All right, welcome to Short Term Shopping. Today we're going to do luxury Texas beaches.
That sounds kind of rolls off your tongue. Sounds, sounds kind of cool. But I got my man Curtis.
Fantastic. Awesome dude. He's been around the short term shop for a very long time. His wife as well.
And Curtis, tell us a little bit about yourself and your area.
[00:00:36] Speaker B: My area is Crystal beach in Galveston, Texas. It's an area that I personally invest in.
What works here are houses that are beachside.
So you want to be close to the beach. You want to be able to either see the beach or smell the beach. Essentially there's a large area, essentially anything between the beach and the road that runs along the beach, that's just a great area to invest.
We are just one hour south of 8 million people in Houston, Texas, which is one of the biggest cities in the country. So all those people drive down and have vacations with their families in our market.
[00:01:13] Speaker A: Love it. How far are you from major metropolitans and which ones?
[00:01:18] Speaker B: Houston is the closest. The greater Houston area.
And Galveston is just one hour straight down one of the. Straight down 45 from Houston, from the center of Houston.
And then Crystal beach is just over the ferry from Galveston. So, all right, here within an hour to hour and a half of center of Houston, almost.
[00:01:38] Speaker A: Would you say almost all drive in or are people flying in?
[00:01:43] Speaker B: It's mostly driving. It's a, you know, like most of our markets, they're drivable destinations. We do have people flying in more in the summertime.
But I think what happens a lot of times it's people that live locally who rent the house and then people fly in from around the country to visit them for their vacation.
[00:02:01] Speaker A: Makes sense. Don't come and visit me in my Houston house. Let's rent a beach house and go out and out there and. Yeah, yeah, make that one dirty instead of making my. My personal house dirty.
[00:02:11] Speaker B: Yeah, and have all the, all the fun and the vibes of the beach.
[00:02:15] Speaker A: Exactly. Makes sense. All right, well, let's look at some houses, man. What do you got?
[00:02:21] Speaker B: This is one of my favorites right now. It's a, it's a five to six bedroom, three and a half bath, 2700 square foot home on the beach for 1.45. This is in Galveston.
So this is one of my favorite listings in Galveston. It's a five to six bedroom home, three bath, 2700 square feet, which is a large home for the area.
And it's listed at 1.45. And it is currently a high performing str, which is great. It's already got, you know, they talk about how it's 76% occupancy for three years of proven performance.
So this is one of Those really turnkey STRs.
That looks great, is literally right on the beach.

This is the lower deck.
So all of the houses in Crystal beach and Galveston that look like vacation, they're raised up between 12 to 16ft off of the ground.
And what that makes is a massive area below the house that's a hangout space. So you amenitize that area and you have like essentially whatever the square footage of the home is. You have a patio that large to amenitize and hang out under.
And because they're so tall, it feels, you know, feels like a massive patio.
[00:03:45] Speaker A: This house where I live would be 8 million bucks. 10.
[00:03:50] Speaker B: Yeah, yeah.
[00:03:53] Speaker A: Because of the location. I mean, you're on the sand, right?
[00:03:57] Speaker B: Yeah, this is a. There's a. There's some dunes and then there's the sand. And so you either have a walk over because you can't walk over the dunes. They're, you know, protected.
But yeah, this is a beautiful

[00:04:11] Speaker B: This got a whole second game room for games. And it's already monetized like an str.
[00:04:16] Speaker A: What's the. When was it built?
[00:04:19] Speaker B: Let's see.

[00:04:26] Speaker B: Yep. Pretty new.
[00:04:27] Speaker A: Mr. David Jensen is the listing. You know him?
[00:04:30] Speaker B: I do not.
[00:04:30] Speaker A: Okay.
[00:04:31] Speaker B: I haven't seen in a lot of his listings.
[00:04:35] Speaker A: Okay.
Yeah. Beautiful house. Looks fairly new as all the fixings.
Would you say it's priced right?
[00:04:43] Speaker B: I think this one is priced right.
