Luke sits down with Branson, Missouri agent David from The Short Term Shop to walk through a slate of short-term rental listings at the lower end of the market. Along the way they dig into nightly rates, peak versus off-season pricing, how square footage and bed count drive revenue, what to budget for updates and furnishing, and why you should always see a property in person.

[00:00:00] Speaker A: Brought to you by the short term shop. It's short term shopping. Short term shopping. We're at Branson, which is in Missouri and we're under 500k Branson. Under 500k today. David, how you doing, man? [00:00:21] Speaker B: I'm doing awesome. How are you doing? [00:00:23] Speaker A: Yeah, doing great. Life is busy. Little too busy, but that's okay. It's good. I like it. The kids are growing up quickly. It's football season. One more. Can you ask? So you're an agent. Full disclosure. Tell us about you. You sell houses? [00:00:44] Speaker B: Yeah, I'm located here in Branson. Beautiful Branson, Missouri. Full time real estate. Working with the short term shop and helping investors find that next deal. [00:00:55] Speaker A: All right, and you're born and raised in what, somewhere? Ohio. Ohio. [00:01:01] Speaker B: Ohio, yeah. Okay. It's a military thing, so it bounces you around a little bit. [00:01:05] Speaker A: I gotcha. All right, cool. So let's, let's just dive right in. Go ahead and share screen and show us what you got today. On the, you know, less expensive side [00:01:14] Speaker B: in Branson, icons are some of the properties that we're going to be going over. For anybody that's not familiar with Branson, we got downtown right here where the star is. This is going to be all your historic stuff, five and dime shops. The little skinny water there is Lake Tandycomo. We got the Branson Landing right along the strip here. Right along the start of the strip, we got the district theater, which is the strip. And then that's going to lead right out to the west here where good old Silver Dollar city is. Um, so the majority of all these rentals are going to be right here in this kind of corridor. So the first one we're going to start with here, this is going to be The Roar community. One bedroom, 158. There's several of these that are actually there. I'm a big fan of these. A couple reasons. The biggest one is they were completely revamped a couple years ago so all new flooring, cabinetry. But these, they got the indoor pool, the outdoor pool, fitness center, and they are walking distance to downtown Branson. So you can, you know, there's not very few areas around the community, around the area that you can actually walk to. The landing. Downtown Branson. [00:02:38] Speaker A: I like it. This is cool. There's almost like a hotel vibe. But individually owned units, I guess. Yes. [00:02:45] Speaker B: Yeah. [00:02:45] Speaker A: And these are your one bedroom. [00:02:47] Speaker B: These are. This is a one. One. [00:02:49] Speaker A: This is a first floor unit with a little patio, right? [00:02:52] Speaker B: Yeah, it's gonna be the first floor. It is Gonna be a walk down in the front. [00:02:58] Speaker A: Details. [00:02:59] Speaker B: I don't know if it shows the whole. There's a couple different smaller complexes here. So you got a building A which is a larger building. They got an elevator. Building B here. Two stories. There is some mixture of two bedrooms in there and these. You can see the tops of a couple what they look to be a frames. Some of them are a little bit bigger as you go off to the right here. But they're multiple units in there. You got part of a little shoot off of a Lake Tandycomo. Right over here there is a boat ramp which is another unique factor with these. [00:03:31] Speaker A: This is cool. This would be. This looks. I'm shocked to like this. [00:03:36] Speaker B: Some of the water. [00:03:37] Speaker A: Based on the first property here. This is. This seems like a good starting point for a beginner. [00:03:42] Speaker B: Yeah, this is an awesome starting point. You're looking at under 160 for a 1:1. Obviously you get sleeper sofa in there. You can sleep four. [00:03:50] Speaker A: I see this the downstairs right there next to the upstairs. [00:03:53] Speaker B: Yep, yep. Downstairs they do have some that are walking. Obviously walk up as well. I'm always trying to get those walk in levels whenever possible just because of the type of avatars coming down here. It's nice to have the. The no stairs. [00:04:05] Speaker A: You're trying to say that this. Sometimes it's older folks. [00:04:08] Speaker B: Hey. Hey. I. I don't like stairs either so. Oh. But no, they got some awesome amenities. [00:04:16] Speaker A: Yeah, they definitely. This is. They spent money on the remodel. Yeah, somebody did. Whether it was the