Show Notes

Wayde from The Short Term Shop joins Luke from the Smokies to walk through his current picks for investors. He starts with the state of the market: inventory is near all-time highs, yet well-performing homes are still drawing multiple offers, with one bidding war running well over list price. Then he walks through a handful of listings across the Pigeon Forge and Gatlinburg areas, from turnkey earners to a fixer with big upside, explaining what he'd tweak to boost revenue and how to weigh location, views, and lot size.

[00:00:00] Speaker A: Brought to you by the Short Term Shop. It's Short Term Shopping. Welcome to the party. Short Term Shopping. We're in the Smokies with my dude Wade. What's going on, man? [00:00:16] Speaker B: Doing all right. Excited to see some deals? [00:00:19] Speaker A: Yeah, yeah. Anything new, Anything we need to know about in the Great Smoky Mountains of eastern Tennessee? [00:00:26] Speaker B: I mean there's always new stuff. A couple of the stuff that I'm showing today is newer, but I've actually got a couple of homes that I've been on market or on and off market, which I think could be pretty attractive to anyone looking, especially in bonus appreciation time. [00:00:45] Speaker A: What is the market like right now? Are things selling or things not selling? Interest rates recently went up. Does that matter? [00:00:52] Speaker B: So we're seeing as always, I think things are still kind of staying the same. So things are moving a little quicker. With bonus appreciation. I'm seeing like the homes that have historic revenue are naturally always going to move a little bit quicker. But you, you can still find pretty good deals on homes that might not be already performing. But take the neighbor's house and buy something that's better. It's, it's not hard to do. A lot of it comes down to hosting. And I think we just reached all time highs again for the second or third time this year of all time highs in inventory. And I'm curious what that means for next year as well because usually we start our decline in inventory this month and we haven't seen that data yet. So I'm excited to see what it comes out next week looking like. [00:01:45] Speaker A: But things are selling right. It's kind of a weird vibe because like things are kind of moving a little bit. But there's also a ton of stuff on the inventory. A ton of stuff on the market. That's usually not the case. [00:01:56] Speaker B: Yeah. So I've had two multiple offers in the last 48 hours. Wow. On north of a million dollar homes. And these are, if you follow like the general buy box that people look for, you know, 10 to 15% of revenue of the home's price. So like million dollar home doing between 100, 150k. Usually those see a little bit more action. And I, I had two that fit that criteria and they were multiple offer within three days. And, and one of them, I haven't seen this in 2 years. It went over 100k over list price and it was already priced nicely too. [00:02:30] Speaker A: So wait a minute, wait a minute. Was it sitting, was this particular house sitting for a while before these offers? [00:02:37] Speaker B: No. No. And what's ironic Is the home right next door to it expired and foreclosed. So this is a $1.5 million home. And I was just speaking with the agent, said, hey, we were one of the first ones to inquire in this home. And I walked this house more than once too, so. So no one was interested for the first three to five days. And then come this, that next weekend when a couple people got through multiple offers. And so we should have been a little bit quicker, unfortunately, on pulling the trigger. But there were three, if not four offers on the home, and we had an escalation on this property, and even we got beat out by someone who I guess just started waving stuff, which is something I'm not an advocate for. I don't recommend waiving appraisals or inspections or anything like that. So we're okay with having lost this one. But it does show that homes with good revenue, they. They can still command a high price. And the home next door sold for 200k less than what this home ended up going for. Of course, it's a little more turnkey, but they are very, very similar homes. [00:03:36] Speaker A: Well, why wouldn't I buy the one next door for 200 grand less? [00:03:40] Speaker B: 1 is a foreclosure. So it's been. It's been vacant for a little bit, so you don't know what you're really walking into. ISA and then the one next door also, it was already under contract and sold. So that one, when it, when it was originally listed, was listed around 1.6, which is where the one that ended up going pending ended up going for was in that range. And so the foreclosure also went multiple offer, you know, two months ago or so, and they're still in the. The purchase process. [00:04:10] Speaker A: Foreclosure, why? Or you. You don't even know probably. [00:04:13] Speaker B: I don't, no. I just know they. They put in a big remodel and it wasn't quick enough to get on market and they ended up going under. So that was a nice house. Both of these are nice houses again. So it's so funny that two homes right next door to one another can have completely different stories. And one of them could be just insanely good, and then another one's just struggling, and it all comes back to the house. The manager. You just never know what's going to happen in this job. But it's nice to see that there's always a proof of concept of something performing, usually in any market. [00:04:48] Speaker