Right, let me look at the history.
[00:19:00] Speaker A: Although it did have a, have a. Had a year build of 2021. I can't imagine that's accurate, but maybe it is.
[00:19:07] Speaker B: Yeah, it probably is. Actually. They probably bought the land in 2020.
Texas is a non disclosure state, so it's not listed here.
It has. You have to look it up in the mls, but they can't. Yeah, they came on the market in July 2025. So it's been on the market over a year off and on. And they came on pretty high at 2 point, almost 2.4, and now they're just under 2 million.
So I think it's definitely a property that is negotiable.
[00:19:40] Speaker A: Yeah, we're seeing that. You know, it was a 21, it was a Covid deal. And. And we're seeing people. You know, I don't know if realistic is the word, but, you know, that's quite a. I mean, they've already dropped it.
And again, I hate to say they've dropped it 500 grand, but they have.
Right, but that 500 grand was obviously not the price.
[00:20:03] Speaker B: Yeah, exactly.
[00:20:06] Speaker A: That's world. That's the world we're living in right now.
And for the right buyer, this is a pretty exciting time.
I would be happy to be getting started in this current environment.
[00:20:19] Speaker B: Yeah, for sure.
It's definitely a great time to buy.
There's definitely some deals to be had right now. Okay, so this other one is also in Wimberley.
It's coming soon. It's not even hit the market yet, but it's on 3 acres on lone Man Creek in. Lone Man Creek's a pretty deep water creek. So it's like an actual body of water, not just a trickling creek, which is nice.
[00:20:48] Speaker A: Okay. 1.6. We're at 3,800 square feet. 5 4.
And this is a desirable area, I think. I'm not sure.
[00:20:57] Speaker B: Yeah, yeah, Wimberley is. There's high demand. Like I said, there's not. They don't allow short term rentals in city limits unless you have a conditional use permit, which is not very common. So you have to be outside of city limits. So any properties that are outside of city limits and this. This is still very close to Wimberley Square.
You're. It's not far at all because those city limits are not big.
They do really well. And Wimberley's got a good demand.
You know, it's similar to Fredericksburg. You got girls, trips, couples, people coming in. There's very artsy kind of vibe that people, you know, like to come and go to the wineries and the art galleries and things like that. This is not currently an STR, but there's no restrictions against STRs, so it would need to be fully set up. But it's got a fantastic, you know, look, very kind of southwestern vibe.
[00:21:56] Speaker A: I'm curious, do we, are we at the top of the market here? In other words, are there 10 million dollar homes?
[00:22:03] Speaker B: Not that often. We do see some around Austin, you know, in the 5 to 6 million dollar range, but it's not like, you know, other markets that have a lot of inventory above like 2 million.
[00:22:17] Speaker A: Okay, so this is about as luxury as we're gonna get.
[00:22:21] Speaker B: Yeah, yeah, they're like, oftentimes like there's one in Fredericksburg right now that I think is listed at either 5 or 6 million, but it's on a lot of acreage. So the property itself is not that great, but the, you know, it's hundreds of acres, which is where that price tag is coming from. So usually we don't see that unless there's a big chunk of land attached to it.
So we're the budget luxury of other markets.
[00:22:49] Speaker A: Yeah, I mean it seems like a fair price for a very attractive home. Really.
I mean, again, we're not talking numbers. We're not going to talk numbers very rarely here on short term shopping as far as like rental numbers. But I mean, while we're at it, what would something like this gross for? You know, I mean, just random ballpark,
[00:23:13] Speaker B: you know, just guessing. And I do wish it had a pool. It does not have a pool. Um, so that's, you know, that's kind of a, a low point. But it is on the creek. So I would say, you know, probably at a five bedroom, a fair amount to estimate would be about 1:50, 1:75.
[00:23:32] Speaker A: Okay, I like it. It's cool. And they got the second kitchen there with the, what do they call it, a smeg or whatever, that fridge. Those are really cool.
[00:23:40] Speaker B: Yep. Okay, so the next one we're going to look at is.
