[00:00:32] And Wade sent me your list, so I'm going to go through it while I am extremely tired.

[00:00:43] And two basketball games, a T ball game and tennis is coming next. Good times.

[00:00:57] All right, this is good. Bought it in 16 for 183. That means they have equity. Does not mean they want to wiggle. But it does mean they have equity.

[00:01:40] Maybe a little bit. And you could chop these trees down and get more of a view, but you probably can't because you don't. I would guess you don't own that dirt.
[00:01:49] Got six inch hardwoods, just unfinished pine, which is really cool. It's basically a pine box.

[00:01:58] We got a stainless dishwasher and black everything else, which is. I mean, that's kid stuff, but I'm just pointing it out. You got a queen bed. That's not going to be sufficient. Need king bed. Got a shower curtain with a vinyl surrounding.
[00:02:15] That's a really ugly king bed. Could not be uglier.

[00:02:40] That's just me. I mean, this area is okay and we do sell a ton of them over there. It's just not where I'm usually looking. I've never even heard of the Fergus Ferguson Company.

[00:02:58] Okay. All right. We got some views here. We got some serious views. All right, so which is why it's where it is.
[00:03:05] It's a Little far from town. But now you know why they were able to get these views. I would say these floors are pretty ugly and horrible and they're just junky vinyl.
[00:03:14] Old dude. Up here is pretty cool.
[00:03:19] Tongue and groove on the walls and ceiling.
[00:03:24] Another pine box. Really junky countertops from original build. These are Formica. You got horrible appliances. Need some upgrades and touches here and there. You got a sheetrock ceiling which is not ideal. This would be in the lower level.
[00:03:41] And does it have egress? Does the lower level have egress in the bedroom? Does look like you got at least.
[00:03:48] That's probably an egress window there. But it's something you'll need to look into.
[00:03:52] Same thing here. You got an egress window. I would assume you're okay, but double check.
[00:03:58] Little vinyl shower. This is, you know, it's kind of junky. Most people are going to prefer to see a nice tile shower. This is ugly old tile. But it's. But it's just little stuff that you can fix along the way. You could definitely rent it as is, assuming the county approves it.
[00:04:12] Murphy bed. Not crazy about that. But sometimes they serve a purpose.
[00:04:20] This little room seems a little weird.
[00:04:24] So what I'm gathering here, Mr. Tim likes to have a view.
[00:04:29] Problem is, Mr. Tim, the view's gonna cost you.
[00:04:34] You know, you need new light fixtures and things. Just spruce it up a little bit. This is a solid surface at least. Least granite here. But yeah, that's a hell of a view. That is one hell of a view. But you're far from town.
[00:04:49] Can I cut this junk down, yes or no?
[00:04:54] I would say that roof is original.
[00:04:57] It's very rare. You see those green shingle asphalt shingles these days. So it's though they were very common when this was probably like a 2000. Yeah, 2003 build. So it's much bigger than what the bedroom count is, which you know is. Again, that's septic situation. Have way teach you about that. We have tons of videos on the subject as well on our YouTube channel about septic systems.
[00:05:18] So it's probably like a three or four bedroom. I didn't count. But legally it's only a two bedroom because of the septic. So you got to decide if that's something you're interested in or not. But again, this is far out for me.
[00:05:30] I say far out. I like over here which is just as far out. It's just my. I prefer to be on this side of the hill than this side for me. I'm pre I prefer to be up in this area if necessary. This is. This called sky harbor in here.
[00:05:46] But I mean, hell, some stuff out up in here. Rents pretty good, too. Depends on where you want to be.

[00:05:52] Can't be beat the view on that one, that's for sure. I didn't look at what they bought it that's up, you know, the price is what. What you make of it. I'm not going to get involved with that. Really.
[00:06:05] They've had it for sale for two years. Started at a million, bought it in 21. So not a good sign there.
[00:06:16] They don't have a whole ton of. They got a hundred grand of wiggle room. You got to pay the agents, of course.
[00:06:21] So you got a little. Little less than 100 wiggle room, depending on what they put in it.
[00:06:27] This would have been the buyer to go after, the seller to go after.
[00:06:31] If this hadn't happened, you'd be in better shape. But it did, so this guy's gone.

[00:06:50] This is gonna have a view. 21 build. It's 1.61 acres, which is fairly irrelevant.
[00:07:00] All right, you're on my side of the hill now. Great location. Have no problem with this. You got a couple of different ways to get to town on this location.
[00:07:08] Not gonna be super heavily trafficked or populated. Ah, they got an egress window that they built into the basement that was not there until recently. I'm out on it.
[00:07:21] I'm out on it. That they. They had to cut a hole in the crawl space to get a window to make that.
[00:07:26] To make that illegal bedroom. And now they've got.
[00:07:29] They didn't do a great job here. I mean, I'm not saying they didn't do a great job on the window, but they didn't do a great job on the landscaping, for sure. They just get some reflectors there, you know, so for that reason, I think I'd pass on this one right away.
[00:07:44] I'm not super fond of livable space in the crawl space to begin with.
[00:07:49] That's just me.
[00:07:54] But when they dug a hole and put a window, it's just not. Not where I want to be. But there's. Look at that. Can't get that everywhere. So, you know.
[00:08:05] Yeah, it's a tough decision. I get it. I get it. This. See this. Sucking me back in. It's a nice view. Can you deal with the window and you got sheetrock here too. And ugly, ugly carpet. So all of these are fairly outdated, which is, you know, it's really kind of a good thing because that means that the seller didn't put a bunch of money into it.