HOA or a developer. [00:04:24] Speaker B: It was the developer bought it two years ago. It's actually one of the. One of the top developers in the area that did. They did Summer Bay, Tall Timbers, Wilderness Mountain. Anybody that's shopping out in this place probably heard some of those communities depending on their price point. But they. They do have some awesome units. And that to 298 your COA HOA fee. But that covers everything except for Internet. So that's water, sewer, trash, all the amenities as well as your electric. Electric is included in that price. [00:04:56] Speaker A: Oh my. [00:04:57] Speaker B: Yeah. [00:04:58] Speaker A: And what are they saying right for. I mean, you know, huge ballpark. [00:05:02] Speaker B: I mean gross numbers I've seen anywhere in the 18 to 24, 25. For some of the, you know, more of the top performers. [00:05:14] Speaker A: Okay, cool. I like it. I like it. Let's go to the next one. I'm gonna make some notes here. [00:05:19] Speaker B: Yep. [00:05:20] Speaker A: 403. All right. Here we go At Green Mountain. This is another condo style. Are all these condo style Today this [00:05:27] Speaker B: I got two unique ones that are not condos at all. And then I have most of these other ones are. They're all going to be condos except for those two. But we do have a couple that are what we call detached condos which are going to be single family style inside of a community. [00:05:44] Speaker A: Okay, sorry to interrupt. Go ahead with Green Mountain. [00:05:47] Speaker B: Yep, Green Mountain here. This is going to be in the Thousand Hills. They got several communities located just off of the strip. Three, three. What's the square footage on this one? This one 1400s. So 1400. So that's about the medium, medium range on the square footage. This one's one golf course views. Obviously it's one of the older ones. Most of these condos are going to fall into two categories. They're going to be late 90s, early 2000s. I think this one was late 90s where you're going to see some of this, some carpet, some of the older formica, some of the older cabinets. Or they're going to be something that's been built in the last three to five years on the higher priced ones. [00:06:29] Speaker A: This is a, how many bedroom? [00:06:31] Speaker B: This is a 3. 3. 1400 square foot. [00:06:34] Speaker A: Oh yeah. [00:06:36] Speaker B: So it's one, I would say one the larger on the larger side for a three bedroom. I know my, my three bedrooms under 1200. So obviously some, some updates on this one could be done but at a, at a 225 price point. So there's, there's two bedrooms in this market that are going for 350 to 400. [00:07:02] Speaker A: And what's it, is this building as dated as this unit or. [00:07:08] Speaker B: Yeah, the building's gonna be this. It's, it's okay. It's probably about the same. It's, it doesn't look as dated because it's, you know, they're all outside entrances so there's not a ton for them to do. But I mean you're talking late, late 90s. That's where some of that decor is coming from. [00:07:28] Speaker A: HOA is 3:40 on that thing. What's the three bedroom going to rent for? Obviously this one's as it sits is probably going to be on the low end of the market, I guess. [00:07:36] Speaker B: Right. A three bedroom during peak season, depending on how many you're sleeping, you're going to be looking at 350 to 450 a night. That's, that's kind of your, your peak season. Holidays, weekends, that type of stuff. And then probably closer to 150 to 200 on some of those More weekdays, off season. [00:07:59] Speaker A: Do I rent it for 100 bucks occasionally? [00:08:01] Speaker B: Yeah, I mean I, 100 bucks is about my limit on my unit. I got a three bedroom. I find that the type of guests, I get under a hundred bucks. [00:08:10] Speaker A: I, I don't care for this unit as it sits. I'm gonna have to rent it for 100 bucks often, I would guess. [00:08:18] Speaker B: Yeah, you're, you're probably going to be on the lower end. You're probably gonna be pushing maybe 200, 250 maybe on the peak stuff and closer to that. Yeah. 75 to 100 for the, the off season for sure. [00:08:31] Speaker A: Okay. But if I was a type of person that was looking for a rehab and hungry and had a lot of energy. I like it. I like it. [00:08:41] Speaker B: Absolutely. Yeah. This, this one's probably, you're looking probably 350ish done up. So yeah, you put in the update, the kitchen, bathrooms, flooring, some paint, force [00:08:53] Speaker A: a little equity and, and then rent it. [00:08:56] Speaker B: Absolutely. [00:08:57] Speaker A: Okay, cool. Let's go to College street here. [00:09:00] Speaker B: So this, this one here is one of our unique ones. So this is in downtown Branson. So it's in a mixed use area. This is a, it's a two