A: Love it. All right, well, let's take a look. Let's let's. What's on the market right now? Let's see what you. What you got going on. Nick's Picks. [00:04:54] Speaker B: Nick. Nick's Picks. [00:04:55] Speaker A: All right, I was making that joke, but you're not a Seinfeld guy, so that's okay. What's gonna be Wade's Picks? Yeah. [00:05:00] Speaker B: I don't know how you feel about duplexes, but I'm, I'm impartial to him. The one, the one reason I actually love this guy is because it actually has a view and it's at 267 a foot, which in our market is fairly inexpensive. But the reason I like this so much is because it's a little one bed, one and a half bath. And we don't really have a shortage of examples of homes here that are where one bed can get 50, 60, 70k, especially if they have a view. And while this is a duplex, I don't think it's going to, you know, see that peak peak revenue. It's not going to see 80 grand aside on this home, but a little one bed with a view with a nice little downstairs area where I think there's some minor changes that could be done to make this like a little honeymoon suite, maybe a little kids area out here in the, in the, the bunk area. If you do 50 aside on this home, it's in a pud. So it's on a small lot line, which is great for bonus appreciation. Small light updates inside the property. 50 aside is 100k in revenue. It's only got one HOA between both sides of the home. It's newer, it's not on a steep area. And the view, I can't tell you the view on this deck. If. Can you see this photo? Is this photo? [00:06:20] Speaker A: Yeah. [00:06:22] Speaker B: I can't tell you the view. If these trees are trimmed, that this would be a pretty smoking view. So just a simple, you know, 45, 50 aside, which I think is perfectly reasonable is I think with this guy would be smoking. So I've actually been trying to push this one a little bit more recently because speaking with the. The listing agent, they might be willing to trim some trees. They might be willing to give some credits. I'm unsure, but squeeze some revenue out of this guy by trimming, opening up this view a little bit. Maybe just some minor changes to the interior. I think it'd be perfect for bonus appreciation. Buyer. [00:07:02] Speaker A: Okay, hold on. I've heard about this thing and you've. You've been inside of it? [00:07:08] Speaker B: Yeah. [00:07:08] Speaker A: Okay. I think it's Definitely worth looking at. And I want to go back. I want to. I want to mention one thing here just for anybody that happens to be looking at this video. Yeah. Right there at the top. Right. These baseball bat spindles they got on these. These outdoor. These. The porches. These. These have a tendency to be rotted at the top and bottom where they connect inside there. Keep an eye on that. I'm not talking about this house in particular, but just if you're shopping around and you happen to watch this video, we do see that those rot. And I think. I think it's honestly because they're so skinny at the top there where they go in and they're unprotected up in there. They're untreated. Basically it's just raw wood. And so they. The bees get in there and all this stuff. So keep an eye on that. These. These actually do look like they're in great shape. [00:07:52] Speaker B: But I've been on both sides. They. They look good. And that's something I pay attention to anytime I'm walking a property as well. There is some light damage around, like, you know, the fascia boards and trim around the roof and stuff. You just can't get away from that kind of thing in our market with a wood home or a wood siding home. But the. The overall condition of the property is quite nice, I would argue. And it's. It's one that, you know, with some light changes, I think it could go a long way to producing pretty good revenue. [00:08:24] Speaker A: Okay. I like it. [00:08:25] Speaker B: There's actually. There's a. And I don't have it in front of me, but there is a duplex that's a non view. And the base of where is Valley right now for sale? It's for a similar dollar. I think it's for like 690 or something like that. There's a non view doing 50 aside right now in a similar neighborhood to this one. This one has that killer view. So I don't think it would struggle. [00:08:47] Speaker A: And as a younger man, I would really like this thing because, you know, I was always looking to get more doors and more doors and more doors. And I love duplexes in general. So it is a little different VI vibe in these mountain cabins. You don't see this every day. What's the location like for as far as close to town? [00:09:02] Speaker B: So locations actually read off one of my favorite little areas of upper Middle Creek. And so we are just east of Pigeon Forge here. But then we also have this little back road right here. So you can either Take Pittman center boulevard or this 454. I don't know if you can see my screen. If anyone's listening, there's two ways to get to two of the hearts of our market. This is right, right close to Pigeon Forge. Minutes to Pigeon Forge and you know this back road is going to be a little bit longer to Gatlinburg. Maybe it might take you 20 minutes, 25 minutes. But it's in a fantastic area. And the neighborhood, if you're familiar with the neighborhood, it's called Legacy Vista. It's got a little clubhouse at the top of it. It's got killer views up and down the entire road. Well paved, wide roads as well. So if you're worried about, you know, winter time, that kind of stuff, it's a little