[00:04:45] Speaker A: You got a price history as far as like how long it's been listed and what they paid and things like that?
[00:04:49] Speaker B: Yep.
So 2021, it sold for 896.
I'm guessing that was before it looked anything like an SCR and had any data on it.
You know, that was also five years ago.
Then it sold again for 1.2 in 2023 or 1.28 and now it's at 1.45.
[00:05:18] Speaker A: Interesting. A lot of times when you see 23 purchases, they are losing money. So how long have they had it listed?
[00:05:27] Speaker B: 104 days.
[00:05:28] Speaker A: Okay. Since May.
All right. All right. Well they got a little wiggle room there. You know, that's one that you could probably feel pretty comfortable throwing a little under asking. But you think that's based on today's market. That's a fair asking Price.
[00:05:42] Speaker B: I think it's fair asking price if you, especially if you're an STR investor. If your main goal is to cash flow and to have a house that's going to be operating as an scr, the location, the amenities and, you know, the numbers could work on this one.
[00:05:55] Speaker A: I see a hot tub. Is that necessary?
For sure it is necessary.
[00:06:00] Speaker B: I would not.
My. My two SCRs in the area, it's one of the first things I did is put a hot tub. Now it can be a hot tub, it can be a swim spa, it can be a swimming pool. But if you want to, it's. It's like a no brainer. Your revenue, it jumps massively when you add a water feature. Regardless of. Even if it's just a small hot tub,
[00:06:19] Speaker A: women pool is not necessary.
[00:06:21] Speaker B: No, it's not necessary, but it is a huge revenue increaser.
[00:06:24] Speaker A: Is it common?
[00:06:26] Speaker B: It's not that common. Okay, which is. Which is. So whenever you look on, you know, on the OTAs for a booking that has a pool, there's only a few that come up and they just get booked very well.
And so it's low hanging fruit.
[00:06:40] Speaker A: I got you. Is it hard to put a pool in like this one? You probably couldn't put it in the front, right?
[00:06:46] Speaker B: Yeah, you probably couldn't put in the front. The yard's probably not big enough. And the dunes are protected.
A lot of people are doing underneath the house. I'll show you one later. Where they actually break the concrete underneath the house and inset the pool between the pilings, which looks really cool.
And then depending on what price range you're at, people will actually build a deck for an elevated pool because it's all about elevation and sea level.
So if you can build a pool up, you can build them and there's enough space on the property itself. You can build a pool that's not in the ground. You can actually build up a foundation. You can build up a deck and then build a pool and drop the pool in. People are also dropping pools in decks. They're reinforcing the actual decks and dropping them into the decks.
[00:07:31] Speaker A: Okay, well, so far, this is my favorite one.
[00:07:38] Speaker B: Yeah, the one for one.
[00:07:40] Speaker A: Yeah, we're one for one, Kennedy. All right, 2.1. Here we got.
[00:07:45] Speaker B: Yep. So this is a. This is about as high as a price you're going to want to get at. That's going to be a viable scr. And really you're paying for luxury here. You're paying for a neighborhood that is surrounded by homes of this price range that is just a very like higher class feel.
You know, it'd be something that you wouldn't. You want to make sure that you're not having parties at.
It's going to be a luxury listing.
[00:08:09] Speaker A: So just to be clear, how, how high can they get? Are. Do they. Do you have $10 million houses?
[00:08:15] Speaker B: No, not that are in scrat areas.
The super high price areas are going to be actually the highest prices are on the bayside, which is a. Galveston is an island. So you know, you have the beach on the south side, you have the bay on the north side of the island. And the highest price homes are all along the bay with a boat slip and property.
But those typically, you don't see those as strs. I'm not sure if there's a big enough draw for them. So what we're, what people are buying are homes that are by the beach. They're beach houses, not bay houses. I think the bay houses could do well, but it's just not what has historically been written rented as an str.
[00:08:56] Speaker A: Got it. Okay, sorry. Back to the, back to the house here.
[00:09:00] Speaker B: So it's a very nice home. It's also beachfront. Here's a, a huge lot with a private walkover.
