[00:00:43] Speaker A: It's on our mantle. I love it.
And it's too long.
It'll be since Thanksgiving that we've been there.
[00:00:51] Speaker B: Right.
[00:00:52] Speaker A: But we look forward to it. So here we are in the Disney market. Orlando, Kissimmee and Mr. Mike. Well, tell us, tell us a little bit about yourself.
[00:01:05] Speaker B: All right, Luke, I'd love to hear. In Disney Market, we love the Disney Great Big Playhouse, both for grownups and kids. And the area is ripe with opportunity.
We've got a lot of properties available and we've got a lot of properties being sold and turned around.
So right now I've got some properties I'll, I'll share with you in a bit. But one thing I found this morning, I was doing some research and showed that from Florida Realtor site that single family sales are up almost 6% and condos are up a little over 5% year over year. And that trend keeps going. So I, I love being in this place because we have a lot of people coming to the area and a lot of properties available.
So, so we're, we're in great spite right now. I'm, I'm really busy. The end of the year was busy with people coming in in the year and now the beginning of this year is, is going very well already.
[00:02:14] Speaker A: So people are buying is what you're saying?
[00:02:17] Speaker B: Oh, yes, they're buying when they can get the good deal. You know, the, the days of, you know, multiple offers coming in, all that, that, that's passed. So now the people that are moving properties are, have either upgrading their property or they're doing a different thing, or they're just tired of doing the Airbnb thing.
So we've got properties available that are realistically priced and these properties are moving
[00:02:50] Speaker A: okay, but there's more inventory right now, you would say, than, than we've seen in a while, is what you're saying,
[00:02:57] Speaker B: more appropriately priced inventory. There's, there's still some people out there that have really high priced properties. You've got properties been on 300 plus days they're overpriced. But properties that are appropriately priced, they're moving.
[00:03:12] Speaker A: Are you paying attention to when the per. When the seller purchased the home? That's the main thing I've been looking at lately. Did they buy it in 14, did they buy it in 22?
[00:03:22] Speaker B: The ones that are 300 plus that are overpriced? Yeah, that's when they bought 22. They bought the top and they're hanging on to it.
And some people, you know, the properties are still performing so they don't really have to sell it. They just might be tired of, of, of doing the, the, the short term thing.
[00:03:42] Speaker A: Yeah. In other words, they, they can keep it and not lose money or they can sell it and lose money. If they bought a 22, basically.
[00:03:52] Speaker B: I think a lot of times they need to work with you a little bit more, find out how to run their property better.
[00:03:59] Speaker A: Well, that's true. Yeah. You should call it a short term shop.

Well, you have. What else you got? Some properties you want to show us?
[00:04:17] Speaker B: Yeah, I've got some properties.

[00:04:21] Speaker A: All right, what do we got here? Story Lake, like.
[00:04:25] Speaker B: Yes, this is Story Lake. This is. Well, first of all, I'm going to start from a larger property, a higher price property, and I'm going to go down. I like to say that there's a shoe for every foot. And here's a great example. This property has been on the market for a while and it recently went pending. It was listed at almost 1:1.
It's a 9:5. And it has done wonderful numbers.
So what the important thing here, I'll show you some pictures about the property. What's really neat about this property at Story Lake. Great neighborhood, great amenities. But look at this game room, garage conversion.
I mean, what kid would not want to come in here and spend their vacation here? This is, this is great.