[00:08:30] So this thing needs some work and it's got a. Yeah, I think I'm out on this with all this sheetrock and stuff. But great view.
[00:08:37] Plus the 21 purchase. Yeah, I think that I'm gonna pass on that one.
[00:08:43] I'm gonna pass on almost everything. Tim takes a long time to find a deal that I'm interested in.

[00:09:21] Exterior look like it needed a stain about 15 years ago and somebody recently stained it, which is why you see all this discoloration. So not that that's a bad thing. I think it looks kind of cool, actually.
[00:09:37] Nice looking floors. These are original. They're gonna be 4 inch pine.
[00:09:42] Just. I mean these are literally like, just like.
[00:09:47] They're probably just two by sixes. You know what I mean? Like they're not even tongue and groove. They're just. They're just like framing studs, which I like. I think that that's. That's really cool. It's got a gas fireplace. I'm going to convert that to electric. That doesn't take anything.
[00:10:05] They stone the kitchen and the staircase, which is. And the fireplace which is cool. I mean, it's all right.

[00:10:16] I do love these floors. And you can beat the crap out of these floors and not even care. That's. That's me. That's my opinion.
[00:10:23] Like these are the kind of floors because it's literally just like builder, you know, like lumber that. I'm. Okay. I'm. Normally it drives me nuts to get scratches on. On floors of any kind.
[00:10:36] But these kind of. This pine just, you know, these are literally just from a lumber yard.
[00:10:43] I don't have a problem scratching those up. I think they even look cooler. Scratched kitchen's been jazzed up a little bit here you got all stainless and some solid surface. Black granite.
[00:11:01] I. I kind of like this one a little bit.
[00:11:07] And it's 3,000 square foot. One bedroom. Though you keep finding these ones with. With undersized septics, which again is very common.
[00:11:14] Yeah. Livable crawl space again here maybe, but maybe not. Why did they put the tile? Is curious. And it is the ground floor. But at least it has looks like sufficient windows.

[00:11:30] This is I would guess the bathroom in the bedroom. And if the bedroom doesn't have a window, you're gonna have to dig another hole like that other house.
[00:11:45] Driveway steep. But I need to see it in real life. It seems to be pretty well done. I mean it's all concrete. That's pretty rare. They spent some money on it.
[00:11:55] What's going on here with this retaining wall? I'd like to see another angle of that.
[00:12:01] Is that real? It might be. It might be real. I'd chop that tree down and chop these trees down. If you.
[00:12:12] Kind of like this one. Not psyched about the septic. At $830, I need more than one bedroom septic, unfortunately. But you know, there's everything. Everything's got its ups and downs.

[00:12:59] Yeah, I'd say so far your biggest downside on this thing is the septic.
[00:13:05] This is not going to be knowing. Knowing what I know about you, Mr. Tim, which is not much. I would say you're not gonna like that compared to that.
[00:13:14] But you should know by now that rental history is pretty much garbage.
[00:13:20] But how many bedrooms does it have?
[00:13:23] I mean like actually have. You know, you gotta. You gotta like go through here and like count bedrooms or. Or walk it or have Tim makes. Or Wade make some videos, You know, and figure out what's. What's a three bedroom with a view in this area gonna rent for? I could tell you what I think, but I don't want to tell you what I think. That's for you to decide.

[00:15:16] This one's gonna be the least pain in your rear end, I'll tell you that. Because it's newer and it's, you know, it's. It's what guests are looking for. All those other ones are gonna need stuff, which is very common, but you got to get the right price, and you have to be willing to do the work, which I do all day, every day. But not everybody wants to do it.
[00:15:34] I'm not even sure I want to do it. And I do it for a living.

[00:15:42] This one will be the easiest to rent. Like, lowest maintenance, where guests are gonna like it. They won't complain too much. It's got everything you need.
[00:15:56] So is it actually a two bedroom?
[00:16:01] Yeah, depending on where this is, it can do fine.
[00:16:06] But you got to do a little more research. Once you. Once you get that far out, I would assume. I would assume it's in Cobwe Knob, which is. Which is a great area.
[00:16:19] Whole different ball game than where I spend my life. I'm. I'm. I hang way more. Way over here more, which is far. This will take you a couple hours to get over here from there on a bad day.
[00:16:34] So there you go. That's my opinion of the houses you sold, as I am extremely tired. Sorry about that. The enthusiasm was not where it needed to be.