bit easier sometimes in these neighborhood markets. Neighborhoods in our market. So location is overall pretty dang nice. [00:09:58] Speaker A: Okay, cool. I like it. You don't see a duplex every day. [00:10:02] Speaker B: Yeah, I want to start with something a little different. So the next home is going to be a little more traditional, more, more on brand. But if anyone's interested in a duplex on a zero lot line, this is definitely one. I think that's got some cushion to it. [00:10:14] Speaker A: All right, cool. [00:10:16] Speaker B: So my next guy here actually hitting a home for me personally. This is a personal listing of mine, not to plug my own stuff. So this guy has killer revenue behind it. And this is an owner that owns in multiple short term shop markets as well, by the way. So if, if you can kind of see here, this guy actually has a view and the owner's undergoing tree trimming right now for the fall season. But this is actually, you see how this is advertised as a two bed. This is actually a three bedroom bonus space with a view. And we're, you know, mid-3002 a foot with the views pretty good. It's got a brand new roof, it's got over 90k in income between the last two years. So fantastic earner. And then on top of that, this guy with the interior, they, they redid a lot of this interior. You can see all new flooring. The kitchen's gorgeous. My one, my one thing that I kind of wish. I'm going to scroll a little fast here. For anyone who's kind of zipping around, just ignore me. Sorry guys. Sorry guys. I'm just going all the way to the bottom. It's this bonus space downstairs. So this is one of the areas where this home already has a history of 90k right. With a view. And I love the View, this bonus area is kind of already set up to entertain. I, I'm not impartial to maybe someone throwing another 5, 10 grand into this bonus area and trying to bump that revenue over a hundred. I've seen it time and time again where someone buys something that needs light work, already performing. It's on a smaller lot as well. And basically all they do is make slight tweaks to this home and you can try and bump that revenue up just a little bit more as there's generally always a little bit more to squeeze out of a lot of. [00:12:11] Speaker A: Looks great to me. [00:12:13] Speaker B: So I think it looks great. I don't want to say it doesn't look great. I am just a big arcade guy. Luke, you know my history as well with the, with arcades down in Orlando, right? So I'm a big arcade guy. And every single home under the sun has pool table up here. This whole area with pool table, maybe I'd change that. Maybe I do a bigger tv. Maybe I do cubbies down below. Maybe I do an Xbox PlayStation wall and do some artwork around the theater space. I don't really know how creative I get, but it's those creative spaces and small tweaks that can, you know, eke out another 2, 4, $6,000 out of these homes. But I do love this space. It's a nice, nice. And this actually, this door right here, this is a third bedroom down in the home. So it's on a two bed septic. So that's why it's only a two bedroom. But it's three bedrooms and a bonus area. So it's technically sleep. [00:13:12] Speaker A: Like four bed. [00:13:13] Speaker B: Exactly. [00:13:14] Speaker A: I see. Yeah. Explain the 90 grand exactly. [00:13:18] Speaker B: Yeah, they're. They're performing pretty well. They've got over 90 grand for last two years combined. This year they're doing pretty well as well. And you can see these trees. They're actually working on trimming a couple of these trees down too, to open up that view. [00:13:31] Speaker A: And this is in Sky Harbor. Can you show us where that is? Yeah, yeah. [00:13:34] Speaker B: So sky harbor, for anyone not familiar, is right between Pigeon Forge and Gatberg. So. And you got to be careful about some of the roads in sky harbor too. They can sometimes be a little aggressive. But this one, the roads getting to it are not terrible. They're actually pretty. I, I would call them light for our market. And if you're going to Gatlinburg, Pidden forge, you're about 15 minutes to either of them, maybe even 10 minutes with there's no traffic. But sky harbor is very popular for those who are trying to appeal to both guests going to Pigeon Forge and Gatlinburg. [00:14:11] Speaker A: Yeah, it's a great area, but again, it is street by street. Some of it is. [00:14:14] Speaker B: Oh, yeah. [00:14:15] Speaker A: And also expect trailers. You again, understand, this is East Tennessee. There's. There's a zone. You know, the zoning is very loose and there's going to be trailers and horses and chickens and goats and all that kind of stuff running around. [00:14:26] Speaker B: Yeah, I see a lot of that also on the rear end of Sky Harbor. The deeper you go into sky harbor, the more you see that too. There's a little bit on the entrance as well, but you just. It doesn't look bad. It's just something kind of. Yeah, it's definitely a mountain experience. [00:14:44] Speaker A: Yes. [00:14:44] Speaker B: But sky harbor is one of the more well known neighborhoods up there with, you know, Chalet Village, Alpine, Mountain Ridge, all the others. So it's a very, very well known community here. [00:14:58] Speaker A: All right, what do we have next? [00:15:00] Speaker B: All right, all right. So this next one is actually already a performer. This is a 2017 built right in Chalet Village. So if anyone's familiar with our market, Chalet Village is one of the original communities in Gatlinburg. It