[00:05:16] Speaker B: You don't, you don't find this just anywhere. So this is a great property.
[00:05:21] Speaker A: This is like a kind of a higher end situation.
[00:05:24] Speaker B: Oh, yes, absolutely. We're over a million dollars for this property. Million.
Now they were asking almost one on one. We did get it under contract for, under that nine, eight.
And this property is going to continue to perform well.
So these properties are all well appointed.
They've all got the pools, the spas, plenty of sleeping arrangements, lots of room for these. So this type of property is great. If you've got the money to put into it and want to make good returns there.
[00:06:07] Speaker A: But this is a little bit more of a turnkey situation. Would you call this. Would you call this a quote unquote deal?
[00:06:14] Speaker B: Well, for the purchase, buying it, yes. Because they walk straight in and making one 25 a year on it looks like 20, 24.
[00:06:23] Speaker A: They did 181 grand.
[00:06:27] Speaker B: They. Yeah, they've done great numbers on this property.
[00:06:32] Speaker A: Okay, now is this, is this a house that. Cole. Hold on. I'm not done. I won't go back to. Yeah. Is this a house that is abundant, in other words. Are there a lot of them in the neighborhood available, in other words? This one's already sold. But if I was interested in something this and like this. Are there others?
[00:06:48] Speaker B: There are others. One other ones similar to this in this neighborhood. This is a strpd, a short term rental plan development. So you're going to have other properties in this that will perform similar to it.
This is, this is just. This was Holly's listing and wanted to share this. It was a great property for my client.
[00:07:11] Speaker A: Wonderful. Okay. All right, what else do we have?
[00:07:15] Speaker B: All right.
Little bit smaller property but still a great performer.
Let me close out the picture here.
This is in Windsor west side.
This is an 86 actually I recently spoke to my, my client and we're going to reduce this price.
She bought this one top of market and we put it on. It's a little high right now. This property is going to be reduced this weekend.

She is ready to move to. She wants a spot I believe she wants to a vacation home for herself in Colorado I believe. But this is a great property. Great location. Windsor west side.
86 and it's got some room on it. Ready to make some improvements.
So it's, it's priced appropriately. We will be and show you a couple things. The house itself is great. It's not extremely themed but it's clean and it has some fun theming for the, the kids rooms. But everything you can see it's got a lake view out back overpass. The pond, the, the pool out back. There's the, the pond behind that.
You know it's. It's a really great property.
Upstairs has got you know some nice tech, tastefully decorations

[00:08:59] Speaker B: Yes. So upstairs and the kids.
Look at that. I mean that.

[00:09:04] Speaker B: That afternoon sitting poolside, kids in the pool, people having conversations and cocktails. This, this is beautiful.
Great property.
Again Tasteful decorations. It's not overdone. The children's rooms have a little bit more with the Peter Pan theming.
Got a Peter Pan room here, lots of TVs, the Disney Princess here, More flowers. It's, it's just a fun clean property. Lots of room upstairs. There's basically two living rooms this the area upstairs. Kind of like a kids area. Lots of bedrooms downstairs. Again, well proportioned. Now when I say there's meat on the bone. The garage area is a, is a game room but it hasn't been done a whole lot. There's games and stuff there but it's not maxed out.

[00:10:09] Speaker B: So I think you get more return if you do some updates to the game area.
[00:10:14] Speaker A: Yes, I would say this needs probably some stuff to get it going. Was she self managing, do you know?
[00:10:19] Speaker B: Yes, yes she is.
[00:10:21] Speaker A: And, and I can see where she's probably not making as much as she wants to because it's, it's. I, I hate to say it's a little boring but.
[00:10:30] Speaker B: Right. But it's in the right location. She did mid-80s last year, I think upper-70s this year.
[00:10:37] Speaker A: Your kids, that's not bad.
[00:10:38] Speaker B: It's, it's still, it's, it's working for but you know it's, it is work.
[00:10:44] Speaker A: Yeah.
[00:10:44] Speaker B: So I love to help someone get
[00:10:46] Speaker A: this thing up pretty good and, and you know, get it, get it to probably quite a bit more than that on the, on the gross income if you would want to. But this is a great location for sure.
[00:10:57] Speaker B: Absolutely. Absolutely. It's, it's Windsor west side. It's close to Disney.
You know, it's not too far out.
You're around other properties, same thing. Short term rental plan development.
Great location

