We are short term shopping at Disney, baby. I love it. I love it. I'm going to Disney in 28 days, but who's counting?
We like to go to the last day of school if we can, and it's the greatest thing ever. But Mike is down there and he's an agent in the area and he can get you into a Disney property. Mike, how you doing?
[00:00:46] Speaker B: Doing great, Luke. Thanks so much for having me on here again.
I can get you into Disney properties, but it might only be on Saturday between 10 and 2 when they're changing out. So it's a hot time for us down here.
You know, spring break came in and still going on and lots of properties this, this summertime is coming.
[00:01:08] Speaker A: Absolutely, absolutely. All right. Well, what, what? So the market is busy, you guys are busy down there. A lot of tourists and everything. We're in full effect.
[00:01:17] Speaker B: Absolutely. Okay. Yeah, I've. I just had a closing yesterday. Pretty good. I'll share that. Yes, in a few minutes. And another one last week. Got two of them set up for two weeks from now. So, yeah, some great times you're ripping. Yeah.
[00:01:32] Speaker A: Love it, love it. Are you seeing any deals? You got any deals to show us?
[00:01:36] Speaker B: Got a couple of deals. I got a couple of, hey, these may work and a couple of these don't work. Don't do this.
[00:01:44] Speaker A: Well, we want to see them all.
[00:01:46] Speaker B: Okay.
[00:01:47] Speaker A: Yeah, buddy.
All right, what do we have here is a unit number. What is that, a townhouse?
[00:01:53] Speaker B: Sexual condo. Almost draft. One of my favorite places here, this good old Windsor Hills.
Top three rules in real estate. Location, location, location. I love this one.
I love this location. It's so close to Disney, you can actually almost see it here.
This property right here is a condo. This Windsor Hills is great. It's got condos, it's got townhomes, it's got single families. It's less than two miles from Disney. It's. It's just got lots of stuff.
So this is the cheapest price property. Excuse me, the least expensive property in Windsor Hills right now.
It's condo. It's two bedroom, two bath and is a two, two at 289, 950.
So what's great about it is it has all the resort style amenities that you're used to when you go to Disney. It's, well, a Minute it's, it's nothing too crazy. It doesn't have huge theming but it's simple, clean.
Yeah, it's got little theming but simple, clean and easy to get to, easy to enjoy the amenities. So I like this one. This is a great property.
Now when you're talking about condos, you have two bedrooms, three bedroom condos.
Those are upper twos, low threes.
You go into the townhomes, those are going to be mid or upper threes to low fours and then the single families, you know, mid fours and up, up to you know, below a million. But there's some nice properties in here.
[00:03:44] Speaker A: So wait, wait, wait. What's the ask price on this?
[00:03:46] Speaker B: This is 289, 950 and it's been on the market for a while. You can see these active days on market, 602 days.
So I don't know why it's it. I think this would be a property I would come in and even though it's least expensive price property in Windsor Hills right now, I think I would come in a little bit under this and see what we can get, get at. I mean you're not going to come in and get this for 150,000. But this is a property you, if you wanted to deal a little bit, work on it might. I'm not sure what the issue is, why it's sitting there for so long.
It's, it's a bit touch, a little high. Maybe come in at 250, see if they'll, they'll bite at it. It depends on how hungry they are. So stepping up from this. Okay, let's look at another property.
And this is a 33 townhome.
Okay. These, there's about 200 of these not for sale but available in Windsor Hills. These are great properties. Of course you've got the amenities of Windsor Hills and they actually show some of the condos in that picture.
But the townhome itself, these are great. This is, this is if you want a property where you can just walk in and start a business today. This one's already done for you. Okay. It's got the pop colors, it's you know, nice and clean. It's got the little pool out back. All the town homes have a pool. The condos don't have a pool, but the condos are really close. What easily walking distance to the pool, the, the whole water park area. So this one still needs a couple things. You know, a little coffee bar over in this area would be nice.
Maybe upgrade the Floors, it's got tile floors, but maybe you want something different.
So it's cute, it's fun. You can turn this one in and get it rolling. Right now this is a 3. 3 at 429.
So pops of colors set up.
These are great because you have a full bedroom bathroom downstairs and then two full bedroom bathrooms upstairs.
So maybe grandma, grandpa, mom and dad and the kids and their cousins can all come into this place. We get, we're talking four. Four children, two adults. Two adults downstairs. We're talking eight people in this place.
And it's. They're great.
These are really popular.
Okay, now we.
[00:06:39] Speaker A: How long does it take me to get to Disney World, Magic Kingdom from this unit?
[00:06:42] Speaker B: Are you walking or driving?
[00:06:45] Speaker A: I'm gonna drive.
[00:06:46] Speaker B: It's less than two miles. I mean, that's how close it is, but yeah, less than two miles away. And you're not getting on four. Not getting on four is huge because you don't have to deal with that big traffic.
We're talking less than 15 minutes even with traffic.