is, you know, one of the most well known communities in our entire market. This is actually a 2017 build in one of these old neighborhoods, which I love to see new builds in Chile Village generally, you know, they can be a little bit less wonky or funky. And this guy is already performing at 950k, so a purchase price. They're already performing 135 and 145ish for the last two years in a row. So you remember that 10 to 15% rule I was talking about earlier? [00:15:46] Speaker A: Yes. [00:15:46] Speaker B: This. This falls right inside that. And one of my favorite things about this home is, you know, some furniture might get swapped. It's kind of got a little bit of emptiness to it just because the spaces are so huge. This is a pretty big house. But one of my favorite things about this home is it's actually got a theater space that I would ramp up. So you see this arcade down here? It's just air. Augie, turn this and ramp it to 11. I would take the theater space here, ramp this to 11, and creating those bonus spaces on a home that's again, it's already performing. This property in its current condition is already doing 140ish for the last two years in a row. I don't know how creative someone could be with an arcade space. That's already doing pretty well in my book. But if someone wants to come in here and see an example of Juice worth the squeeze is a great example. One, [00:16:41] Speaker A: it's new to the market. Six days as of right now. Yep, yep. [00:16:46] Speaker B: And this one actually I think it was previously listed as well. So they just relisted and they did, did a price drop. So the, the six day on market I think is a little deceiving. But yes, they, they did just relist the property. It's in a great, great location. If, if anyone's not familiar against Chalet Village, look up the community. You can see right here. This is all Chalet Village for the most part. Right here. Two clubhouses Very, very close to the home, very close to Gatlinburg. Your minutes to one of the hearts again of our market and location is just top tier. [00:17:27] Speaker A: Okay. Yeah, this one is, it's appealing to somebody who doesn't want to do a ton of work because it does seem to be very new and in great shape. However, you know, like, like you said, you could add a few things if you wanted to. [00:17:39] Speaker B: Yep, exactly. So it's kind of one of those, you know, I can do bonus appreciation this year. I can get the, the home up and running, rent it before the end of the year. If you want to try and go for the short term rental loophole too. I mean it's already got bookings on, on books for the rest of the year. And then if you want to make changes, you know, January, February, if you wanted to try and have a better 2027 over the 2026, there's things that could be done. So it's kind of giving the, the buyer the option of what it is they want to do. [00:18:07] Speaker A: Got it. Love it. All right, what's next? [00:18:10] Speaker B: So my next one. All right, we're, we're kind of going off script on this one. This is a fixer, but it's a fixer that's just killing it in revenue. I don't know if you can see from this first photo by chance. So check out this photo. So this is 160 in 2026 year to date. So this is actually a little dated. This is about I think couple weeks old now. And then in 2025 last year this home did 171 and this home has a purchase price of 1.2. And I wish these clouds weren't on these photos. I've been on this deck. This is a wow view. It's a really, really good view. So with, with the size on this Property. It's, you know, 3200 square feet. This is a big house. It's got four floors. It's four floors tall. But the deck, you can see it's three decks tall. And the views on the back of this deck are incredible. And there's maybe some stuff inside the home that's, you know, I don't like the purple wall, so maybe I change a little bit of the bed frames. I. I don't like the small tv, but it's not stopping. This owner, this owner is doing crazy work. And I wish this is maybe the best view that you can see in this little, little corner window of the home. But the view off this back deck, it is, It's. It's pretty dang spectacular. I wish the photos weren't grainy, but that just kind of goes to show you photos and advertising and marketing the home correctly. I don't know what it looks like on its Airbnb, but on the Zillow listing, it, it is not showing how nice that this home looks in person. So at least between the location, there's some changes I would do inside the home on this one. So if you wanted something more turnkey cheaper, go after the Baden home. But if you're willing to take something that's already producing this year and you want to maybe write off a remodel or something like that, this is one, I think that has some excellent potential in our market. [00:20:17] Speaker A: Yeah, it does. It does need work, but, you know, you can't build a view. Where is it? [00:20:21] Speaker B: It's right in Chalet Village as well. So this guy, let me show, it's right on the northeast side of Chalet Village here. So you can kind of see we are actually. This road, Wiley Oakley, is one of the main roads in and out of Chalet Village. So you might even know it by name. But it is minutes to the bypass. And on top of that, if you need to get downtown Gatlinburg minutes. Downtown Gatlinburg. And the reason that I love that straight off Wy Oakley, while this little intersection can get backed up, especially on crazy weekends, you know, like Rod week