Okay, so this one is in New Braunfels.
New Braunfels again also does not allow short term rentals in city limits. This one happens to be just outside of city limits and it's on Lake Dunlap.
So it's waterfront, nice deep water lake, very cool location. You know, people do a lot of paddle boarding on this lake, you know, tubing and inner tubes.
They do allow boats on the lake, but it's not crazy high boat traffic.
[00:24:19] Speaker A: This is a little smaller. It's quite a bit smaller than that last one and about the same. It is actually a little bit more expensive.
[00:24:25] Speaker B: Yeah. And it's because it's on, it's a more desirable location and it's on deep water, lakefront versus a creek.
[00:24:33] Speaker A: Does this flood it has.
[00:24:35] Speaker B: Not that we've, we've had flooding the last two years. This property, this area has not flooded. Not to say it couldn't ever flood,
[00:24:44] Speaker A: but that's, I mean that's fairly. You, you guys, you have to use the F word fairly often in your area. Right? This is not unheard of.
[00:24:51] Speaker B: Well, so up until last year we. Floods, like major floods were not a big issue.
Last year was like a 200 year flood.
And then we got another one this year which was also.
Now I guess it's a one year flood because it happened last year. So flooding is not super common here. You know, we are prone to droughts actually and we had been in a drought for about the last three years before those floods happened. So it's not super common. Not to say it could never happen. You know, obviously you're going to need flood insurance on that property and.
But it's a great, it's a great location. You can see they originally listed it in 2025 for 2.8.
Now they, you know, seems to be a little bit more realistic. I do still think it's high. The interesting enough, this particular lake, they were working on a dam in that area for a couple of years now and the lake has been very low. Well, they finished the dam. Now lake levels are back to where they're supposed to be and you know, full lake levels. And so it's now I'm sure that that's probably why they relisted, thinking that they could get, you know, a premium dollar now that the lake is back where it's supposed to be.
[00:26:09] Speaker A: All right, I like it.
And anyway, back to that flood thing, you know, it's just one of those things that comes up. We live on the coast in Florida and everybody's people that aren't from around here. I was. Oh, hurricanes, hurricanes, hurricanes. Yeah, they're real. They do.
And I mean, I'm from the Midwest and the way I, I've fixed that with my radar app and I keep an eye on it, you know, I'll look at like every day or every other day and just see if there's what, you know, something they call it an invest. You know, when it's like 0 to 30 miles an hour or whatever it's called an invest. And I'll just keep an eye on it and see if it, you know, looks like it's going to develop into something and that. That's how. That's what helps me. We're way off topic right now. I realize that. But, you know, used to be when we first moved down here, I would hear about it from, like, neighbors and friends and stuff, and they'd be like, oh, yeah, there's a storm and blah, blah, blah. And then like, you. You know, you're like, oh, my God, I only have three days to figure out if I'm going to stay or go and figure out how bad this thing is. But.
[00:27:06] Speaker B: Right.
[00:27:07] Speaker A: I've actually kind of fixed. It's just an anxiety thing, really, because there's nothing I can do about it, you know, but now I keep an eye on my. My. I use Zoom Earth is the app I use, and I keep an eye on these little dots out there. They invest and to see if they're going to turn into tropical storms, and it'll tell you if they're going to develop or not.
[00:27:27] Speaker B: Right.
[00:27:27] Speaker A: And then they just go away most of the time, you know. So anyway, it helps with my anxiety again. Being from the Midwest and dealing with a hurricane is stressful.
But if you can see it when it's, you know, hundreds and hundreds of miles away, thousands or whatever, and it's just. Just this tiny little thing, and then you can kind of keep an eye on it, and it makes you realize, uh, oh, you know, this. The ch. First of all, the chances of it hitting my actual house.
[00:27:54] Speaker B: Right.
[00:27:55] Speaker A: You know, not that good. But, yeah, for me, it was the last minute. Like, hearing about it three days out from all the neighbors or whatever, that was, like, massive anxiety. But now that I. I keep an eye on them coming, and you can see them for, like, weeks and weeks and weeks, you know?