bedroom, it's an older house. We're talking 1930s, 7, 700 square foot. But this is a true single family home. No, no. HOA. [00:09:18] Speaker A: 1930. [00:09:19] Speaker B: 1930. Yeah. Now there is pictures. Yeah, there is some updated ones. They're going to be in that higher price point. I got two of them on here. I can't remember if this one's the, the better one or not. So there are smaller rooms. [00:09:35] Speaker A: Location on this scale, 1 to 10, [00:09:38] Speaker B: 10 down downtown Branson. You're walking, you're walking to the convention center, you're walking to the landing, you're walking to Starbucks, any of the breakfast diners right downtown there, you know, the originals. [00:09:53] Speaker A: What are these neighbors? Are they also rentals? [00:09:56] Speaker B: Most of them. I would say 75% of them are down there. [00:10:00] Speaker A: Okay. It's been, it's been redone here. [00:10:04] Speaker B: It has been redone on the inside. I sold, I sold one on. It was a different street, but it was a one bedroom. I sold for one of our clients to them and they, the previous owners were doing 60 plus gross on a one bedroom. [00:10:22] Speaker A: Oh my. But it was a house. [00:10:24] Speaker B: Just a house. Well, just like this, a house. Yep. [00:10:26] Speaker A: Yeah. [00:10:27] Speaker B: Sephora is a one bedroom. This is a two bedroom. [00:10:29] Speaker A: Yeah, this is definitely going to need some spruce up to be hitting that kind of a number, I would guess. But it's not far off. [00:10:35] Speaker B: It's. Yeah. The other one I sold didn't have anything special, but they, they had some. They had some colors. Yeah, Some. Some scroll stoppers. [00:10:42] Speaker A: Right. Yeah. Is definitely, you know, I mean, here's my thing. There is like, if it's a good coat of paint, do you really bother because it's going to get scratched up anyway. But at the same time, gray is like gray. Gray went, you know, beige was in for like 30 years, 25 years, and gray came and wiped it out. And then gray has now been knocked out in, you know, like six years or seven years. It just came in in like 20, 19, you know. [00:11:09] Speaker B: Yep. [00:11:10] Speaker A: So when I see gray, I think covet. That's just me. But it's. It's fresh paint, so that's more important. [00:11:18] Speaker B: Right. It's fresh flooring. You got, you know, probably an LVP on there on the flooring. So no carpet. [00:11:25] Speaker A: Nice furniture. Yeah. This is what I would want to see in real life. What was the address on this and how many bedrooms? [00:11:31] Speaker B: This is a two bedroom. They're extremely small bedrooms, but it's a 407 west college. [00:11:37] Speaker A: Yeah. Yeah. If I was shopping, I want to see this one. I always recommend that, by the way, sometimes folks don't want to go look. I think you need to go look. [00:11:46] Speaker B: Yeah, especially. Especially with the age of this one. You're buying a true house. You're not buying a condo where the HOA is in charge of everything on the exterior. So I'm sure it's got a crawl space and there's probably all kinds of fun stuff in there, right? [00:11:58] Speaker A: Yeah. Okay, cool. We got the spring creek here. [00:12:03] Speaker B: Yes. This is another three bedroom, three bath, 1300 square foot. Another early 90s, again at 260. This one, I believe is a little more updated. Yeah. So. And then some of these also have lockout units. So you have the two doors here. A lot of times that, that one door will have a. A bedroom with a little kitchenette, kind of like your hotel style, to where you could rent it as a one. One and a two. Two. [00:12:33] Speaker A: Okay. It's in good shape. So fairly updated here. Back to the gray a little bit, but that's. [00:12:37] Speaker B: Yeah, back to the gray. [00:12:40] Speaker A: What was this one here? 259. [00:12:42] Speaker B: And they. They basically these same cabinets were in one of the other ones in Green Mountain. They got that little lip on there. So they. They painted that whole cabinet there. Obviously added the poles, updated the countertops. [00:12:54] Speaker A: Very familiar with those cabinets. They would have been white doors with the pole part would have been brown. Brown, yeah, yeah. 1996. [00:13:03] Speaker B: Yes. [00:13:08] Speaker A: Okay. It's cool. I mean it's functional. What's the location on that thing? [00:13:13] Speaker B: This one's in that Thousand Hills as well. They got several different communities that are broken up, but it's, it's gonna be right around this. There's a golf course right there off the strip. So again, great, great location. [00:13:29] Speaker A: What are the gross ballpark? [00:13:32] Speaker B: You're any of these three bedrooms. Again, depending on. They're all locations, all going to be solid. So