that we just had this past weekend, getting to Pigeon Forge on most any other day is a very short drive as well. So it's got a top tier location. It's already got heavy revenue behind it even in its current condition. And it's one that I think with some changes, I don't even know what potential is on this guy. [00:21:18] Speaker A: Keep an eye on those big foundations like that. Make sure you're getting a good inspection, somebody look at that and check for cracks, et cetera. But at the same time, you know, I'm just throwing that out there. All these damn things are built like that, you know, so that's something to keep an eye on. But you know, just know what you're getting into there. Make sure you get a professional look at all that stuff before you close and you will. [00:21:43] Speaker B: A lot of people actually have a foundation tech even go out just to check the home in their inspection. So on top of their general home inspector, they might actually have foundation person go out to. I usually if a home has a pool, I'll even get a pool contractor to swing by the property as well, scope the line, see what it is they can see just to you know, get as airtight as you can on these inspections for any of these properties. Now this home doesn't have a pool of course, but just, you know, any other property that you might entertain. So. And they actually, they just did a massive price drop on this one of 96K. So I'm, I'm hoping maybe that price drop will get some people off the fence. This is one that I, I do like a lot. [00:22:32] Speaker A: Okay, cool, moving on. [00:22:37] Speaker B: My next one's a little newer. You can see there's a theme actually on a lot of these homes. This one is a crazy performer. So this one's listed for 1.3 and you know it's, it's 2800 square feet with a view. So this is actually a pretty high priced home for the view. It's listed by an owner of Cloud nine Cabins. If anyone, you know, is a old time listener, they might actually know this management company. They are a very, very good one here locally and they just have a, a beautiful, you know, kind of cabin, maybe even a little Scandinavian esque of a design in their home. This property at, in its current performance is performing in the 160s. It is doing very well and it is turn, turnkey ready to go. It's on less than half of an acre and you know, I'm unsure about the list price but the revenue is pushing up the list price on this one. If you wanted something turnkey where you just needed a proof of concept on great, great performance. This guy is, you know, a staple of what it is you should be doing in our market. Style wise a staple and what a good host is likely doing, they're doing an excellent job. And the, the back view on this guy is one of the best views that you can kind of find. It's A fantastic view. [00:24:16] Speaker A: A lot of sheetrock. [00:24:18] Speaker B: I see a lot of sheetrock too. So if anyone's not familiar with sheetrock, by the way. So I own property that has she rock. It can be a pain. You do have to patch the sheetrock every once in a while because of scuffs on the walls. Be prepared. But you can actually see even a couple of the photos. There's scuffs like right here on the wall that I can see on the photos. You will have to patch drywall. So if anyone ever has, you know, desire to add shiplap to this home, it could be something that saves you that sheetrock painting every single year for maybe a minimal expense. And you can see in the smart areas around the staircases and stuff. They put shiplap here because of people hauling luggage up and down the stairs. [00:25:04] Speaker A: Yeah, that's what I would say to beach people. Man. The Smoky Mountain folks don't know how good they have it with the, with the wood on the walls because, you know, you got to touch up and repaint. It's like Disney World. You got to touch up the Peter Pan ride all the time. [00:25:17] Speaker B: Oh, yeah. So they're, they're smart here. Even in the kids area. Like they put the ship lap intentionally likely to prevent that from people, you know, whacking their cues on the wall or dropping it on the floor. So they were smart with how they approached it. [00:25:32] Speaker A: Yeah. Sometimes, like, even if the wood's like not your thing, like, you know, like you getting into the interior designers and all this stuff and they want to like change that, but you need to realize that the wood is way more durable than, than regular old walls, you know, so it's nice to have as a man from a management perspective, it's easier to deal with. [00:25:50] Speaker B: It's also, it's part of our market. If you're going to buy here, you generally don't want to buy a regular looking house. You want to lean into the market. If the market is telling you wood is, you know, acceptable and if anything desirable, you want to lean into that aspect of the homes here. So if you come into our market expecting to buy, you know, a regular looking house that just has like, you know, the hardy board on the exter, we're not that kind of market. We are a tongue and groove. People like wood on the walls, people like shiplap, that kind of stuff is, you know, just a staple of our market. [00:26:27] Speaker A: All right, cool. What's next? [00:26:31] Speaker B: Next one. Let's see. I just did. This is another one kind of Close to my heart. [00:26:36] Speaker A: Frame alert. [00:26:38] Speaker B: Yeah. So I, you know, I'm a big A frame fan. [00:26:40] Speaker A: Ah, me too. I love them. Yeah. [00:26:42] Speaker