[00:28:12] Speaker B: Right.
[00:28:12] Speaker A: Anyway, it's just. You have floods, we have hurricanes, and where I grew up, we had tornadoes, and it's just part of it.
[00:28:21] Speaker B: Yeah, yeah, yeah. And like I said, flooding here is not common. I won't say that it won't ever happen, but it really is not common. The floods that we got last year, like, the river, one of the rivers that flooded, like, it normally, like, we've waited in that river. It's up to our calves, and it rose 30ft, you know, like, in a few hours. So that's highly unusual.
That had not happened in 200 years. So it. There's always the risk, but it's small.
[00:28:55] Speaker A: Love it. All right, what's next?
[00:28:57] Speaker B: This one is.
I pulled this one just because it's so unusual. It's called the Mushroom House, and it's in on Lake Travis outside of Austin.
And it is, it's just kind of very iconic and very unique.
[00:29:15] Speaker A: Is it currently a rental?
[00:29:17] Speaker B: I believe it is.
Let me see. Has a house and a casita. You know what? I don't. It doesn't it say right there?
[00:29:25] Speaker A: Str. It says it could be, but it doesn't say that it.
[00:29:28] Speaker B: Yeah, yeah. I'm not 100% sure if it's.
[00:29:31] Speaker A: But you're aware of this house other than just seeing this listing? You've heard of the Mushroom house?
[00:29:35] Speaker B: Yeah, because you can see it from the lake and so it's just very, it's very unusual. So obviously it's a very unique experience, which guests tend to really like. Unique experiences. Feels like a cave a little bit.
[00:29:52] Speaker A: Well, I wonder what this is made out of. This is concrete, I guess.
[00:29:56] Speaker B: Or it might be gunite. There's a material called gunite that they make pools and stuff out of. That's lighter weight than concrete, but great lakefront location.
[00:30:08] Speaker A: This is like a one of a kind thing here.
[00:30:10] Speaker B: Yeah, this is definitely a one of a kind thing. If you want a very unique property, you know, this is it. I, I, I don't think it's a short term rental. I suspect that somebody's living there right now. But it could be a very cool rental.
[00:30:24] Speaker A: Yes. And this could be something that's like a passion project where you're like, you know, I can see somebody getting really into this.
[00:30:32] Speaker B: Yeah, a hundred percent.
And I actually think it would do really well just because it's so unique.
You know, this is the type of property you want to have, like social media for and, and things like that to make people aware of it.
But it's, it's cool. Yeah.
[00:30:47] Speaker A: It's like it would have for everybody. It would have its own Instagram.
[00:30:51] Speaker B: Exactly, exactly.
[00:30:53] Speaker A: Yeah.
[00:30:53] Speaker B: Not for everybody, but it's very cool.
[00:30:55] Speaker A: Yeah. I'm not a big fan when people make an instagram for their one bedroom in the Smokies that there's like 8,000 of. But, but this one, this one is Instagrammable. Yeah.

[00:31:07] Speaker A: I followed. Here's a way I'm going to get way in the weeds again.
Somehow I came across this little island off of the coast of Norway.
I was actually, it's a long story. I was looking at the North Pole marathon. I like to run and that that marathon always catches my eye. Not that I would ever do it, but there's a little island out there. It's an archipelago, I suppose, off of the coast of Norway. And it has like 1800 people that live there. And there was a lady, there's a lady that did that. She did that like what we're talking about. She turned that island into her Instagram, you know. Wow. And then she wrote a couple of books about it, like living on the North Pole. Basically it's like really close to the North Pole, which is obviously not a real place. It just floats on ice.
And she lives like on the water in this, this little cabin with her husband and she. And, and you know, they have 24 hours of sun and then they have 24 hours of, of dark for, you know, like three months a year.
And it, her Instagram is absolutely, she's just like a, a super nice, normal lady, you know, just a normal lady and super fascinating. She had like 1.6 million on the old Instagram there, you know. Wow.