Just tons of space, expensive views, nice finishes, super tall ceilings inside, you know, everything's trimmed out really well.
That always makes the house look grand.
[00:09:20] Speaker A: Right.
[00:09:20] Speaker B: The trim package makes a huge difference.
Let me go back to the. These tiles are pretty big, so I think we can actually see them here pretty well.
Big patios with Trex decking.
Yeah.
[00:09:40] Speaker A: Compared to what I'm used to, this thing is dirt cheap. You know, like where, where I'm at over here on, in Florida, something like this is, is, is pricey to be on the water like this. So what is this thing read for? Because I'm in my brain, I'm like, damn, you know, like this is cheap.
[00:09:56] Speaker B: But let's see if it's a four, four or five bed, five bedroom. Five bedroom if you were. So the numbers on a five bedroom, like with a hot tub. If you're working in the 90th percentile of an Airbnb, you're going to be close to 200,000 revenue.
[00:10:13] Speaker A: That's kind of working your ass off though, I would assume.
[00:10:16] Speaker B: Yeah, that's, I mean that's, that's operating it as, as an scr that's being, you know, a fully disresponsible and an operator and not someone who's using it for vacation every, you know, once A month. And then renting it. Sometimes it's.
[00:10:34] Speaker A: And if I put it with a local property manager, what are they going to do with it
[00:10:39] Speaker B: there? We have some good property managers. They're going to take a nice chunk out of that revenue, though. You know, they're going to take 20, 25% if you're going to get a good one.
[00:10:46] Speaker A: But are they going to hit that 200 grand?
[00:10:48] Speaker B: You know, I think. I think a few of them could.
[00:10:50] Speaker A: Okay.
[00:10:52] Speaker B: Especially, I mean, this is. This is one of the nicest homes on the market right now. So this is the highest price one that I have pulled up today.
And you'll see as we go through
[00:11:02] Speaker A: them, what's the price history on this one?
[00:11:05] Speaker B: See, do.
[00:11:06] Speaker A: In other words, do they want to sell it?
[00:11:12] Speaker B: 20, 21 sold for 1.8.
They've held it for five years and they're selling and they have it listed for 2.2.
And it's only been 73 days on the market.
[00:11:22] Speaker A: Yeah. So still some breathing room. Since peak covet, you guys did have a lot of listings hit the market, like at the, you know, the very tail end of COVID right? Like what? I guess in like the 23 era, it seemed like you had a lot of listings. Is that true?
[00:11:36] Speaker B: Yeah, it was. It was true. And it was true up until just about in eight months ago when the. The market started trending upward. So, you know, we had the big boom in Covid, where everyone bought tons of houses, and then we had people that decided they didn't vacation enough of those houses. Our. Our market is very mixed between vacation homes and STRs.
A lot of the homes are owned by just people who can afford to have a vacation home, and they don't rent them out or they put them with a property manager who is not an active one. There's just someone who will maintain the property for them and sometimes get some bookings, offset some costs.
And so we had a lot of inventory. But with the. With the pricing trending going upward right now, the inventory is starting, you know, starting to thin out. There's still a lot of inventory. It depends on your price range, too. There's less inventory in this price range than there is, you know, below a million for sure.
[00:12:28] Speaker A: Just because there's less houses that are this nice.
[00:12:34] Speaker B: Yeah, yeah. I mean, if you search for. If you search above 2 million in Galveston, you come up with like 30 listings, 35 listings, and half of them or more are in areas that aren't that don't allow STRs or are on the Bayside. So, you know, for luxury listings, you're looking at a pretty small handful, which if you're wanting to operate as an scr, you can, you can create.
You can put yourself in a nice situation where you're one of the. You know, there's not 400 luxury listings. When people are looking for that, they'll find you.
[00:13:09] Speaker A: Just to clarify, you are a licensed real estate agent?
[00:13:12] Speaker B: Yes.
[00:13:13] Speaker A: We didn't even mention that.