B: And this one, you know, it's. It's 1300 square feet, but it's 1300 square feet with a pretty decent view. And I. I love. Look at this photo is. I. It's. If I showed this to my wife. Holy smokes. So it is a big, big wall of just windows. This guy was also built in 2024. So if. If you want something that's new, light maintenance, this would be a excellent one, I think, to entertain. Now, this guy's only performing around 86 grand in revenue, which I. I thought was kind of surprising because, you know, I've sold a couple of similar. Two beds performing higher than that. So they. They just did a big price drop of 50k on the 5th earlier this month. So I'd be curious what the traction is on this guy. But with. With the a frame experience that I have seen and personally been involved with, I. I love the potential on this a frame with this giant wall of windows, the fact that it's newer and maybe taking over a property, a way [00:27:52] Speaker A: to make this thing work. What's the price history? Again? It's only two years old, so the seller probably paid about what they're asking or whatever. But. [00:27:59] Speaker B: Yeah, let me check. Let me check. So they. So they bought this home for 725. Now, that doesn't mean it was fully furnished when they bought them. Yeah, so this. This home is being sold fully furnished. And, you know, in the event that, you know, someone puts in furniture, you can kind of assume it adds a little bit of value to the property. But, you know, if they also did new construction, usually new construction, you can kind of build for a little bit cheaper than maybe what your cost basis is. So there's a couple of things that are probably, you know, weighed in here because this home is so small with a view you can actually see the price per foot is also higher as well. That kind of just comes. Excuse me. Moving. That kind of just comes with, you know, smaller homes that have these amenities, such as the giant glass window and the view. Usually the highest per price per foot is higher the smaller you go or the more the amenity of the home has. [00:28:54] Speaker A: Yeah, this one's a heartbreaker for me because it's a little pricey, but, dude, it's awesome, man. It's so awesome. [00:29:01] Speaker B: It's beautiful. And you can see they did, you know, big, big fridge, giant peninsula here. The flooring looks Great. It's only a two year old house, if not less than that. This is a, it's a beautiful, beautiful home. So if it's something that could be made, I mean, just look at this, this little like night shot right here. I wish there were some photos of this during, you know, the fall or maybe some AI photos of this all greened up. I think that, oh man, this thing is beautiful. Beautiful ad. So look at this master. Look at how tall these ceilings are. I just, I, I can't not see this. And just think of, wow. I, I've, I've seen homes like this do so incredibly well. Yeah, this is, I'd love to see what's up. [00:29:44] Speaker A: This is an Instagram, so, you know, you can, you could start your own Instagram for this thing. [00:29:49] Speaker B: Actually, part of me kind of wishes this exterior was black too. [00:29:52] Speaker A: I love the green. [00:29:53] Speaker B: Yeah, you like the cool. Yeah. So it just comes down to style, your personal preference. So. But yeah, that a frame. I, I think I, I saw this a frame pop up, you know, about a month ago and I was like, ah, this, this one kind of is tearing at my heartstrings. [00:30:10] Speaker A: Yeah, same here. It's really cool. [00:30:14] Speaker B: So. But yeah, my, my next guy is a new construction. This is unfurnished new construction. If you've got a great designer, this one would be the one for you to try and get it up and running before the end of the year. And I know it's September, so you're gonna be super tight on timeline, but this is a new construction in downtown Gatlinburg at 1.3 with a pool. I have sold slightly larger for 1.4. 1.450. Excuse me, 1.450. Doing 200k in revenue of identical 5 bed. So if, of course you're going to probably have to spend some cash to put some furniture into this guy. Something that I'm commonly doing is asking for furniture credits from sellers where the seller pays for the furniture to be added for the home. You might not be able to furnish the entire property, but you can at least make a big dent into the home that I think this is probably one of the best buys on the market right now. The problem with it is time constraints due to getting it up and running as an Airbnb. [00:31:25] Speaker A: Yeah, [00:31:27] Speaker B: you can actually see the location here. This Gatlinburg. [00:31:30] Speaker A: Okay. [00:31:31] Speaker B: So you got multiple ways in and out of Gatlinburg. And if you ever, if anyone's ever Familiar this Road 73. Do you know that downtown light at gatlinburg right at 321 where it connects to East Parkway. Yes, it backs up. My favorite thing about this home is it's actually got multiple ways in and out of Gatlinburg. So if I ever wanted to just skirt east over here, I can actually hop on East Parkway going up and then take Glades on into Pigeon Forge if I ever wanted to. Or another thing that people do is they'll. They'll hop in this little Dudley Creek Ridge Road bypass right here. So I'll just go up, turn right, and then cut this entire corner out for anyone who's going to Pigeon Forge. So if you're ever in Shalet Village, you can get trapped on Wiley Oakley. And this is a good thing. This means people are coming