I love it. This is a hot topic. It is a hot topic and I like to buy in this price range. I have several 30 A under A millions personally. And we have the lovely Lauren here who came up with the idea. So, Lauren, how are you? [00:00:29] Speaker B: I'm great. Thank you for asking. [00:00:31] Speaker A: And you sell houses. Is that true? [00:00:33] Speaker B: It is true. That is a fact. [00:00:35] Speaker A: Okay. And you sell houses with the Short term shop. [00:00:40] Speaker B: Yep, yep. I've been on the team about a year. It's been a pleasure. It's been awesome. I learned so much. Loved mo. Almost all my clients that I've met, they've been great and I'm just happy to be here. [00:00:53] Speaker A: All right, and how do we get all of you? Let's go ahead and show some. Some houses. I've been shopping for houses all morning. [00:01:11] Speaker B: Yeah, sounds about right. Me too. We're going to start off in your neighborhood that you own one in because that's kind of where I was this weekend with a couple buyers. [00:01:23] Speaker A: Yep. [00:01:23] Speaker B: And so we're sorry. [00:01:25] Speaker A: Sorry. I'm sorry. I already cut you off twice. I own two in this neighborhood. Not an expert, but I do spend a lot of time in there, so. Thank you. [00:01:31] Speaker B: And you know this house, this is Dauphin. And we've got this one listed at 995. [00:01:38] Speaker A: I actually had this under contract at one point at that time. This was a long. This was a while back from the recording of this podcast in fall of 26. It was at least six months ago and the seller was not ready to sell. They have some sort of weird thing going on. They're trying to find some other house or something. Yeah, some just didn't work out. [00:02:00] Speaker B: Sometimes motivations change. We don't know where they're at now. [00:02:04] Speaker A: Again, recording of this show. I would say this is one that I would be. Had I not bought one basically the exact same house a street over. I would be very interested in throwing an offer at this thing. [00:02:16] Speaker B: Yeah, See, and we've got about three in those neighborhood in this neighborhood that are good contenders. This one I'm hoping to put under contract. This is the 59 conscious way. And it's beautiful. It has three porches and one is screened in on the bottom and it's super peaceful back there. There's like six parking spots, which is pretty rare for this neighborhood. [00:02:46] Speaker A: Yes, this is. I own a house across the street from this one. Yeah, that's a big house. That's a four, five and a half, I think. [00:02:54] Speaker B: Yeah. Yep. She's large. We like. [00:02:56] Speaker A: And it's back in the corner there. That's. I think that's state owned behind it. It could. I could be wrong about that, but it's a little bit. Yeah, like you said, it's kind of a wilderness. [00:03:05] Speaker B: One side is state owned. And then I believe this side could be developed still. It's owned by, I think. And this is all from the list agent I'd had to verify this, but owned by a developer and potentially could get developed. We will see. [00:03:21] Speaker A: Yeah, I don't think they would be able to use our roads, but I could be wrong about that. I think they would have to go out and around to Thompson, but I could be wrong. [00:03:29] Speaker B: And then We've got Charming Way 52. This one is a three. Three. All right. [00:03:42] Speaker A: This is. This is also my neighbor. No, no, no, 52. Charming. This one I'm not that familiar with. [00:03:50] Speaker B: Yeah, I haven't walked through this one yet. Well, okay, so that's kind of where we're at with where we can get a house. West end of 30 a west end, best end 38 and PCB in my opinion. There is also a neighborhood called Cypress Breeze Plantation that I've been showing a lot of buyers around in. This one's a new listing at 837, but there is a three bedroom under 800,000 for sale in there. I walked through this house this weekend. It's really cute. In this neighborhood you're going to want a golf cart to get to the beach, but it's right behind Gulf Place. And then you. They just have this resort style pool with not a bad HOA price and it's. It's just great right here. You might have talked about this with January and Pete. Both have a listing in here, but it's over a million. So not in the topic of discussion today. [00:04:54] Speaker A: Yeah, Cypress Breeze is really cool. They got that massive resort style pool which is kind of the, you know, it's very unique for this area. Every now and then you can get a grumpy neighbor in there. So that's one thing to keep an eye on. [00:05:06] Speaker B: Yeah. [00:05:07] Speaker A: Have you experienced that? [00:05:09] Speaker B: I've heard