So Curtis can help you purchase one of these. But yeah, I'd like to see more pictures of this one because it seems like this one's going to be probably our highest dollar showstopper.
[00:13:33] Speaker B: Yeah. And it's.
You're partially paying for the neighborhood.
Some of the houses I pulled up are, are maybe even nicer, bigger.
But it's on a massive lot and it's in a really nice neighborhood and it just has nice finishes. So, you know, it's got a big island kitchen with enough dining space and living room that opens up to the beach. Like this is your. This, this is a large area that just has expansive beach views right on the. Right on the water.
Wine fridge. There's a bar built ins for the tv.
[00:14:11] Speaker A: Okay. I like it. I like it. I'm not just. Again, this is me nitpicking. I'm not personally super psyched about the color of the home and some of the furniture, but the every. I mean, again, that's stupid little crap. It doesn't matter.
I noticed those joists are really close together on the. On the underside of the deck. Is that normal?
[00:14:31] Speaker B: It might be that. That is.
That might be built out above that. It's hard to tell. I wonder if they, they are very close together. Right. They'd normally be 16 inch on center on, you know, roughly a bedroom.
Yeah, that's what I'm saying. It might be like a finished out area. That's for some reason load bearing or it could even have more than one story above it.
[00:14:55] Speaker A: Okay.
[00:14:55] Speaker B: I wonder if we can see from the outside actually from the back side of the home.
[00:15:04] Speaker A: That's okay. We're way in the weeds.
[00:15:07] Speaker B: Yeah, I can. I love architecture and building stuff. So, um, I could talk about it. Yeah, for sure. Though here. It's a good observation. They're like six inches apart and they're like doubled. They're like almost double.
So it's got big bedrooms. This has kind of been interesting area. They put like a Murphy bed. That's not a thing you see very often here. I guess they were just trying to maximize that space for Sleeping.
If I were going to buy this home and operate as an scr, I would try to increase occupancy because we're a big family market. And so what you mostly get is one or more families coming in and renting the place.
And if you can accommodate, like if, let's say me and two other couples and all of our kids can go to rent a place and split the costs on it, we can buy a lot, we can rent a lot bigger place for the weekend. And so that's higher occupancy demands, a lot higher revenues in this market.
[00:16:02] Speaker A: Are there rules like number of humans per bedroom or something like that?
[00:16:06] Speaker B: In some. This is, this is one of the neighborhoods that has roles. This is so wrong screen that.
That's a big question because there's a lot of answers to it. This neighborhood, I think it is three people per bedroom.
So you're looking at 15, which is.
I would, I'd like to sleep more than that. Would 15 and be a pretty comfortable number and that, I mean for 3, 400 square feet.
Regarding rules, it's, it's neighborhood based, it's city based. If you're in Crystal beach, there are no rules at all.
And that's where my two STRs are. And I'll show you some houses there. There's literally, there's no registration.
There's no, there's no anything, no regulation, a registration.
Galveston is different. You pay for registration with this, with the city. And then some neighborhoods have specific rules.
[00:17:10] Speaker A: Got it. Okay, cool. What's next?
[00:17:14] Speaker B: Here's this one was. Seems like it was built for SDR in my opinion. It is a 5 bedroom, 5 bath with a half bath, 4000 square FTR.
This is also right on the beach at 1.8 and it's just a huge house that looks like a short term rental in my opinion. That could be really well suited.
It needs some, it needs some landscaping obviously.
And to make the yard feel nicer, a fence would be nice. But I mean this is, this is primo location. You're.
You're on the beach.
Finishes are different. They, I mean it's kind of, I think it's a tasteful thing, whether you either like it or you don't like black railings.
But I mean nice quality stainless steel like chef's kitchen with pot filler.
[00:18:15] Speaker A: There's a pot filler. Go back.
The pot filler from what I understand has become controversial.
Yeah. Some people are saying it's not cool anymore. Some people are saying they can't live without it.
So just Throwing that out there. It's got one I.
[00:18:32] Speaker B: In a personal home, I wouldn't mind a pot filler, but I would be leery to have water come out in an area that doesn't accept water in an scr.