to our market. But if you're ever in Wylie Oakley, you know, Shally Village, this area can kind of get packed a little bit. But if you're on the east side right here, and you got to watch your zoning as well a little bit, but you can actually skirt right and do a couple bypasses and get into the easier areas where traffic isn't so bad. [00:32:43] Speaker A: Okay, so. All right. [00:32:44] Speaker B: I love this home. It's a pool property. Brand new construction. They're about to finish paving the driveway. It's a. It's pretty sizable property too. 3,000 square feet. All new fixtures. All. All new amenities. I love the roof that they kind of got going on here with the staggered colored shiplap. I think it looks great. [00:33:06] Speaker A: Cool. I like it too. [00:33:09] Speaker B: And you tell. They're. They're not done the pool level and everything. So all that's getting completed in the next two weeks. So at time of recording this video anyways, then my second last one here, it's another turnkey one. Oh, why is it not opening here? So again, I. I always come back to views. Views are just near and dear to me. Villa Overlook has one of the best views in the entire market on market right now. This guy. Actually, I. I think I brought an offer on this home months and months ago, and then they relisted. They delisted because they started making money and then they relisted. Just, you know, test and market. But if you look at the view on this guy of any other home that I've showed on this list, the view on this guy with. You can't tell here, wall of windows towards the view. And then it just kind of continues with the wall of windows up top. There is so much light let into this property that you can pretty much see a view from anywhere in the house. So it is a. And it's one of the best designed homes I think I've ever been in as well. I, I toured this home twice and every single time I walked into it, it is immaculate. Everything about the home is just absolutely immaculate. [00:34:36] Speaker A: What's the price? History? It's a newer build. [00:34:39] Speaker B: It is newer build. Yep. So 20, 19. [00:34:41] Speaker A: Oh, not that new. Okay. [00:34:42] Speaker B: It's, you know, a few years old. It's, it's definitely got some, you know, siding that might need to be stained or something like that. Just because it's seen, you know, seven years, I think without a stain or. Excuse me. No, I think they, they might have restained it, but you can see they ended up, you know, doing price changes one after one with these smaller price changes. And then once it got right around a million bucks, they delisted and they, they changed property managers, if I recall. And the property manager started doing pretty well. And then, you know, bonus appreciation time comes around. Beautiful three bedroom home with one of the best views in the markets. Relisted. That's probably the strategy on this one is they, they listed it for bonus appreciation. [00:35:23] Speaker A: I see. [00:35:25] Speaker B: So it's got a small little hoa tied to it as well. But the, the view on this guy, it, it hits it home, you know, just I, I wish there weren't clouds, you know. [00:35:38] Speaker A: Well, they do call it the Smoky Mountains after all. [00:35:41] Speaker B: They do, yeah, they do. But you can kind of see the, the mountain peak here stretches past this cloud. So it's, it's just such a beautiful, beautiful view. [00:35:52] Speaker A: Yeah, that's, that's nice. I would like to sit on that dead porch and drink coffee. [00:35:57] Speaker B: I would do some morning shots there, you know, if I can get some, some morning shots. And actually there was someone who did this the other day for me. Caught a morning right after it rained and so the fog was coming off the bottom of the valley, but then the sun was peeking right over the edge of the, the mountain range. And it looks like a river was in the base of the valley and the mountaintops were above it. It was one of the best photos I think I've ever seen. So. But yeah, I love Villa Overlook. This is for sure. Just. Yeah. I don't know. I think this home I sold similar, there's a similar sale to it. Doing like 150. I think it was 146 or so. Very similar to it. I, I just think it's got excellent potential. [00:36:46] Speaker A: All right. [00:36:48] Speaker B: And then my last one. Yep, yep, my last one. To share with you. This guy's a pool home with a view. This is also a newer property. 20, 21.3, 200 square feet. This guy just did a big price drop. It's now under one threes new. And you can kind of see from the view everything around this home just looks dead. And they're blurry too. Photos are blurry. You just, you know, you can't have that. So the interior is. Yeah, I think we could agree the interior is pretty dang nice for a newer home. [00:37:28] Speaker A: Yes, I like everything with the couch. [00:37:30] Speaker B: Everything. What's wrong with the couch? I like the couch. [00:37:33] Speaker A: Tiny little picture, but. [00:37:35] Speaker B: Yeah, yeah, yeah, okay. [00:37:37] Speaker A: It's all right. [00:37:38] Speaker B: Yeah, it's all. [00:37:39] Speaker A: It could be hard to tell. I don't know. It's just a little. Is it great through the blanket on the back, you know? [00:37:46] Speaker B: Yeah, yeah. But I mean even on these, you know, 1.3 million dollar home, maybe it's also got an outdoor space. One of my favorite things to find is an outdoor space property. And if I can ramp up this outdoor space, it's going to depend