[00:32:16] Speaker B: Good for her.
[00:32:17] Speaker A: Yeah, I, I don't have the, I'll track down her name here, but just to give her some credit, obviously, way in the weeds. But, uh, yeah, this, this house needs its own Instagram.
[00:32:27] Speaker B: Yeah, for sure, for sure it does. Yeah. It's super cool and yeah, it would be like a pop culture type of icon. Okay, so now we're going over to Kingsland, which is a little bit farther north. It's kind of at the up. Northernest part of the Texas hill country, but Lake LBJ is up there. Nice big deep water lake.
And this one obviously is right on the lake. Has a pool, five bedrooms, four baths, two boat slips. It also has two ski lifts.
So all of that comes with the property. Great views of the water.
I don't think this one is a short term rental currently.
I may be wrong on that, but it's, you know, it's got the bunk beds all built out that would be perfect for sleeping large groups.
And it, it doesn't have necessarily, you know, the high end luxury finishes like you would think, but being on the water like this is, that's premium location.
And then offering, you know, obviously this is probably the owner stuff, but if you could offer paddle boards and stuff to your guest, no problem renting this.
[00:33:39] Speaker A: It does look a little more residential in this area.
[00:33:43] Speaker B: That's typical.
If you're on the water, it's, it's going to, going to look like that.
So no, not at all. Like this would not rent in, you know, Fredericksburg, Texas, but in Kingsland that's very common.
And so pretty much everything that's rented is going to look similar to this if it's on the water.
[00:34:03] Speaker A: Cecilia Blomdahl by the way, I looked her up just to give her a shout out. Oh, really? She's in an island called Svalbard.
1.5 million followers. Absolutely fascinating.
[00:34:15] Speaker B: Wow. Good for her.
[00:34:16] Speaker A: Yes.
[00:34:18] Speaker B: Yeah, I love when people are that creative and, you know, ingenious in creating an experience like that way off in the weeds.
[00:34:29] Speaker A: Well, this is cool. I like the pool on the lake. That's obviously a very nice attraction there.
[00:34:34] Speaker B: Yeah.
Sit in the pool, watch the boats go by and then. Actually, I think I skipped this one.
So this is a place in Johnson City.
Great big place on.
Let me see, it's on 10 acres also.
So Johnson City is about 25, 30 minutes from Fredericksburg. But the highway that connects the two is Highway 290 and they call that the 290 Wine Trail. So all the wineries like a hundred wineries, the majority of them are on this 290 wine trail. And a lot of them, especially the newer wineries, are being built closer to Johnson City. So this is kind of what I would consider more of an emerging market.
There are some properties in Johnson City that do really well, that offer really unique experiences. So I think this one is a good opportunity for that because you just have a lot of room to grow. The house itself is pretty nice. This one is not a short term rental currently, but there are no restrictions for short term rentals in this area.
So it just needs, you know, a little bit of wow factor. But it's got a really solid base to build from. You know, really nice kitchen.
[00:35:55] Speaker A: Yeah, this is very impressive. Really? I mean, it's impressive.
[00:35:59] Speaker B: Yeah. And it's a huge. Yeah, yeah, it's a huge house.
[00:36:04] Speaker A: It looks like it's kind of all alone out there. How much space does it have on the. For the dirt?
[00:36:08] Speaker B: It's 10 acres. Yeah, it has 10 acres altogether.
[00:36:12] Speaker A: Oh, look at the barn.
[00:36:13] Speaker B: Yeah.
[00:36:14] Speaker A: Yeah, I'm moving into this. You could.
[00:36:18] Speaker B: It's. It's already set up as a little, you know, independent, independent adu. So it's got a little kitchen. These pictures are from the barn bedroom. Very, very cute.
So you could have like a little honeymoon cabin to rent and then the bigger house to rent. Also separate driveways. So, you know, your guests wouldn't feel like they were on top of each other if you did rent them separately.
And then you got all this room back here too, if you wanted to expand, you know, or add additional buildings.