[00:11:18] Speaker B: Yeah, 699 this weekend. Going to 699.
[00:11:25] Speaker A: Okay. All right, what else do we have?
[00:11:27] Speaker B: All right, let's, let's drop down a little bit more. That's, I mean great property is still, you know, almost $700,000. Still a lot of money. Let's go a little bit smaller.
Let's go into again. Windsor west side, same community, seven bedroom, five bath.
This is the least expensive 75 in the neighborhood.
This gentleman has had this for about two years. He has other businesses. He doesn't have the time that is required in his mind to bring this property to its full potential.
So he is ready to move this property. This again, not heavily themed but nice, clean, well appointed room.
It's, it's, it's nice. It really is.
Upstairs I like because up downstairs kind of feels adultish. When we go upstairs you get more kid friendly. So there's the, the game area upstairs, game rooms pull the, all the kids areas are up there. Lots of things to do, plenty of room for entertaining. We are again themed, not heavily themed, but we are themed and you can make improvements to this.
But it's, it's fun.
It's not over the top, but it's a fun place to be.
[00:13:05] Speaker A: And what neighborhood is this?
[00:13:06] Speaker B: Windsor, west side. Same neighborhood actually, about three streets over.
[00:13:12] Speaker A: Is it fair to say that really what we're dealing with here is we need to just make a decision as a family that we're going to Disney all the time and we like it there and we're going to have a house and we're going to rent it when we're not there. And I mean this seems like a no brainer for the right, right, right family.
[00:13:28] Speaker B: Absolutely. Avery says if you buy, buy it right. Finance it Right. And manage it right. You, you can make some money.
So I think we've got all those bases covered here at short term shop.
[00:13:41] Speaker A: Yeah, I'm not crazy about the carpet. Let's hold on, let's keep scrolling through here. We could do up upgrade the carpet.
The window coverings are a little much for me. The showers could need, could use a little updating. Pool's great.

The other one had that view out the back though. What was the, what was the price tag difference on this one and the one with that little pond?
[00:14:07] Speaker B: This is 584 997.
[00:14:11] Speaker A: Okay. And when did they buy it?
[00:14:15] Speaker B: He bought into 23.
[00:14:18] Speaker A: Oh and. Oh, so he hasn't had very long at all.
[00:14:21] Speaker B: No.
[00:14:21] Speaker A: So he's probably losing a couple of
[00:14:23] Speaker B: bucks or he has, he is. And not, not super thrilled about it.
[00:14:28] Speaker A: Right.
[00:14:29] Speaker B: But we did, we put it on the market end of November, 1st of December.
Had some interest.
It was pro priced a little bit higher. I, I dropped it a couple week like two weeks ago and I've had a, a lot of people are, are still kind of looky loose. I'm interested, I want to do it. But they haven't got there yet. So there's a, there's. We gotta find that one thing. I, I think a lot of people are dealing with analysis paralysis. They want to sit there. You can, you know, if you get a brand new car, you can sit there and read the book all day long or you can hop in and start driving and read the book when you have a problem.
And I think what People are doing, reading the book all day before they hop it in.
That that has been.

[00:15:21] Speaker B: there are people moving but this is a great location. I, I think this one's going to be moving very soon because it's clean, it's not used up. He only had about 50% occupancy last year and that's because he could not put the time and effort into it that he wanted to to make it work.
[00:15:45] Speaker A: On this one I think we can be, we can safely assume that this number here, the 584987 is probably where it needs to be.
[00:15:54] Speaker B: Yes, I think it is appropriately priced.
[00:15:56] Speaker A: Yeah, this is very important. And look at the, when they bought it and what they paid and things like that. All right, what else do we have?
[00:16:03] Speaker B: All right, drop a little bit smaller property. Now this is a 43 West Lakaya listed at 331.
So this community still has the, the pools and the, the, the amenities but it's not a higher amenity such as Windsor west side solar wind in any of those type of properties. Have a lot of things. This is a smaller community with smaller amenities.
But what you have here is an end unit, four bedroom, three bath, nice and clean.
Again, not, not themed. It's you know, little Disney ears and things. But it's ample for what it is.
You've got a downstairs primary with full bath and you've got three bedrooms, two baths upstairs.
[00:17:11] Speaker A: It's a townhouse.
[00:17:12] Speaker B: Yes, this is townhouse.
[00:17:13] Speaker A: It does.
[00:17:14] Speaker B: You've got a little patio area outside these side doors here.
That's only seen on the end units.
The metal units are typically three twos but it's easily used and run if you have a little bit smaller budget.
Again, not themed but plenty of room. Get your washer dryer upstairs.
So it's family, very family friendly. It's a great little unit. And again this is Wes Lakaya, 4 bedroom, 3 bath at only 331. Any questions on that one?