that. I've met the HOA president. He lives in there a couple times and he Seems. He seems very accepting of all the short term shop clients I've been showing around and really nice to them. But yeah, there's a lot of residential neighbors in there too. But you know, I don't know, does that, is that gonna affect things too much? I don't know. So, yeah, there's a few options in there. Just if you are like really set on a single family home, west end of 30A, it's available. And then this guy. No. HOA. 30A is what I'm calling this house. Not now. We're shifting out of Cypress Breeze. This is Blue Mountain Beach. Let me show you where it's at on the map, Luke. Maybe. So Blue Mountain beach, we're right here south of 30A. But they are using the Blue Mountain Beach, Blue Mountain Creamery access. But this is just a really cute house that. [00:06:14] Speaker A: Oh yes, I know this, this, this street, this, that. This definitely has under a million. It's a good street. It's a good area. It is a little, you know, it's got some quirks. Like there's no pool. It's a little bit of a walk to the beach. And these are things that I think a lot of people that buy in this neighborhood, they didn't realize what they were getting themselves into. [00:06:36] Speaker B: Yeah. [00:06:37] Speaker A: And that's why they seem to kind of buy. They, they seem to kind of sell. You know, there's always something for sale in there. And a lot of times, especially in today's market, they seem to be a little less than what these folks paid. Because again, you know, you get into it and you, you know, it looks really close to the beach and it is, but it's kind of hard to get over there. [00:06:57] Speaker B: Yeah. You know, I agree. It's a trek. And so that's just the big caveat with this house. And then the no pool. The listing agent and I did some mock ups of one of like a little cowboy pool in the back, but with one of those stock tanks. But I'm not sure how that would fly. But yeah, so there is that house. I just do think it's really cute. But yeah, every buyer I've walked through has the same, same problems. Okay. So. [00:07:29] Speaker A: And then I will say you can solve the problem with a golf cart, but the driveways are very small. [00:07:34] Speaker B: Yeah, true. [00:07:36] Speaker A: However, the price tag is appealing. So definitely for the right candidate. These are, these are hard to, you know, you're going to look at it real hard and make sure. The thing about these though, in that Redfish area there, which is the name of the street. Make sure you know what you're getting yourself into. No pool far from beach. [00:07:56] Speaker B: Yep, exactly. [00:07:57] Speaker A: And be done if you really bust your rear end. [00:07:59] Speaker B: Yeah. And fun little fact. And this really needs to be verified because there's been a lot of digging for me for this. But the. The Village, that neighborhood that I think we've spoke about before, where you said they also have grumpy neighbors, but I've sold one in there. They let Will let anybody buy into their hoa, but they only give a certain amount of passes out a year, so you basically have to inherit it with the house that you're purchasing this membership into the Village to use their pool and their fitness center, or you have to wait for someone to die. That's what I've heard. Yeah. So, I mean, but I would never sell this house with that intention in mind, because you just don't know it's a gamble. So. But that's just, you know, a factor if you're looking in that. There was one for sale on Snapper street that you did get to inherit that membership with it. All right, so now we're. This is still what I. [00:08:56] Speaker A: Hold on a second. Hold on a second. Digitally staged. I actually like that. That means. Yeah, again, you. I think you've been in this, but there's a possibility this thing sitting empty. Is it empty? Or furniture is prettier than the furniture that's in there. [00:09:12] Speaker B: There's really cute furniture in there. I'm not even sure why she digitally staged it. [00:09:17] Speaker A: All right, then my theory is out the window. [00:09:19] Speaker B: Yeah, but. But let me tell you. There was a listing on the west end of Panama City Beach. It was all digitally staged, and they barely had any regular listing photos in the listing. And every time I've shown it, it was a total oversell under deliver situation. And I was like, come on, dude. All my clients were disappointed because it did sit empty and the AI photos were deceiving. So sometimes it's beneficial, sometimes it's not. All right, so I want to show you because I'm excited and we're going to jump all the way over to Inlet Beach. This is one that I show clients when they really