[00:36:51] Speaker A: I love it. This is, this is giving the Travis Street a run for its money here.
Little too modern for me, but I, I like This a lot. That piece of dirt right there with the triangle on the cul de sac. That is cool, man. 10 acres.
[00:37:09] Speaker B: Yeah.
[00:37:10] Speaker A: You can put a deer feeder out
[00:37:11] Speaker B: there and Luke's gonna be hunting.
[00:37:13] Speaker A: Nah, I'm not gonna. You know, we don't hunt. We don't hunt. Avery's grandmother would call them yard deer.
[00:37:18] Speaker B: Oh, fish in a barrel.
[00:37:20] Speaker A: Yeah, they're. They're pets. But I definitely would put a feeder out there and get them coming in to say, hey.
[00:37:25] Speaker B: Oh, yeah.
And there's like, it's not unusual in the Texas hill country. There's deer everywhere anyway, so. Yeah, you. You could easily have hundreds of deer coming to your feeder if you put one out.
[00:37:37] Speaker A: No, for real. Yeah, absolutely. It would be like overnight, you.
[00:37:41] Speaker B: Yes.
[00:37:42] Speaker A: You have to start charging them rent, you know, and then you're like, oh, crap, I didn't realize they're going to eat all my flowers.
[00:37:48] Speaker B: Right. Okay. So last but not least is actually this one's a little bit. This is more budget friendly. So I wanted to share this one just in case, you know, anybody wants to be in this area. This one's also in Wimberley, and I pulled it because it has phenomenal views. It's a really, you know, having views in the Texas Hill country is a big thing, and only areas like Wimberley really have good views with some exceptions, but so. And it overlooks the Blanco river, which is.
This one also is not a short term rental currently, but it could be. It's outside Wimberley city limits, so no restrictions would apply.
[00:38:32] Speaker A: Is there a permit process or. They're just pretty, pretty, you know, not
[00:38:37] Speaker B: if you're outside city limits. So at that point, you only have to worry about the HOA or deed restrictions in a neighborhood if you are in city limits. It's very, very difficult to get a permit in Wimberley. You have to go through a conditional use permit application, which means they have to notify all the neighbors around the property. You have to go before the city council to get approval. So I don't recommend that just because the likelihood of getting one is slim.
So. But this one's outside city limits, so no issues with that at all.
And this one also has a guest house. So this is the guest house that's nearby the property.
Found it in the backyard.
[00:39:18] Speaker A: Where's that go? What. What is the. What's the cliff? Is that a river?
[00:39:22] Speaker B: Yeah. So that is the. It's supposed to be the Blanco River. It is apparently dry. Like I said, we were in a drought for a Little while. I actually. This purple house right here.
I'll have to.
Avery may remember this. I think her and I looked at this one a few years ago that was right on the river because it was painted bright purple. So I think that's the same house when she came to town once. But yeah, the river.
Part of the river there, it's very interesting. Goes underground and so there's like, I guess, caves or something where the water flows and then it comes up again some point further down the road.
So that may be a dry part of the riverbed or it may just been taken during, you know, the drought.
[00:40:12] Speaker A: What is this thing read for?
[00:40:13] Speaker B: So this, let me see, this is four bedrooms, two bath.
You know, I think it could do. It doesn't have a pool. I wish it had a pool. Doesn't have a hot tub either. I think adding either one of those would be a good investment for the long term. But as is, I would say probably about 100, 120 if you had a pool, that would exponentially increase those numbers.
[00:40:37] Speaker A: Love it.
All right, well, listen, I just looked up and we're out of time, so I don't know how that happened. It just happens. How much. What am I looking at to get, you know, if I'm looking on a budget in your market, what's. Where do they start?
[00:40:52] Speaker B: Typically you're starting around.
You know, I would say a fair amount to start at is about 500,000. We do have some that have. We do have some that are lower.
You know, we've got some condos in the 300,000 and even a few single family homes in the 400,000. Like I said, the market's soft right now, so we're seeing more deals like that. But 500,000 is probably a pretty fair starting point.