it really just depends on kind of the updates and stuff. But still, again, you're kind of looking, looking in that. 350 to 450 on the top end. You know, for your nightly rate, you're probably looking mid, mid-40s to mid-50s. Some of the bigger square footage ones where you can, you know, get a few more heads in there, you can push that into the 60s probably. [00:14:05] Speaker A: And this is a multi unit building like the first couple. [00:14:09] Speaker B: Yes, yes. They'll all be. I'll make sure I point out the ones that aren't. But towards the bottom I got a couple that aren't. [00:14:16] Speaker A: All right, let's go on to. What do we got? Vineyard. [00:14:19] Speaker B: Vineyard. So this is the unit community I own in. These were done two different phases. 21 and I believe 23 was phase two. This is going to be a walk in unit. Sold three or four of these in the last price. Six months. Here, get some of the pictures here. Here's the actual building here. So this, this one is going to be a walk in level. So no steps. You're going to have a view out over the strip. I don't know if that's. Yeah, there's your view there. Ferris wheel, water tower. [00:14:58] Speaker A: Okay. This is brand new or resale? [00:15:01] Speaker B: This is resale. [00:15:03] Speaker A: Can I see the, the price history? What, what they paid, what they're selling it for. [00:15:08] Speaker B: Depending on it's not very old. Depending on when they bought them, they're gonna, they probably paid. Yeah, 300. A little over 300. And that would have been unfurnished. You can get these brand new still. There's a few left for 225. Unfurnished? Yeah. [00:15:26] Speaker A: Wait a minute, wait a minute. The builder is selling them for 80 grand less than what this guy paid. [00:15:33] Speaker B: Yeah. [00:15:33] Speaker A: Oh man. [00:15:34] Speaker B: Yes. [00:15:35] Speaker A: I get a brand new one for 225. [00:15:37] Speaker B: Yeah. Now it won't be a walk in with a view. Oh, it'll. It'll be a walk down or it'll be a walk in With a rock wall in the back. The. The walk in with the view, I believe, are 275. There's. They got a couple left. [00:15:51] Speaker A: So this guy's losing money. [00:15:54] Speaker B: I. I don't know what his breaking point is. He's had him for a while. I've talked to the guy multiple times, [00:15:59] Speaker A: but he's less than what he paid already. Right. [00:16:02] Speaker B: Oh, you talking about this seller here, not the developer? Yeah. I mean, he's. You know, he's probably one now. He's probably losing money every month because [00:16:11] Speaker A: he's not paying attention. [00:16:13] Speaker B: Yep. Not paying attention. He didn't buy it with us. [00:16:15] Speaker A: Right. He's just a regular person. [00:16:18] Speaker B: Just a regular. That's. That's 75 of them out here. Yeah. It don't take much to rise to the top. [00:16:24] Speaker A: Yeah, no, absolutely. That's the whole point. But, you know, you have to want to do that. It's not easy. You got to. [00:16:29] Speaker B: No, it's not. You got to do. You got to put some work in it. [00:16:31] Speaker A: Yeah. [00:16:31] Speaker B: Follow Luke's best practices, that type of stuff. [00:16:33] Speaker A: Yeah. You got to respond to reviews and make sure you got a good coffee machine. All that nonsense that most people are not going to do. Yeah. So I. I think this is a good option. I'd rather have this one than the new one, I think it seems like this is probably a better location and better. [00:16:49] Speaker B: You get the. Yeah. You get the view, so. Yeah, it is. And it's. You know, especially if you're out. Out of state, it's. That's a lot easier than spending the time setting it up, for sure. [00:16:59] Speaker A: Are you selling the new ones or are they selling. Are you selling the used ones? [00:17:03] Speaker B: Both. I got. I got a guy that's going to write on two of them, I think, today. [00:17:07] Speaker A: Okay. [00:17:07] Speaker B: And trying to get a deal. [00:17:09] Speaker A: Is he going to write on this one? [00:17:10] Speaker B: No, no. We're writing on two new ones side by side. [00:17:13] Speaker A: I see. And how long has this been on the market? Like, what's the day? [00:17:18] Speaker B: This one's 200 days. [00:17:21] Speaker A: 200 days. And he's already 40 grand less than he paid. [00:17:24] Speaker B: Plus the furniture, he started at 300. Now, there was two or three other ones that came on the market for two. 250s, 260s. So I've sold three or four of them. I've been working up through the ranks. So that's why. That's why he's got 200 days on market, because he started out too expensive, and we haven't got to him yet. [00:17:42] Speaker A: I got you. So the Other ones are selling before him. [00:17:46] Speaker B: Well, they're all sold. He's the cheapest now, so he's a. He's the next one to go. [00:17:51] Speaker A: Took. Took a while to. To let him. Let it sink in, basically. [00:17:54] Speaker B: Yep. [00:17:55] Speaker A: Okay. All right, Good to know. Yeah. All right, cool. What's next? [00:18:00] Speaker B: So we got another single family again. This is going to be. This one's a little bigger. [00:18:05] Speaker A: So go back to vineyard. What's yours? Gross? What you gross? You know, 20, 25. [00:18:10] Speaker B: 20, 25. I gross 57 something. 