want to do. They want to remodel project because I think the location is really awesome. Are we on 38 proper, the highway and Inlet Beach? No, but we are south of 38, south of 98. So these. There are two for sale in here. And the reason I'm showing you this is because they have the coolest location. See, they're Right here. Here is the sand. This over here to the east, this is Camp Helen State Park. So it's just a quiet beach. If you go west, you're in Rosemary beach, not far away. [00:10:42] Speaker A: These are cool. I'm not familiar with these. [00:10:45] Speaker B: Yeah, I just. There's two units, Unit nine and unit four. I've walked through them a couple times, but not everybody's ready for a project. But yeah, see right here and you get to just walk. This is basically your front yard. And this goes to the beach. [00:10:58] Speaker A: Can I get on that from, from my front yard or I have to walk to the end of it? [00:11:03] Speaker B: The end of. It's over here? Yes. You got to walk to the end of the town homes. Let me show you. You got to walk. Yeah, see like it's. It's right over here, but it's not far. Yeah, there's not just like a direct. [00:11:15] Speaker A: And is this public beach? [00:11:18] Speaker B: Yes, I believe so. I actually haven't walked out to the sand from it yet. But this is camp. This is Camp Helen over here. And I know that that is public, so. So yeah, we can verify that. And let me. I can show you the other one, but it's pretty much in similar. [00:11:33] Speaker A: And there's a beach entrance right there. If you zoom in on that and Google it and figure out what's. What's doing there. That's definitely a public. Public beach sign. Yeah, but not all public beaches are created equal. [00:11:47] Speaker B: True. But I will say this one, even if it were to be private, it's. [00:11:53] Speaker A: It's got a view. [00:11:53] Speaker B: It's. It's not congested. How some of the public or some of the. Any access on 30A is this one's since there's not so much over there and it's Inlet beach and there's just not a ton like south of 98 and everything. There's just not a lot over here. It's so quiet and beautiful and you have such great proximity to 38 Avenue and to Rosemary Beach. So I don't know, just. Just saying. I guess I don't have the other one saved, but they're in pretty similar [00:12:22] Speaker A: condition and they have a view and [00:12:25] Speaker B: they have a wraparound porch. Yeah, that's. [00:12:28] Speaker A: So the deck is view in the 7 hundreds right there. These are cool. [00:12:33] Speaker B: A row back. A row back from the beach. [00:12:36] Speaker A: Listen, don't get too excited here, guys. I don't know anything about these. One of these. I'm not going to tell you the greatest deal of all time, but this is pretty cool. These seem like if You're. If you're. But again, these. I hate to bust your bubble. This is low budget, 30A guys. Yeah, you know, it really is. But to have a view and the beach right there. This is sick, man. If I lived in, like, Kentucky and I loved coming down here, this thing. This thing just for the family is. Is great. [00:13:04] Speaker B: Yeah, yeah. And it's. It's got a great deck. These photos don't do the deck justice because upstairs from the bedroom, you can walk out on a deck. And then this is off from the living room, and it kind of like runs. [00:13:18] Speaker A: You're hired. You're doing your job. I love it. This is great. You got some, you know, the woods a little old on the deck here. You got vinyl, but it's Jeep. [00:13:27] Speaker B: Yeah, yeah, she's a little dated, but. And those both have been sitting for a second, so who. Who's to say what price they'll take? [00:13:35] Speaker A: But I want one of these. I might have to look deeper at this. No pool. No pool, but that's okay. You got a view. [00:13:41] Speaker B: Yeah, no pool, but just go to the beach. Okay. Yeah, that was unit. So that's unit nine. Here's unit four. It's because of the listing photos. So we got 7995 and 775. And I think. Oh, see, this one might be. I don't know if the listing photos are just better, but. Yeah, there's kind of a better picture of the structure. [00:14:04] Speaker A: Is it two floors? The unit is two floors. [00:14:08] Speaker B: Yeah. So you walk upstairs and the first floor is like on a second story because underneath is parking on stilts. And then the third floor is the bedrooms, and you have the balcony up there. [00:14:20] Speaker A: How many bedrooms is it? [00:14:22] Speaker B: Two. The two. Two. [00:14:23] Speaker A: Okay, cool. [00:14:26] Speaker B: Yeah. And this one's on the corner. And this is a big deck in person, let me tell you. And that's the beach right there. [00:14:32] Speaker A: But no view at this one? [00:14:35] Speaker B: No, it's just obstructed a little from the building right in front of it. But it's closer. Yeah. Anyway, I mean, that's not a bad view. And, you know, Lake Powell is right there. So anyways, I love those, and I'm constantly fighting this. Okay, let's see what else we got. Under a million on 30a. Um, let's talk about prominence. Just because it always comes up with every single buyer that is in this price range. I would say prominence has around 25 for sale right now. The thing about prominence is the trek to the beach. People either love it or they are not happy with it. [00:15:20] Speaker A: Can we show you the map. Where is it on the map? [00:15:23] Speaker B: Prominence is right here. So the pickle with prominence is. This is South Promise, this is North Prominence which is the townhouse houses that we're discussing. We've got water sound beach club kind of blocking off this beach for privacy and a cheap fee if you want to get in this. Kidding. And so you kind of have to trek along here and go to Deer Lake State park beach access and you know that's distance is deceiving. Oh I would say it's a little under a mile. You can go, you can bike it, you can golf cart it. It would be a very long walk. And there's another satellite button if you [00:16:05] Speaker A: don't mind on the. Yep. So these are newer properties. Oh yes, I've seen these. [00:16:13] Speaker B: Yeah, we're talking from. [00:16:14] Speaker A: I think was talking about these. Not that long. [00:16:16] Speaker B: We've talked about them a lot because buyers bring it up because the price points are good and people love it because you have the hub across the street which is a big dining like event space with coffee and shopping and you really, you can walk to that really easy and it's very family friendly. They're cute townhomes. They all kind of look the same but I swear if you just make yours stand out a little bit, you could crush it. I talk a lot with a property manager there and they. He, he does pretty good numbers managing in there and so if you self managed I think you could do pretty good. He does around like he said a good unit that stands out can do around like 80 to 85, maybe 90 gross income. So let's look at the. So there are two beds, there's three floor plans. Unit A's are three bedroom and just have a bigger living space unit baby, I've walked through both of them, they're not that different. But unit B is also a three bedroom and then unit Cs are two bed and they're I believe the cheapest listing right now is this one. So 694. And at one point in 2020 the three bedrooms went up to like 1 million. So there's some people that are taking a loss and you just kind of. I've just been looking at price history, kind of figuring out who is the motivated seller. But yeah, none of them are too outdated because I want to say they were built in 2015, 2017. [00:17:53] Speaker A: These are a little nicer than the vinyl siding where we were looking at a minute ago. [00:17:56] Speaker B: Yeah, yeah but that one was right by the beach. But yeah. And they have A great pool and you can actually use both pools. You can use the one, this one really close to the town homes or you can use the one across the street in like the residential. Not residential, but by the big homes in South Prominence. And a lot of people don't know that, but yeah. So I think it's a good time to go in and just make a. Make some offers on some Prominence ones, if you love Prominence, because there's about 25 for sale in there and there are some motivated sellers. It just kind of depends when they bought. But some of them did buy when it was developed for in the 400s, so they're ready to rock. Luke, what are your thoughts of everything in the town center in Gulf Place, [00:18:41] Speaker A: which I own in there. [00:18:43] Speaker B: Okay. [00:18:44] Speaker A: I own a. One of the townhouses I have no problems with. It stays booked. It is a bit of a weird. It's an odd duck, especially with the condos. The condo condos have high, high fees, so that's something to keep an eye on. I've walked all of them, in other words, all the buildings a few times, but it has been a few years. What do I know beyond that? The one that's closest to my unit, it had the exterior completely redone about a year ago. And at that point every single one of them in there was for sale or damn near. [00:19:22] Speaker B: I think that there was an assessment. Is that why? [00:19:25] Speaker A: I would assume so I couldn't get any information that, you know, is one of those things where they're like, if you don't own in here, we're not going to tell you anything. [00:19:31] Speaker B: No. [00:19:32] Speaker A: But they