[00:07:01] Speaker B: Okay, so here's another one.
Same one, but totally different. This is also a 3.3townhome. But if you look at this first picture, look how old this picture is.
These, all these townhomes were painted like two and a half years ago. This is still the old picture.
So the insides got, you know, lvp.
But maybe, maybe some updates can be needed here. We don't have the 4 inch cabinets. We still have the contractor grade countertops here.
There's no coffee bar.
You know, this, this one is still 3 3, but it's listed at 380 and it needs updates.
I mean, it's fine. But it's like Avery says with the bad cell phone pictures. This one is. These pictures are so old, it doesn't even show the new penny. And then of course, you got your amenities again.
[00:08:10] Speaker A: So this seller's over it. This seller probably doesn't even know these pictures are this bad.
[00:08:17] Speaker B: I, I, I Bet you're right. 187 days on market.
So. And actually I, this has been on market before this. This is the latest time it was on market.
[00:08:30] Speaker A: Yeah, Go to the history there. Let's see that. What's going on there with the. Yeah, right down between tax photos. History. There you go.
[00:08:41] Speaker B: Yeah.
[00:08:42] Speaker A: Okay, so they listed. It looks like they listed in October,
[00:08:45] Speaker B: expired in July of 25.
[00:08:50] Speaker A: So it's been for sale a damn near two years off and on.
Doesn't say what they paid for it

[00:09:10] Speaker A: Yeah. Closed in 06 for 263.
[00:09:14] Speaker B: Yeah.
[00:09:15] Speaker A: Wow. So 20 years later and two real estate situations later, and it's listed right now for basically what it was two.

[00:09:28] Speaker A: That is weird.
[00:09:29] Speaker B: Yeah.
[00:09:30] Speaker A: Of course, who knows? Some of this stuff may not be perfectly accurate, but.

Let's see. Four, six. Yeah, this is. Well, couple different things, but anyway, so that's. If you're looking for a deal and want to work a little bit.
That's. That's a neat one. Now let's get out. We've seen condom condos, and we've seen the townhomes.
So now let's take a look at single family. This is a 44 way, loves 44s. And these are hard. These are not very commonly found here.
There's only a couple of them.
But this one's kind of. It's a kind of small. For the price, it's at 559.
You know, it.
It's a clean, simple little house, but at that price, I think there are better options out there.
It's, you know, basic and clean, but I mean, look, that's. This is not theming, you know, no ugly carpet. Yeah.
Carpet in general. No,
[00:10:51] Speaker A: carpet doesn't belong in Florida. I don't know why anybody ever thought that was a good idea. There's too much sand down here for carpet.
[00:10:57] Speaker B: Yeah, we're great big old peninsula carpet
[00:11:00] Speaker A: is for places that are cold. You know, like when I go home to the Midwest, you can't get away from it. And I'm like, oh, this so gross. And it's even worse there because they're, you know, trekking in their damn snow on their shoes and all this stuff, and it's like, what are you guys thinking? This carpet is stuck to the ground. This is not a rug that I can just throw away when it's nasty and get another one from Amazon. I got to deal with somebody ripping this out and all that.
I just don't get it, man. I mean, the, you know, longer I'm in real estate, the less I understand carpet in general. But I like seeing it in a house that I'm looking for to buy because that means that somebody's over it because they never bothered to switch the carpet.
[00:11:36] Speaker B: Exactly, exactly.
So this. This, I. I like the property, but I don't like the price. Again, 559 for 4. 4.
So here's a little bit better option here.
Let's take a look at this 6, 4 on the market. 699. I think it's a little high. I think you should probably be about six and a half.
But it's in the right neighborhood.

[00:12:13] Speaker B: It's got.
Yes. Single families. And we've gone. Yep.
Good looking.
[00:12:21] Speaker A: Terrible photos.
[00:12:22] Speaker B: Yeah. It's like, let me stand the corner and hold my hand up high.
[00:12:28] Speaker A: Make sure it's as dark as possible.
[00:12:30] Speaker B: Yeah. Make sure you have lots of reflected light on the ceiling. So. Yeah, but that's probably one of this. Now this. This person did not spend a.
The money required by a professional photographer. You need to have a professional photographer. I mean, you've got a neat themed room here. Let's show it off.
So.
But I think this is a good property that has room for updates as long as you put the price down where it should be.