7,000. [00:18:16] Speaker A: All right, that seems to work. [00:18:18] Speaker B: Yeah. [00:18:18] Speaker A: Yeah. All right, go ahead. [00:18:21] Speaker B: All right, so we got College Street. This is going to be again, another one downtown. Built 1959. It's a two bedroom. When you do have a thousand square foot. That first one was only 700 again, no. No HOA. So you're not spending 300, 500 a bucks again, right. Downtown. Walking distance to everything. [00:18:44] Speaker A: Is it two one. [00:18:48] Speaker B: So they've, they've updated the inside. [00:18:50] Speaker A: Mini split? Yep. [00:18:52] Speaker B: Mini split. [00:18:53] Speaker A: Wood floors maybe? Yeah. Those are wood. [00:18:58] Speaker B: Yeah, those are wood. [00:19:02] Speaker A: Look like they had a porch added on the kitchen's. Vinyl. Washer and dryer added there in the kitchen pantry, which is. That's a nice washer and dryer. Those. Those are lg. [00:19:17] Speaker B: Those are nice big refrigerator. See how big the bedrooms are. That looks like a queen maybe there get a king there. Got some bunks stuck somewhere. [00:19:30] Speaker A: Somewhere. So it sleeps like a three. And then there's that porch. [00:19:35] Speaker B: Yeah, porch there. Yep. We got a little bit of a [00:19:39] Speaker A: screened in and then screened in. [00:19:41] Speaker B: Four seasons room of some kind. [00:19:44] Speaker A: All right. It's got character. [00:19:46] Speaker B: Yeah. I mean if you don't want to pay an HOA for under 300, 000, if you shove. Do it up and shove enough heads in there, you can probably, you know, you're probably looking 50s. [00:20:02] Speaker A: Yeah, this is. I, I can just see somebody getting excited about that thing and facilitating a good rental and I like that one. I do. It's got, it's got a little bit of some things. But when was it built? [00:20:17] Speaker B: It's I think 30s here or 59. [00:20:21] Speaker A: 59. [00:20:22] Speaker B: It's a little newer. [00:20:23] Speaker A: A little newer. [00:20:24] Speaker B: Yeah, you got, you got some yard space there, which is nice. I mean you could do a lot with that yard. [00:20:30] Speaker A: I'd probably ditch that outdoor. That shed. [00:20:34] Speaker B: Probably the owner's closet. That's what the last one was. [00:20:37] Speaker A: It's your owner closet. But the problem is it's, it's probably, you know, every time I come up on one of those they're pretty well rotted, you know. [00:20:44] Speaker B: Yeah, rotted full bees. Yeah. [00:20:50] Speaker A: They replace the house roof and don't replace the shed roof, you know. [00:20:54] Speaker B: Yep. [00:20:55] Speaker A: All right, cool. Let's go to Wimbledon. Number 11 here. [00:20:59] Speaker B: So another three bedroom, three bath. This one here is in Point Royale. So this is a gated golf community. Got all your. This one does have some higher HOA CoA fees. You are getting the indoor pool, the outdoor pool, fitness center, all that type of stuff. They call it a lake view. I don't know if you can really see it there, but trying to see. I think this is. Yeah, so this, this is the one. I've looked at this one a couple times. Yep. So this one needs updated a little bit. These. I've seen these go for over 400 once. They've been rehabbed some. But another, another one of those force equity [00:21:49] Speaker A: now I'm already ripping this thing apart and start, you know, I'm in my brain. I'm pulling all this out of it. Pardon my language. And the carpet and starting with a clean slate. And again, you got those old 90s cabinets in there. I'm probably gonna pull those out too. Oh my. [00:22:03] Speaker B: This one is. This one is larger here. This one's a. Yeah. This one's over 2, 000 square foot. So this, this one. Some of these don't have lofts. Some of them have a loft. So this one's actually a three bedroom plus a loft. [00:22:18] Speaker A: What'd they pay for? Oh, they got. Look at the fishing poles. That's cool. Somebody. Somebody's been. Somebody's been enjoying this thing. [00:22:25] Speaker B: Yeah. I think this was probably owned by, you know, the individual. The owner himself actually used it a bunch, I'm sure. [00:22:31] Speaker A: 100. Yeah. He might not even be renting it. [00:22:33] Speaker B: Yeah. They don't even have the history on this. It's probably. It might be the original owner. [00:22:36] Speaker A: Yeah, he's owned it a long time. [00:22:38] Speaker B: I. I know if they've owned it more than 10 years, they probably bought the thing for under 100 grand. [00:22:43] Speaker A: 2. 