redid all the staircases and it was a pretty big job. It was under construction for a while and it was just one of the. I think there's what, three. There's Caribbean, there's. They have names. And then there's the building that's over the commercial spaces over there above Alvin's island in the coffee shop. Those are actually my favorite of the. Of the condo units. They tend to have a. Maybe in some cases a slightly lower. Oh, sometimes a lot lower. Hoa. They do have PTAC units on those units, which I think may be what we're looking at here. Yeah, there's the ptac, the H Vac, in the. In the like a hotel style H Vac. The other buildings at Gulf Place have conventional air conditioning. I don't know if that matters to you or not. These, these ptacs are actually really easy to change out. And also the, these units are pretty small. So I Would assume they would be effective. This one's been nicely remodeled. This is very cute. [00:20:30] Speaker B: Yeah, they did a good job. The listing photos could use some work, but that's just me. [00:20:37] Speaker A: Go back to that. Where is it? Let's see which building and which. [00:20:40] Speaker B: That looks like Shunk right there. So this looks like. [00:20:43] Speaker A: Yeah, these are the colorful ones above Shelley's Beach Bar with the commercial units on the first floor. That's my favorite of the three buildings. [00:20:54] Speaker B: Okay. We've got a bit. [00:20:56] Speaker A: And you got a view. [00:20:57] Speaker B: Yeah. And. 499, less price. You know, studio. I believe it's just a studio. No official bedroom. I don't understand where. I would love to walk through it. Where the layout is of where these bunks are, because it says zero, no bedroom, so it must be like a hallway situation. Again, the listing photos are not telling me enough. Well, it's just an example. Under 530A. And then we have these spires. Lane, do you know these guys? These ones in front of the town center. [00:21:32] Speaker A: Yes, that's the one that I was just talking about. The stairs Redone. [00:21:37] Speaker B: I gotcha. Gotcha. Yeah. And this is Nana. I would put a little love into this one, but they've redone some things. [00:21:44] Speaker A: What's the HOA on that one? Can you find that? [00:21:48] Speaker B: Yep, it is. 4000, 386 quarterly. Just do some math. Don't love that. I mean, that's about. [00:22:01] Speaker A: Is that 16? [00:22:03] Speaker B: 4386. [00:22:05] Speaker A: 1462. See, that's a lot. [00:22:10] Speaker B: Yeah, we don't love that. We don't like that. That is a lot. [00:22:13] Speaker A: So like I said, the building above the Shelley's beach bar, or whatever it's called, the. This one be a Mexican restaurant, but Shelby's I think it is, that. That has. Yeah. See there? Oh, that's a thousand a month for that, for that studio. Some of them in there are cheaper. I've seen some in there for five or six. [00:22:33] Speaker B: Yeah. I'm going to do a deep dive on understanding the difference in all of them. [00:22:37] Speaker A: It's so weird. [00:22:38] Speaker B: Yeah. Like. Okay, I think. Is it just separate HOAs in there? [00:22:42] Speaker A: They are separate. [00:22:44] Speaker B: Interesting. Okay, well, something to look into. If you can find the ones with the low HOAs. Yeah. [00:22:51] Speaker A: They're managed by. At the same management company, which, as you may or may not know, HOAs always have a management company that is, you know, the asset and the. The landscaping and things like that, and. But they do have different HOAs. Mine. Mine's the townhouse. HOA. And there's only, like, I think there's maybe 18 or 20 of us or maybe 25 tops of the townhouses. And. And like I said, they won't even tell me about the condos because it's a whole different thing. [00:23:25] Speaker B: All right, well, let's. [00:23:26] Speaker A: But hold on. Let me backtrack. Location cannot be beat, in my opinion. It's quiet, but there's stuff to do. Restaurants, coffee shops, liquor store, ice cream, you know, things like that, which is not that common around here. [00:23:40] Speaker B: And you can walk to the beach. It's walkable for everything. [00:23:43] Speaker A: Private beach with three entrances, meaning you can't. You can't go to the beach unless you're staying in one of these units or own one of these units. So you have your own beach and three swimming pools, one of which is heated, and you got a pickleball and tennis and great amenities. Location is absolutely dynamite, in my opinion. [00:24:07] Speaker B: I agree. I agree. I think Gulf Place is awesome because in the proximity to the other beach, access is if Ed Wallene is too busy. Plus you have. And they would be able to use that Gulf Place one right to the west of