I don't know.
If you're renting a house this nice, you would think your guests would be responsible enough because you kind of command, you know, that your guests based on your listing. I think depending your pricing and your listing kind of determines what kind of guests you get. So if you're renting it for 199 a night, I wouldn't want to have a water.

[00:19:03] Speaker A: Yeah, right, right, right.
[00:19:04] Speaker B: But if you're renting for 2,000 a night, you're probably good.
[00:19:07] Speaker A: Maybe. Yeah. You know, people tend to break stuff. It's just part of it.
[00:19:11] Speaker B: Yeah.
Is that a. That's the same. Some terrible pictures. These are. This is crazy.
These are like cell phone. Why do they have these in here?
[00:19:22] Speaker A: Yeah.
[00:19:22] Speaker B: Do you see that?
[00:19:23] Speaker A: Yeah, they're terrible.
[00:19:24] Speaker B: That was wild. This is what they should look like, right? Wide lens.
[00:19:28] Speaker A: Yeah.
[00:19:28] Speaker B: Nice lighting. This looks like the master big bathroom.
Yeah, these are nice.
They threw in some random cell phone pictures in there.
So here.
Yeah, there's. There's already some bunk beds built in. Bunk beds are a huge thing in Crystal beach and Galveston. If you can just hire a carpenter to build your bunk beds in, make floating beds, it just elevates the whole experience. It's easier to clean stuff can't get underneath them. They're super solid. And you can generally fit more people in the house whenever you build them in because you're, you know, you're fitting them in a tighter space.
This needs to be plussed out completely. This, if this was an scr, this needs to be. You need string lights, you need decorations, you need a mural, you need maybe a ping pong table, a hot tub. But you're talking about spending maybe 20 grand to plus out of downstairs to make it look like an awesome time whenever you're buying an entire house. So.
The listing pictures aren't that great on that one, but it. That could be a. That could be a high performer.
And I say that mostly because of the bedrooms, the square footage, and the location.
This is a unique one. It's kind of an outlier, but I like it. I've been eyeballing it and sharing it with people because it has a lot. This is on the bayside. This is the only one I'm going to show you. That's on the bay side, meaning the beach is here.

[00:21:01] Speaker A: Yes, sir.
[00:21:02] Speaker B: Okay. The beach is on this side, but the bay is here. And so it has a boat slip. Let's go back to the price. This one's 1.3. It's in Galveston. It's a four bedroom with three baths. But the downstairs area underneath the house is built out to have additional living space. They just can't list it like as such, like in the Smokies, you know, you have to list your bedroom count based on your septic. It's kind of one of those things.
This was 1.3. It is an older home, so that's something to consider.
But it's super cool. It's on a corner lot. It has a built in pool, it has a boat slip, it has putting greens.
The inside is nice.
So we have a lot of fishermen in greater Houston area. Everyone's got the salt life sticker on the back of their truck. And everyone, you know, everyone's thinks they're professional fishermen. So.
If the, if, if the dude of the fam that the wife's booking and the dude wants to bring his boat down, he's going to be like, yes, this one. Let's let me bring my boat and put it at our str for the week.
It also has jet ski slips, so the house isn't as grand as you can tell. It doesn't. It's an older home, so it sits lower.
It doesn't have the dormers and the architectural features of some of the ones we were looking at.
But the location is awesome. It's in a neighborhood that just feels like vacation.
The neighborhood has like a little, kind of like a little pub on the water and they have a neighborhood pool. And people just drive their golf carts around the neighborhood and have fun. And everyone's kind of just vibing. And so I really like this neighborhood.
[00:22:44] Speaker A: How do you pronounce the street name?
Lampasis.
[00:22:50] Speaker B: Lampas Drive.
[00:22:51] Speaker A: Okay. And do I have trouble renting? You know, in other words, don't people want to be right on the beach or. I'm good. I'm good back here.
[00:23:01] Speaker B: So we generally say to buy on the beach or beach side, meaning between the highway and the beach. This is an outlier just because I just think it's awesome and I think it could rent. It's set up like an SCR and I think you could appeal to people that have a boat.