211 days on market. This is. Yeah, I like it. This is something where you can make a deal, I think. [00:22:51] Speaker B: Yeah. [00:22:53] Speaker A: Old Washington. Look at that. Hold on. Go back. [00:22:55] Speaker B: This. This is the loft right there. So that's the upstairs loft area. [00:22:59] Speaker A: I see. [00:23:00] Speaker B: That's a whole second. Yeah. Bunk bedroom. Where's that wash? You said washing cabinets. [00:23:06] Speaker A: It needs floors, it needs paint, you know, it needs washer, needs appliances. [00:23:13] Speaker B: Yep. Condos are easy rentals though. I mean, you're talking inside walls. [00:23:22] Speaker A: Yes, I'D be, I'd be budgeting with furniture and everything. Personally, if I were doing it, I don't know, maybe 40, that, that'd be my goal. Maybe 50 with some really nice furniture. But I think that'd be maybe a little over the top. You know, it could be done for 25 probably, if you really. [00:23:39] Speaker B: Yeah. [00:23:40] Speaker A: Bust your ass. [00:23:41] Speaker B: I mean, even at 50, you're, you're probably 40 to 50, you know, equity in it at that point. [00:23:51] Speaker A: Okay, cool. All right, let's go to Prairie Dudes. [00:23:54] Speaker B: Prairie Dune. So these, this is two of them here. These are brand new listings. I went and shot videos of these yesterday. These are going to be great location, just off the strip over by Walmart. Kind of away from some of the other rentals done in 2007. They could be used. A touch of updates on them. These are three threes. They both have lockouts. We don't have to look at both of them. They're pretty similar. Here's the building here. Yeah. The golf course is right, right there behind it. So they're not part of it. But it's right there. Obviously you got Walmart. Target minutes to the landing. Downtown, I got a community pool. So I mean a little bit of that hotel vibe with the carpet. They are large units, so nice cabinetry, tile, granite. So here, here's your entry right here with the lockout so that door there can be shut off. There'd be a separate entrance, so you'd have kind of a, A one. One with a little kitchenette deal. Similar to a hotel. [00:25:09] Speaker A: A little bit more ready to go than the. Not the. What was the one? [00:25:13] Speaker B: Yeah, the Green. Green Mountain in Wimbledon. Yeah, yeah. This, this one. I mean the biggest thing with this one, it lacks color and the flooring. That's really about the only two things it lacks. [00:25:24] Speaker A: Yeah, you could kind of get away with the rest of it. Like the cabinets and the. Maybe the showers would be acceptable. [00:25:30] Speaker B: Yeah, yeah. You could definitely rent this for the rest of the year, maybe even another year. And then look at updating the floor on your paint, stuff like that. They did, they did upper, upper 40s to low 50s for 20, 25 for both units. [00:25:49] Speaker A: And that's with a manager. [00:25:51] Speaker B: Yes, manager. I don't know what their deal is. They're kind of a combination. The, the owner is on the board who also has a management company. So I'm not exactly sure what's. But their, their verbo number. You'd like it. It was. Their Verbo was probably 75% of the bookings compared to the 25% for Airbnb. [00:26:15] Speaker A: No, I thought you were going to say their vrbo number was 427 because they've been doing it for a million years. [00:26:21] Speaker B: They had some reviews. They had quite a few. I mean, they had over 100 reviews on VRBO. I believe it said yes. [00:26:27] Speaker A: And I actually got confirmation that they are still allowing review transfers on vrbo. I thought they were trying to do away with that, and I heard they did do away with it, but I had somebody do it with success last week. [00:26:39] Speaker B: So, yeah, I mean, if you're able to do that, that'd be killer on this unit because, I mean, their Airbnb sucks. I mean, that's usually the number one platform out here, as in most areas. I think so. I mean, that's an easy one to get up and running. They weren't on booking.com at all. Which out here booking.com does better than VRBO in most cases. So it's definitely some, you know, definitely get some better numbers. But here's, here's that kitchenette. You got a little, little patio, you got your sink, little refrigerator. Definitely a hotel vibe. [00:27:16] Speaker A: Well, so far we're under 400 grand. We have, we got time for two, maybe three more. [00:27:21] Speaker B: All right, I'm gonna have to change [00:27:23] Speaker