[00:13:07] Speaker B: 699.
[00:13:08] Speaker A: Oh, my. What's this thing? What should this thing be?

Well, I haven't been inside this one, so I don't know if the pictures are good or bad. I mean, I know they're bad, but this should probably.
[00:13:21] Speaker A: In other words, the house could be worse in real life.
Right? Yeah.
[00:13:25] Speaker B: See, that's the thing with rentals. You know, some people think, oh, well, you know, I just rent it. I don't have to maintain it. No Disney repaints. You said this several times. Disney repaints every night. You need to touch up the walls, you need to touch up the floors. You need to keep it clean. You need. You are going to resort solemnity. You want resort fields, so do the things to keep it nice.
[00:13:49] Speaker A: Yeah. Next time you're on Peter Pan, look around. Now, there are parts where you're gonna be like, oh, this is gross. But there's other. There's like most of it. You're going to be like, man, this looks like brand new fresh paint. And it is.
[00:14:00] Speaker B: Yeah.
[00:14:01] Speaker A: They send folks in there, you know, after it closes and. And paint. Now, I will say, just because I'm a Disney nut, Small World needs to be shut down for a couple of weeks and repaint that whole damn thing. I don't know if you're. You ever get to the end of Small World and you look over at some of that carpet, like when. Right before you pull back in to get out of the boat.
Oh, my God. It's like they've never even vacuumed this stuff.
[00:14:24] Speaker B: Pretty sure the same carpet I was in when I was there in 1978. Exactly.
[00:14:29] Speaker A: Yeah. And it's the same pennies and dimes in the water too.
[00:14:35] Speaker B: Yeah. So this should probably be. It depends on how nice it is. 626, 40, 50 maybe.
I would. I would guess around history.
Let's take a look.
[00:14:52] Speaker A: Oh my. They were up at 7, 8, 800.
[00:14:56] Speaker B: Well, yeah. Well, let's. It. It doesn't show. 22.
That's. Well, look at what. Right here in 23, 80 and 25. 799.
[00:15:09] Speaker A: Yeah. What in the world, man? Look at that Covid nonsense. That's Covid nonsense.
You're trying to turn.
I can't even figure out that math. That's 480, $479,000 you're trying to turn. And five years for doing nothing, for putting a video game.

[00:15:30] Speaker A: It's just that people are crazy. It's like, what. What are you thinking?
What. What makes you think that you're entitled to 400, 000 just because you bought a house? I mean, it's. It's not going to happen. And they're still dreaming here at 699.
Yeah.
Now, good news is. And I'm. Listen, I understand there's some, you know, 22 buyers that are hurting right now because things are not the same and they paid too much. This. That's not. This person. This person is greedy.
[00:15:58] Speaker B: Yeah. I mean, there I. I watched this Discovery Channel where the guy made a million dollars in two days. So I want to do the same thing
[00:16:09] Speaker A: exactly.
[00:16:10] Speaker B: All right. Well. All right. So when it's one of my favorites. Let me look at another one of my favorites.
This is Solara.
Now Solara is a solar resort. Another great spot. Again, I'm gonna. I'm start with the cheapest one in there. This is a three. Three at 410.
Three bedroom, three bath townhome at 410.
Now, we saw one in Windsor Hills, but let's take a look at the pictures.
Okay. Clean, simple. Okay.
Got updated. Nice floors.
[00:16:54] Speaker A: Yeah, it's fine.
[00:16:55] Speaker B: Yeah, well, it's just a newer property, you know, so you have the, the 41 inch cabinets, you got the, the solid countertops.
The is not the, you know, 20 year old tile. So it's a newer property. And I love the clubhouse at Solara. It's. It's. It's got a good feel to it.
Okay. And they just redid the pool, so Solar is one of my tops.
[00:17:19] Speaker A: Is it a little further from, you know, Magic Kingdom or.
[00:17:23] Speaker B: Yeah, it's. It's still not that crazy.
[00:17:25] Speaker A: It's.
[00:17:26] Speaker B: It's actually kind of. If you're at Windsor hills, you're about 15 minutes away.
So it's still not, it's. So Instead of being 10 to 15 minutes from Disney during normal time, you. You're probably 20, 25 minutes from Disney.
[00:17:40] Speaker A: Okay.
[00:17:41] Speaker B: But it's all.
You're not half an hour on 10. You're still in 35 mile an hour zones almost all the way there.
So not bad. Carpet. Yuck.
This. I think this is kind of funny. Look at that tv. Yeah, I'm on vacation. Do I want to squint at a baby tv?
[00:18:07] Speaker A: Yeah, no, you're better off just getting rid of that. I mean, right? Give them, why don't you give them a couple iPads instead.
[00:18:16] Speaker B: I was actually at an Airbnb out in Branson and I checked into this kind of checking it out and that's what it looked like. It looked like an iPad hanging on the wall. I was like, this is crazy.
But Anyway, so this one, three, three at 410. Great location, great places.
Doesn't look at. That's not theming.
[00:18:42] Speaker A: No, there's carpet and that's okay, so hobby lobby.
[00:18:46] Speaker B: All right, so I'm going to. I'm, I'm already tired of this one. Let me go to one I just closed on.
Where is it? 15 point areas. All right.
I like this one. I like it so much I just sold it.
This is one just sold week four last.
This is also. This is a five four. We sold for 450.
A five four townhouse from 450. And look how close it is. Here's the park.
That's where the property is. You park here, you walk right over and you're at this right here. This is a brand new swimming pool. Over here you nice big gym. This is where you learn how to surf. Big water park stuff. There's a playground over here. I great spot, love it. But that was a 54 at 450. It was currently raining. Needed a couple updates, you know, needed the deferred maintenance items taken care of. But still, I love this property. It's a really nice looking place.
No crazy theming, but a nice clean place.
All right, so now let's go to a bigger property in the same place, same resort. Solar resort.
This is on Amelia.
Okay, now this is a 9. 7 Big Boy 1.1.
I think it's a neat looking place.