on, you know, a couple of variables. Where the septic is, if maybe there's some neighborhood restriction or something like that. Now the fact that they already have it, I don't think that's the case. But it's got an outdoor space with a view like this. I just love to see that. On top of that, you know, it's got, what was it, four bedrooms? Yeah, I think it's four bedrooms. But it's got a bonus area if I recall. So let's see. Dining area, bathroom, one bedroom, two with the bonus area. This is the bonus area. I think I'm thinking of three. Huge deck, it's got a pool. Now you tell me why the pool is the very last photo on the description. [00:38:47] Speaker A: It's bad. Bad real estate is what it is. I mean you just gotta, you know, not everybody's the short term shop. [00:38:53] Speaker B: Yeah, so what? Most buyers don't get past five to seven photos within a listing. And so you tell, you know, 13 on a regular view home is a little pricey. But 13 on a view based pool home in a pretty good location. You know, we can check out the location real quick. Right in Mountain Dream, this is, you know, a little bit deeper into the where is Valley area. But there's a cut in right through here that pops you out right at the base of Pigeon Forge. There's only about 10, 15 minutes to Pigeon Forge and maybe 25 to Gatlinburg. Location can be pretty nice. Now you got to be a little more conscious in this area of paved roads. But when this particular area they're, they're pretty responsible about it. [00:39:41] Speaker A: This is one of my favorite areas. I like this for me is. It's not for everybody, but it is for me personally. I'm definitely gonna. If I'm shopping, I'm. I'm kind of zeroing in on that area. [00:39:52] Speaker B: Yeah. So this is a very, very good area for those who don't want the craziness, the, the intensity of Pigeon Forge. But you still want to be kind of close to it, an offshoot of it. And then it's easy for you to kind of skirt to the south side to get to Gatlinburg for any of your guests. So. But this one was kind of my highlight home purely because it's a. A view based pool property that's 3,000 square feet. Now it is over an acre. Talk with your tax consultant about most appreciation on having a smaller lot. So the, the lot size is a little bit bigger, but I think the pool and the home itself far outshoot. [00:40:29] Speaker A: That doesn't matter to me. I don't care one bit. I like a big lot. I like a little bit of breathing room, that kind of thing, you know? Yeah. [00:40:36] Speaker B: And if you, if you zoom in too, you can kind of see it's a pretty spacious little area back here. I think this is one home right here. I don't think there's a home right next to you. I think this just is the lot isn't loading from. Hit that satellite. [00:40:51] Speaker A: There you go. You see right there on us on top. [00:40:53] Speaker B: Left, top. Nope. Street view. Oh, gosh. Right here. Oh, man. Is that a neighbor [00:41:07] Speaker A: or that? Is that. That is the neighbor. That's you. [00:41:09] Speaker B: Is that the neighbor? This is you right here. [00:41:11] Speaker A: That's the big one, right? Yeah. You're the big one. [00:41:13] Speaker B: Yeah. Yeah. So, man, I'm eating my words here. Well, I'm glad I checked. Now you go. [00:41:17] Speaker A: That's right. Still. Still very spacious. Yeah. [00:41:20] Speaker B: This still doesn't scare me because this is your deck here. They're behind you. And so you're never built too. [00:41:26] Speaker A: They've probably filled that, that dirt tree with trees. Yeah. Now this doesn't bother me at all. This is very spacious area for. I'd be. As far as privacy is concerned. I think you'd be just fine. [00:41:38] Speaker B: Yeah. My big thing that I struggle with is in Chalet Village when I've got all my neighbors right next to me. [00:41:43] Speaker A: Yeah. [00:41:43] Speaker B: So yeah, I Love those ones where like, you know, if you're drinking a Sprite or having a cup of coffee on your back porch and you got like three people on either side of you, it's like, hey, how's your morning? So you have a conversation with them. [00:41:56] Speaker A: Okay, wait, this has been listed 125 days. What else? [00:41:58] Speaker B: It has three. There is history, so history of this guy is actually kind of interesting. So it was sold for 127 in 2021. So several years ago now they listed this guy for 14 50, which, you know, I'm, I'm not insulted by that dollar. It's one that I think is not poorly priced for a pool view property. And of course, you know, it's 402 a foot, but this is a pool view property, possible outdoor space in a pretty good area with a view. So it's got a lot going for it that I think some small tweaks, small changes, photography especially would be killer on this guy. [00:42:43] Speaker A: Okay, I like it. All right, well, listen, that's all the time we have. What's your email address? Oh, by the way, you are a licensed real estate agent in this market. You do sell these things. Is that true? [00:42:55] Speaker B: I do, yes. Sometimes it could be a little crazy, but yes, I do sell these homes day in, day out. [00:43:02] Speaker A: And how do we get a hold of you? [00:43:04] Speaker B: You can email me wade w a y dash [email protected] I would love to answer any questions on these and or any others you might be looking at. [00:43:16] Speaker A: Love it and thank you. And that concludes this edition of Wade's Picks on Short term shopping. We love you. Don't overthink it. We'll see you next time.