A: the name to under 400. Oh, there's a couple. There you go. [00:27:26] Speaker B: Yeah. [00:27:27] Speaker A: What's that water sound that's catching my eye? [00:27:29] Speaker B: Okay, so this, this one's one of the one, the detached. Oh, so this is a 1200 square foot, three bedroom. This is in Branson Cove, so right on the water, real close to Table Rock Dam area. Excellent location. Probably one of my top five communities. As far as the detached ones go, this one, it could be. All right. I like to see some better views for these larger properties and detached ones. But this, this is obviously a newer property. [00:28:02] Speaker A: But what about the price? [00:28:04] Speaker B: The price. [00:28:06] Speaker A: 409, is that good? [00:28:09] Speaker B: It's, it's good for what you're getting. I mean, you're not gonna get, you're not getting too much on the detached single family style condos until you start getting to. There's your view right here. Until you start getting into that 650, 700. [00:28:26] Speaker A: What is that, some sort of walkway? [00:28:29] Speaker B: That's a rock wall probably for the road up here for some of the other units. So it's, it's a little, you know, we got some, we got some terrain differences out here in Branson, obviously. So this, this one was built down in. Probably why it's Been on the market for a while. So here's the amenities. I mean they got some awesome indoor pool, outdoor pool, pickleball, splash pad. There's a lake right here. [00:28:54] Speaker A: Is it one of those right there? [00:28:56] Speaker B: No, it's not one of these? [00:28:58] Speaker A: No. [00:28:59] Speaker B: Um, I mean they got some of these for sale, but you're talking, you know, for a four, four to six bedroom size point, you're looking between seven and 900. [00:29:07] Speaker A: Okay, those. All right, well for 409, what's the, what's the history? How long? [00:29:13] Speaker B: I don't know if it'll have a his. Oh, for first sale it's been on market for over 200 days, which that's not, that's not too high. I mean I would say the average is probably over 100, 150. But again, you know, the lack of views killing it, you know, for the price point I got you, you know, because I mean you can jump over here to this one. This is a, this is a, that same vineyards community, brand new. You know, you can get a four bedroom, 1600 square foot for roughly the same price. [00:29:47] Speaker A: And this is going to be detached? [00:29:49] Speaker B: No, this is going to be attached. [00:29:50] Speaker A: Okay. [00:29:51] Speaker B: So that's, that's where you got to pick if it's, you know, I like the detached. I do, I do too. But is it going to make you more money to spend the extra money? Yeah, because you're getting a lot bigger unit. Now this one here's, jump down to this one now this one's a detached. This is a four bedroom, three bed, three bed. Branson Canyon was one of the first communities that started doing the detached ones. So 2007, this one's been on the market, this was on the market for about a month for 1800 square foot. [00:30:27] Speaker A: All right, this is cute. [00:30:31] Speaker B: So there's a few, Yep, there's a few of these style properties that have been Branson Canyons. One of them, the other one is Stonebridge which is up towards Silver Dollar City. They're, they're north of 500, but you can get some four to five bedrooms under, under six, maybe 650 range. But once, once you start getting into some of the newer ones, four bedroom and up, you're, you're talking sevens and up. There's a, there's a little bit of a, a gap in pricing really. It seems out here in Branson as far as the, you know, standard condos, most of them go back one, oh [00:31:15] Speaker A: two, they got a floor unit of [00:31:20] Speaker B: some lower AC of some kind. [00:31:23] Speaker A: Huh. There's, there's a vent right on the ceiling. So that's something you would need to look. Look deeper. It might be. [00:31:29] Speaker B: Yeah. I wonder. Yeah, with the, with the shape of the ceiling, I mean, obviously it's the upper floor. So I wonder. Probably doesn't have as much insulation as it could. So I'm sure it probably gets hot up there maybe especially with these 100 plus days. I mean it probably could probably easily throw in a mini split or a window unit would be better than something that you have to. Those usually have some type of internal bucket or if they do have a drain hose of some kind maybe. [00:31:58] Speaker A: But yeah, hard to manage. [00:32:02] Speaker B: Yeah. [00:32:04] Speaker A: Okay. Oh, hot tub. Is that common? [00:32:10] Speaker B: Common for the detached units. [00:32:13] Speaker A: That looks like a nice hot tub too. It's definitely a newer one. All right, one more. We got time for one