Edwoline, too, correct? I believe so. [00:24:26] Speaker A: So you can use the Gulf Place. Well, the one with Shangoli, the public beach, if you want to, but. Yeah, yeah, the three. The three. Gulf Place Private entran with the. The banner over the top or whatever. You got it. They change the door code once a month. That's the public beach in that view picture there. [00:24:41] Speaker B: Yeah, that's Ed Wallen. It's great. It's big enough and then going to show. [00:24:50] Speaker A: Anyway. I've said too much. [00:24:51] Speaker B: You're good. Yeah. Here's kind of the location. They're all kind of within. Within here. And then you've got a public beach right here. [00:25:03] Speaker A: They're actually building more. If you look at that, the top of the area there, where the green trees are, that's actually new condos and they're luxury. I think they start at 1.3 or something. [00:25:13] Speaker B: Yeah, yeah, I've been seeing those. That's crazy. All right. Okay. So we're still kind of on the west of 30A, which is going to be a better price point. Let's pull up our map and look at what else we got. We have to look at. I want to show you this townhouse. Let me find it. It's probably right here. Yep. 2350 of us. I don't want to get out of my. Here it is. This guy has been for sale for a second. I've shown it A lot. This is Blue Mountain beach they will be using. It's really close to Blue Mountain bakery, right by McTies in that little gas station in Blue Mountain beach where Blue Maple used to be in Cowgirl Kitchen. It's right by there. It's got a great community pool. This is a 4. 4. Yep. 4 bed. 4 for 8.99. It's not too far from the beach. It is walkable to the Blue Mountain beach access. Um, but I would recommend biking or golf cart. This has a lot of space. The bedrooms are really big. You've got a rooftop deck that wraps all the way around, so you have views on both sides. There are buildings obstructing your view from the Gulf. Here's the location. Beach access. This is Blue Mountain Creamery. Right. Or Blue Mountain Bakery. Right here. So you can kind of go down this road and then hit the beach. It's actually. I think it's closer than that map shows it. I've walked it before with some clients. But yeah, I like this townhouse. [00:27:03] Speaker A: Those townhouses are cool. I've not been in those. But there's three or four buildings like that up and down the summer place and stuff. [00:27:12] Speaker B: Ones. Yeah. Yep. There's another summer place, one for sale, but it's over a million right now. That's right by Shunt Goy. That's great too. But those, they feel very similar. They feel like almost the same builder, but I don't believe that they are. Yeah, they're great. And I think you could do a lot of cool things with the rooftop deck. Let me get back to it, because that's two sides to it, this side and then this side. But yeah. And that's 899. So under a million. We're in Blue Mountain Beach. All right, let's go to. I'm going to call this address says Alice beach, but I would call this Peddlers Pavilion. Right. Sandwich right between Rosemary beach and Alice Beach. So you can walk to Rosemary. You can walk to Alice. And these are for my Rosemary beach lovers. The price tag is one of the highest on 30A in this area. This is only. This is a 3, 2, 9, 15. And so this is Peddlers Pavilion right here. And I want to say these HOAs are pretty high, but prime location. This is kind of a hub. Has farmers markets, has restaurants, has shops. You can walk to Rosemary Beach. You can walk to Alice Beach. The beach access, there is a shuttle. It is a little congested. So that's just something to keep in mind. But if you're set on being in Rosemary or Alice. And these have great pools too. [00:29:05] Speaker A: These are cool. I'm not familiar with these either. It's not very often you see red brick around here. [00:29:17] Speaker B: Yeah. Have you been to Peddler's Pavilion before? Right there. It's right by Rosemary. Like right before you get into Rosemary. Ready? [00:29:26] Speaker A: Hit the map again on this one. Remind me where are we at? [00:29:30] Speaker B: Rosemary beach is right here. We're just a little further east from Rosemary beach in what's called Peddlers Pavilion which is like another little shopping center restaurant hub. They have some cute shops, cute bar. You can rent a bunch of bikes right there. We're right by that famous Seacrest beach neighborhood is right here. Do you know what I mean? With the big pool and. And then Alice is right here. You can easily walk to. I've seen in a couple. Been a partisan bachelorettes here and we. We can walk to Alice, walk to Rosemary. The only caveat to this which will happen in Rosemary beach is the beach access is