[00:20:28] Speaker B: 9 bedrooms, 6 bathrooms, 1.1 million.
This is recently on the market. Hold on, let me go back. Like, yeah, last month it came on the market.

[00:20:43] Speaker B: Yes.
Nice. Nice Is that never been used as a short term rental? It's in a short term rental strpd. A short term rental plan development slower resort. But it's just been used as a family vacation home. But you know, it's not very kid friendly. But I think it's a really neat, neat property.
It's not like a lot of things you see.
[00:21:08] Speaker A: No, this is definitely not Disney. This is a little more Scottsdale. Really. It's.
[00:21:15] Speaker B: Yeah, it's.
Yeah. Well, we go upstairs. I mean, you know. Oh, wait till you see the outside. I love this outdoor kitchen area

All this. I love this.
This a little bit more the, the grown ups stay here while the kids go play.
So neat place.
Big property.
New on the market.
A little something a little different.

[00:22:03] Speaker B: Story Lake. Story Lake. I just sold. Well, I'll start with the a neat property right here. Well actually let me start off with this one right here.
Where is it? All right, here we go.
Just sold this one. Just closed on this yesterday. I like this and I want to show you pictures because of the theming in it.
This was on the market for 119, I believe.
But look at this game room.
This is a fun game room.
This is a nine, five nine bedroom, big property and it's going to be fresh on Airbnb listing probably today or tomorrow.
So if you're looking for a fun, you know, spot for your pictures, a fun place to take the kids. I mean this is fun theming right here.
I really love this property.
So like I said, we just closed on this one, this one yesterday. But it's a great property to stay in and this is a good place. This is what you type of theming you want if you want to, you know, have some fun. You know, we don't have the regular old fencing up. We got, you know, the wood fencing
[00:23:26] Speaker A: at Winnie the Pooh. The Winnie the Pooh ride fencing.
Yeah, maybe that's where they got little, little upgrades.
[00:23:35] Speaker B: You know, look at the view right over the pond. You don't have people right behind you.
So this, this a great property. This property did really well and it's well themed.
It's, it's a neat property.
[00:23:51] Speaker A: But it's not for sale.
[00:23:52] Speaker B: No, that, that's just sold off. So since that one's not for sale, let's come back here to stanza. Is this.

Yeah, one one. We got it locked in at nine eight.
So this one is at 899. Nine, one bedroom. Smaller, not quite as themed but brand new to the market. Now what's fun about not crazy themed is that you don't have to, you know, the guys going for a golf trip don't have to worry about not who stays in the, in the Winnie the Pooh room. You know you can, you can have all types of people staying here so you don't always have to be Disney.
Disney definitely has a strong draw but you can also have something like this and the other one which a little bit more grown up but can still do well.
[00:25:08] Speaker A: Yeah, I think I like the other one a little better personally. I think, I think that one probably was worth the 80 grand and upgrades.
[00:25:15] Speaker B: Yeah, yeah.
But again this just came on the market. So where do you want to start?