more. [00:32:19] Speaker B: All right, so we can. Here we go. This is bunker. So this is a double unit. This is going to be up towards Silver Dollar City. So this, this unit here, there's actually four units, you know, two on each side. So there's actually a A and C. What are they? Three bedroom, I believe. Yeah, they're a three. Three in Stonebridge. So you have an opportunity for. Is that seven? If you wanted to spend 700, you could have a six. Six or two. Three threes. So you get three listings on Airbnb. This, this is inside of a golf community. You're five, five minutes from Silver Dollar City. So that's probably your, you know, that's by far our number one attraction. [00:33:13] Speaker A: This is 349. [00:33:15] Speaker B: 349, yep. [00:33:16] Speaker A: Oh, man, that's cheap. [00:33:20] Speaker B: Get a lot for your money. [00:33:24] Speaker A: Okay. Gated community, tennis, tennis courts, the whole thing. That's a really cool lodge deal. [00:33:32] Speaker B: Yeah, it's, it's a nice area. Like I said, they got two, two of them available. Both the upper and the unit and the lower unit are for sale. [00:33:49] Speaker A: Looks like two pools. [00:33:52] Speaker B: It's, it's a big. Yeah, it's a big, it's a big area. That stone bridge, I mean, it's a big community. I think they got a mixture of both rentals and full time residents. [00:34:04] Speaker A: Wait a minute. Look at that. Look at that. Mulligan. I want to do that. Mulligan. And then we'll get that, we'll get out of here. [00:34:08] Speaker B: Yeah, Mulligan's a cool one. They actually had. Unit 3 was for sale as well. What's the size on this one? Yeah, so this is 1800 square foot. Three, two. This is in Point Royale. So it's a private community. Okay. [00:34:29] Speaker A: A little dated, but. [00:34:31] Speaker B: A little dated, but yeah. [00:34:33] Speaker A: Probably needs floors again. We get the 90s cabinets. Again, saved by the bell cabinets. [00:34:40] Speaker B: Yep. [00:34:47] Speaker A: But it's big. [00:34:49] Speaker B: It is big for a three bedroom. That's. That's the biggest difference between these three bedrooms out here. And even, even the two bedrooms, if you wanted to go that route, is really looking at the. I mean, you can get a three bedroom that's 1100 square foot, or you can get one that's 2000 square foot. And that's. That's where you're going to make a difference in that money as far as, you know, how many heads and beds. [00:35:14] Speaker A: All right, I want to recap here. I think so far I go back up. I think that first one would definitely be very attractive to at least to check out in real life. For me at 158, the whole complex is updated. I'd like to see. Have you been there in real life? [00:35:30] Speaker B: Oh, yeah, I got videos. I've been to a lot of them. [00:35:33] Speaker A: Is it wonky? Like, does it look like an old motel that they painted or does it look cool? [00:35:39] Speaker B: They. They look nice. This building A over here gives you a little bit more of a hotel vibe. How big it is even building. I like these, I like these smaller units over here. [00:35:51] Speaker A: They. [00:35:52] Speaker B: They definitely especially, you know, if you can get a walk in, it's a walk out. You know, you get a walk in on the front side, you get a. A walk out on the back, you know, so you get the view of [00:36:02] Speaker A: the water on my list. And then West College, which was that first detached that we looked at. I'm gonna look at that too. That one's, I think I really like almost everything about it. I'm a little worried about the neighbors and things on that one, but I don't know why. Again, that's why I would want to see it in real life. [00:36:17] Speaker B: But yeah, that street to street, you know. So there's. I think you got these two. This one's, I want to say two. Both these were for sale at one point. [00:36:34] Speaker A: Not a very. Like, there's a bunch of empty lots across the street. [00:36:39] Speaker B: They're building. There are some. There are a few new ones popping up in that. You can get a three bedroom. I don't know. Those popped up in my shirt. It must have sold someone. But you can get a three bedroom or a four bedroom for like four or five hundred. Some of them. [00:36:54] Speaker A: I see. Okay. All right, well, we gotta go. We're out of time. Branson under 500. I had a great time. Thank you. David, how do we get a hold of you? [00:37:04] Speaker B: Yeah, just David at the short term shop. Yeah, happy to help. [00:37:10] Speaker A: Okay. All right. And I'm [email protected]. appreciate your time and. Hold on, let me close it out without the. There we go. [00:37:23] Speaker B: There we are. [00:37:23] Speaker A: Appreciate your time. Thank you again, David, at the ShortTermshop.com and don't overthink it.