all. There's a lot of people funneling into and not massive access. They will shuttle you to like the drop off. But that's just something to keep in mind when you're buying to just know going in. But you know, people love Rosemary. I would say Rosemary and Seaside have some of the most brand equity of 30A people. Just everyone knows that they exist. [00:30:31] Speaker A: Yeah. [00:30:32] Speaker B: So that is 915 for a 32. I do believe the HOA is high on this one. 4311 quarterly but I will show you. So we're going to hop over to see grow which this is actually Jess's listing. We see how we can access the beach. This is the one Sea Grove condo if you're familiar with this area. [00:31:07] Speaker A: Yeah. Not. Not a lot of condos in this area. So it stands out like. [00:31:11] Speaker B: Yeah. [00:31:11] Speaker A: Noticeable. [00:31:12] Speaker B: Well I wish we were looking at one sea Grave. I probably could have pulled. There is some condos for sale in this complex too. In the nines I've walked through. It's a beautiful complex but you know 900,000 to 1 million for a condo. But this one you're walking to the beach. We're in 515 price range right now. [00:31:32] Speaker A: Oh my. [00:31:32] Speaker B: This is a two. Two just. Just went live with this one. But you know, not far from the beach and an option for under 600,000. [00:31:48] Speaker A: Very inexpensive on 30 area. Yeah. No pool or is that a pool right there behind these? If you go back to that. [00:31:56] Speaker B: Yeah, I see that. I'm trying to figure out if that's Part of this. [00:32:00] Speaker A: Yeah, right there. It might be. [00:32:03] Speaker B: Yeah. [00:32:03] Speaker A: Maybe the details. I think we got to read. So this is the same beach access. This is right behind those condos we were just looking at. And this is a house price at 999. Right under a million. She's a three two. Super cheap. HOA. I don't believe this one has a community pool, though. Oh, yes, it does. A community pool and some tennis courts for only 1300 annually. HOA. See, I already have a listing at 365, so I know that one wasn't the tubest. Here's a listing for 365, except for that was a 2 2. This is a studio, so just keep that in mind while we're looking at it. They've got a. What looks like a king bed and some bunks in here. [00:34:11] Speaker A: I'm still trying to find a. I found a very inexpensive one here, but I don't know. And I actually know I'm very close friends with the listing agent. [00:34:19] Speaker B: I can look it up, too, if you want to have to. Sharing your screen. And I can look it up, but [00:34:24] Speaker A: I don't exactly know what I'm looking at. I think it's a condo. 29 Goldenrod Circle. [00:34:35] Speaker B: Okay. You want to pull it up? The least expensive house andor townhouse available on 38, although I think it's a condo, so this might be a little bit misleading. Although Lyndon's a buddy of mine, so. Yeah, this is like the private reserves at Water Sound or whatever. So I don't think that's going to be a rental. But. But check that other one out I threw you in the chat. That thing's cool. And also may not be. It's probably like nowhere near the beach and I would guess this is way north of 98, but it's. It's cheap and it's a trailer, so that's cool. I don't know if it's a trailer or shed or what, but it's definitely not site built. [00:35:39] Speaker B: Yeah, this looks like we're maybe in north. [00:35:42] Speaker A: Not a rental. This is a great example of what not to buy. [00:35:45] Speaker B: Yeah. [00:35:46] Speaker A: Okay. Now if you want to live in this thing and live cheap. Okay, great. This is great. Hey, maybe it could rent. Who knows? But this thing is, you know, this is something they dragged in and put it on blocks and then put the skirt around it. Right by 30A they have that whole new Greenway station. Coffee, local cantina, salty butcher restaurant right there. And then you just come down. There are two public accesses. One is right here by Eastern Lake and then one is just a little down here by Ramsgate Townhomes. And so it's kind of a cute walk to the beach, slash bike ride. It's kind of a far walk, slash. You can take a golf cart. And there is some golf cart parking by this eastern lake beach access. So I think it's possible. Let's look at the actual townhome. And this is a three. Three, I believe. No. Yep. Three three. There is a pool. And we're at 775 list price. [00:37:45] Speaker A: Let's look at some price history. We haven't done that at all yet. What this thing would they buy it for? [00:37:50] Speaker B: Let's look. 890. Not what we want. [00:37:56] Speaker A: 100 more than they. Yeah, that's they're taking on a bit of a loss. [00:38:00] Speaker B: Yeah, a little bit.