[00:18:03] Speaker B: Yeah, absolutely.
[00:18:04] Speaker A: And it is a private pool?
[00:18:06] Speaker B: No, it's not. Well private for the community, not for the townhomes.
[00:18:11] Speaker A: How many people are sharing the pool? Any ideas? Big communities.
[00:18:16] Speaker B: I don't know the exact number. I don't but they, they do have a new playground area in there.
It's, it's one way in.
It's kind of a T shaped neighborhood. So it's not a large neighborhood. So it's more quiet.
It's, you know, you can, kids can run around out here. In the. In the. A fenced in area.
[00:18:39] Speaker A: When did they buy this one? You know,
[00:18:43] Speaker B: don't know when they bought. I think this one was saved about three years ago.
[00:18:48] Speaker A: Man. A lot of. Lot of COVID purchases.
[00:18:51] Speaker B: Yes, yes, I see there are a lot of them.
[00:18:54] Speaker A: Are you running into any that are, you know, they've. They. I would assume you're finding folks that have owned it since the teens, pre Covid.
[00:19:03] Speaker B: Yes, there are some of those.
And typically what I see with those are they've had it for a while, it's paid for, nearly paid for, and they use it a little bit typically when I see ones, they've owned it for a long time. They've had it for such a long time that maybe the kids or the grandkids that used to use it all the time have now grown out of that experience and aren't using it as much or, you know, grandpa's just moving away from it.
So those are where you can find your deals.
And speaking of that, let's move on to this next one here. I like deals.
[00:19:43] Speaker A: We all want a deal.
[00:19:45] Speaker B: Absolutely. And this one was a deal.
This was another townhome. This fit 354 diplomat. This is in Laia.
There's two Lea, West, Lia and Laa. So this one kind of a colonial style.
And what's neat about it? Oh, I'm sorry. Let me jump back to here real quick. Three bedroom, two bath, listed at 260. I actually, I think this one's going under contract very soon. But there's a couple of these in this same neighborhood. So let me know if you're interested.
[00:20:29] Speaker A: Okay. Let me see the pictures again.
[00:20:32] Speaker B: Let's look at these.
[00:20:33] Speaker A: It's community pool.
[00:20:35] Speaker B: Yes, community pool. Again, a smaller community.
One street in, branches out, smaller community. I'll get to the pictures of the community.
There's nothing wrong with this unit, but it has been used.
So the corners of the walls, the little corner here, and it's got paint chips on. You see the, the kitchen table here, it's got some wear to it. It just looks well used.
So it needs the updating. It needs some paint. The car, you know, the. The carpet is worn as you come up the stairs. They, you know, all the people have been banging their luggage into the walls. So you've got that type of wear, but you've got queen. I mean, excuse me, king beds up, upstairs and down. This is actually the downstairs one. There a primary here with the right bathroom right beside it.
Good storage area or owner's closet back there in the back, pretty simple and basic. Again, worn carpet. Let's get rid of that. Let's get some paint in here.
It's got plenty of room for sleeping arrangements.
Wash and dry. You see the doors off. It's got some damage down here, but it's. It's not worn out. It's just worn.

[00:22:08] Speaker B: Yeah, pull it all the way off. You can see down here.
[00:22:11] Speaker A: Yeah, it's just too. Because then you got a door and a door and it's. I'd rather just have no door.
[00:22:16] Speaker B: Exactly.
[00:22:17] Speaker A: So. But yeah, there's definitely some damage down there or whatever. Maybe a dog or a leak or something, but no big deal. That's. This is. I would say this is a deal. I mean, I don't know what these things go for normally, but this is very inexpensive. This is very inexpensive, especially for an area with so much travel traffic.
[00:22:36] Speaker B: There's a pool area. There's a, you know, fitness center, clubhouse, pool, spa. All the things that everybody wants when they're on vacation.
[00:22:44] Speaker A: How long does this take me to get to Disney? From this thing, bro. To Magic Kingdom or, you know, one of the parks.
[00:22:51] Speaker B: Depends on traffic, but probably 20 minutes. Okay, so not as close as Windsor Hills, but not as far out as Champions Gate. You know, something like. Well, again, that's not. It's very dependent on what the traffic is.
[00:23:05] Speaker A: I got you.
[00:23:07] Speaker B: But not far out at all.
So, yeah, this and Beautiful little community.
You see that? You know, the. This is the clubhouse area. Basically, you come in here, there's some places over here, and then there's more back in here. So it's not a large community, but has plenty of opportunity.

It's super hard to run. It's not super hard to run until you. Once you know how to run it, you know, you got to get your. Your information in place. You got to have all the. Your tools in place. You got to run it.