There's enough. There's. There's a lot of boats in Houston. We have lakes and we have the whole Galveston Bay. So while I don't think there's room for, you know, 100 plus high performing SCRs with on the, on the bayside, I think it could work.
And if you look on, when I look on Air DNA, some of the highest performing houses are similar to this.
They're just. There's not a lot of them for sale. There's almost. Actually there's almost none for sale. Then they. So when they come up for sale, they're expensive and hard to find.
[00:23:56] Speaker A: I like this one.
Pretty confident I'm gonna say that's at the top of my list right now. Let's go.
[00:24:06] Speaker B: Okay, check this one. I. I was inside this one yesterday, showed it to a client.
This one is one. This was in Crystal Beach. So this is across the ferry from Galveston in an area that has no short term rental restrictions, no licensing, no anything. This is where my two STRs are and this house was built for short term rentals. This is a 1.2766 bedroom, 5 bath home.
It is not on the water, but it is right down the street from the water which is completely normal in this area.
It's like probably 0.25 mile walk down the street to get to the beach.
So this is pretty new.
I think it's like three years old. And this house is massive. It's on two lots and beach is right here. So you just golf cart or walk right there. It's very normal. We provide beach carts for our houses that are not on the beach. And people, people love it. It's close enough.
This is the pool under in the house I was telling you. So this is an awesome rose for.
[00:25:15] Speaker A: This thing is sick.
[00:25:16] Speaker B: Yeah, yeah. I think this one would be up near the 200s too. That's like the 90th percentile for five to six bedroom homes or around 200.
[00:25:23] Speaker A: That's like so much cheaper than that other one.
[00:25:27] Speaker B: Yep, it's. There's a big price range. So Galveston, you're getting luxury and you're getting generally a little bit of an older home because Galveston has been around since the 20s. Like it's been a vacation market since the 1920s.
Crystal beach has been developing over the past 10 years as a vacation market. And so you. The price, they can't come in as high of a price at this point.
So you get a lot more house in Crystal beach and a lot more amenities for the price.
Yeah, this thing's awesome. I mean pull under the house. This room is so large. Let me see if it shows it here. We go, this is. When you walk in here, you feel like you're in a hotel lobby. It is absolutely massive. In fact, my client and I were talking about there's so much space in this room that we wish they would have like taken a part of it and made a media room or something because it is, it is huge. But if you had a lot of people in here, it would feel, you feel like you're in a hotel lobby essentially when you walk in.
[00:26:29] Speaker A: What kind of occupancy am I looking at? Like a year round kind of a number, like 60% or. Where are we at?
[00:26:36] Speaker B: You're, you are around 60%. You're going to be booked fully through basically from mid May to mid August. You should be expecting to and aiming to book like 95 to 99% of those nights. Just an orphan night here and there that you weren't able to upsell between bookings kind of thing.
And then the rest of the year you're booking three to two to three night weekends. You want to be booked every weekend. You might miss a few weekends in January, February because we get like some gloomy cold weather.
But that's generally how, how the calendars look. And then in March is also a good one. You get, you get a lot of bookings in March because of spring break. April's a little low because people are finishing school. And then end of May starts the, you know, bringing on season.
[00:27:25] Speaker A: Can I see price history on this one?
[00:27:28] Speaker B: Yep.
[00:27:29] Speaker A: I would definitely need to put this on my list to look at, you know, like if I was coming to town to shop.
[00:27:36] Speaker B: Yeah, there's actually three of them that are similar.
Yeah, that's the same builder and you can tell they're, you know, they're very similar houses but the other two are situated on deep lots instead of wide lots. So they go back, they're just as big actually, they're bigger.
But I really like how this one's situated on two lots next to each other because it just makes it really wide.
[00:28:00] Speaker A: So they listed it, it's brand new.
Yeah, I was listed last year too for 249 days. And it expired.
Yep, at 1.25. Then they came back 26 grand higher.
Yeah, but we don't know what they
[00:28:16] Speaker B: paid probably because they, they rented it well is what I'm guessing. So a lot of times there's a lot of kind of boutique, I'd say boutique, like niche builders, smaller builders there. These aren't like, you know, national builders. These are custom builders in Crystal beach and Galveston. And the builders will build a few houses and then they will operate them as STRs until they can sell them. It's a very common thing. But one of my houses that I bought was that way. I bought it from the builder who had been operating it poorly as an SDR.
And I bought it. It increases revenue by $40,000 in one year.
[00:28:48] Speaker A: Not a boy.
[00:28:49] Speaker B: Yes, sir.
Missy. Just go through a few of the pictures because, okay, we've got the great room when you walk in and then you've got all these bedrooms. So there's a master. There's an already built in bunk beds. I wouldn't go sports themes at the beach, but they did.
And then you've got Queens. Queens. Other private suites I would take.
I would keep a few private suites for the people who pay the most money to be there. And I would build these beds and these beds as bunk beds. Bunk beds are very common in the area. The cleaners are okay with it. The more occupancy, the more money you make. As long as you have comfortable private bedrooms for the. For the highest paying guests is what I describe it. The person booking and their best friend or the person booking and their mom, you know, who, whatever it is, needs private bedrooms. But increasing occupancy is a normal thing in the market. It's not like frowned upon.
[00:29:53] Speaker A: All right, we better cruise.

Most of these houses are fully furnished, by the way. It's how most of them sell in Crystal beach and Galveston.

I would call these like basically a cash cow. It's like they're, they're not fancy, they're. But they would, they would rent because of the occupancy. Large groups want to have somewhere to stay and so something like this could work. And I just wanted to show you because it's an interesting listing.
There's actually a bridge that goes between the two houses right here.
That one's right at a million and it's eight bedrooms because there's four each, five baths.
Location is not as primo. It's not that close to the beach. But the occupancy could demand bookings.

And I think this one original. There's another one I saw yesterday that was original owners. Let's see price.

I have a six bedroom house that's nowhere close to the beach. It's a third of a mile from the beach and it's not, not an upgraded house. It's a very basic house with a hot tub. But I've beenatized like it like crazy and I'm doing 143 on it.
So these beachfront houses, they just, they'll rent better.

This one's 875 in Galveston in a nice neighborhood. It's a seven bedroom home, 3,000 square feet built in 2013. I've actually stayed here before, years before I was even into real estate.
My in laws rented this house and it is a large house, very close to the beach in a nice neighborhood. But it just doesn't look like vacation. It needs to be upgraded.
The, you know, the furniture is kind of basic. This is the kitchen. Is this the galley kitchen? You know, it's.
It doesn't have the upscale vibe. It's got really ugly beds, but it's got the square footage and it's got the location and it's a good price.
And so this is something that I would consider purchasing and just doing like a lipstick remodel, essentially. Just. It just needs paint and it needs a bathroom. It needs a few bathroom remodels, kitchen upgrade, paint, furniture, and then you have a huge house that's going to rent super well because of that.

But it's very spacious at 20, almost 24, 50 square feet. It was built in 2023.
And from the front deck, you have completely protected views.
This is like the front corner of the deck all the way out across the. There's a house here, but from here on it's. You can see forever. You can actually see Galveston way down here because all these lots are owned by the county. It's kind of one of those things you can look out for these houses that are not on the beach but have protected views.
So this one needs to be upgraded downstairs because there's nothing fun, but it'd be easy. You know, string lights, TV on the wall, some games and. And you're good to go. Hot tub, you're good to go.
This house is nice. It's got, you know, kind of a newer, newer style design with the shaker cabinets.
It's decorated. Well. This is pretty much turnkey other than a hot tub and some games.
It also has this additional game room which I think is huge. It's a huge value add that needs to be bunk beds.
It has an upstairs game room which is not common.
There it is. They have it as a seating area that needs to be like a pool table and some arcade games. And then this house would be a killer. Scr.
